WHOLESALING can Change your life Instantly, if you know this!

In this 2026 YouTube presentation, Nathan Payne argues that the conventional "guess, stress, and cancel" wholesaling model—where investors contract a property, estimate its after‑repair value (ARV), guess a buyer price, and risk cancellation if a buyer isn’t found—is fundamentally flawed and leads to inconsistency, wasted effort, and loss of trust. Drawing on his personal track record of over $2 million in assignment fees and recent $11 k deals, Payne introduces his "pre‑flipping" system, which eliminates guesswork by (1) generating leads through pay‑per‑lead (PPL) services or low‑cost outbound methods, (2) qualifying sellers with a four‑question disqualification script that weeds out owners who might list, flip, keep, or rent the property, and (3) validating a property’s market price before making an offer by directly querying cash buyers for their willingness to pay. He explains how this buyer‑validation step replaces speculative comps, allowing the wholesaler to either secure a contract at a known price, double‑close, assign, or purchase‑and‑flip with confidence. Payne emphasizes that certainty beats speed, leading to fewer contract cancellations, more predictable cash flow, and the ability to close $3 k–$20 k+ assignment checks consistently. The talk also contrasts pre‑flipping with reverse wholesaling (buyer‑first) and highlights the importance of transparency with sellers to build trust. Throughout, Payne intersperses personal anecdotes, performance metrics, and a call‑to‑action for his "Painless Flipping" apprenticeship and a follow‑up video on why to start wholesaling in 2026.

It's 2026 and a lot of people are wondering if wholesaling still works. Is it a legit business to run still, or is it completely dead? Let me tell you guys right now that it's not dead because I personally have done over $2 million in assignment fees over the last couple of years, and I just closed an $11,000 deal in Lawrenceville, Georgia. I've also helped hundreds of other wholesalers start and grow their businesses and scale and do deals, and a lot of them are able to do over $10,000 in under 30 days. Now that's not everybody, but I'm going to be showing you guys the process today of what to do in order to close your first or next deal for $10,000 or more and what to avoid. So let's get right into it. So before I get into how to make that $10,000 deal in the next 30 days, let me tell you guys the real reason why most wholesalers never succeed and why they never see that $10,000 wholesale check. Number 1 is a lot of them are following what I call the traditional wholesaling model. The traditional wholesaling model is what's being taught on free courses and on YouTube and just everywhere, and it's the way that most people start the business. They get a house under contract, they guess what it's worth, they hope they can find a buyer for it, then they run and try and find the buyer that will— they can assign it to within their due diligence period, try to assign it to them, and if they can't find a buyer, then they have to cancel the deal. I call this the guess, stress, and cancel model. It's what everyone's being taught, and it's completely backwards. It's wrong, and it's going to cost you a lot of time, a lot of your time, and a lot of your effort. And you're going to think that this business doesn't work after you get a couple contracts that you can't close. When you follow the guess, stress, cancel model of traditional wholesaling that most people teach, you're guessing the ARV, you're guessing the repairs, and you're guessing what buyers are willing to pay. But let me tell you right now, if you do that again, you're going to lose out on a ton of deals. The reason why a lot of wholesalers post like big checks where they're making like $50,000 or $80,000 is because they're lowballing sellers and they're just happening to find that person that's willing to take that low offer. They're winning deals and they're getting lucky. That's it. They're getting lucky. They cannot build a consistent business, and that's why a lot of people flame out of this business, is because they aren't to be consistent. If you want to be consistent where you can get big deals like that, but also close the $11,000 deals, the $3,000 deal, the $5,000, the $10,000, the $15,000, $20,000— and you'll be surprised at a lot of the deals you'll be able to close where you made way more than you thought by eliminating the guess, stress, and cancel model. Because what happens when you do the guess, stress, and cancel model is you make a lowball offer, you guess what it's worth, or guess where you need to be, and it offends the seller, right? And then you lose the trust of the seller. Or you get lucky and you get it under contract when they just believe you. Then you try and find a buyer and your offer is off, and the buyer thinks you're bad at the business and he doesn't want to take your calls anymore. He doesn't want to look at your offers or your deals. That is another issue of the get, stress, cancel model. Buyers think you suck. They think you're not good. The other problem with the get, stress, cancel model is it allows you to get deals sometimes, and when you do get deals, you think that's the way to do the business. But, but then it's really hard to repeat it and you're stuck in the cycle of just trying to get deals, trying to guess, trying to get them under contract, then wasting your time dispoing. And it's literally a whirlwind of just feeling like the momentum dying as you get a house, you're excited, you're going to be able to wholesale it, then you have to cancel it. Getting lucky does keep people motivated enough to try it again, but I'm going to show you the way to do the next $10,000 deal and be consistent and get more deals all through the pre-flipping process that I'm going to explain. And before I go on to the next point, I just want to make sure you guys understand that guessing is creating a really big problem in