All right boys, we are back at it. What is up, Jelly? How you doing, bro? Welcome back. Thank you, sir.
Please leave your message. Please leave your message for—
All right, Jerry Bloomsdale. Missouri. Had to think about that one.
M-O.
Had to think about that state abbreviation. Guys, I need to shave so bad. What the fuck is this?
Hello?
Hello, Jerry? This is S. I'm sorry, this is who? This is S. Oh, hi there. I was looking for the owner of 9769 Three Oaks Lane.
That would be me.
Awesome. It looks like you filled out a form on our website about selling this property.
No.
I have here that a Jerry Hogan filled out some information and said that he might—
I didn't.
What's that?
He might have, I didn't.
Okay, well, uh, is he around?
Not right the moment.
Okay, is there a better time I could call back and speak with him?
Uh, I would do around 5:30.
Around 7:30?
5.
5:30, okay. What time is it? Uh, I'm in Phoenix, so I'm a couple hours behind. What time is it there?
It is 3:16.
All right, well, so I'll give you a call in about Just a little over 2 hours. Okay.
All right. Thank you.
All right. Thank you.
Bye-bye.
I cannot understand what that lady was saying. All right. She's speaking through McDonald's call box, bro. That's exactly what it sounds like. That's exactly what it sounds like. What's up, Gibbs? No, we— yes sir, you know it. Uh, huge fan of Lead Zolo, user 4179015299763. Huge fan of Lead Zolo. Uh, the owner of that, or one of the owners, Drew Carroll, is a man that I respect Very much. I mean, not to say I don't respect all the owners. Adam's great too, but I just have a personal relationship with Drew. He's helped me a bunch and I think he's a very smart guy. All right, gonna be live all afternoon. I'm gonna be live for the next until fucking, yes, I'm gonna be live for a while right now. And guys, how about this? Let me give you guys some info about what's about to go down. Is I hired a new acquisitions manager and he's gonna come and he's gonna sit right there in that chair and he is going to— I'm gonna be training him. So basically I'm gonna be having the conversations and I'll talk to him about the call and things of that nature. So you guys will get to watch some of that. Sound cool?
Cool.
Yes, Kara, I do go live pretty much every single day. Monday, Tuesday, Wednesday, Thursday, Friday, and Saturday. Yes, I do have buyers in Detroit. What's up, Jamie? How you doing? You lose DeAndre Hopkins. Who is DeAndre Hopkins? What's up, Roman? Quick question, do you need a title from every state you get contracts in? No, no, you do not. Do you suggest Luminary Leads? I don't know what that is. Luminary Leads. Oh, I'm pretty sure I tried Luminary Leads. Um, I was like beta testing or something, if that's the company I'm thinking of. Chase, lunch was great. I had half a pound of ground beef, I had half a cup of rice and a quarter cup of cheese, and it was good. All right, let's call Mary. Uh, Landon, yes, I have been going home every single day for lunch while I've been cutting. Normally I just eat Chipotle or like a chicken teriyaki bowl when I'm not cutting, but because I'm being really serious about my calories and everything, I've been cooking every single one of my meals. So that plant never seemed to die. It's because it's fake. If you were to have business cards, what would you put as your title of network? I have business cards. Now I'm not going to show you my phone number.
Please leave your message for Mary.
So it says my name, owner, it's got my email on there, and on the back it's got a little QR code for our website. Pretty nifty, eh? Now, have I ever given out a business card a single time in my life? No, I have not, because I just tell people to follow me on Instagram.
The fuck?
Give somebody a business card like I'm in goddamn the 1980s? Hey, you have a business card? Just follow me on Instagram, bro. Hit me up there, you know what I'm saying? That's a business card. That's what they want to see. That's what they want to see. All right. Yo, effed around, locked up a virtual deal. What's a pro tip to dispo? Omar, congratulations, bro. That's very exciting. I would dispo it by going to, let's see. First of all, I'm going to list it on all the relevant Facebook groups, Facebook Marketplace, and Craigslist. Then if I don't already have buyers in that market, I'm just going to start calling realtors in that market and see what buyers they know. Also, if it's a first time in a market, I would find a good, like a big wholesaler like Keegley, Networth Realty, what's the other one called, New Western, and I would try and JV with them. Alright, how close are you to $250K? Jake, I'm not sure. That's what I can tell you is we've gotten 13 contracts. Alright, will the We Buy Homes Cash office have a Chipotle in the food court? No. The We Buy Homes Cash office will just have a private chef whipping up chicken and steak and fish and rice on the daily. That's what we'll have. None of that fucking— look, Chipotle is great in a pinch, but I prefer somewhere with no seed oils. All right, no answer. On to the next. Wallace Meadows. This is in the middle of fucking nowhere. All right, we'll give it a call. We'll see what's up with this. All right, is there always an abundance of cash buyers? No, not always. Depends on the market, man. If you're trying to sell a bunch of shit in fucking Jolly, Texas, where nobody is, then no, there's not going to be an abundance of cash buyers. But if you're in a market like Houston or Dallas, Texas, where there's a bunch of people, yes, there will be an abundance of buyers. What's the new killer doing right now?
Hello?
Hello, Wallace?
Yes.
Hey Wallace, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property in Meadows of Dan. Or, I'm sorry, yeah, Meadows of Dan. In Virginia?
Yeah. Yes.
All right. Have I caught you at a bad time, Wallace?
No, you're fine.
Excellent. Well, what I wanted to do is take about 5-10 minutes to kind of gather some details about the property. And at the end of the call, one of two things will happen. One, it fits our company's buy box and we will have a cash offer for you. Or two, it doesn't fit our buying criteria and I'll be able to give you some options that will better fit your needs. Does that sound good?
