There's a new border war brewing between Compass and Zillow. Another condo fraud case in Florida, this one involving kickbacks and fake contractors. Stanford just launched rental search inside ChatGPT. I'm Dani Pinheiro, and this is your property management news for the week, brought to you by Crane and Peter Lohmann Media. Let's get to it. Zillow is in a big fight with Compass right now, and both companies are getting more aggressive. Compass came out swinging with a strategy called private exclusives, and if I understand this correctly, means that home listings that only appeared inside Compass's ecosystem now don't show up on Zillow, Realtor.com, and other portals. So Zillow obviously countered and punched with a new policy that requires that any publicly marketed home has to hit the MLS and be broadly shared within one business day. Of course, Compass sued claiming that Zillow was using monopoly power to block competition, but a federal judge disagreed and denied Compass's request for an injunction. Basically saying that Compass failed to show how Zillow has monopoly power in a clearly defined market. Now, here's why this matters. Even if you are managing rentals, we are watching a broader battle over who controls access to inventory. Limited distribution creates leverage, wide distribution creates transparency. So rental owners and property management have already started to feel this on the rental side. When one platform like Zillow consolidates renter demand, taking too much power. So whether you love or hate Zillow, the fight is about the ecosystem locked in, and that affects all of us. Two men are behind bars in Miami Beach, accused of running a kickback scheme tied to a condo's required 40-year recertification. Prosecutors say that property management paid roughly $370,000 to a maintenance workers company A company that wasn't even a licensed contractor, guys. Investigators alleged that the manager then received about $95,000 back in kickbacks across 18 transactions. A board member noticed discrepancies in the financials, reported it, and later was removed from the board after being labeled as a safety risk. Let me say this directly, this is a controls failure. One person had too much authority, vendor vetting was weak or nonexistent, and the financial oversight was either absent or ignored. For PMs, especially those in HOA and condo management, this is a reminder that internal controls are not optional. Separate duties, require multiple approvals, verify licenses, and send back statements directly to the board members, guys. Processes are like plumbing, invisible when they work, but they are catastrophic when they don't. Fraud doesn't usually happen because someone is in a criminal mastermind. It happens because guardrails are missing. Sumper just launched a rental search app inside ChatGPT. Wow. Renters can now type something like, 2 pet-friendly rentals under $2,500 with off-street parking, and get real-time listings, photos, pricing, and links to schedule tours without leaving the chat interface. That's great. I like to see everything all at once. According to Sumper, renter use of AI tools in housing search more than doubled year over year. Here's your PM operator takeaway: where attention goes, distribution follows. If renters start searching inside AI interfaces instead of traditional portals, we are looking at yet another shift in how leads are generated and who controls renter eyeballs. Therefore, who we have to pay for renter leads. Let's keep an eye on this. That's your property management news for the week.
