I pursued my CNE designation so that I can continue to provide my customers with the best possible service. I'm committed to providing you with 5-star service, and my support of you extends well beyond the end of the transaction. Because I've built my business on relationships, not short-term transactions. I want to provide you value-added, effective support and service. I want to do everything within my power to ensure that you are 100% satisfied with my company and my services. Responsiveness is critical in this business. I want to provide you timely follow-up and feedback, and I want to assist you with any concerns or needs you may have during the home selling process. There are a number of factors that affect our ability to sell your home, some of which we won't be able to control at this point, but we do have control over how we price your home, how we present it, and how aggressively and effectively we promote it. We'll have more time to go deeper on marketing strategies when we're together in person, but I did want to share a couple of highlights about how I market properties to get them noticed and sold. I take a strategic, tailored approach to marketing versus a one-size-fits-all. I leverage technology and creativity to stay ahead of the curve and execute a custom marketing solution that casts the widest possible net and targets key demographics. My marketing My marketing strategies include a unique combination of proven tactics and cutting-edge techniques to effectively position your property. When we meet, I'll provide you with a copy of my highly effective 20-point marketing plan. In today's digital era, it's important to hit multiple mediums. On the digital front, I take professional photographs of your property and have them placed on highly trafficked websites, spread across social media and email campaigns, both paid and unpaid, and create an individualized property page just for your property. Networkin' is a powerful tool that I fully leverage in my marketing strategy. I work across a network of local and global realtors to make sure that your property gets noticed. I also do reverse prospecting, which allows me to pinpoint buyers that may be most interested in your property. Although digitization has shifted the real estate marketing world to the online space, there's still a place for traditional print advertising. And I do that in the form of customized brochures, property business cards, personalized open house invitations, just to name a few. Staging a home can have a huge impact on the price and time on market. A recent survey reported that 50% of professionally staged homes spent 72% less time on the market. Also, 50% of those staged homes sold for 10% more than their unstaged neighbors. Although Although staging your home has a cost associated with it for sellers, there are times when it can be hugely effective as a marketing tool. If that's something that you'd like to pursue, we can talk more about that when we're together. Although the marketing support I will give you will be an important part of selling your home, I also want to assure you that you'll get superior support when it comes to negotiating a good deal and ensuring a smooth close. In fact, I have 100% customer satisfaction on all the homes I've closed on to date. When we get together in person, we'll go through a deep dive into the comparative market analysis to make sure that we're making informed decisions based on data to effectively price your home to sell. This is critical in a competitive market. I'm honored to have this opportunity, and I'm looking forward to meeting with you in person. I want to make sure that our time together is well spent for you so that all of your questions are answered and you get the information that you need to make this important decision, and I certainly hope to have the opportunity to work with you on selling your home.
