This video was not done by a professional and was done strictly to be able to show people property that could not make it out during the COVID-19 situation. This is the major intersection near the home. This is US-41. US-41 runs north and south. It's the closest major street to the Gulf, and to the right here, you can't see it very well, but those are Waterside Shops. Which includes all the luxury brand stores. It's an outdoor walking type mall with high-end Louis Vuitton, Saks, that kind of thing, as well as restaurants. Continuing through the light, crossing over US-41, the street I just talked about, we're going to take this first left here onto West Boulevard, and we're not far from where the property is. If I were to continue straight down this road right where you see that building off in the back, that's where the golf and the beach is. Uh, there's a place called Clam Pass, that's a public beach right there. Okay, that's West Boulevard. You saw me turn down that. Do a quick 360 of the community. This is across the street, so there's other luxury villas across the street. There's a couple single-family homes down there. And then there are these Lusso Villas. There are 5 of them that span across the end here. It's got its own walk-up area in between the garages. One of the things I love about it is that it's got this private entrance. So you can see there's a little Juliet balcony up there, beautiful pavers for the driveway and the walkway here. You come up and you have this little front porch stoop that's really attractive. Front door. And again, pardon the flowers that have blown off, it's been really breezy here lately. Out your front stoop here, and again you can see see the foliage and the street. All right, this is the entryway coming in from that front stoop area that I showed you. You've got the stairs to the left that go up to the second level. You can see here tile on this first floor. I'll try to get close so you can see. It's got the stone grain in it. Trim on that ceiling area. And again, a little bit of a, a nest here when you come in. Walking straight ahead to the right is an office with glass French doors. I'm going to take you in there first. You've got tile in the main areas, carpet in the secondary areas. Coming into the den, you can see again great lighting, natural as well as from light fixtures. Just going to show you the arched window here, beautiful plantation shutters. One of the things that's great about this den is that it does— in fact, the whole house has a ton of storage. So you can see here, walk-in closet as part of the den here. We don't count this as one of the bedrooms even though it has a closet. It truly is by design and use purpose as a den. Shelving in there, and again, lots of room. This is standing in the back corner of the den looking out into the living area. You can see the glass French doors High ceilings. All right, so we just came out of the den to the right. I wanted to again show you back coming out of that. These ceilings in the main area on the first floor are nearly 10 feet tall. When you come back here, I'm going to take you— if I go left, you've got the kitchen, but I'm going to go right first and show you a couple of things. This first door here is currently being used as storage, but it is in fact ready for an elevator. So it's an elevator shaft right now. It's a great, great storage place, but that— an elevator could be added to that. If I pull back out this way again, you've got the living room. The one thing I want to show you, because we just talked about the fact that the ceilings are almost 10 feet tall out here they're double that. So you have 2 stories of room here, and this is the main family room. I wanted to pay special attention to the millwork because I know that was one of the things you were interested in. We'll go to the left in a minute, so let me turn this way, and you've got a powder room off your family room here. You can see large size, again good size ceilings, and that's off the main living area. And I'll just spin here so you can see the context. We're going to go into this side of the house now, bring you back and show you from this angle again. It's hard on this video camera to get the magnitude of the space in terms of the ceiling height. You can see beautiful finishes, bar seating. So you've got your dining space here, and this is a good-sized table. You can see 6 chairs around. And to give you context, if I scan right, it's back to the family room area that we just looked at. But going back to the left here, you've got enough room for 4 bar stools. The kitchen is very well appointed. You can see beautiful white cabinetry, tall granite, and my favorite is Viking appliances. So not just a Viking cooktop and fridge, but Viking all the way through the microwave, wall oven, gas cooktop, and I don't know if you guys have talked about it, but a gas cooktop in Naples is also a rarity. You've got dishwasher, and then again, more counter space. If I angle this way, you've got the Viking industrial-size refrigerator. So great space. As you can see, it's open to that family room. Dining, and not far off from the entry in the den. If I come through the kitchen, it takes you out to the garage where there is one of two laundry room areas. This homeowner only has a washer and dryer downstairs, but there's a secondary area upstairs that I'll show you where another washer and dryer could be added. Same white cabinetry, utility sink. Washer/dryer, folding counter, additional storage here, and then you've got a pantry with wood shelves. So great storage space there. Laundry room is the 2-car garage, and you can see it's sometimes hard to pick up on the video, but oftentimes the walls of the garage almost butt up to the garage door. That's not the case here. You can see She's got a good— I'm guessing more than 12 inches off to the left and right that there's room for storage apparatus, as well as because of the high ceilings. You