When running comps on a property, you're definitely going to want to see if it's on a main road. Because if you compare a house that's on a main road to a house that's in a neighborhood that's quiet, you're going to be able to sell for different prices. So this house right here, the seller was comparing what he wanted to houses that were deep into the neighborhood, but his house is on the main street. So he's not going to be able to get as much, or I'm not going to be able to flip it and sell for as much. The ARV is going to be a lot less than if the house is not on a main street. That's just how it is. So when you're running comps, again, make sure to know if the house— check the house is on the main road. Because you aren't going to be able to sell as much as you came for as the other things.
