A real-estate agent (Sam) records a final walkthrough for 3021 Edwin Avenue, Apt 3H in Fort Lee (Lynnwood Park Cooperative), describing it as a studio that sold for about $165k and emphasizing the importance of a complete, well-formatted co-op application (tax returns, credit, and a 3:1 income-to-maintenance ratio). Sam draws on 32 years of local experience and prior successful sales of similar co-ops, stressing that careful preparation of documents and presentation to the co-op board yields smoother approvals and top prices. The video is both a property walkthrough and procedural advice for buyers/agents navigating co-op board approvals.
Hi. Today I'm setting up for the final walkthrough for 3021 Edwin Avenue, Apartment 3H in Fort Lee. The Lynnwood Park Cooperative, the huge co op complex right behind the Lynwood Plaza across from our office. This apartment is a studio apartment. It basically went for close to 165. Very straightforward sale. It's a great complex. You just have to have a buyer that basically has everything in order with their tax returns, their credit, and basically three to one ratio with the co op is very important. And following the protocol and putting everything in order with the application. I've sold seven of these co ops across the street from my office. I know the process inside and out. And I had the pleasure of working with Brandon from our Keller Williams office in Hoboken City Life. That was very on top of his game with his buyer. So today we're going to have a successful closing. I look forward to working with the next seller in the community if they have any questions about the process. It's always about the process. It's always about understanding what's needed, how to format the buyer, how to basically get everything in order with the application, how to collect all the documents in such a way. It's about presenting it to the co op board that is favorable. And this only comes from experience. 32 years experience in the field working in Fort Lee, Bergen county, northern New Jersey. You don't get that. You get agents that simply will wing it and there's hope that the co op board will accept it. I respect my seller's time. I respect my client's time, my time, and I'd rather have it done right. And that's also how you get the top price and how you get everyone to have a great experience at the closing. Until the next closing. Have a great day. Sam.