can see here, you could also— she doesn't have it, but you could do some ceiling storage as well. And good size garage. It looks like a garage, but I'm sure you can appreciate that. What I'll show you next is the master bedroom. So just a really quick narrative, this home I mentioned before is 3,218 square feet. What's wonderful about this villa is that everything you need to live is on the first floor, including the master bedroom. So consider if it's just a couple of, you know, two people living here full-time or part-time, the whole upstairs becomes your flex space. And I'm going to show you that in a moment, but I want to finish out the first and I just wanted to tell you, if you look at how this first floor is situated, it's got everything you need. We covered the den, the laundry room, the kitchen, dining, family room, and the master on main. Off here through these double doors, we'll continue, and I'll give you a view of the backyard in a moment, but I want to show you the master bedroom. Again, same high sweeping ceilings. Double doors, lots of great natural sunlight, the same beautiful plantation shutters throughout. And there is a private separate entrance to the— or exit, depending on which way you're going— to the outdoor living space through the master bedroom. Good size. You can see she's got a number of— I'm going to back up a little bit to show you just how large it is. She's got a number of furniture items in here, and they all fit with plenty of extra room. That's a king-size bed. I'll show you the bedroom from this angle as well. We'll go into that bathroom in a moment, the ensuite, but you can see the double doors here. And again, lots of room around the furniture, so nothing feels crowded. It's quite spacious and can fit all different types of furniture designs. Homeowner is meticulous. Fabulous. Whoever lives in this house after her will have a full appreciation, because I would if I was moving in here. You've got double closets here. She's put built-ins and she's really maximized the hanging space by going up 3 levels there. So great use of the space. That's one of the closets. That's the closet to the left when you come in from the master bedroom into the bathroom area. That one also has a ton of storage space. The nice thing about these— this closet system is it could be convertible. So you can see here she's built it out to have a lot of pull-out drawers and shelves, but that could easily be converted if somebody wanted to change part of it or all of it into hanging space. Very versatile. Pocket doors for both of those. And if I back up here, you'll see We're going to walk into the master bedroom— bathroom. Master bathroom carries on that same 24-inch tile. You've got a soaking tub, separate water closet, good size shower. You can see here the shower head 2 separate sinks, good-sized vanity, again white cabinetry, beautiful trim. I'll turn you this way so you can see— that's the bedroom. If I were to loop around this way, you can see a beautiful mirror there that shows the expanse of the room. And back in this corner, the shower and the tub and water closet. Going back out, you can have the closets to the left and right. I just wanted to show you the family room at another angle. You can just see how high these ceilings are. You've got the recessed double fans and just complete spaciousness. It makes this home feel larger than life even though it's already large at 3,218 square feet. I'm going to take you out and show you outside, and then we'll continue on to see the second floor. The continuation of the same pavers on the outside give it a nice continuous space. As I mentioned on the phone, it's not a huge backyard, but quite candidly, to be able to have a villa that has its own pool and spa is almost unheard of. So this is great space when you come home from the beach, because as I mentioned, you're walking distance from the beach, to be able to jump in and soak in your own tub. You can see complete privacy here, beautiful foliage in the back. The Clusia they've got back there is wonderful because it's year-round thick, full, vibrant, and beautiful. You've got a spa here that overflows into the pool, and you've got space for you and your friends or just yourself in your pool. You've got step-down stairs here, pool equipment behind the wall, and a little bit of green space back there. You mentioned that they have a service dog. There's green space back there, although you're going to see there's a lot of people out walking their pets in this community. Turning this way, you can see that's the door to the master, master windows there, and the slider into the living room. Again, good size in terms of height. I will tell you that some people have come back and added a built-in grill here. She does not have that, but that is an option. You can see it's already vented out the top if somebody wanted to do that. So you— the pool from this angle, coming back, there's a pass-through gate, privacy wall, and again, back sitting area. In this community, the lawn maintenance is included in your HOA fees. Pool maintenance is up to each individual owner. And I didn't mention in the kitchen, but the gas that's available for your cooktop in the kitchen is also included in your HOA fees. All right, I'm going to take you up to the second floor. And what's nice about this, I mentioned, not only is everything self-contained on the first floor that you could possibly need to live, but it's nice that the second story is kind of tucked off so you can be in this main living area and not have the stairs right in the middle of your living space because it's tucked off to the right here. So we're going to go upstairs and show you around up there. We'll walk up the stairs. I'll try hard not to have you hear my panting. The one thing I did want to point out— wide stairs, so it's not a narrow stairway. We come up to the second floor. Again, there's great unity throughout this home, nice light