Here's your Naples housing market update for August 2025. Overall, the market held steady through the summer. Inventory rose 9% to just under 4,900 properties, which translates to about a 7.6-month supply, giving buyers more leverage than we've seen in a while. Closed sales were also up 11% with 604 homes sold in August, and pending sales have been trending higher for 4 months straight. Prices overall dipped just slightly down 1% from last year, with the median closed price now around $588,500. That shows Naples is still retaining strong value. But let's go behind the overall metrics because the deeper numbers tell an even more interesting story. Single family versus condos. Single family homes are holding firm with the median price rising to about $732,000. Condos, on the other hand, slipped down to about $408,000, especially in older buildings with new reserve and inspection requirements. Price ranges. The market is strongest at the extremes. Homes priced under $300,000 jumped more than 40% in sales, with condos in that range up nearly 60%. At the other end, luxury homes over $5 million saw sales grow almost 17%. It's the middle price points that softened. Time on market. Properties are taking longer to sell, averaging 109 days overall, up 31% from last year. Condos lead that number at about 123 days, while single-family homes are closer to 96 days. Negotiations. Sellers are conceding more. Homes are now selling for about 93.8% of list price compared to 95.4% last year. In the luxury bracket, it drops closer to 92%. Inventory by segment. Affordable homes saw the biggest inventory increase, up more than 50%. Ultra-luxury inventory, however, actually shrank nearly 9%, showing scarcity at the very top. Regional differences: East Naples saw prices rise nearly 4% year over year, while North Naples and Naples Beach saw bigger declines, down 12% and 19% respectively. And even within Naples Beach, Single-family homes surged in value while condos dropped sharply, proving not all property types are moving in sync. So what does this mean? For buyers, more choices, more time, and stronger negotiating power. For sellers, homes are still selling, but pricing right and presenting well is the key to success. Naples continues to be one of the most desirable markets in the country, but the market is rewarding strategy over guesswork.
Good work.