Sounds good. Awesome.
Hey Wallace, while I go ahead and get this property pulled up over here on my end, could you kind of catch me up to speed on the situation? Uh, what's got you thinking about selling this place?
Well, uh, my wife died. Both our names on it, got a VA loan. She passed away and I just didn't feel like making payments for a couple years, and I didn't. I just got, you know, depression, whatever you want to call it. I got like $20,000 behind and they said they're gonna sell it December 22nd. I had a couple people like y'all that want to buy it. But the problem is it's still in my wife and my name. My name. I haven't got it just taking her name off, you know what I'm saying? That has to be taken care of.
Yeah.
So that stopped that. They were going to auction it December 22nd. Well, come to find out, I still own the house. They haven't sold it at auction or nothing. I haven't been out there in 6 months. The house still there, still mine. They're saying I'm $22,000 behind now, $23,000. The buyout, the payoffs, whatever, you know. But I'd have to check on that again. But, uh, it's still mine. It's crazy, still mine. Now I had let someone move in for like 4 months. They were going to pay rent and then I was going to try to make payments. And then the guy, he stayed a month, he tried to stay 2 months and had 3 dogs. And the whole house exterior, the house is destroyed. Not the house itself, but the property. The interior is still the same, great, you know. There's nothing wrong with it. I think the kitchen needs a little bit Uh, my kitchen cabinets need new kitchen cabinets. Uh, there's a small piece of linoleum that needs new linoleum because, you know, a little piece came up and being scratched up in the— on the front porch, front right-hand porch, which ain't a porch no more because they, they sealed it in. It's like two big rooms now, a big office. If you look at the picture, it kind of give you an idea. But that property would— all you have to do is mow the grass, do some trimming, put a dumpster out there, clean it up, boom, house ready to go.
All right.
And if I do that, if I do all that and fix the cabinets and do all that, then I'm gonna have to charge what the house is worth, about $112,000, $115,000, I don't know. But we just trying to get it out from underneath my name, you know what I mean? And maybe put a few dollars in my pocket, you know what I'm saying?
Yeah, I hear you. All right, sounds like something that maybe we'll be able to take care of for you. Um, we'll have to see. So do you know— so you said that it's about— there's about $23,000 in arrears, like unpaid mortgage?
Yes.
Okay, then do you know how much is left on the balance of the mortgage?
Well, all together, uh, if you paid it off, I think it's like $89,000 or $92,000 something. The whole property's paid for.
All right, so it's about $89,000 to $92,000 total. All right.
Yeah, we bought it at, uh, '89, paid on it for a year and a half, and then got behind. Yeah, she passed away. I had to pay the, you know, funeral, do all that junk, you know. She got 4 kids and all that, but, uh, she didn't leave a will. And, uh, so basically, you know, I was gonna try to sell it, do something with it.
But do you know how you guys held title? Was it by any chance like, uh, Was it joint tenancy with, uh, rights of survivorship, or—
when I was in both her names, I put it in her name because I couldn't do it alone on my own money, right? Because she was getting, uh, Social Security, half of mine, right?
Yeah.
So, uh, we were getting $2,600 together. She was, you know, but then she passed away, so, uh, then it was just me.
Okay.
So it was, uh, we talked to him and we would have to go to, uh, I'd have to take death certificates that prove she's dead, all that stuff, and then put it— take her name off. You see what I'm saying?
Yeah.
But the people that wanted to buy it before, what they wanted to do was pay the $22,000, or $20,000 at the time, whatever, and keep on making my payments. You know, there's some kind of thing where— yeah, I don't know what it's called, subject to making payments. But I told him, I said, you put $10,000 in my pocket, pay the $20,000, And I was willing to take her with him, just get out from underneath. And I said, y'all do all this and y'all grow with it, but I don't want nothing to come back to me. I don't want to have to do nothing. I'm gonna sign whatever I got to sign. Y'all roll on down the road to your house, take care of business.
Okay.
Yeah.
All right, so as I understand it, we want to get out from underneath this, get a couple dollars in your pocket. We can help you deal with all everything of like, you know, getting the death certificate, sending that to title, getting her name off, all that. Buy the house from me as is. You don't got to come through, fix any of the cabinets, fix any of the linoleum, anything like that. Just get it sold as is. We need to come up with at least $89,000 to $92,000. Hopefully we can get you some extra, get you some money in your pocket. If we're able to do all of that, is there anything else you'd have to figure out before you decide to move forward?
Nope.
Alright. Well, let's see what we can do here. I'm seeing online it's 3 bedrooms. Uh, how many bathrooms are there?
2.
And then I'm seeing 1,760 square feet. Does that sound right?
Yeah. Plus, if you look, there's a 2-car garage mounted to the thing, right? Beautiful brand new roof. We just put that on about in 2019. Got a brand new roof.
It's a metal roof, right?
