When you're looking at choosing the right deal, let's understand the best deals are never done on realestate.com.au domain. They're always done off market, right? And so when you find the deals that really outperform, it's those off market opportunities which is really gonna make the biggest difference. And so most of my properties, every now and again, like something cracking jumps up on realestate.com.au, like my forest I found on realestate.com.au, passed on by a buddy of me. And I got a great deal on that, like beautiful space and a great deal. And so, but it's more the random as opposed to the normal, okay? And so normally I can go in and access off-market deals and get better opportunities, right? And every now and again, a good one pops up somewhere else. So finding the right property selection, which is your asset due diligence and your analysis of the deal itself, is where the game is really won on that. Like making sure it fits in with your overarching portfolio.
