A landlord wanted to raise rent $400 without improvements. That's how you end up with an empty unit. Price your rental by what comparable properties charge, not what you need to make.

The market doesn't care how much money you want to make. The market cares about what other comparables in the area are going for. I had an owner tell me that the market suggested increased rent for their unit. They wanted $400 higher. They didn't want to do any improvements. They didn't want to make any changes. They just wanted more money. You can either price it right or you're going to sit on a vacant unit. You choose.
