Should I change from residential to commercial real estate? As markets are changing, a lot of people are going to be looking at different ways to diversify their money and/or either move from product types. Some cases they move from residential single-family to residential multifamily. That's an easier adjustment than going straight from residential to the commercial side. Investors shouldn't just change from one product type that they understand to another without also having in place teams of people, that know how to execute both on the acquisition side, but mostly on the operational side. Not understanding the ins and outs of the commercial side when you're trying to switch between residential and commercial can set you up for a lot of catastrophic losses, both on income and expenses and potential liabilities with legal issues as well. So if you're gonna make that change, slow roll it, make sure you get advice from others and do it with a strategic plan in place.
