Short YouTube interview between Scott Empringham and real-estate professional Matt Perry. Perry emphasizes that first impressions are critical when listing a home: presentation (curb appeal, paint, landscaping) and correct pricing drive initial interest. He frames the agent’s role as coaching sellers to make their property attractive online and in-person so buyers will travel to view it.

Are there any other strategies that you feel comfortable sharing that you arm the sellers with the people you represent?
Well, I think it's anything like anything, Scott. I mean, if I show up today for this, you know, overweight, poorly dressed, it would be a bad first impression. So I don't make the rules, but first impressions are everything. So it's kind of a fine line to walk of coaching a seller to prepare their property to be most attractive right off the bat. Yeah, price is a big part of it, but there's also the basics of is it something that's going to attract people from behind their screen, get in their car and go to the property? So it is about bringing the property to the market in a fashion that is going to be interesting to buy. And so often I see, you know, people that bring properties to market that maybe the paint's in terrible condition, the landscapes, you know, well overgrown. They don't coach their sellers and say, look, you need to make that best first impression.
