Transcript of a conversation (two speakers) reflecting on a real estate deal that the agent lost after the sellers delayed preparations; the agent recounts advising the sellers to make improvements (painting, staging) and later seeing another agent implement those suggestions and sell the house. The piece focuses on lessons learned about timing, communication, and seller-agent expectations.

What's a deal that you really wanted? And it fell apart. It was. Call it one of the big fat failures. But a lesson learned, Like, a really important lesson learned that you took from that.
Now I'll say there's been a lot of times I've been absolutely punched in the teeth. And I always tell people, one of my lines is, hey, we're on your schedule, your timeline. I understand this is a huge decision, and I never want to fulfill that image of just someone that's pushing your hip and missed your home. So. So this family had taken a few years, and something I do is I call it the continuing education before we start the process. Meaning Scott reaches out and says, hey, I'm thinking about it. I said, great. I'll keep you posted on an activity that's applicable to your house. And I do that. And it was Thanksgiving two years ago, where I gave them very explicit instructions or suggestions of things that should be done to improve the home or at least get it more photogenic. They finally made a decision. Okay, let's hurry up and list. But we don't want to paint the house. We don't want to have it staged. We just want to move forward. Okay, Thanksgiving, end of December, they decided to take it off because it wasn't performing. And I understand that it's, you know, Christmas. And shortly thereafter, they let me know and I was continuing to keep them informed. They said, well, we're going to interview other agents, so help me understand. I'm always, you know, trying to get better. Well, we just feel it might need a different agent representing it. Okay. Sure enough, another agent gets to list the home. They do everything I suggested. The paint, the staging, all the things. And you got to sell the home. So things like that do happen. It's just part of the business.
