Hi, I'm Scott Selick, your NJ to Florida transition advisor and AI enabled Realtor guiding New Jersey homeowners into their Florida lives one smart move at a time. Thank you for joining me on this next video. Today we're diving into step three of your NJ to Florida transition plan. Pricing your home strategically to unlock your full potential of your equity. This is a step that pretty much makes or breaks your complete outcome. And it's where sellers get the biggest advantage of working with me from experience AI enabled breakdown why pricing matters more now than ever let's be honest, most people think pricing is just, you know, pick a number and let's see what happens. Just doesn't work that way. But in today's market that approach leaves real money on the table and increases days on market and which basically which buyers read as you know there's something wrong with the property. Why is this property on the market? Why is it overpriced? Maybe I'll get a deal. Pricing is a science supported by data, guided by experience and tuned, you know, for buyer psychology. That's the way to do it. Done right, it unlocks the full power of the equity of the home. Done wrong, it reduces the leverage of the seller before they even bring it to the market. It's really important how AI plus my experience working together for 32 years affects pricing a home properly. This is what I'd like to talk to you about. Here's I approach pricing as an AI enabled agent. Number one, AI analyzes buyers behavior in real time. We look at all search patterns, click through activity and engagement numbers for homes like yours, not from last year but actually from right now. Like real time. We identify your value value bands. This tells us where the highest number of qualified buyers are actually actively searching. It's a huge advantage when setting your list price, basically being strategic about it. Number three, we study hyper local comps, not just like generic comps around the area. We truly try to understand your properties, you know, overall condition, the updates that have been done, the street, location, lot type, layout, school zone. We factor all of it in. You know, after 32 years in Bergen County, I know which comps matter and which ones to throw away. You know, and this is such an important thing and I want you to have a great experience and I home in on this. Number four, we overlay timing, intelligence, AI surfaces basically patterns which on weeks, what weeks, what months give us the highest best odds to position a property. Take a look at absorption rates and also buyer's energy. We run pricing scenarios before we choose One, this is where, you know, get some real clarity. I show the different pricing points and how it impacts different factors. For example, the pricing affects the buyer pool size, the dot lost or gained at your net proceeds. Check the showing activity potential, the time on the market, the competitive positioning. These are all factors that take into consideration with pricing. This takes the guesswork out of it by looking at these things and we price it competitively and why testing this market. You know, when you try to test a market at a high price, it's a losing strategy. A lot of sellers want to start high and adjust later. Here's the truth and it is no sugarcoating. This overpricing kills momentum, especially right now. With the changing, normalizing market, you'll come out to stronger and then stall. And every buyer watches these price drops, you know, so if you come out hyper priced, you can stall out. The right listing price however, creates urgency, you know, competition, competitiveness, multiple offers potentially so you can get backup offer potentially in great terms, strong negotiation leverage, you know, and at the end of the day, your higher net proceeds that check in your hand after you take all those expenses out. This is how you unlock your home equity, not by guessing, but by strategic positioning. And what you actually, actually walk away with is the net sheet that you know the price you're looking for. When we land on the right strategic price, the next step is showing you what that means financially to you. You know, I walk you through a clear transparent net sheet that outlines what we expect. You estimated a good gauge on your estimated sale price. Then we minus out the real estate commissions, transfer tax estimates, rough attorneys fees, if you have a mortgage, existing mortgage payoffs, any kind of common miscellaneous adjustments. When you're done, you get a pretty good idea where you can predict, predict your proceeds checks. This is where things get real and often exciting because sellers finally see the true buying power that they'll bring with them to Florida. And it becomes exciting because they can see really the money they're getting. For many NGA to Florida moves, this is the moment that either moves become really possible. Price isn't about picking a number. It's about positioning your home to win. And a lot of my sellers win. And capturing every dollar of equity you've earned, which you deserve.