Yeah, metal. Three-pole barn. 2.5 acres. And if you look— and a lot of people, if they don't see it in person, they don't get an understanding of it— but it's all one big property. But if you look to your left, underneath them trees is a big slate rock boulder. It's bigger than 20 tanks put together. Big, massive boulder. And people actually chip that slate and make stuff out of it. But it's a big— and it's like you got a side of a mountain. So when you go down on that level to the left, you got a yard you got to mow, and it butts up against part of the mountain. And you own that, which means you can, I guess, blast it out, do what— I don't know. But it's a beautiful slate rock. It's gorgeous. Got trees coming up out of it and everything. But here's the kicker. If you own the property, you own it outright. And the guy tried— he was going to try to cut some corners. The guy next door wants that bottom land. Acre and a half, because it butts up against his. Yes, chickens, beautiful property. He wants it, but he's not going to help you buy the property. He's not stupid. He'll wait till it comes up at auction, maybe get it cheaper, and then own it. You know, he won't have to help nobody do nothing. And they try to call him, he's like, I don't know why you need to call me, blah blah blah. But he wants it. He wants whoever ends up with the house, he wants to buy that land from him, that acre and a half. That's what he wants. He don't want the house, he wants the acre and a half down below. He don't want top stuff up top, because see, up top is where the house is, and you got a thing behind the house, the yard is up higher, and then drops down below. You got a yard down there. He wants that.
I see.
He wants that big point.
Down—
He wants that big gravel.
You're saying down Willis Road, right?
Like, uh, well, if you look, if you're sitting in the front yard of that house, which is rock, your driveway, whatever, you look to the left, it goes down. Yeah. He wants that because it matches the level of his land. You don't want stuff up top, which is the house. So if someone ended up with that 2.5-acre, 2.25-acre, the house is on one, you got 100-acre and a quarter down there, he'll buy that. You see what I'm saying? Yeah, but he wants that mountain part of whatever that crack— I don't know what that stuff's called. Big rock, beautiful. It's amazing. My, my son wanted me to— he was Hope's son. She's got 4. But, uh, I wasn't gonna let him, um, I told him you can do whatever you want with property, I just can't, you know, swing it. And he really don't want to do anything either. He lives in a 4-bedroom farmhouse in Elizabeth City and it's very comfortable. So he don't like the mountains either. So, you know, but the only reason we moved up there is because my wife wanted that. She was dying of cancer and that's what she wanted. By God, we made it happen, you know what I mean? But she just, once she's gone, it's like who cares, you know? It was for her. She ain't here, so whatever. But, uh, I had a generator on the back. I disconnected my— it was a small generator, about 12,000. You hook that up and there's a big 400-gallon tank back there. You fill that up, when you go without power 2 or 3 weeks, the generator automatically kicks in. You push the button. But if you put a generator on, generator's only 1,000 miles. You click that generator, you have enough power from that propane run into your generator to power the entire house. And it's all set up. All you have to do is hook a generator, hook your propane tank to the generator, hook the generator to— from a cord to the power box, cut the power box off, turn it back on. Generator runs the entire house during the snowstorms. Well, you know, it's up— you're up there, you thought 3,000 feet above sea level. And we were lit up like a Christmas tree one year, and all the neighbors— nobody had fire. So we had all people coming to our house to eat, shower, you know, all that junk. So that's a good— and you know what, we were thinking about it, but we just couldn't— I can't see the way we could do it. Airbnb.
Yeah.
Oh my God, because the one down the street set up just like my house, Airbnb rents for $1,000 a week. So because up there people like going to mill— it's a mill, Mabry's Mill. Well, I've seen it. You got the Blue Ridge Parkway a quarter mile away, a mile away. You got bungee— I'm not bungee jumping. You got this, uh, long zip line called Buffalo Ziplining. It's just, you're right next to that Parkway. You walk a mile and be on it. It's pretty amazing. And my wife's sister, she was up there. She done moved back to Washington, sold her house. She had a big property on the mountain, so she sold all that. So what's the point of going back, you know what I mean?
Okay, well, here's what I can tell you, Wallace. I'm taking a look at the property right now. And I think that— I think it's something we could be interested in. Do you happen to know, do they give you a new date of like when they're supposed to foreclose on the property, take it to auction, or they just haven't said anything since September?
I can get a hold of them and find out if you like.
Well, eventually we may need that, but all right, let me Let me see. All right, we got 3 bedrooms, we got 2 baths, we got a new metal roof. How about AC? Is there AC on the property?
Yeah, it's got some, uh, we call it something, uh, central heating and air, but it's not central heating air like you would like. It's got little— these little, um, these long white things. What do you call them? Air handlers on the entire front of the house where they had that was— that was an entire addition, by the way, the whole front of the house, right? Mhm. There's 3 rooms: bedroom and the 2 big sunrooms. If you look on your pictures, all of those have an air handler, okay?
Okay.
And when you, you turn each one, you got remote control, turn each one on. That's your AC. In the other part of the house, we had an air conditioner you put in the window.
Perfect.
Yeah. And then that and that, and that cool the whole house. But then in the wintertime, the air handlers become heat, okay? And you had a heat pump, you put— flip the switch and it heats the whole, whole back half of the house.
All right.
And electricity, not propane. So it works out pretty good. But then in the kitchen, you have this wall unit thing, it can connect you to propane selectric, but you can connect it if you want and it becomes— and it heats that half of the house. I don't know how it works, but don't have to be put on the selectric.
Okay, good deal.
Yeah, it makes it so much easier. There's one— there's one— the power goes out, your propane runs your generator, which runs the entire house, right?
Very nice. Very good fail-safe.
Minute power flickers off, you walk to the power box, you cut the power off, you go outside, turn— you, I mean, you take your remote control, stick it out back door, turn the generator on, you back in, turn the power back on, it runs on the generator. And one 400 thing would last you an entire year of power going out 2 or 3 times for 2 weeks each time. So you're covered.
All right. There's no, there's no basement, right?
No basement.
Okay. Is the property on city sewer or is there a septic tank?
We got a well. Well, it's, uh, it's got its own drain field.
Okay. And the property's vacant right now?
Yeah.
Okay.
