Hello, this is Renee Hahn with Caine Premier Properties, and this is part of a series that I call Ask Renee, where I tackle some of the more common real estate related questions to give you information and insights. Today what I wanted to talk about is how to get the most out of your property with minimal amount of investment. So most people that go to sell their property want to get it sold quickly, unless of course you're trying to build in time to finish a new home or do renovations on a purchase that you're making, but most of the time people want to make sure they can sell it quickly and get top dollar for it with minimal investment. And so when I go into homes, as you know, a big part of what I do that helps property stand out and accomplish quick sales at high, um, ask to sold to list price is I style homes. It's really important to try to make your home look the absolute best that it possibly could. And it doesn't mean that you need to spend a fortune on it. So I'm going to talk about some of the more common things that I've worked with sellers to do on their homes that seem so small but make such a big difference. One, we'll start outside. Just taking a look at the plantings in the front of your house to say, does it have good curb appeal? You'd be amazed at what pulling a couple of bushes that have maybe gotten overgrown or aren't as filled in or more sparse what you can do just by adding a couple of new fresh bushes. So that's number one. The front door. I'm a big one on painting the front door if your HOA allows it. And occasionally we've done it even when they don't, but that's not my decision, that's yours. So giving the front door a nice color that welcomes people. Navy blues are really popular as an example. It's one of my favorite colors or other shades of blue. It all depends on what the color of the home is and what the community looks like. But that's the second thing. The third thing, if you've got mismatched outlets and light switches, spending the time to update those with, let's say, all new white ones is going to make a difference. Why? People think that's such a petty thing, but when someone walks into your home and sees things that are mismatched, they immediately jump to that somebody didn't take care of the home. Is that a fair assumption? Not necessarily, but it's what people do. And then they start to scrutinize the property and look for other things. So switching out and making all your light switches and your outlets match is a third thing. A fourth thing, update knobs on cabinets. Really easy to do. It gives it a new fresh look. If your cabinets need to be painted, that's a little bit more of an investment, but also something that you can consider doing. It's much cheaper than replacing cabinets. Another thing is refreshing paint color. If you've got a lot of warmth in your house, and some people like to live that way, but when you're looking for a home, particularly in Southwest Florida, people like light, bright. So refreshing the paint. My favorite color, Alabaster White. It's a great paint color, and white paint reflects light, not absorbs it, which means it lightens the space. Another one is to look at window treatments. Again, how you live in a home might be different than how you want to stage it to look like a model home and appeal to the broadest audience possible. So we may need to remove some of the window dressings if they're blocking sunlight. Again, light sells. Another item to consider doing is refreshing grout. That's one of those maintenance things, or caulk, more commonly caulk, quite honestly. Look around the edge of your tub and your sinks. Is the grout all dried up, or the caulk? I keep saying grout. Is the caulk all dried up and starting to crack? Again, it looks like another maintenance issue. So all of these things that we've talked about are really small items. The last one I want to point out is light fixtures. Trading out light fixtures can make a huge difference to make a home feel current and more updated. And it's not a huge investment, especially if you work with someone like myself I'll do all the bargain shopping for you, pick out the fixtures, and even work with a handyman to get those installed for you at a pretty minimal price. So those are just some things that you can do to make a big difference in how your home shows if you're getting ready to sell it. Styling your home for sale is really important, and it's something that we excel in. So if you've got any questions related to this or any other real estate topic, Or if you'd like to do a consult to talk to me about how we can get your home sold for top dollar and quickly, again, unless you want it to take longer, please feel free to give me a call and reach out anytime. Again, this is Renee Hahn with Caine Premier Properties. Have a wonderful day.