your business. You following the traditional wholesaling model is building your business on guessing, and if you build a business on guessing, you're essentially gambling. And I don't want any of you guys to be gambling with your income. I don't want you guys to be gambling with other people, with other sellers. It's just not a fun business to be a part of, and you kind of feel scummy doing it this way. But I'm going to show you guys how to fix it. Now, the system I'm about to show you guys is called the pre-flipping method, and before I dive really deep into in this next point, I just want to let you guys know that if what I'm saying resonates with you and you're like, okay, I really— I'm interested, just check out the link below. I have an apprenticeship where I work with people hands-on to help them close deals. If you're interested, just check it out. So if guessing is a problem, how exactly do you fix it? Well, number one is you do not start with buyers first, okay? That's reverse wholesaling. I do not teach reverse wholesaling. It's a waste of time. Let me tell you why reverse wholesaling is a waste of time. And if you don't know what it is, this is what it is. You You go first and you find buyers. You go find buyers, whether it's at title companies, you go find buyers at REAs, you go find buyers by just cold calling lists. Don't do it, because what happens is once you eventually find buyers and then you go find deals, those buyers aren't going to be the best buyers for those deals you find. The deal you find might be something that that buyer is really not interested in, but they'll buy it if they offer you low enough, or it just might be on the wrong side of the street and that buyer is not interested. So you wasted all your time. I'm gonna show you guys that you don't need to find buyers until you have a seller, the right seller seller that you're talking to that wants to sell their house. I'm going to show you guys how to find the right seller, how to qualify and make sure you're talking to the right person, and then how to find that buyer. All right, one last thing before I get into the meat and potatoes of pre-flipping and the strategy that's going to eliminate guessing. I just want to let you guys know that you do not need to blindly make offers to sellers and just hope and guess that you get lucky. I'm going to show you guys the process to eliminate all that, and it all starts with this: you start by finding the right seller. Okay, so what does that really mean, to find the right seller? It means you're finding a seller that will sell for cash, and you're going to be to really identify this is somebody that you can work with or not. That's the key to this business, guys, is a lot of people want to sell their houses, but if you're not talking to the right seller, you're gonna waste a lot of your time. I know this because when I first started, I followed up with a seller for like a year and just hoping that I could work with them eventually when they wanted to sell. And then when it came time to sell, they weren't the right seller. They did not want to work with a cash offer. They didn't want to work with me, right? So Do not waste your time working with the wrong sellers. And this is how you can find out if you're working with the right seller. But before I get into that, I want to let you guys know that in order to talk to the right seller, you need to be able to generate leads. Now this— I'm not going to be going deep in how to generate leads. There's two options. I'm going to be really quick about it. You have money, so you do PPL, okay? But in order to do PPL, pay-per-lead, it is expensive. So you need to be able to understand this process I'm about to explain to you guys, or you're going to light your money on fire. That's why I don't recommend just going right into PPL for everyone. It's because it's expensive. So they don't monetize and convert the leads, they're going to waste and burn all their money. But if you do follow what I'm going to show you, do PPL if you have money. And if you don't have money, then you're going to have to generate your own leads. You're going to have to cold call, you're going to have to door knock, you're going to have to text, you're going to have to do the things that you can do for free or with a small, small budget. But once you generate a lead, whether that's PPL, that's much better, right? PPL, it costs money, but you're going to be able to find a motivated seller much faster. Or if you generate your own leads, then you're able to identify if that person you're talking to that wants to sell, if they're the right seller. This is how you identify if you're talking to the right person. It's called the disqualifying process of win fast, lose fast. All right, when we talk to sellers, we don't just try and make everyone an offer. We identify if they are the right seller first, and we do this by asking these 4 questions. Number 1, we ask, have you thought about listing the house first? Number 2, have you thought about flipping the house? Can you flip it? Do you have the means? Did you have the time? Do you have the money? Number 3, do you even need to sell this house? Can you keep it? And number 4 is, how about keeping it as a rental? Would you like to be a landlord? Is that something that you would be interested in doing? If you take them through these 4 questions and they say no to all 4 questions, you have identified the right seller. You've talked to someone that you can help, and it's someone that you can work with to wholesale their property and either buy it or wholesale it. Now, the reason why this is, is because if they've eliminated those other options, there's no other option. You can work with them, and even if their price is sky-high and they want so much money, it doesn't matter because eventually they're going to come down to reality, right? And that's what the pre-flipping process is for. The pre-flipping process, instead of just talking to that seller that is qualified, right, the