A title company owner explains why she won't connect buyers and wholesalers directly. Once a buyer is in her database, introducing them to a wholesaler risks the buyer bypassing the wholesaler to buy direct, costing the wholesaler an assignment fee. She suggests Facebook groups instead to protect everyone's interests.
because we obviously have quite a bit of contacts. Here's the problem. Our loyalty is to our investors and title companies have gotten into trouble because they connect. Let's just say you bring a buyer, right? So now that buyer's in the database and he's a great cash buyer.
Well, you don't want to bring them nonsense.
And then I tell Bob, I'm like, hey Bob, I got this great guy. Well, now he's bypassed you and now you're mad because we do not get involved in sharing contact information. Um, I will tell people there's a couple of Facebook groups and that's really the best I can do because obviously I'm trying to protect our reputation and integrity because it's great for me to connect you with somebody, but your buyer gets connected with somebody, you're upset now because you've lost out on that assignment fee. So, right.
Yeah, I totally understand. And I can respect that. And I appreciate it because I know I'm like kind of calling out of the blue here and like asking for buyers and, uh, I don't mean to put you in any awkward position.