I'm thinking about getting my son to run up there just because it's been kind of— I'm sure since November, he ain't been up here since November 5th when he kicked them people out. They were talking about, oh, we ain't gonna do this, we ain't gonna do that. So I called him and said, that's him and his brother, they're in that Ferris carriage, and that's their mama's house. And I called him and I said, somebody's in your mama's house, don't want to leave. And my son run on up there with his brothers, and them boy people was out of there in like 2 hours.
All right, good deal.
They don't play. Yeah, but it's, you know, it's, if you had, I would, I would say You pay someone to go up there and mow and blow, about $150, $200 to take care of the landscaping. Quick, but mow and blow, weed eat, whatever. You drop a dumpster in the front yard, get a box, because my son loves to collect a bunch of junk. He's an antique dealer. And the garage is a slam full— not the garage, part of the garage, but mainly that three-fold barn. Empty all that out. No bad trash like refrigerator, nasty stuff like that. Ain't gonna be no smell on that junk. Because I cut the power off, everything was fine. You throw all that junk in the, uh, dumpster. Prepare to let no one in when you first walk in the door on them front sunrooms. Switch out the cabinets in the kitchen, maybe put a new fridge, you know, because it's an older fridge in there. And, uh, the house is turnkey, ready to go. I can turn the power on so I can move in next week. All right, that's it. That's what— what?
You're one hell of a salesman, Wallace. You're definitely making me want to buy this place.
Well, you know, I'm— if I— I'll be honest, if I ain't got $23,000, I go up there and pay it off and, and do all that stuff myself. I get the boys up there, but they don't want to. I got— they live in Chesapeake, Elizabeth City, North Carolina. Why would they want to move up there? You know what I mean? So might as well just get it on and get her done, let it go.
All right.
And the main reason why I want to do— normally I would just like let let it go. But see, I mean, I haven't passed away yet. When I pass away, there'll be, I'm sure, some inheritance down the line, something coming up somewhere. Maybe my— if I, you know, my life insurance, boys might get something. There's 4 boys, her kids, and she wasn't able to leave them anything. So I thought maybe if I can get $5,000, $10,000, give each one of them a couple thousand, you know, your momma wants y'all to have this. Go out and have a swell raggedy little drinky drinky, whatever you want to do, you know. I don't need money. I get $1,800 a month. And it wasn't enough to take care of that property and do like my medications, like $600, $700 a month. Done had 4 heart attacks, all that. So, you know, I just thought maybe I'd give it to Morgan and go out and do this thing, you know. All right, Mom, because I'm just so bad, you know.
Gotcha. Well, hey, that's very nice. Let me, um, I want to help with this. So here's what I'm going to do. Let me take this over to my underwriters. We'll take a look and we'll discuss all that information you've so kindly provided to me. They'll let me know how much we can buy it for. I'll give you a call back, I'll let you know, and hopefully we can put some money in your pocket. All right, all right.
Well, I'll get a hold of the, uh, the finance company. We'll have to loan folks and see how much I owe in its entirety and how much I'm in arrears. So in case you had to do a—
excellent—
so whatever, in case you had to do that thing where, you know, keeping whatever it's called All right, yeah, if you could get that information, that'd be very helpful. All right, no problem. I'll lock your number in because he, you know, I give my number on there and the minute I give my number to you on Facebook, 40 different companies were sending me all kind of bullshit. Not people like you, just your key code number exists and this and that. I'm like, what the hell, huh? Never want to be scammed out here. People trying to get that good Social Security check, you know what I mean?
Yeah. All right, yeah, plug my number in again. My name is Tyson Smith, and let's see what we can do for you.
All right, Tyson, we appreciate you.
All right, I'll be giving you a call in probably the next 10 minutes, okay?
All right, buddy.
Bye-bye.
Bye-bye.
Fucking love that guy. That guy was the shit, dude. He said— or boys— he said— what did he say? He said there's some nefarious characters. He sounds like the most redneck dude I've ever met in my life. I like that guy. Cool. So he basically— this was him and his wife's house. His wife died. This is where she wanted to live up in the mountains. He don't want to live there anymore. He's moved out. It's been vacant. Tried to put a renter in. Renter wasn't paying. Well, basically he wasn't. He just stopped paying on it. He's like, I can't fucking pay for it. I'm not going to pay it anymore. And then they said they were going to foreclose on it. September, and they just didn't, I guess.
Really?
