So what we've got up on the board behind us is the 4 levels of due diligence that every property investor needs to know. Level number 1 is your macro level of due diligence. This is where we're starting to understand the overarching trends of the market, all the different bigger trends in the market that may impact the overarching country. Once we understand that, we come into the micro level of due diligence. What we're really talking about, the key drivers that are going to make a property area go up, down, or sideways. The 3rd level is your niche level of due diligence. This is where we're understanding from an individual property standpoint, what is going to make this house or this unit or this townhouse outshine everything else around it? Then finally, we come into the analysis where we start to understand suitability. Is this property suitable for my portfolio? These are the 4 factors associated with the due diligence framework where I want you to be able to take this property, run it through a framework, get to the end and go yes or no, this property does not serve my property portfolio at this point in time.