right seller, and making them a lowball offer and then them getting offended, what we do is we find out what buyers think it's worth. Okay, so it's like running comps, but we actually talked to real buyers about it. Okay, and there's two options, right? So if the seller you're talking to, disqualified them and you've brought it all the way down and they've said no to everything else, they tell you they want a price and it's reasonable and you know through your experience that it's a great deal. And this is the tricky part, is you have to have experience in order to really know, right? Comps don't always tell you because every buyer is different. There's a lot of buyers will pay way more than you think, but if it's just a no-brainer and then we lock it up and then we wholesale it just because we know if we can't find a buyer, we're going to buy it ourselves. Number 2, if you're talking to a seller and their purchase price that they want, their asking price is like way too high, we don't just make a lowball offer and just anchor them and just hope that they'll come down. What we do is we just say, hey, look, what you're asking for, it's kind of close to where we think we could be, but I don't think I'd be able to purchase that property at the price that you want. But I do have some partners that I fix and flip with and I wholesale to. Let me find out what I can pay with them or what we'd be able to do or what they think it's worth. And let me come back to you and I'll let you know if I can buy your house for a specific price or if I can get closer to what you want. You tell that to the seller. You can get it under contract with the price that you think you need to be at or even close to what they want and just tell them like you're not sure if that's the right price and just sign a contract just so you have it under control. Or if the seller doesn't want to because they want a sure thing, you can just say, hey, that's fine. Just give me a couple of days and don't sign with anybody else. And the reason why I ask you that is I just don't want to waste my time doing all this research or running this by my cash buyers just to see if what we'd be able to pay, and then you sign with somebody else. So just give me some time. Now that's what pre-flipping is. We do not have it under contract yet, and what we do is we just ask buyers by looking at data what they think the property's worth. That's it. It's like running comps on a property, but instead of just looking at data, you go ask specific buyers who have purchased properties in that area and you say, hey, What do you think this property is worth and what would you pay for it? Now the thing with pre-flipping is we're not brokering. We're not connecting the buyer with the seller. You're still in the transaction. You're still going to control the contract. You're going to buy it, you're going to close on it, you're going to double close on it, you're going to wholesale it, you're going to flip it yourself, or you're going to wholesale to somebody else. And a lot of people think that we're brokering without a license, but again, we control the contract. The only difference is instead of going and just guessing We go find out, get clarity on what people are willing to pay, or not willing to pay, but what people think it's worth. And then we go back to the seller and then we have clarity, right? So we do this because if you just make a low offer and then you try to dispo it and you've told the seller, hey, I can do this, a lot of the times when you come back and try to renegotiate, when you can't find a buyer, you lose trust and they have someone else in the works or someone in the back. And what we do is instead of waiting and wasting time hoping the seller will sign a lower offer, we just find out what people think it's worth. That's it. Okay, now I know it sounds a lot more simple than it really is, but the thing is, the process of talking to a buyer when you do not have the house under contract, that requires a specific script, that requires you have to say specific things so they know you're legit. And a lot of people are worried like, hey, will they just go behind my back and steal the deal? Look, if you do the process the right way and you've let the seller know what you're doing, even if they do try and go behind your back, you have the confidence with the seller because you've told them what you're doing. You haven't lied to them and said, hey, I can buy your house for this when you don't know. So So pre-flipping eliminates the guessing, okay? Eliminates you trying to figure out if you have the right price and then finding a buyer when you don't know. You can get it under contract when you do know, and it's a steal of a deal. But when you don't, you can still work deals. And I've done tons of deals where we've been able to work with sellers without having it under contract and finding out what it's really worth to the top buyers in the area. Then we wholesale it to them, or we just buy it because it's— we have a good enough deal that we can negotiate. And the key to all this and why it really matters is because every buyer is different. I'm telling you guys, like, I've had buyers that have offered $100,000 on a property all the way to $275,000. That's a $175,000 difference. And we just— on that deal I told you about in Lawrenceville that we did for $11,000, that was the offer range. We had someone as low as $100,000 and someone as high as $275,000. If I would have guessed at like $230,000, $170,000, because that $100,000 offer was like my buyer, I would have lost the deal. But because I did the pre-flipping method, because I let the seller know, hey, what you're wanting is a little unrealistic, but we might be able to make it work, give us some time, we're able to get it done. All right, so that is why this is so important. It's because you're passing up on tons of deals by guessing. By the way, if you want help with implementing what I'm talking about, and if you want someone to hold your hand and