Nathan Payne explains why agents refuse to present offers from remote buyers and how to overcome it. Show proof of funds, share past deals, and ask what documentation they need. Agents often suspect wholesalers won't close, so positioning yourself as a serious investor gets your offer in front of the seller.

What do you do if you make an offer to a real estate agent and they won't present the offer to the seller if you don't go see the house in person? This is called making an offer sight unseen, and some agents won't do it, especially if they don't think you're going to be able to go through with it. What you're going to do is you're going to tell that agent, you say, hey, look, I actually don't live in that area. This is how I operate. I work for a company, or I myself, I buy properties, and I go and see the property after we get under contract, and I'm confident that I can buy it at this price if the seller accepts. Here's my proof of funds. Now, a lot of agents won't lock it up because they just, like I said, they don't believe you'll do it. They think you're probably wholesaling, which you probably are. So what I do is I say, hey, let me just send one of my buyers through. I already have buyers in the markets that I work, and if it's a good deal and a good opportunity, I send them through. Or I tell the agent, like, look, I can't physically go out there. I don't want to spend the money to get my people out there unless I have it under contract. What do you need for me to know that I'm legit? And then they usually say, let me get to see a proof of funds. Let me see, like, past transactions you've done. Because I have that, I send it to them and it's all good.