I don't know what the fuck that's all about. He said his renter wasn't paying him. Yeah, well, then he put a renter in, and then I don't know, it's probably somebody new or something. It doesn't fucking matter. What matters is they weren't paying him. His fucking stepkids kicked their ass out of the fucking place, so the property's vacant. Now here's the thing, is it's kind of in the middle of nowhere. Now if we look around, there's a property that sold for $930 $1K, that's 1,000 square feet, but it's on 66 acres, so it's probably some fucking hunting. Yeah, it's a hunting lodge. That's pretty dope. But there's some other shit selling for— we got a 2-bedroom, 2-bath selling for $290 grand. Um, 3-bedroom, 2-bath sold for $250. So this is gonna be a novation. Um, did they explain to you that? Yeah, a little bit. Yeah, so essentially it's gonna be very hard for us to find a cash buyer in this small area just because there's not too many houses around in that area. Yeah, well, there's just not too many people. It's just a very rural part of Virginia, you know. So it's like, in this area, if there's only 1,000 people, what are the chances that out of those thousands, how many people flip houses, right? Where if we compare that to we're in Chandler, Arizona, where there's a quarter million people, what are the chances that there are fucking 30, 40, 50 home flippers there? Way higher. Right, so this is gonna be better to list on the market and sell to a retail buyer. Okay, so it's how I'm gonna call him and explain this to him is I'm gonna say, hey, we took a look at it. Yeah, and basically he thinks the payoff somewhere around $92K. Okay, I don't know what the fuck this house sells for on the market. I'm guessing it's going to be over $150 grand, but at $150 grand— well, so since there's not a lot of properties in that area, are you able to you even find properties that kind of, you know, give you an average of like what the price— Yeah, yeah, there's, there, yeah, there's some. So I'm looking around, I'm seeing there's a property that sold for just under a million, but it's on 66 acres, so that's a lot of land. Like I said, it's a hunting cabin. There's a property sold for $290K, it's 2 bedrooms, 2 baths, seems like a very similar property, and it is on 8 acres. Got a property that's sold, let's see, this is just land, sold for $88K. Got one at $135K. It's 2 bedrooms, 1 bath, much smaller than our property. And let's see, okay, not a big lot. Then there's a 3/2 at $250K. What's the number that he gave you when he wanted to sell? So he, he just, he wants to just get out underneath it. He would, I think, do it for $0. He had any extra money he's going to give to his stepkids. Okay, so, um, I'm thinking, so any profit for this guy is just good for him. Yeah, everything else is gravy as long as he can just get out from underneath it and doesn't have any fuck— anybody bothering him, he's right on. Yes, I do hire females, Megan. One of the best salespeople I ever had was a girl. All right, what systems are you using for cold calling? For cold calling, you need batch dialer, bro. That's pretty much it. You need that and data. You can get data very many ways, but I I'd recommend using batch leads, but batch dialer is pretty much all you need. You can go off to the races, start fucking cold calling. What's up, Tristan? How you doing, brother? All right, so it's what I'm gonna do is I'm gonna call him and be like, all right, here's the deal, bro. This is in too rural of an area. My company's not interested in buying it, but here's what I can do. I could get you $100K for this house. Here's how I'm gonna do it. I'm gonna put it out to all the investors I know who fucking build Airbnbs out in this area, because I know a bunch of them. And I'm not lying because we do, right? An investor list, we got a bunch of them. And I'm also gonna list the property for you. You don't fucking have to deal with it. You don't have to deal with the showings. You don't fucking have to deal with any of it. You don't have to deal with if they want— yeah, you gotta change this, this, that.
We basically—
we never tell them that we're gonna put on the MLS. No, I am. I'm gonna say, I'm gonna say, listen, we're gonna put it out to all the fucking Airbnb buyers because I'm just gonna say that because he said the words Airbnb, so like he knows what that is, right? And so he's gonna think, oh yeah, that makes sense. But I'm just gonna tell him it doesn't fit for our company, but I want to help you out. Here's what I can do. I can get you $100K. That should give you some money to put in your pocket, inheritance, whatever. It'll pay off the— it'll shut the fucking bank up.
Yeah.
And we'll get it sold for you, but it's going to take us probably 2 months at most. It could be earlier, but time didn't seem like a big issue for him.
Okay.
Uh, what's the— because normally like the time frame is like a month, right? Well, it just depends. It just depends. Yeah, so like on something like this that's in the middle of nowhere, even on a wholesale deal, I wouldn't be able to do it for less than 2 months. I know where it's gonna take substantial amount of time to fucking look for something like this. But if we're in an area in a big city like Phoenix, Dallas, yeah, that it's like, hey, if the price is good, we can fucking move it. We can't close in 7 days. Okay, but the price has to be good.
Right?
So when it's something like that, when somebody's in a situation when they need to move fast, we juxtapose the price versus the time. So one thing that Ryan's really good at is he'll say, I got two prices for you. If we can close in 30 days, I can pay you $200,000. But if we need to be in 7 days, I need to be at $150,000. Okay, something like that. Yeah. But how much profit you think we're looking at for the $100K that you're gonna— so here's the underwriting I'm looking at is at 150, if we wanted to make— let's see, out at 150, I should say, is if this thing sells for 150 and we give him 100, we'll make like 32 grand.
Damn.
Well, between 30 and 40.
Yeah.
But that's if it sells at 150. So I'm giving myself a little bit of room there because if it's sells for $135,000, which I really think it would sell for, then we're still good. Well, but then we're still good on our target profit. I'm sure Mitchell understood— I'm not sure if they did, but did they explain to you we have a target of we want to make at least $22,500 on every single deal?
Yeah.
So I'm always underwriting for that. Now I don't want to go too much into the underwriting right now, um, because the first thing is gonna be more important for you just to understand understand the sales process, and then we'll work more on the actual underwriting. But here's how we're going to pitch it to him. So I'm not going exactly by the book on this situation. Typically we go in, we try to make the cash offer work. I'm just not going to do that because there's nothing we can do cash, and I'm just not fucking— not game to buy this cash.
Well, here's the deal. You ready for the deal?
I'm ready for the deal.
Oh, it's $25,082 in arrears. Okay, okay. But the total payoff I thought was $89,092. It's not, it's $82,000 altogether. That's including the $25,000 I'm behind. So the finance company, I saw one of the notices, they said they can either A, buy the house outright, or B, take over my payments. Okay, so, but they got to catch it up in arrears to be able to take over the payment. Yeah, payments are like $674 a month, but I'm still gonna want a chunk of, you know, we're gonna still need a chunk of change. So, you know, but y'all figure it out, you'll figure it out, I'm sure. Well, I'm sure this isn't your first rodeo.
This is not our first rodeo, no. Um, so yeah, I've taken a look at it. That is great and I got some better news for you.
Oh, look, I love you.
You said the total payoff is $82,000?
