You Did Everything Right… Still No Deals

Nathan Payne explains why the standard list-pull-message approach fails for most wholesalers and outlines three working strategies: targeting niche sellers like pre-foreclosures and probates, joint-venturing with other wholesalers, or sourcing MLS listings through agents. Success depends on having the right conversations and understanding pre-flipping before you lock a deal.

So you've watched the videos, you've pulled the list, you've messaged the sellers, and you've done exactly what those YouTube videos tell you to do, but you still haven't had any results. And you're wondering like, hey, does wholesaling even work? Just doing exactly that model, that doesn't work. Maybe you can get lucky, but that's not a business model that works for a lot of people. That's why a lot of people don't do that. That's just what the videos say for people that don't have the money. So they're just like, hey, go do this. But look, if you want this business to actually work and if you want to not waste your time, there's 3 strategies that you can do. There's direct to seller, and that's going for niche, niche lists. Lists. Okay, that's going to be worth your time. I'm talking pre-foreclosure, I'm talking probate, I'm talking stacking these lists with vacancy, with out-of-state absentee owners. You got to stack. You're going to do direct-to-seller, it's going to take more time, but you can do it. Then there's direct-to-wholesaler, it's JVing other wholesalers' deals, finding buyers for their deals, because a lot of the time they don't put in the work to find the right buyer. And then it's direct-to-agent. There are deals on the MLS all the time. Those are the 3 strategies you're going to do if you're brand new and you— it hasn't worked for you. Now those courses, they give you just like a general idea of how how to go ahead and get deals done. But if you really want to know how to close deals, you have to have the right conversations with each of these people. Right conversation with an agent, the right conversation with the wholesaler, the right conversation with the seller. You need to be able to pre-flip deals as well. If you don't know what pre-flipping is, all you got to do is go to painlessflipping.com and it'll show you how to have the right conversations so you can do deals. Doesn't matter what strategy you're using, but you need to be able to know how to find out exactly what to offer instead of just locking up crappy deals. I know I just gave you a lot of information. Just go to painlessflipping.com if you're tired of wasting time, and I'll show you exactly what you need to do.
