What Is Real Estate Wholesaling? 🚀 Beginner's Guide

In this instructional video, Nathan Payne introduces real estate wholesaling as a low‑capital way to profit from property deals without owning the homes. He defines wholesaling as entering a purchase contract and then assigning or selling that contract to an investor for a higher price, illustrating the process with a detailed example involving a seller named Sherry and a buyer named John. Payne outlines how to source undervalued properties using tactics such as direct mail, bandit signs, networking, door‑knocking, and online groups. He stresses the importance of building a ready list of cash buyers—found through title companies, Facebook groups, and personal networks—to close deals quickly. Legal considerations are covered, including the need to consult investor‑friendly title companies or attorneys, understand state licensing rules, and use structures like double closings, trusts, or LLCs. He warns of common risks and pitfalls, offering advice on compliance and risk mitigation. The video highlights the advantages of wholesaling: minimal upfront capital, fast cash, and no property‑management responsibilities. Throughout, Payne promotes his "Painless Flipping Academy," a training program with over 4,000 deal experiences and $19,000 worth of free gifts, encouraging viewers to enroll for deeper guidance.

What is real estate wholesaling? Hey folks, what's going on? My name is Nathan Payne, and if you're curious about the different ways to make money in real estate with minimal upfront investment, you're in the right place. Today we're going to be diving into what wholesaling is all about. This could be your ticket. I'm talking your ticket to the big leagues. So let's get started. By the end of this video, I want to make sure you know that you're going to be fully aware and understand how wholesaling works and how it can be a game changer in your investing career. It's simpler than you think, I'm telling you, and I'm going to be your guide right now through every step. Imagine making a profit from real estate without ever having to own a property, without ever even having to buy it, without having to get money from a bank, without having to have money in your bank account. You don't have to have any of that. Does that sound intriguing? Wholesaling allows you just to do that. Stick around as I break down how you can flip contracts, not houses, and make a tidy sum in the process. Let's start with the basics, everybody. What the heck is wholesaling? Wholesaling in real estate involves entering into a contract to buy a property and then selling or assigning that contract to another buyer for a higher price. The difference between your contract price and your sale price to the end buyer is your profit. So let me give you an example of how that looks like. So I'm talking to someone, let's say her name's Sherry. Sherry wants to sell her house to me for $100,000. I say to Sherry, hey Sherry, if you list this thing on the market, you're probably gonna make a little bit more money than $100,000. And she says, no, hey, look, I just wanna sell it. I want a cash offer. I know you can buy houses for cash and you can be quick. We don't have to get a bank involved. You can just pay me. Obviously we're gonna close through a title company, but you can do it fast. I say, okay, Sherry, obviously if we go that route, you're going to make a little bit less, but I can get it done quick, easy, and fast. You said $100,000? And she says, yes, I want $100,000. So I look at the comps and I see if I can do that. If I want to buy it myself, I go ahead and buy it and I can get a hard money loan. I can buy it with my own money. But if I want to wholesale it, I would say, hey, Sherry, sounds good. Let's do $100,000. I'll sign the contract with you. And I'm going to basically come by with a couple of the investors I work with or a couple of the buyers that I work with and I flip deals with, and we're just going to do a quick walkthrough just to make sure everything looks good, make sure there's no problems with the property, and that we're good to go. I then bring my buyers through the property that I know, doing this all because I know that $100,000 makes sense. I've run comps, I know that it makes sense to wholesale this house, and I can sell to one of my investors for a profit. I know that if she wants $100,000, maybe I can sell to one of my investors for $110,000 or $120,000. She's okay with doing $100,000. She knows that she could make more money if she listed it, and I told her that. And that's why wholesaling is so great, is because it's not always about the money for people. They want convenience, they want speed, they want ease. So I bring my buyers, they take a look. At the end of the walkthrough, they say, hey Nate, I can do $110,000, I can do $120,000. I basically take that contract that I signed with Sherry, and I sign my rights to buy that house through that contract to my buyer John. John's willing to pay me $120,000. So all I do is I write an assignment agreement, and I sign my rights to that paper to him for a fee of $10,000, $20,000, in this case $20,000. And then when the deal closes, I get paid out my assignment fee at the title company. Bada bing, bada boom, that's that easy. It's not that crazy. Now the next thing we got to talk about is finding deals. You need to find undervalued properties that you can contract below market value. I'll show you strategies like mail, bandit signs, and networking. On this channel, I show you a ton of different marketing strategies, but some of them include direct mail, bandit signs, networking, talking with agents, flyering, knocking doors, the list goes on and on. Now, making the deal, as I explained earlier, the next you have to negotiate a price and get that property under contract. The key is your ability to find buyers quickly. Now, what I like to do is I like to have my buyers already in place. I like to know people that buy so I don't have to just say, hey, Sherry, I can buy your house and not know anybody. I like to do it the painless way by knowing buyers and having them on lockdown. So next we go to selling the contract. You'll learn how to find potential investors or buyers who can close fast, often cash buyers eager for deals. The best way to find cash buyers is not only through title companies, but it's Facebook groups. There's so many ways to find cash buyers. That's what a lot of videos that I talk about do specifically is how to find cash buyers. Now, we're not going to dive too deep into that. Hey, if you're liking these insights and you're looking for more in-depth guidance, I actually have something called the Painless Flipping Academy, and it's the first link that's down below in the description. All you got to do is check it out after this video is over. I'm telling you, this is going to change your game if you want to get into wholesaling. And honestly, there's some sweet gifts that we give away too, over $19,000 of gifts that we give away to help you succeed, whether you're a brand new wholesaler, brand new investor, or you're scaling and growing your wholesaling business. But anyway, let's dive right back into the video. So let's talk about the legalities and the importance of understanding your local real estate laws regarding wholesaling. It's not complicated, but you need to be informed to protect yourself and operate effectively. Risks— like any investment, wholesaling has its risks. I'll discuss some pitfalls and how to avoid them, ensuring your wholesaling journey is profitable and smooth. So what you're going to want to do in order to make sure you're doing things compliantly in your state is you're going to want to call a title company or attorney and ask them what the rules are. You're going to want to call an investor-friendly title company that knows what wholesaling is. They're going to point you in the right direction. Now, a lot of states are trying to regulate wholesaling by making sure you have a license, which is fine. You need to go get a real estate license, that's cool. I don't have a real estate license currently, and I'm still able to wholesale. I know how you can wholesale through doing different strategies without having to worry about being a real estate agent. There's multiple different ways to wholesale deals, whether whether you double close or you do it through a trust or you do it through an LLC. I'm not going to get all into that. This video is not so much about how to get past the legalities in wholesaling. But anyway, just check with your title company or an attorney that is investor-friendly. You can find them on Facebook groups that are investor-friendly or that are real estate related. They're going to give you all the information that they can because that's what we do in this community. We help each other grow. We help each other out. So what are the advantages of wholesaling? Well, it's quick cash, not needing huge capital upfront, not having to deal with the property management. You literally don't ever even own the home, so you don't have to worry about that.
