How Scott Selleck Maximizes Home Prices & Terms For Sellers!

Scott Selleck walks through how he gets top dollar for sellers, using a $500,000 renovated home in Leonia, NJ as an example. He prepped it in days with professional photos and staging, drew 100 people to an open house, and landed 5+ bids including a cash offer over asking. He vets every offer carefully: proof of funds, liquidity, closing timeline, contingencies.
Hi, this is Scott Selleck from Keller Williams City Views Realty. I'm standing in front of 189 Park Avenue in Leonia, New Jersey. We're currently under contract. Today we're doing the home inspection. This house, it's a gorgeous colonial, got renovated back in 2010. Over $500,000 in investment into the property. From what I understand, when I met the owner, it was a product of selling the house across the street. I have 204 Park Avenue also under contract. And basically the owner approached me about two weeks ago and said that he decided to sell the house and he really, really admired the amount of activity that I had. At 204 Park Avenue, where we had two days of open houses, over 60 people ended up in a bidding situation significantly over asking. And it was a great outcome for the seller. So he was hoping for the same type of activity, but his house, we decided when we walked through the house you'd needed some basic improvements that we were able to accomplish, get it all done within seven days. We basically power washed the house. We painted the front steps, porch and the back porch and we had some touch up done and the interior professionally cleaned. That was done in three days. The photographer, professional photographer, custom floor plans, custom picture, everything was done two days later. And we went to market the following weekend. And within 72 hours, that Sunday open house, we had 52 different people sign in and over 100 people at the open house. Now this was a product of my marketing, my focus in the area for 32 years. My focus on bringing buyers from outside Leonia. Some agents try to bring buyers within Lyonya. My strength is to bring buyers from the metro area, international buyers, relocation buyers to houses that are just exceptional. And that day we had over 100 people at that open house for four hours, which resulted in five exceptional bids over asking. And an owner accepted a cash offer significantly over ask. And this is the kind of work that I do for my clients. And that's just the beginning. You have to manage and go through those offers with the seller. And you have to look at, because every cash offer is not the same. You have to make sure that they have proof of funds. You have to make sure that the money is in the United States. Sometimes the money has to come over from overseas and that could take time. I don't count an offer, cash offer as strong and legitimate unless I see bank statements and proof of fund and that the funds are liquid and they're here. On top of that, you want to look at terms for closing dates and appraisal, contingencies and making sure that the seller may need an extra time. So it's all about what in that offer meets the seller's expectations and what in that offer is going to make the seller's life easier in that transition, what they have to go through. Once we did that and we broke down all the offers on a spreadsheet, sat at the table, looked at all the terms, we knew the winner. And now today we're doing the open house, doing the home inspection, and this probably closed in about four weeks from today. So if you're looking for this kind of exceptional service, where you have an agent that's seasoned, that puts 32 years of experience, local contacts, social network, you know, exposure to international buyers, exposure to buyers outside the area, focus on the strategic goal of bringing extensive put traffic to the property so we can come down to the best offers.
