Why Are Bergen County Homes Selling So Fast?

Scott Selleck breaks down why Bergen County homes in the $580K–$1.4M range are selling in 14–21 days, nearly four times faster than the county average. Fort Lee, Leonia, Tenafly, and Ridgewood are moving quickest, driven by low flood risk, NYC proximity, and top schools. Well-priced condos and updated Colonials are getting multiple offers.

Why Fort Lee and towns like Ridgewood have sellers that have a secret advantage right now if you own a home in northern New Jersey, Bergen County Submarkets the latest market data just revealed why you're sitting in an absolute sweet spot for sellers right now. What I discovered this week will change how you think about your timing in real estate. I'm Scott Selleck with Keller Williams City Views Realty, and I specialize in the communities from Fort Lee to Ridgewood, New Jersey. That's an incredible stretch where you can get Manhattan skyline views in Fort Lee, excellent schools and reasonable commutes further west into the suburbs of Ridgewood, Glen Rock, Wyckoff. I analyze this micro market data every week because my clients need to know exactly what's happening in their neighborhoods, not some generic county average. Here's what the latest MLS data is telling us about our marketplace in Bergen county and why it's such good news for sellers. While Bergen county overall shows homes taking about 78 days to sell sell, look what's happening in your price range. Property is in a $580,000 to 1.4 million dollar range, which covers most of Fort Lee, Leonia, Tenafly, Ridgewood, Glenrock, you know, the Paramus sell in just about 14 to 21 days. That's lightning fast. But here's the exciting point. The luxury market above 3 million has taken longer at 56 days despite strong demand. Why does this really matter to you? It means buyers who might usually trade up for those $2.3 million properties in Alpine or Upper Saddle river are staying within their range of the 1.4 million. They're not getting priced out by rates. They're becoming more cautious about value. Meanwhile, the entry level market, the value under 580,000, is experiencing increased competition and more inventory and longer market time. So our communities such as Anglewood, Teaneck, Paramus, Dumont are striking that perfect balance right now for sellers. Now, here's why our specific market have such an advantage right now. First, we're not dealing with the flood zone concerns that other other areas of parts of Bergen county or Passaic county are dealing with. The market sentiment data indicates that flood risk is a significant factor right now for buyers. However, communities like Fort Lee, Richfield, Ridgewood, Leonia located on a higher elevation, which reduces these environmental concerns somewhat. Second, our proximity to New York City means that we're attracting buyers who need good commuting access but also want more space than they would normally get in Manhattan or Hoboken. And what's prevalent is they're prioritizing that space over being located in city centers at this stage. Third, the school districts and many Bergen county municipalities offer exceptional education options providing value compared to the ultra premium areas. The data shows that 14% of the county listings experienced price decreases recently. However, in Fort Lee, Leonia, the Tenafly markets over the last month, correctly priced homes are receiving multiple offers because they have the perfect combination of desirability and a strong value proposition. Here's what I'm seeing on the ground in these communities. A well priced condo in Fort Lee with Riverviews is getting three to four offers. An updated Colonial in Glenrock or Ridgewood is going under contract in 10 days or less. Townhomes in Anglewood and Teaneck are selling quickly when they're positioned correctly. However, and this is crucial. It's all about understanding the micro pricing in each community. A $900,000 home in Fort Lee competes differently than a 900,000 home in Richwood, even though they're the same price. That's why generic market advice doesn't work. You need someone who understands that Edgewood, the Edgewater waterfront operates different than towns located inland and what happens is that the different neighborhoods have distinct buyer patterns and preferences. If you're considering selling your home in communities such as Fort Lee, Leonia, Tanafly, Ridgewood, River Edge or the surrounding areas, let's discuss what this data means for your specific situation. I'll show you exactly where your home fits in the current market dynamics and to position it to take advantage of this mid market sweet spot I'm talking about right now, please visit my website@sellexcelsnj.com because in a market this good for our area of Bergen county, the only mistake is waiting too long to take advantage of it.
