Hello, this is Renee Han, your Naples real estate expert, bringing you this month's market update for Naples. This is data comparing July 2025 to July 2024. Let's start by looking at overall inventory, which was up 11%. Single-family homes were up 6.8% and condos were up 16.2%. New listings in July decreased 7.2% year over year from 866 in July 2024 to 804 this past July. Pending sales are at pre-pandemic levels. The number of homes that went under contract in July increased 19.9% from 673 pending sales in July 2024 to to 807 pending sales in July 2025. Homes that are renovated still seem to be performing better than those that need renovations, demonstrating buyers' preference for not taking on remodeling work. But, you know, brokers across our market have all echoed that the homes that are selling are the ones that are priced in line with the market and the condition of the home. The number of homes sold created a very gradual decrease in inventory over the past few months. In July, we had 5,224 homes available for sale on the market, which was an 11.4% increase from the 4,691 properties in July 2024. However, overall inventory has been slowly decreasing during the year since it peaked in March with 7,483 properties. In July, we had 48% cash buyers, so mortgage rates have a limited impact on our sales. The bigger headwind has been last year's heavy storm activity, unknown economics nationwide, and high costs of ownership. Closed sales increased 2% in July to 624 closed sales from 612 closed sales in July 2024. Single-family closed sales in July increased 12.7%. However, condo closed sales decreased by 9.4% in July 2025. The average days on market has been climbing since April, but months supply of inventory is going down overall. Sellers are adjusting list prices to stay competitive—1,296 price decreases recorded in July—and buyers are negotiating on price. 94% of the most recent list price received on average. The median closed price of condominiums fell 10.1% in July to $422,500 from $470,000 in July 2024. But this is a far cry from the median closed price of condominiums in July 2019, which was $240,000. The same holds true for the single-family home market. July's median closed price, which decreased 6% to $670,000, still provides significant equity compared to a median closed price of $409,500 in July 2019. Always keep in mind that Naples is highly segmented based on type of home, community, location, etc. Some markets, for example the ultra-luxury one this year, did well, whereas other markets, for example beachfront condos, struggled.