I'm thinking, I gotta, I gotta do some more research on, you know, whatever, but, uh, I, I have— can't call them now, you know, they're between Memorial Day and all this crazy mess going on. Okay, but I'll give them a holler tomorrow, but I'm seriously thinking they said $82,000.
All right, well, here's what, here's what we came back and we saw. Um, so because of the nature of this property It's very unique because of the area it's in, and my company specifically would not be interested in buying it. However, as a nationwide real estate investment company that's buying and selling houses across every single market in the United States, we have built some very solid relationships with other investors. So in this particular area, I know plenty of different people who are building Airbnbs. I know hedge funds who are looking to buy houses out here. I know just regular people who are fixing, flipping houses is some side income. And also, I know a bunch of realtors who have families who are looking for houses and don't mind buying fixer-uppers. So we actually got your pro— we got this property approved for a program we do here called the Home Equity Protection Program. And what this is, is we come, we basically dial in our numbers based on what you told me about the property and what we see in the market. And they've told me that we can guarantee you $95,750 total for the property if you allow us to—
When you go pick it up? When you want the keys?
So, so let me, let me, let me finish. So we aren't going to be the buyers, but I'm guaranteeing you that I can find a buyer and I can put $95,750 total. So after the fees and commissions, whatever, you stand to make $12,000, $15,000.
Done.
So it's going to work.
wcleave@hotmail.com.
All right, give me, give me one second here. Let's, let me get this typed up. Um, what did you— give me a sec. All right, what'd you say that email was?
Cool.
And you knew, it's like you knew, you already knew just based on the conversations you had with him that he was gonna agree to that number, right? Right away, right? Yeah, either way that works out. So the reason that you get off the call with him again is now— I'm not off the call with him, I just put him on hold. But the reason why I'm doing this right now— normally if you weren't here, I would just not, but I'm gonna show you right now how we fill out a contract. So we come here, log into DocuSign, we'll get you a DocuSign account. Well, actually, we're switching over to a different program. So it'll be Hello Sign or something else like that. But we have all of our templates in here, so it's just like new. We're going to use a template. This is a Novation, so I'm going to grab the We Buy Homes Cash Novation. Now You will normally have Mitchell as being the signer, but I'm just going to sign this myself.
Okay.
So I'm going to send it to my email. The seller, his name, his email. Now if there's a second seller, you put their information in here. In this case, his wife has passed away, so she won't be on here. Let me grab the address.
Let me grab it from here.
So have you done a house in this area? Cuz it sounded like you already knew. No, that you had— no, you haven't. I'm What I'm talking about is I have all of that stuff everywhere. Yeah. And now you do too.
Right.
So now we go to batch leads or just basically we're getting the APN. So this is put on the contract. It's just the number that's associated with the property. Another fucking address of sorts. It's just like the, the grown-up address. Go in here. Earnest money deposit, $100. Purchase price, $95,750. Close of escrow, we're going to put 2 months from now. So what is— we're going to do 7/30, is that— but I need to double-check and see if that's a weekend. Can't close on weekends. June, July, May 30th is a Sunday, so we'll do July 28th. So I know you said that, you know, you can get it like to offer him $100K at first, and then you brought it down to about $95K. Is it the reason why you brought it down to— that's— look, here's the reason why. On my calculator, I can see— I'm thinking worst case scenario, this sells for $135 grand, and at $95K it still allows us to make our target profit of $22,500. Now I'm going to be hopeful and we'll try and sell it at $150,000, right? But we're not, we're not being hopeful here, right? We want to be conservative when it comes to our underwriting. Okay, so in here, closing amounts to be paid by follows, checked all, 100% by buyer. Here's your signature. We'll come in here. This is the novation agreement, so this is what allows us to sell this to retail buyers. So You'll see when I'm explaining to him, I'm like, this is what allows us to sell the property to retail buyers. You know, those realtors I said who have families in need, who, uh, what the fuck. All right, for a purchase price of $97,000. Wait, what did I tell him? What was the fucking offer again? $98,000? $95,750 or something.
There we go.
All right. Also, whenever you're putting in a price, you always want to add zeros at the end. So $95,750.00. Okay, makes the number look bigger.
Yeah, I like that.
Um, all right, all right, retain 95 750. Boom. And then last thing, which is the address again. This is the authorization to sign listing docs. This is the permission slip that allows us to list the property on the MLS. So that's through DocuSign. You just send them the email. So I just sent this with DocuSign. It doesn't send everybody all at once. So first it's gonna send to me. So that's the email I just got. So go to my email, open it up. Now you won't ever have to sign these emails. Me, Mitchell, or Blake will sign them. But we come through. So this is what they're gonna be doing on their end, right? So they just go, they click, they fill in their initials. Mine are obviously just in here. If theirs aren't, they'll come through, they'll type it. You'll hear me explain to them.
Okay.
But I just come through and sign. I type this, so I'm not gonna really View it. Now it sends to him. So now I'm going to come back on the phone and I'm going to say, hey Wallace?
Yes.
All right, so we just got that offer typed up, should be in your email any moment now.
Okay.
Do you have access to your email right now?
No, I don't. Shoot. Oh, it'll get or access flag. It's just something you want me to sign, correct? Yes. Okay, not a problem. I'll be getting a sign for you shortly. Okay.
All right, sounds good. You want to give me a call if you have any—
Yeah, I found the thing. It's 88,836. It's paid off. But either way, at 88,836, that means it's roughly $7,000. That's, that's the— that's it. Because if you're 95,700 minus 88,836, it's about $7,000. That'll work.
Well, put some money in your pocket and allow you to give some to the kids, right?
Yes, sir.
