Some brokers submit loan applications to multiple lenders at once, triggering hard credit checks that damage your score and can ban you from new lending for six months. Demand written confirmation before any credit check, and insist brokers assess the deal first.
Shit brokers will go and swing your application around to multiple different lenders and do credit hit here, credit hit there, credit hit there, and then you're done. No lending for minimum 6 months. See it happen all the time. If I'm going to get a loan at a bank, if I'm applying for anything, the first thing I'll say is, now, now, this application you're putting in, you are not— and I repeat, and I'll get it in writing— you are not to do a credit hit without my prior approval. I want you to do every check you possibly can to let me know that if this deal is going to go through and if I service. And then based on everything you can do in the meantime, you let me know if it looks okay, then we can do a credit hit, right? Because protect your credit file.
