In this February 2026 Hudson County real‑estate market update, Scott Selick of Keller Williams City Views Realty breaks down the latest housing data for Jersey City, Hoboken, Bayonne, Union City and surrounding areas. He reports a median list price of $679,000, a Market Action Index of 33 (still a slight seller’s advantage), inventory of about 171 single‑family homes, and an average of 93 days on market (roughly 70 days to contract). While overall prices are stable, price‑per‑square‑foot is trending downward, indicating a subtle shift toward a more balanced market where buyers have increased leverage. Selick analyzes four price‑tier quadrants: the fastest‑moving segment around $599 K (under 28 days), a steady $779 K tier (≈63 days), and higher tiers near $1.35 M where days on market rise to 91 and demand weakens. He notes that 50% of listings have reduced price and 17% have been relisted, underscoring the need for precise pricing. The video concludes with strategic advice for sellers—price correctly from day one, use data‑driven decisions, and partner with a high‑touch service—and for buyers—identify leverage points in a locally variable market. Selick offers his contact information for personalized market assessments and encourages viewers to like, share, and watch future weekly updates.

Foreign welcome to the Hudson County Real Estate market update for February 2026. I'm Scott Selick with Keller Williams. City Views Realty, Hudson County. Home prices are holding steady. Inventory isn't exploding though technically still in a seller's market, which is good. But prices, price per square foot is starting to go down a little bit. Something we have to look at. So what's really happening? Let's talk about it. If you're a homeowner in Jersey City, Hoboken, Bayonne or Union City, or anywhere in Hudson county, wondering whether this is the moment to sell or to wait, this update's really for you. To give you some clarity in what's going on, let's break down exactly what the February numbers are telling us and where the opportunities actually are. The big picture. Here's where we basically stand looking at everything. The medium list price in Hudson county is 679,000. The Market Action Index is sitting around 33, which still qualifies as a slight seller's advantage, though slightly lower than last month at 34. Inventory is holding steadily around 171 single family homes right now in Hudson county. The average days on market is around 93, basically 70 days going under contract. This translation, what does this all mean? This isn't a runaway seller's frenzy. It's a balanced seller's leading market. Demand is still outpacing supply role, but buyers are being more selective. They feel like they can take time. And here's the shift most people are missing, the quiet shift. While prices have been hovering on this plateau, report shows that price per square foot has actually been trending a little downward. That tells us something important. Buyers are getting more house for their money right now in this, in this balanced market. Larger homes are coming to the market and buyers are negotiating differently than they were about 18 months ago. So even though the medium list price stable, the leverage dynamic underneath this surface is shifting. And this is where, and this is what a transitional market looks like. Not crashing, not surging, basically like a rebalancing. The sweet spots are priced here really. Let's look at the different price points in the market. There's about four different quadrants. The fastest moving segment right now is about 599,000 where the days on market on average are basically under 28 days. The absorption rate is very strong and that that momentum lane that's really moving quickly. The next tier around 779,000 is moving steadily with 63 days on market. But once you move up to the tier of around 1.35 billion days on market start to climb 91 days and absorption slows kind of significantly. And the report even highlights that the upper middle quadrant is showing weaker demand right now compared to other sections. That's textbook. Hudson county basically now the more affordable single family product always moved faster and more efficiently in Hudson County. The upper tier requires precision and pricing and patience. This is not a spray and play market. This is something you have to really focus and get it right. The strategy, market, pricing, discipline matter is even more important than sellers think. 50% of the listings have basically reduced their price. 17% have relisted. Basically telling us that the sellers who overshot the market are getting basically corrected. Right now they're basically adjusting. The market will tolerate this kind of ambition. It will not tolerate denial. If you're priced correctly from day one, you're you got the momentum, you're going to get the best outcome. If you chase the market, the market chases you downward and you can lose a lot. High touch service, data driven decisions and zero surprises is what you get with the seller group.