All right, good deal. So, um, yeah, open up that email. If you have any questions about any of it, you give me a call. Will you be able to send that back to me shortly?
I'll be able to do it shortly.
All right, sounds good. After we get that back, my sales manager Mitchell is going to give you a call. He's going to let you know the next steps of basically Look, we're gonna go, we're gonna get somebody out there, get photographs of the property so that we can begin marketing and get this thing sold, get this money put in your pocket.
Okay, well, if you have someone go out there, like I said, a local— hell, I can run down there with the board real quick if you want, but it's gonna take a little bit.
Well, hey, look, our whole thing is we're gonna make this easy for you, man. You know, you're not gonna have to, you know, really lift a finger too much if you don't want to.
All right, but all they got to do is, uh, if If they— you send a clean crew out there for one day, cleaned up around there a little bit, the outside, the inside, nothing. Just get all the old furniture out, but— and it's ready to go. New cabinets, linoleum, boom, house is ready.
All right, well, that's our plan.
All right, but I'm sure it looks kind of rough now because I ain't been here since November. Ain't nobody moved, ain't nobody done nothing.
All right, well, that's what we're gonna do. We'll come through, we'll clean everything out, we'll get it ready, we'll get some nice pictures of it, and then we'll get this thing sold for you.
Oh, what's so good for them? Whoever ends up with it. The guy next door at the lower level that wants that acre or two, even if you don't sell to him, he's a very nice man. Anytime you get snowed in, you never have to worry. He comes right on up here with his tractor and he clears your driveway. He does it for everybody on the road.
Really, man?
Yeah, cuz there's an old lady across the street, she's 85, so he does hers. And then the house next door is up the hill, they're like 92, and I'm 69, you know. And they trucks come rolling up in there and he just cleared the whole thing. He's, you The neighbor, and across the street to the left is a DEA agent, he's rarely there. But, uh, the neighbors are, oh my God, perfect for a family of any kind.
Sounds like it, man.
Ain't nobody playing up there. They don't play.
Yeah, we don't got people like that over here where I'm from in Phoenix. I mean, we don't have any snow, but if we did, I don't think anybody would be shoveling my driveway for me.
Well, he got a tractor.
Gotcha.
Yeah, got chickens, all that good stuff.
Yeah, you know.
All right, down the road about a mile, down the mountain, about down the road about a mile, about 2 houses on 65 acres. If they don't like mine, they can go over there and buy that one for $3.6 million.
No kidding.
You wait, you see that house, that house would blow your ever-loving mind. I mean, not even a mile down the road, maybe a quarter mile, on the whole mountain. He's got two of the— one of the oldest houses on there, got a mill behind it, and it's gorgeous. And then atop the hill, he built a mansion. Good God. Oh wait, all these are interspersed amongst each other. It's amazing. Sitting in— if you were sitting on your front porch, you can look in front of you and see Buffalo Mountain, the mountain in its entirety. Beautiful views, amazing views.
All right.
And once a year, they have the, uh, The Bluegrass Festival, once a year for like 4 or 5 days, costs $100 a ticket. You don't have to buy a ticket. You can hear it.
Oh, no kidding? Right there from your driveway?
Sitting on the back porch listening, coming right over the top of the mountain. It's cool as hell.
That sounds amazing.
Oh, it is, but it's not for me. Yeah, but, uh, I appreciate coming to hear from all of you. Um, come give me a call, a call call if you want, but I'm gonna check this email out here. So see you.
All right, as soon as, as soon as we get it back, we'll be reaching out. He'll give you a call.
All right. All right, thank you so much, man. I appreciate you.
All right, thank you, Wallace. Pleasure doing business with you, sir.
You as well.
Bye-bye.
Bye-bye.
Drop the freaking mic, baby. Well, we'll see. I mean, it's not signed until it's signed, but normally I would like Especially in the beginning, I would never want you to let somebody go do it off the phone. I would say to him, hey, can you pull this up right now? And I probably still should have done that. I don't know, I'm just being lazy right now. But this could be a pretty good deal. Did you update your MAO calculator? Aaron, this is a new one, I'm giving it a try. Yeah, so on this calculator, our big thing is we're doing it all based on cash flow. On cash returns, whether it's a straight cash deal or they're using a hard money loan. And we have projected targets for this. So again, we're just getting a little bit more granular, just a little bit more accurate. Uh, it's something I'm still testing. I'm not sure if it's something that we will be using full-time, but I want to check it out, kind of see how the numbers play out, see how it does, um, on everything. All right, how to get started in sales for Who pays for photos, cleaning, and prep? I will. I mean, I'm cool with spending $5,000 cleaning it out, getting photos, getting it listed, and shit if I think I'm gonna make $30,000 on it, you know what I'm saying? Yeah, definitely gonna mow and blow it for sure. So is that the max amount you'll pay to like get everything fixed up and all that stuff if you know you're you're gonna make a high profit on that? Um, well, it depends. I mean, so here's the thing is, if I— if we have— because here's the thing is, we're not gonna fucking go clean it out or anything. We'll list it, and then if somebody asks us to clean it out, we will, depending on how much they offer. So if we already know, hey, we're gonna make 40 G's on this, yeah, but they ask us to do $10,000 worth of shit, right, no problem. I'll go do that to make the instant 40 grand, you know, make 30 on it. But we get it listed first, we wait for them to fucking figure out what we need to do. Now there is a situation where if we get, there is a situation where if we go out there, we look at it, we talk to some realtors or somebody, we talk to some investors in that area and they're like, yeah, this will fucking move quick, do this, then sometimes yeah, we'll take a gamble and we'll go fucking actually spend money on it before. But more often than not, we wanna avoid doing that. What is it? Pretty often that like the properties will already have like nice furniture and stuff?
