Did you know... Naples Area Composition

Renee Hahn breaks down Collier County's 2,305 square miles: 77.69% is preserves and parks, mostly due to sea-level constraints, while only 7.81% remains unentitled and developable. She argues that buildable land in Naples is scarce and shrinking fast.

All right, here's some fun facts for you. This chart is a really interesting one, and it was produced recently by Collier County to kind of show the breakout of the development in the areas within the county. So if you think about Collier County accounts for 2,305 square miles of living space— well, living space is probably not— of land, we'll say that. So 2,305 You can see the acreage here. I won't convert that for you. Of that, two-thirds of that land is preserves and parks. That's 77.69%. So that's huge. A lot of that is because it may not be buildable land. There's a lot of parts of Naples, because of where we are relative to sea level, that are never going to be buildable, are going to be spaces that are great and perfect for other use, but are not ideal for building. If you look at what that leaves left for what they call unentitled areas— so these are unentitled, they're not currently taken, but they are able to be developed— there's only 7.81%. I find this fascinating, especially as a real estate agent, right? Because at some point, the opportunity to continue to develop runs out when there's only 7.81% left. What does this mean? It means, folks, if you want to make Naples your paradise in the future, wouldn't now be a great time to come and do that? Especially, by the way, when then there's some favorability to buyers in the market right now. But thought I'd share this interesting, interesting chart.
