Nathan Payne spent five years wholesaling real estate for cash but built no lasting assets. He and two other investors discuss why wholesaling becomes a hamster wheel and recommend buying 10-15 single-family homes first before moving to larger multi-family deals.
I was thinking about wholesaling it, and I just want to get into this space. So instead, because I've been wholesaling for the last 4 or 5 years, and what I have to show for it, just money, right? I don't have any assets. So when I saw this come across, I was like, you know, I need to— it's time to step up, you know, take, take charge. And that's, that's why I decided to keep it.
Okay. I think every wholesaler realizes at some point it's a hamster wheel and provides a lot of money. Like, we've all done a lot of wholesaling, right? But unless you keep some assets here and there, then you're never going to be able to get off that hamster wheel.
Yeah, Mike, I was, you know, that kind of the reason I was asking that is like If you're going to keep something, why not something you're familiar with and build, you know, at least a 10 or 15 single families? Because single family you can sell faster, that kind of thing, before you jump into an 8-plex.
