Why Your First Deal Won’t Close

Nathan Payne tells first-time wholesalers why their deals aren't closing: traditional wholesaling is guessing on buyer offers, repair costs, and pricing. He's closed hundreds of deals from Canada using "pre-flipping" instead, which means understanding each seller's goals and applying different monetization tactics to actually convert deals.

If you're a first-time wholesaler and you've been putting in the work but you still haven't closed your first deal, it's not because this business doesn't work. It's probably because you're using the old traditional model of wholesaling that causes you to guess on everything and you're just hoping you can close a deal. My name is Nathan Payne. I've closed hundreds of deals all across the United States. I actually live in Canada right now and I close deals from here, from another country in the United States, and this business works. But the issue is a lot of people are still doing the traditional wholesaling model where they're making offers and they're guessing what buyers will pay. They're guessing what the sellers will actually to say yes to by just making lowball offers. They're guessing on the repairs, they're guessing on exactly what to offer. It's just a big mess when you're doing the traditional wholesaling model. Once you start pre-flipping, you're able to convert way more sellers and do way more deals because you're able to know exactly what strategy works for each seller. There's so many different strategies to monetize a lead, to make money off a lead. After you're done talking to the seller, you should know exactly what their goal is and what they're trying to accomplish. And by being able to pre-flip and know all the extra strategies available to you, you're able to do more deals. So look, I know I just gave a lot of information at you, but I'm here to help you. If any of you guys have any questions on how to close more deals, all you got to do is go to painlessflipping.com. Unfortunately, this business is not so black and white where you can just talk to a seller, make a lowball offer, and they accept and you make a billion dollars. It's just not how it is. Every seller has a different situation they're going through, different goals, and you need to be able to know how to navigate all those. And not only that, but you need to be able to know how to talk to people so they can trust you and you can provide credibility. And unfortunately, if you're brand new, it's hard to have credibility because You don't really know what you're doing. Talk to me. Let me see if I can help you. I'm not here just to sell you on something because I have an apprenticeship, but it's not for everybody. It's only for wholesalers in specific situations. But if you want some advice and you want to know how to pre-flip, I can help you with that. All you gotta do is go to painlessflipping.com.
