In this video, financial coach Todd Polke reviews a new private client—a couple in their early 50s whose retirement plan is off track and whose portfolio is bleeding cash. He outlines a three‑part, step‑by‑step strategy to get them back on the path to financial freedom within ten years. First, he recommends halting any new real‑estate purchases and extracting equity to increase liquidity and improve serviceability. Second, he aims to create two to three new income streams within the next 12 months, which will stop the portfolio’s cash outflow and boost borrowing capacity for future buy‑and‑hold properties. Third, he plans to revitalize their superannuation by selling an underperforming asset and implementing a three‑phase super strategy to align it with their freedom goals. Polke emphasizes that each layer builds on the previous one and promises a follow‑up meeting to add the next strategic layer. He ends with a call‑to‑action, inviting viewers to comment “game plan” if they want a personalized strategic plan to restore their own portfolios.

Okay, so I just jumped off a call with a brand— one of my brand new private clients that I work with to build strategic plans with in terms of getting towards financial freedom. Now these guys are in their early 50s and let's be clear on their situation. Currently they're bleeding money. Their plan for retirement is nowhere near where it needs to be to create the result that they want over the next 10 years. They want to get closer to move back closer to family, but they've been pricing themselves out of the marketplace 'cause the property prices just keep going up and they feel like they're chasing prices up a hill and their overall portfolio is at an absolute standstill right now. Common problems that I see on a consistent basis from many, many investors. Now we've created an initial plan for them to start revitalizing this portfolio and get back on track to creating their financial freedom. The very first thing that we're gonna be focusing on doing is getting liquid in their portfolio because they found themselves stuck without the serviceability, without the cash flow, be able to kind of take the next steps to be able to do anything. So we are stopping buying any more real estate or anything like that and we're just getting ourselves liquid in the portfolio, drawing our equity out. Our second step we're gonna be focusing on doing is how can we focus on generating 2 to 3 income streams over the next 12 months in their situation? This is gonna do 2 things in their situation. Number one, it's gonna stop the bleed in their portfolio and start putting money in their back pocket rather than taking money out. And number two, it's gonna help their serviceability for future property purchases that they wanna do as part of their buy and hold portfolio. The third thing that we're gonna be doing is that we're gonna start to revitalise the superannuation situation. Unfortunately, they've had some poor advice and they've made some poor decisions inside of their super. And yes, they have one asset in there which really isn't growing or doing what it needs to be doing to create the freedom that they wanna be able to do. So we're gonna be selling that asset. Sometimes in portfolio, you've gotta take one step back to take multiple steps forward, and that's definitely the truth in these guys' situation. As we sell that, we're gonna move into a more strategic direction with a 3-phase plan to be able to get their super, get their situation, get their portfolio back on track to creating financial freedom in the next 10 years. It's always a step-by-step in their portfolio. This is layer 1. I look forward to catching up with them again in the next 1 or 2 weeks to be able to kind of put that next layer on top of their strategy. Now, if you're in a situation where you are looking for a more strategic game plan in your current situation to create the financial freedom that you want, then comment the word game plan below and we'll reach out to you and let's see if we're a fit to be able to work together to kind of get your portfolio back on track and get a proper strategy in place.
