Hi, this is Scott Selleck from Keller Williams City Views Realty. I have a new listing that's coming online this weekend, 1 Moore Avenue in Leonia, New Jersey. Cape Cod, 3-bedroom, 1 full bath, but the upstairs has a huge unfinished section that can easily be another bedroom and another full bath in addition to the basement. Has a giant basement with high ceilings, so we can take a walk in with me. As you look around this area, we are right across the street from the tennis club and right down the street from the pool. We're going to take a walk through. This is a garage as well. You have nice front steps. As you walk in the house, you have this foyer with this little area there, little shelf, and you have a closet right to the front entrance. So you— I'm just going to walk forward, and this is the living room area. I'm going to pull back first just to show you what the front looked like that I just came through. The place has been freshly painted, really nice hard floors, hardwood floors. And then to the left as you walk in, you have the dining room. So you have a separate dining area that leads into an updated kitchen. I believe the work was done in 2018. We have double door stainless steel refrigerator, ice maker, nice cabinets, Granite. You got a gas range. You got the microwave oven above the gas range. Hardwood floors throughout the kitchen. I'm going to pull right back around here so you can get a much better feeling. You have a separate en— side door that goes out to the side, steps down, that heads to the backyard. And this gives you a much better feeling of the kitchen area. This place is turnkey. Going back towards the dining room, and you're facing south. So you see, even at this time of day, it's about 5 o'clock on Wednesday, and we're getting some really decent light. This is them sitting in the dining room. I'm going back now towards the living room, living room again, back towards the front door we came in, and then looping back around so you get a better feeling for the living room. And now we're going to go straight ahead. Now this home has a bedroom, 2 2 bedrooms on this level, the first level, plus the full bath. And each of the bedrooms, in addition to the dining room, there are ceiling fans throughout the house. So 3 bedrooms and the dining room have ceiling fans. There's hardwood in the living room and there's nice carpeting in the bedrooms. Maybe there may be hardwood underneath the carpet, I'm just not sure. This is the bathroom, a This is the second bedroom. See, everything's been freshly painted, touched, and basically nice carpeting. Windows are replacement windows. There's radiator heat on the first floor, and there's baseboard on the second floor. That's an additional closet. Every— all three bedrooms have closets. This is looking back at the living room again, and we're going to go upstairs. The true potential of this house is that there are two spaces in this house that have significant potential for expanding the interior space of this house. This is the upstairs bedroom, which is pretty large. I'm just trying to work towards this corner to give you a better feeling of the space of this bedroom. You got a closet here. Now the potential is this space here is for roughly $5,000, my contractor can sh— this room and basically finish it out to be usable. There's no heat source here. That would be something someone would have to get, but to have a second full bathroom, a large bedroom, this area's already got all the insulation. It's all ready to go. They'll basically be sheetrocked. It's got the hardwood floors. And this section is where I would put the bath— the second full bathroom right here. It's right above the downstairs bathroom. No-brainer. Sheet right in, put the system right there, and you double the size of this second floor.
