Buying a home in Leonia, New Jersey. It's competitive, fast moving and full of challenges. But with the right strategy and expert guiding you, you can win the day and secure your dream home. Hi, I'm Scott Selleck, a seasoned real estate expert. Keller Williams with over 32 years of experience helping buyers navigate this tight inventory market in Bergen and Hudson County, New Jersey. I've seen it all the bidding wars, the market shifts and the missed opportunities for buyers that work with agents that really weren't prepared or understood how to strategize and put office together and cost them losing their houses. Today, my goal is to help you avoid those pitfalls. I will discuss five strategic tips to get the best deal for you, make wise decisions and win your dream home with confidence. Stick around until the end of because I'll be sharing a pro tip that really gives you an edge, one that has repeatedly helped my clients come out on top. Tip number one get your mortgage pre approval first. Without a pre approval, sellers won't take you seriously in the competitive market. You also can't make an offer without having a written pre approval. It clarifies your total cash outlay and builds your monthly payments including your property taxes, your principal interest, your insurance and hoa. You're purchasing a condo. You will know what price range you can also afford to to avoid wasting time at homes outside your budget. This will prevent you from walking into a wonderful house and wanting to make an offer and then get heartbroken because you didn't do your homework and you really can't afford it. While getting a pre approval, you can also uncover errors in your credit report that takes time to fix. It's better to handle those up front than to deal with them later on and that can affect your closing. Some buyers qualify for first time homebuyer program grants, down payment assistance and discounted interest rates. This could only happen if you speak with a lender that goes through the pre approval process up front for you to see if you fit into the programs. Talk to a trusted lender and get your pre approval letter before you start house hunting. If you need a really reliable lender, I have a trusted partner who can get this all done for you to pre approval. The best part is there's no cost. It's free. Tip 2 Make a smart market Data based offer. It's the market, not emotions that determine home value. A professional agent will guide you to based on current conditions. Whether it's a buyer's market where you have some leverage because homes are sitting, or seller's market where you need to be aggressive because it's a tight market and there's not a lot of place on the market if homes consistently sell over asking price. You must be prepared to bid at ask or above if you really want the house. That's why it's important. A seasoned agent will provide you with a competitive market analysis report which helps ensure that your offer is competitive and that you don't overpay. How does it do this? A CMA looks at the similar homes on the market under contract and sold in the past six to nine months so you can get a clear idea of what the house you're looking at is worth, which will help you make an offer and also be comfortable with your offer. Tip 3 Stay informed on the market trends with your agent. This is very important to stay up to date daily and follow the market. Market conditions can change fast. What was true six months ago may not be true today. Low inventory homes sell quickly. Be ready to act. This is the current market we're in right now, which why it's really important to be on top of things. Understanding price trends gives you an edge over less informed buyers. Tip 4 Never skip the home inspection. This is really important. 32 years I've never told someone to do that. Even in a hot market, waiving inspections can be risky. They the inspection period allows you to negotiate repairs on credits with sellers for general inspection, termite radon, sewer line inspections, electrical, plumbing. Anything that comes up in a home inspection. You want to know that these are not material defects, structural issues because you want to make sure that you deal with these during the home inspection while you can talk to the seller about it. If they're not reasonable, you can cancel the contract for that reason. If you look at a house that is an older house that's been converted to gas, always get an oil tank inspection. That $250 that you'll spend for that oil tank inspection could save you thousands of dollars. It's the best decision ever. Tip 5 Keep your finances stable. Avoid these common mistakes. Do not go out and buy a car, open up a credit line for new furniture or make a huge purchase during your sale contract mortgage process you your lender continuously monitors your financial situation. Any major change can impact your loan approval. It's really important. Even a tiny change in your credit score could cost you thousands of dollars in higher interest rates. So do not do anything while you're under contract. Work with an agent that has a strong negotiation strategy that understands this process. Sellers don't just pick the highest offer they choose the offer that makes them feel secure and with the least amount of stress possible. Wouldn't you do the same? Example of offer terms are flexible closing dates, substantial deposits, fewer contingencies. That's what makes your offer stand out if it's in your comfort zone. A well crafted offer isn't just about price. It's about giving the seller confidence that your deal will close. My clients win because I know how to package them. I work off their strengths and position them as the most substantial buyer with the highest motivation to close. Because they got pre approved, because their money is in order, and because they understand what they want and what's important to them. These are all things that are very important that make a difference. But only working with an agent that values that will make the difference too. Listen. Thank you for listening. I hope you got some benefit from this video. Give me a call for a free buyer's consultation to learn more about the process. It's. It's important. These are just a couple of tips, you know that will help. I have a wealth of information for 32 years and the most important thing, always be looking after you. I always look ahead. I always problem solve. I always try to make things easier for you.
