Tyson Smith turned $100 into $17,500 by wholesaling an off-market property. He found the deal using a $99-per-month website, cold-called the owner, locked in a contract at $350,000 for a $367,500 home, then assigned it to a cash buyer. The inspection period lets you back out risk-free if you can't find a buyer.

Here's how I turned $100 into over $17,500. And I'm actually going to show you step by step how to do this. You're going to want to go ahead and like, bookmark this video so you can reference back to it later. First, you need to find a rundown house just like this one that I found. But you do not want to go looking for houses like this the way normal people do by seeing what's listed on the market. Instead, you need to find them off market so you don't have to deal with all the annoying BS fees that realtors charge. The way I find these properties is by using this website that starts at just $99 a month. This is all you'll need. The reason why I use this website is I can search any city in the United States and it will automatically show me not only all the properties that are off market there, but also has an AI tool that will show me out of those properties which ones are the most likely to be best for this strategy. I then will call all of these people up and ask them if they're interested in getting a cash offer for their property. If they are interested, I'm going to make them a lowball offer for me to buy it from them. And they're going to take this lowball offer because even though their house is run down, I'm going to offer to buy it completely as is. So I'd have to make any repairs and I'm going to offer to pay all the closing costs and I'm going to tell them there's Now I know what you're probably thinking. Well, Tyson, I thought I only needed $100. How am I supposed to offer cash to buy these properties? Don't worry, because look, just like this deal where I offered them $350,000 to buy the property, I have a 3-day inspection period during which I can back out for literally any reason I want. But of course, instead of doing that, I'm just going to search the same area. Instead, I'm going to filter by cash buyers in that area and I'm going to sort it by people who purchased properties for cash in the last 12 months. As you can see, there were over 2,000 different properties that did that. And the very next day I found this person who's willing to buy it for $367,000. $367,500. So this person deposited $367,500 plus the closing costs to this title company's bank account. The title company then gave the person who was originally selling the property to me their $350,000 and then sent me a wire transfer for the difference of $17,500 in pure profit. Now you are probably thinking, Tyson, what is the catch? Well, it's just you have to cold call a lot of people and make a lot of people lowball offers, but you only really need 2 or 3 of these a month and then you're making well over $500,000 a year. There really is no risk because of this inspection period, which again allows us to back out, get all of our EMD, anything about value we've given to the seller for free as long as we back out during that inspection period. And our end buyer does not have any such inspection period. And also they gave us $5,000 of nonrefundable EMD that they can't get back at all. So even if they do back out last minute, we get to keep their $5,000. And by the way, if you're new here, my name is Tyson Smith. All I do is post videos showing you how to make money in real estate. So you're going to want to go ahead and follow me. Your bank account will thank you for it.
