In this video, Naples real‑estate specialist Renee Hahn delivers the April 2024 market update while on a cruise. She references the Naples Area Board of Realtors (NABOR) report and highlights several key trends: new listings rose 16.3% (1,335 new homes) and year‑to‑date listings were up 21.1%; inventory jumped 68.1% to 5,240 homes, indicating a move toward a more balanced market. Closed sales increased 3.8% year‑over‑year to 999, though year‑to‑date sales remain down 7.1% and pending listings down 4.8%. Cash buyers accounted for 65.4% of transactions, mitigating the impact of higher insurance and interest costs. The overall median closed price rose 4% to $650,000, while single‑family median fell 3.2%, reflecting price adjustments in that segment. Price reductions totaled 2,365, helping stimulate activity, and days on market grew 26.9% year‑to‑date, signaling slower turnover. Segment analysis shows the $500k‑$1.5 million price range performed strongest, with single‑family sales up 5.7% and condos up 2.3%. The narrator notes rising ownership costs (acquisition, assessments, insurance) as a headwind that makes some buyers “gun‑shy,” but the high cash‑purchase rate lessens the obstacle. The update concludes that the market is shifting toward balance, offering more options for buyers while requiring sellers to price competitively.

Hello, Renee Hahn, your Naples real estate expert, here to bring you the April 2024 Naples real estate market update. And I am dressed down because I am on a cruise ship right now. It's the window looking out into the ocean, um, on my way to the Greek Isles. So I wanted to sneak in a little bit of a market update. Uh, NABOR, Naples Area Board of Realtors, was a little late releasing the official numbers. So I had hoped to get this done before I went on vacation, but I do not want to miss a month. Um, so I'm taking a little bit of time out to bring you this report.
So April 2024 exhibited noteworthy trends characterized by increases in closed sales, days on market, and inventory, but had decreases in pending sales alongside adjustments in median closed price. These developments, as highlighted in the Naples Area Board of Realtors report, which I always attach if you scroll down on the market update page, reflect both opportunities and challenges within the market. The headwind for real estate continues to be increased cost of ownership fueled by acquisition cost, assessments, and insurance costs. Unfortunately, as those things have gone up so quickly and so extraordinarily, it has some buyers a little gun-shy, in my words. Um, the heightened cost to repair and build is also a primary factor in rising insurance rates. Yet with the high percentage of buyers in Naples paying cash, it came in, I think, at 65.4% of all transactions recorded in April were cash purchases. So insurance and interest rates may not be as great of an obstacle as some would assume, or is what you'll find in other areas. So let's just hit some of the highlights, key metrics. New listings saw a notable increase of 16.3%, reaching 1,335, indicating continued growth in available housing options, which is good news for buyers. Year-to-date new listings were up 21.1%. So year over year for April, up 16.3%. Year-to-date new listings, year, uh, 21.1% increase. Inventory witnessed substantial growth with 68 1% increase in number of homes for sale, totaling 5,240 properties in the month of April. This surge suggests a trend towards a more balanced market with more options for buyers, and as you may recall, buying options have been somewhat limited, um, in, in the recent year.
Let's think about some of the segment analysis. Price range dynamics— sales were particularly strong in the $500,000 to $1.5 million price range. So if you had single-family homes in the $500,000 to $1.5 million, they did very well. Um, you look at the percent of list price received, however, was lower on a year-over-year basis for April as well as year-to-date. So it was coming in at 95 to 95.8%. Closed sales in April 2024 rose by 3.8% compared to April of 2023, reaching 999 closed sales. Uh, this marked, uh, what I would consider a little bit of a rebound in the market activity. However, year-to-date sales continue to be down, and they were down cumulatively 7.1%. Also, year-to-date pending listings were down 4.8%. Median closed price. The overall median closed price increased by 4% to $650,000 at a Naples level, indicating overall appreciation of property values. However, the single-family home market saw a 3.2% decrease in median closed price, signaling adjustments to accommodate buyer demand. There were 2,365 properties price reductions in April 2024, which helped stimulate some of the sales, emphasizing the importance of pricing strategies and driving market activity. The more homes that are sitting, the more priced, um, I would say, advantage that buyers have, and the sellers that are reacting to that price advantage and adjusting their prices accordingly are starting to sell. Others are sitting on the market. So both single-family homes and condos experienced varying degrees of performance. Mm, while the single-family market saw 5.7% increase in sales, condos witnessed a more modest 2.3% increase. Days on market, um, that increased 26.9% year to date over last year, this time reflecting a slower pace in property turnover and possibly indicating a shift towards, again, a more balanced market. Let's look at some year-to-date comparisons. Despite a decrease in total sales compared to the previous year, both the median closed price and average closed price showed increases suggesting a shift towards higher priced transactions. The percentage of list price received decreased slightly, indicating some flexibility in negotiations for pricing.
Uh, let's see what else I wanna talk about. Detailed analysis of specific areas within Naples, including Naples Beach, North Naples, Central Naples, South Naples, East Naples, and Immokalee Ave Maria provide insights into the unique market dynamics. Sales performance and inventory levels can vary greatly. And we've talked about how segmented this market can be by location, by property type, um, by amenity type, all of those things. So if I were to wrap this up with a bow, I would share that the Naples real estate market, uh, and for April 2024 demonstrated resilience. And positive momentum characterized by increased sales, growing inventory, appreciation in prices. While challenges such as pricing adjustments and fluctuating market sectors persist, the overall trajectory suggests opportunities for both buyers and sellers in this Naples real estate market. Continued vigilance and adaptability to evolve in the market conditions that continue to remain fluid will be essential for navigating this dynamic real estate landscape effectively. So again, buyers, more to choose from. Sellers, you really need to be thinking about your pricing. You can't keep holding on to these old pricing strategies that have passed like the ship in the night. So again, Renee Hahn, feel free to check out the rest of the information so that you get a good sense of the market, and I'll just wish you well from the Greek Isles. Thanks and have a great day.
