Home on your own without a real estate agent. Maybe you've heard it'll save you money, or maybe you just want to be in full control. Either way, you're in the right place. Because in today's video we're going to unpack exactly what it takes to sell your home by owner here in Bergen county, northern New Jersey, successfully and without regrets. I'm Scott Selleck with the Selleck Group at KW City Views Realty and I've been helping sellers in this market for over 32 years. I've seen a lot of FSBO for sale by owner attempts over the years. Some have gone well, others not so much. But the key difference between success and struggle? It's all in the prep. Let's get into what you need to know first. Understand the market you're selling into. Bergen county is one of the most competitive real estate markets in the tri State area. Buyers here are savvy. Many are coming from New York City or nearby metro areas and they expect professionalism even if the home is being sold without an agent. That means your photos, pricing and listing presentation all need to be top notch. Speaking of pricing, this is where a lot of FSBO sellers stumble. Most homeowners either overprice their property and scare away serious buyers, or they underprice it and leave tens of thousands on the table. You need more than just a Zillow estimate. You need to study recent comparable sales in your neighborhood. Same style, square footage, school district and condition. A buyer is going to do this homework, so if you're not ready with that data, you'll lose credibility fast. Next marketing. Simply putting a for sale sign in the yard and posting on Craigslist isn't going to cut it. You need strong digital visibility. That means using platforms like Zillow, realtor.com and yes, social media, Facebook Marketplace, Instagram reels. Even neighborhood Facebook groups can drive local traffic, but just throwing up a few photos won't do the job. You need a story. What makes your home special? What's the lifestyle it offers? In a town like Leonia, Fort Lee or Teaneck, you've got incredible commuter access. Charming neighborhoods and diverse communities. Sell the lifestyle, not just the square footage. Now showings. Be prepared to schedule and host them on your own. And this can get tricky. You'll have to manage buyer questions, coordinate access and deal with the emotional side of people judging your home. Are you prepared to hear their critiques or negotiate directly without taking it personally? It's not always easy. And finally, contracts and closing. You'll need a real estate attorney. New Jersey is an attorney review state. That means once an offer is accepted, both parties get three days for legal review. But even before that, you need to make sure you're using a legitimate contract. You also need to disclose everything lead paint, roof issues, flood history. Because if you don't, it can come back to haunt you after the sale. So can you sell your home by owner? Absolutely. But should you? That's a decision only you can make. If you've got the time, the marketing skills and the comfort negotiating directly with buyers, you might be able to make it work. But if you want someone who knows the process inside and out and can likely net you more even after commission, it may be worth at least having a conversation.
