Because you don't need to. You use your buyer's earnest money, right? You don't need to use your own EMD. That's all I'm telling you. Like, you should have buyers that you leverage. Or even the thing is, like, even if you wholesale the traditional way, the way that I usually don't do unless, like, I have a solid offer, you don't even put down your EMD until you have a cash buyer. The way I work, it's like, okay, you have 5 days due diligence. You find a cash buyer within 2, then you put the EMD down, which is your cash buyer's money because the seller wanted $5K of EMD. You got $10K from your buyer. So 5 of his EMD went to the sellers to satisfy that. So yeah, you, you don't ever need to use anybody else like your own EMD if you can just use your buyer's money.
