99% of property investors start with big dreams, financial freedom, early retirement, and security for their families. But here's the harsh reality. Most are never going to get there. The difference between those who build real wealth and those who struggle comes down to a few very critical decisions. And if you don't make the right ones, you could spend years just spinning your wheels, wasting time, money, and opportunity. Hi, I'm Todd Polke, a wealth strategist and investment coach who has helped thousands of people build multimillion-dollar investment portfolios and create true financial freedom. So today I'm gonna walk you through the 5 steps to building your own property investment strategy. Grab a pen and paper or open up a doc and let's get started. Number 1, map out your goals and your dreams. The journey to financial freedom begins by defining what freedom means to you. Everyone's version of success is different. For some, it's earning enough through passive income to travel and live freely. For others, it's about a certain income threshold before actually considering retirement. The first step is to ask yourself, what type of life do I actually want to live? Is it a peaceful life on the beach with a few properties? Or is it jetting off on regular overseas holidays, all while your portfolio is working for you? Whatever it looks like for you, it's important to have a clear idea of your goals because you are then going to begin to start crafting your strategy moving towards this outcome. To get started, I want you to answer the following questions. Where do you want to live and in what type of home? What do you want to spend your time doing and with who do you actually want to spend it with? And finally, what is the legacy that you want to leave, whether it be for your family or whether it be for the planet? The answer to these questions will be the blueprint for your future. Number 2, let's go and set some very clear goals. Once you've got your goals clear, break them down into actionable steps. For example, my clients Paul and Anna set the following goals for themselves and for their family. Create a passive income to live comfortably. Pay down our home mortgage in the next 7 to 10 years. Help our kids into the property market. But while these goals are fairly specific, they're still a bit vague. There's nothing concrete or measurable here to build a strategic plan around. So how do we take this solid starting point and how do we turn it into a clear actionable target? Once you've mapped out your ultimate life in detail, the next step is to put a price tag on it. Break it down. Go through each component and assign a dollar figure to what it actually costs to make this vision a reality. This transforms your dream from something abstract into a clear financial target that you can work towards with purpose. For Paul and Anna, the first property they got for the capital growth was absolutely perfect. It was in a high-demand suburb with with strong capital growth potential. It appealed to both home buyers and investors, making it easy to sell in the future. This one was a house and land package, and through that process, they were actually able to create instant equity on $60,000 on the way into this deal with lots of future growth potential. Making the right property choice reduces risk and maximizes future returns. And that leads us to number 5, due diligence. The final step is doing your due diligence and negotiating the best deal. This is going to include running the numbers, ensuring the rental yield, cash flow, and growth potential stack up, checking contracts, understanding terms, fees, and obligations, negotiating strategically, securing the property at the right price and the terms. Too many investors skip this particular level of due diligence, which is all about analysing the numbers, analysing the deal, and negotiating it to make sure it fits your individual situation. For Paul and Anna, their due diligence and their negotiation paid off beautifully. This is why it's absolutely critical to work with the right team.