help you get into this business and scale it, check out the link below. That's what we do at Painless Flipping. So here's why this works and how this creates $10K deals in any market. It works because certainty beats speed. I don't care how many wholesalers— there could be 20, 30 talking to a seller and making offers, but that seller is not going to sign until they feel confident and comfortable working with someone. And that's where we come in and we just tell the seller, hey, everyone else you're talking to is trying to wholesale your deal. We do that too, but we're not going to tell you a price that we'd know we can't do, and what you're asking for is a little bit more than most cash buyers usually pay. I'm not 100% sure if we can get you what you want, but let me find out. Give me a couple days. Okay, it works, I'm telling you. So certainty beats speed. Now, speed does work a lot of the time, but if you can add speed and certainty together, boom, you're winning every winnable deal. Now, another reason why this works is one serious buyer, one legit buyer that you can ask will tell you more information about a deal than 100 buyers that you found reverse wholesaling and you found before you even had the deal. Another thing is sellers want to work with people they trust. All right, this works because you are letting them know exactly what you're doing. You're not saying, hey, I'm just going to buy it and I'm the cash buyer and blah, blah, blah, blah, blah. Look, if you can't get it done and you're not sure, let them know. Sellers want to work with people they trust. That's it. One of the favorite things that I love about why this works is is you stop canceling tons of contracts. If you do the traditional wholesaling model, the guess, stress, cancel model, you're going to cancel a lot of contracts because you're just guessing. I don't care if you've been in this business for 30 years, you are going to cancel contracts if you're just guessing what buyers will pay and you blast it out. There's a better way, and you won't lose deals this way. You're not going to lose like the amount of deals that you were when you're wholesaling the traditional way and canceling every contract that you couldn't find a buyer within your due diligence period. This is much better. Also, you close way more deals. Now again, like I told you guys, most of the deals that you see posts on social media are like $50,000, $80,000, $150,000, $200,000 deals. And I've done big deals like that, but I've also done little deals, and a lot of them, right? $5,000, $10,000, $11,000, $15,000. Now those aren't little, but they're little compared to those giant ones you see. And the reason why you see those giant ones is because they're building their business off of those big deals where they're getting lucky. And if you can build your business off of those whales, those deals that are whales, and also helping sellers achieve their goals and closing deals more consistently, you're going to be more profitable. That's why a lot of people flame out on this business is because they aren't consistent. They're not profitable. They can do a lot of big deals, but after their marketing spend and their overhead, they're not profitable. So this is the way that's going to help you with that. Another one of my favorite things about this process is it's predictable and it eliminates stress. I don't know if you guys have been doing this business for a long time, but if you've ever had a house under contract where you're wholesaling and you're trying to find a buyer, you're doing it the traditional way, and the seller calls you during your due diligence period, you get kind of nervous. You're like, oh my gosh, are they going to try and cancel? Oh my gosh, are they annoyed about me sending buyers through and saying that it's my contractor and they talk to them? When you do it the pre-flipping way, if you do it transparently, then you don't have to stress about any of that. You don't care if they talk to the buyer because they know what's going on. They know that someone that you are going to hold wholesale it to, they know that's someone that you fix and flip with or you partner with, that there's nothing to be afraid of. Okay, now lastly, the $10K that I'm telling you guys about, I just threw that number $10K out, but really that's how you're going to do your next deal. You're going to find a property first, you're going to find a seller, you're going to ask them those 4 qualifying questions through the marketing channels I told you. Because you don't have money, you do outbound and you do all the effort yourself, whether to text text, cold call, knock, or you have money and you do pay-per-lead. You're going to go generate a lead, you're going to find out if you're talking to the right seller by asking those right questions, the 4 right questions to disqualify, and you're going to follow up with them till the end of time if they're not ready to sell. And if they're ready to sell, you're going to go and you're going to see what they want, okay? You're going to ask them, and if it's in the money, great, lock it up by yourself if you're able to, or you just know it's a good deal. A lot of you that are new aren't going to know if it's a good deal. So I would pre-flip it. I would find out what buyers think it's worth before then. And then at that point, it's easy and the deal is flipped before you even make the offer. When you make the offer, you already know what people are around and what people think it's worth, and you can wholesale to them. So that is pre-flipping in a nutshell. It goes a lot deeper than that, but essentially it just eliminates the guessing and enables you to do deals that you didn't think you could do and get deals that maybe you thought you needed to be lower wrong, but you're pleasantly surprised that someone's willing to pay a little bit more. Now, if you want to learn the 5 reasons why you should start wholesaling right now in 2026 before it's too late, watch this next video here.
