Welcome to video 2. In this series, the hyper local deep dive the Gold coast to the Northern Valley. Real estate is often discussed in national terms, but the reality is that the market in Fort Lee is not the same market in Tenafly. If you're trying to value your home based on national news, you're likely leaving equity on the table. The two different areas. Today we're going to dive into the specific town by town data that's driving the price in Bergen and Hudson county right now. I'm. Hello, I'm Scott Selleck with Keller Williams City Views realty. For over 32 years I've navigated the complexities of the northern New Jersey luxury marketplace from town to town. From high rises in Fort Lee to the estates in Tanofly. With over 500 homes sold and over $2 billion in basically career sales volume, I've learned that the high end sector data is the only thing that removes doubt. You know, my goal is to provide you with the clarity and the strategy and you need to move forward with confidence. Let's start with the Gold coast, specifically Edgewater Cliffside park in West New York. You know, this is where properties where see massive demand for luxury lifestyle condos and townhomes that offer, you know, proximity to New York, you know, that Manhattan price tag. But here's the thing. Buyers in these towns and these communities, they're looking for turnkey because construction costs have risen and the premiums for renovation modern homes in Edgewater is currently at an all time high. If your property is dated low inventory market won't really protect you, you know, as much as you really think. Now let's move into it like Leonia and Anglewood. These are special towns. These are where you know, you call stability markets basically driven by community and long term hold value. For example, there's not a lot of turnover there. When homes do hit the market, it's like kind of like an event in the town. A lot of times for sellers this means your market needs to be, you know, cinematic. Basically it needs to tell a story of their neighborhood. Not just a house. You aren't just selling a four bedroom, you're selling basically a 30 minute plus commute into New York City. Good school districts, nice community feel. Then we have Tenafly in the Northern Valley region. This is a prestige market area where you have a high, you know, transactions that are larger and the negotiations are more complex. I've sold over $2 billion in real estate in my career. I can tell you that these high prices, these high brackets, the negotiations don't start. They basically don't start when you sign a contract. They start way before when you're setting up the house properly in the listing and you're positioning the property in the most ideal way. I use my AI driven heat map to see where buyers for tent fly for example actually come from as they're coming from. For example, if I'm brand Brooklyn or are they coming relocating in from California? By knowing where the buyers are coming from, we can tailor the market specifically the strategy towards them. If we know where the buyers are coming from, like for example a high density urban area and we emphasize that but a lot size and the privacy. If they're moving from a suburban area, we're emphasizing the local luxury amenities. So we're taking all these things into consideration. It's not just writing up a quick spot description. My 32 years in the market really have given me the ability to talk to you with knowledge about like street by street understanding of these towns. That an algorithm really can tell you, you know, even on which side of the street in some towns is ideal for the highest potential value. This clarity brings to my clients understanding that their market and their positioning of their property and how to get the best possible outcome and that's all ideal what we're all about. I, I'm here to get you the best possible outcome. Tapping into my experience, my knowledge and sound data and the AI technology and strategies. So you could basically rest assured that you didn't leave any money on the table. And that's what I do for every cell that I work with.
