Are the houses in Naples, Florida too small to live?

In this Naples Revealed vlog, real‑estate specialist Renee Hahn explains why the generally smaller homes found in Naples, Florida are not a compromise but often a smarter choice. She argues that square footage alone is misleading; clever floor plans, high ceilings, open‑concept layouts, and extensive indoor‑outdoor spaces (lanai, covered patios) make 1,800‑2,400 sq ft homes feel spacious. Hahn compares Naples homes to larger Midwestern houses, highlighting benefits such as lower maintenance, reduced energy costs, and lifestyle‑aligned design. She outlines three primary buyer scenarios—empty‑nesters/retirees, young families, and snowbirds—showing how a well‑designed smaller home meets each group’s needs. Throughout, she stresses focusing on functional rooms and layout rather than raw size, noting that high‑end finishes and efficient use of space can deliver luxury without a massive footprint.

Naples home sizes— let's explore why less may be more. When people imagine Naples, Florida, they often think of sprawling beachfront mansions. But here's a little secret: many homes here are actually smaller than those you'll find in other parts of the US. Shocking, right? Well, you might have already heard that secret, but before you hit the brakes on your Naples home search, let me explain why smaller homes here are anything but what I feel is a compromise. In fact, they're often the smarter choice, if you will, and that's not just realtor speak. Smart design over size. What do I mean by this? Well, let's explore why square footage isn't everything. In Naples, the magic just isn't just, rather, in the number of square feet. It's how those square feet are used. Homes here are often designed with floor plans that are both what I would call clever and efficient, making every square inch count. Gone are the days of cavernous underused spaces and empty formal living rooms that only get dusted once a year. I don't know about you, but I've seen it happen. Let's instead think of open concepts, multifunctional rooms, and layouts that flow like a dream. This is why I often tell my clients, don't tell me what you need in square footage. I don't want you caught up in the exact square footage that you need, because it's easy to be drawn to bigger homes, but bigger doesn't always mean better, especially if a lot of that space is wasted. On things like awkward corners or hallways that lead to nowhere. Focus instead on the rooms you actually need. For example, a 3-bedroom home with a den might serve you better than a sprawling estate with rooms that you arguably may never use. All been there, right? The just right size of Naples homes— that's what I like to refer to it as, just right— while the national average size of a new home is about 2,500 square many homes in Naples are actually a bit smaller, particularly in some of the more popular neighborhoods, at least those at a manageable price point, because you can find sprawling estates here too, don't get me wrong. But here in Southwest Florida, although there are some huge estate homes, you'll commonly find homes more ranging in the 1,800 to 2,400 square feet. But don't let that fool you. These homes often feel much larger than how they look on paper, thanks to the brilliant design strategies. You see, in Naples, homes are built to maximize the indoor and the outdoor lifestyle we all love and come here for. Open concept layouts, high ceilings, and plenty of natural light make the homes feel more airy and spacious. Plus, with year-round sunshine, remember that, outdoor living spaces like lanais often serve as an extension to your home. Adding hundreds of virtual square feet for dining, lounging, or even entertaining. It's like having an extra room without the extra cleaning, by the way. So you're trying to decide between the Midwestern mansion and the Naples nest? Well, if you're moving from places like the Midwest where homes can easily tip into the 3,000 sq ft and beyond, Naples homes are definitely going to seem small. At first glance, but keep in mind those large homes often come with harsh winters and basements that sit unused for half the year. In Naples, you're buying a home that fits your lifestyle, whether it's the lock-and-go condo for snowbirds or the cozy single-family home where every room has a purpose. Remember, there's something for everyone, and while your friends up north might be marveling at their massive family rooms, Remind them that they've got something— that you rather have something they don't: a year-round outdoor space. Here in Naples, an 1,800-square-foot home can feel much larger when you've got a covered lanai, outdoor dining space. It makes it perfect for enjoying the mild winters. After all, who needs an extra 500 square feet when your Florida room gives you the space al fresco grill meals all year long. Can you imagine it? I certainly can. We enjoy our outdoor space for long periods of time during the year, not the dead of summer, but other times of the year. So I'd encourage you to focus on what you really need. This is where it pays to be intentional. When I work with clients, I always tell them, focus on the rooms and the layout that makes sense for your lifestyle, not just the raw square footage. Do you really need that 4th bedroom that'll get used once or twice a year, or would a 3-bedroom with a den serve just as well? A smaller, well-thought-out home with minimal wasted space can actually feel more comfortable and functional, by the way, than a sprawling home where half the rooms sit empty for a good part of the year. So here are some common scenarios for you empty nesters or retirees. The need for a massive home may start to fade, if it hasn't already. A 2 or 3-bedroom home with a flexible den or office space might be more than enough, offering simplicity and ease without sacrificing comfort. And what about you folks with young families? Instead of focusing on size, consider how you'll use each room. A bonus room for the kids, an open kitchen for entertaining, and a comfortable outdoor space can give a smaller home a big home feel. Now, for you sun— snowbirds, I almost called you sunbirds— you snowbirds, if you're only here part of the year, you're likely— you don't need that mansion to enjoy Naples living. Instead, look for homes with efficient layouts that allow you to make the most of your time here, whether that means a condo with views of the Gulf or something else beautiful to look like to look at, or a villa with low maintenance. Make sure you're making choices that are right for you. Smarter spaces, happier living— it's one of the advantages of living in Naples. It's the emphasis on quality over quantity. Many homes are packed with high-end finishes and luxurious touches, so even if the square footage is on the smaller side, it's not uncommon to find things like gourmet kitchens, all like bathrooms, and spacious master suites that feel incredibly roomy without needing a 5,000-square-foot footprint. Plus, smaller homes often mean lower maintenance, less cleaning, lower energy bills, and fewer repairs.
That means you can spend more time golfing, boating, or lounging by the pool.
And trust me, there's always something better to do in Naples than fix a leaky faucet in your mansion. So smaller can also be pricier. Here's one thing to keep in mind: smaller homes in Naples can still come with a premium price tag. After all, this is paradise. The median price for a home in Naples is around $700,000, and they do go up from there. While the national median sits closer to $460,000, $215,000. So they are pricier even if they're smaller, but that price doesn't just buy you square footage, it buys you a location, a lifestyle, and often wonderful proximity to our beautiful Gulf beaches. So you may pay more for less space, but with Naples smart floor plans and luxury features, you're going to get more than just a house. So wrapping this up, I would leave you with a few final thoughts, if you will. Size isn't everything in Naples. The size of your home isn't what matters most. It's how the space serves your needs, fits your lifestyle, and honestly, just how that space makes you feel. So whether you're downsizing for simplicity or you're just prioritizing outdoor living over large, big interiors. A smaller, well-designed home can offer all the space you need, and then some, by the way. So if you're considering a move to Naples, don't let the square footage be the only factor you consider. Focus on finding a home that fits your lifestyle, offers the room you actually need and will use, by the way, and makes the most of Naples' beautiful indoor-outdoor living. Who needs thousands of extra square feet when you've got the Gulf breezes and poolside cocktails after all?
