If you wanna build serious wealth through property, then you need to stop relying on public listings. The best deals, the ones with the highest returns and the biggest upside aren't on realestate.com or Domain or any of your mainstream real estate websites. They are secured off market before most investors even know they exist. Hi, I'm Todd Polke, your wealth strategist and investment coach who has helped thousands of people build multimillion-dollar investment portfolios and create true financial freedom. In this video, I'm going to show you how off-market deals can radically transform your real estate investing journey, why they are the secret weapon of seasoned investors, and how you can tap into this powerful pathway and this powerful strategy. Some of you might be wondering, well, why does that actually matter? Why not just buy a property that's on the marketplace where I can scroll through the websites and find what I may like? Well, when you buy a property that's off-market, you're bypassing the competition. Think about it. If a property is listed on realestate.com websites, for example, there's gonna be hundreds of other buyers looking at it, which can drive up the price. In contrast, off-market deals are often negotiated in private, meaning that you aren't battling with 1,000 other people. The seller isn't trying to create a bidding war, so you have a much better chance of securing a property at below market value. Now, you're probably wondering, how do I actually find off-market deals? And it's a really good question. There are several strategies that you can deploy to tap into the off-market world. Now, let me give you a few of those tactics. Networking. The power of relationships in real estate is absolutely huge. Whether you're talking to other investors, building relationships with property managers or real estate agents, builders, or even friends, it's a great way to be able to tap into other people's networks to see different deals that may be coming up which haven't been brought to your attention. Some people take a more active approach by doing direct mail campaigns. They might be sending letters or postcards to property owners in areas where you may want to buy, and you never know who might bite at something like that to have a direct conversation with you. They might've been open or thinking about selling, but they just haven't gotten around to it yet. And you're now there offering them a private hassle-free sale. It can be incredibly appealing. Wholesalers are another one. And these are people who find off-market deals and sell them to investors at potentially even a slight markup. They have access to deals that you won't find in the open market. Sometimes it can be worth connecting with them. Finally, online communities and forums or even investment groups can be a great space to find where other investors gather and where the ability is to be able to go and access deals that others are putting together and offering it out open to their network, very often before anyone else gets a look in at these. One of the reasons that so many people come and work with myself and my community is because of my access to off-market deals. You know, I've been in the game for 20 years now and I have strategic relationships all around the place, not just in the property investment world, but in a lot of alternative type of market deals. And let me tell you, these are deals that you're never gonna find on market and they'll give you far better outcomes and far better results. So that's where finding a community of like-minded people who are actively investing in the marketplace can be one of the most powerful investments you could possibly do. Less time in the market. Off-market properties typically don't linger if it is a deal worth looking at. What that means is that you don't have to deal with the frustration of losing out on the deal because someone else came in with a higher offer, but you have to be ready to move and execute on the deal as well. Hidden potential. Sometimes you can negotiate some interesting deals in these opportunities which can bring out a whole bunch of more profit or cash flow you didn't know that was before. Because you have the ability to deal directly with the person, you have the ability to be able to negotiate some interesting opportunities. And that means there's potentially some huge opportunity for add-value deals. If you're willing to put in the effort, you can increase the property's value significantly, creating equity and long-term wealth, or even buy more time in the market, which is sometimes going to be a really valuable opportunity. So there you have it, the power of off-market deals. If you want to get ahead in real estate, Finding these type of deals can supercharge your portfolio. They are where the real opportunities lie, and with a little extra effort and strategy, you can secure properties that others don't even know about it. Or by joining the right strategic network where you can get access to these, they're handed over to you on a silver platter and you can cherry-pick the best deals. So to wrap it up, here's what you need to remember. So to wrap it up, here's what you need to remember. Off-market deals offer better prices, less competition, and often more negotiating power.