color palette, and you can see the same neutral tiles carried throughout the second floor as well. So they did a really good job of not doing what I call the kaleidoscope of flooring, which sometimes happens in these units. This one's got consistent flooring. When you come upstairs, you can see it's got an overlook balcony. I'll walk there first to this downstairs living space that we saw earlier. Wonderful set— or I shouldn't say set because there's 3 row of windows up there, and you can see down. So these were those ceilings I was talking about. This area has got to be, gosh, more than 20 feet. If I turn this way, you can see what I talked about. There's a whole separate living area up here for your guests and/or family. If I give you the angle from the stairs, you'll see here you've got good size room for a second sitting area. This area is also trimmed out. You can see nice millwork, both top and bottom. If I go this way to the right, you're going to see the same type of storage that you saw downstairs, because this is space if somebody wanted to add an elevator unit later. Right now it just makes fantastic storage. If I zoom around this way from left to right, you can see the stairs. I'm going to take you back to another living space. I always say when I'm touring people through this home, open every door because just when you think you've seen it all, there's more. So you can see they've got a wet bar here with a beverage fridge. Again, tall cabinetry trimmed out both on top and bottom. And then behind this door is yet more storage. So you've got this whole room here. It's always hard to capture it on video, but it's a really generous room, again with the sweeping high ceilings. Right now the owner has it equipped with a refrigerator, but that space right there is where there's also outlets for a second washer and dryer. Not only is this room large for storage, but within the room there's additional storage as well. Storage is a premium. I'm sure you already understand that living in Jupiter, Florida, but certainly in Naples, we appreciate how much storage this home has. Leave this area from the wet bar out into the secondary living space. I wanted you to see it from this angle. Again, she's got a good-sized couch in here, separate chair, big entertainment system. You have room to do whatever your heart desires up here. We're going to go back to the two bedrooms up here and I'll show you around. Bedroom right now is equipped with two twin beds. And if you'll recall when we were outside and I showed you the Juliet balcony, there's access to it from two points inside. One is this bedroom here, and you can see again windows, doors beautifully done in these plantation shutters, high ceilings, nice trim. If I go this way, you're going to see that there's room for a dresser as well, and she's put wood shelves in the closet. Walking past this bed, you'll get to the en suite bathroom, which you can see has a stand-up shower. Again, good size, access point to the attic, high ceilings, and single vanity. You can see the woodwork, very pretty design, and the same floor tile that we've seen in other parts of the house. Also worth mentioning are the solid doors that are throughout this home. Exiting that bedroom, you can see the stairs here. We're going to turn around to this last bedroom, and on the way there, I wanted to show you the separate entrance for the Juliet balcony. And I'll open that door and show you the space. So they kept the continuous tile throughout the balcony here. You can see plenty of space for seating. You could even get a bistro table out here. And I'll show you the view from your Juliet balcony down to the green space. So this is a great option if you've got guests because you don't have to see them until they're ready for you to see them. They could be up on the second story. They've got a living room, they've got a wet bar that you could easily put a coffee station microwave, anything you want. You've got bedrooms each with their own ensuite and outdoor space. The risk for you is your guests may never want to come down. All right, moving into the third and final bedroom. Again, this is a 3-bedroom plus den, and remember that the den also has a built-in closet. This bedroom is also generous. If I back up here, you can see the room. You've got beautiful natural sunlight. And the same beautiful plantation shutters. Turning around this way, you'll see a very good-sized dresser. Oftentimes when I have people that come in for open houses, if they happen to be the kind that's drawn upstairs first, they get to this room and they often think it's the master. And they think that because A, high ceilings, B, look at this closet I'm about to show you. Generous walk-in closet, again wood built-ins, and a really generous bathroom. So off to the left you have the separate water closet, and moving straight ahead you've got a beautiful bathroom with shower. Again, nice vanity, large shower, linen closet. Solid doors, wood shelving, very nicely done. They've kept the finishes very neutral through this home, so you can see in the tile choice and the paint colors and the flooring, all the materials really provide a blank palette so that you can come in and add your own style. All right, that's 48 815 West Boulevard Court. I hope you can appreciate I sell real estate for a profession. I am not a professional videographer, so I don't know that my video skills are really going to do this home its justice that it's deserved— that it deserves. But it's a gorgeous property, lots of room, a lot of versatility. The homeowner is meticulous, which means you're going to move into a very clean, well-cared-for home, both in terms of maintenance as well as cosmetic. It's in a great location. You can't beat the ability to walk to Waterside Shops, the beach, dining, you name it. Great location, great price, wonderful setting, and lots of room to do with it what you will. So thanks for coming to visit with us.
