In this video, Tyson Smith explains how he earned a $15,000 profit on his first real‑estate flip at age 22 using a contract‑assignment strategy that requires only a $100 earnest deposit and no real‑estate license. He outlines the mechanics of a typical transaction: he placed an offer to buy a house for $230,000, paid a $100 earnest deposit, and had a 15‑day inspection period during which he could back out risk‑free. Instead of closing, he found a buyer willing to pay $250,000 for the contract, assigned the contract, and pocketed the $20,000 spread (after closing costs). He emphasizes that the deal involved no property inspection, no renovations, and no capital beyond the earnest money, and that the contract can be cancelled for free if a buyer isn’t found, returning the earnest deposit. He concludes by inviting viewers to comment “training” to receive a free 10‑minute video that details how he sources discounted contracts and buyer leads.

I made $15,000 profit on my first ever real estate flip when I was 22 years old, and I did it just using a couple hundred bucks and without using a real estate license. Let me show you exactly how I did it. And this is the exact strategy I taught Christian, who used it to close a $16,000 deal this week. First, you need to understand how a real estate transaction actually works. Take, for example, this house I flipped right here. I offered to buy it from the owner for $230,000. However, I didn't actually have $230,000 because that money isn't due until after my 15-day inspection period. The only money I had to put up was this $100 earnest money deposit. Now, during this 15-day inspection period, I could have inspected the property, maybe gotten a loan for it, but instead I just found somebody who was willing to buy that same property for $250,000. So this piece of paper right here literally allows me to sell the right to my original contract to this person for $250,000, where they have to pay $250,000 plus all the closing costs. And then when the deal actually closes, the title company just sends the $230,000 that I promised them to the original seller. The other person gets the house, and I got to keep the difference of $20,000. That's a $20,000 profit on a flip of a property that I never even saw in person, never swung a hammer, did any repairs to, and never even paid for. And the best part is there's no risk either, because even if I couldn't find somebody who would pay more than $230,000 during my 15-day inspection period, I'm allowed to cancel that contract absolutely for free, and I even get my $100 earnest money deposit back. If you want to learn exactly how I'm finding these properties that I'm able to get under contract for a discount so I can sell them to somebody else and make more money, and how I find the people who are actually buying the properties, comment the word training down below and I'll send you a free 10-minute long video that breaks down exactly how I do it.