No, hardly ever.
No. All right, let me— I got to fill in real quick my comps. So I'm going to put this guy that sold for $135,000. I'll put this guy that sold for $250, and we'll put this guy that sold for $290. As his value, I'm going to put just his estimate because that's probably where we'll start it. Alright. Hey, for all my recommendations and tips on how to get started doing this, go on over to my YouTube channel. I've got like probably 3 or 4 videos at this point of showing you exactly what I would do if I were to start over and do this from the beginning. Did Doggo quit? No, Doggo's here being fucking handsome and raw. Are you training somebody? Yes, dude's literally learning from one of the best. Take notes, hear that? Yeah, I'm kidding, I got my notebook right here, man. Guys, Caleb was actually, he found me from this. He was watching the live, was like, I'd like to do that, reached out to him, he's a fucking studly young man, we're like, all right, let's get going. So this could be you, I'm still hiring more people. So if you guys are interested, willing to work out of my office here in Phoenix, make sure you go hit the application in the bio, scroll down, are you interested in working with me, fill it out, if you're a good fit, we'll get on a phone call. So on and so forth. I'm in Phoenix, where at? Phoenix, bro. Does he have sales experience? No, he doesn't, but he proved to me in the interview that he's willing to learn, so. Actually, he took a sales course. Sales course, yeah. So that's his sales experience. I respect that. That's how I learned sales, taking courses. Looks accurate, do you mind sharing the formula? Thanks in advance. Guys, if I end up using this calculator, whatever calculator I stick with, I'm gonna just give away to everybody in exchange for your email address so I can send you emails trying to sell you shit.
Sound fair? Cool.
Okay, on to the next. Oh wait, I need to fucking update. Add my— all right, I'm gonna lead and change this negotiating.
Boom. Okay.
All right, we have— fuck— East Peoria, Illinois. I say fuck because I I know Peoria, and I know there's a lot of shitty-ass houses there. Is that in Peoria, Illinois? Yes. Now there are some pockets that are good, but all right. What's the link to the purchase contract? www.freewholesalingresources.com, brother. Have you ever done the, uh, the 50 states challenge? No, I've not. Uh, Tanner, yes, they are veneered. It's also good to see you, Tanner. Tanner, as soon as I get another media guy and I can start recording the podcast again. Need you to come in and run the pod with me. All right, do you use legal descriptions in your contract, just address? I have address and APN.
Tyler with WDET, leave your name, number, and a brief message.
Why do I feel like I've spoke with that guy before? All right, so call didn't answer, we'll call again.
All right.
Always call twice.
Yeah.
Uh, would you do me a favor and go get, uh, 2 Liquid Deaths?
Yeah.
All right, thank you. Um, Andrew, I go to the gym right when I wake up in the morning, so I'm typically there at like 6:30 or 7.
Tyler with WD.
All right, no answer from Tyler with WD. Oh, never mind, he's already on the phone with somebody, with Ryan. So is Bessie. What about Joanna? Thank you, brother, I appreciate it. All right, we have Joanna in Mangum, Oklahoma.
I'm sorry, the person you were trying to reach has a—
psych. Uh, do you have a person you were trying to reach? Not right now, I don't. I have before, but she kind of fucking sucked. Made her let her go. All right, no answer. Called twice, moved on, contacted. Does he have a hot girlfriend is the question though, guys. You guys all took that fucking TikTok to heart, didn't you? I don't actually go look at people's Instagrams or anything like that. It was just supposed to be a funny controversial TikTok and it certainly did its job. Shit got millions of views and pissed off a ton of people. That was a funny— so guys, if you guys aren't aware, I made this TikTok one time where I said I won't hire a salesperson that has an ugly girlfriend, or I even said also a saleswoman who has an ugly boyfriend, because like if you can't close on one of the biggest deals of your life, the person you're with thinks you What makes you think you can close deals?
Whatever.
Funny little joke. That shit pissed off so many people. It got stitched one, like hundreds of times by people being like, this is why we need to ban free speech. Like a bunch of fucking troglodytes being all pissed off at me. And I got on all my other videos, hundred, every single time I opened up TikTok, I just had on the little notifications, 100+ new comments and every single one of them was just fucking ripping me to shreds. I'm just like, oh fuck, we struck a nerve that day.
Did you respond to any of those comments or you just laughed?
No, I responded to one. I responded to one video.
But the person you called—
Here's the thing is I refuse to spread negativity ever. Sometimes actually people will piss me off in my live and I'll snap at them and I don't want to. I don't ever mean to. I'm working on it. But there was one girl who made a response, and she has like 7 million followers. So I was like, I'm replying to this. Most annoying chick of all time. And I had her blocked, and she was like, I noticed that you had me blocked, this, you're so alpha, cool, tough, why are you scared of me seeing your video, this and that. I responded to her, and I was like, listen, bitch, I was like, I've had you blocked for a while. It's not because I don't want you to see my video in In fact, you probably benefit from seeing them the most. It's because of all the other stupid shit you say. I don't want you to show up on my feed. But anyway, and then I roasted her a little bit, put some negative energy out there. Shouldn't have done it. Either way, TikTok took it down within 10 minutes of me and— they were like, bullying, can't do that. So, oh, they took it down that fast. Worm, immune therapy. Worm, I went to see a therapist one time. I went to go see a therapist because I spoke with this man on my podcast, very successful individual who told me that he sees a therapist and it really helps him. He says it helps him be his best, perform his best, things of that nature. And I will do anything to perform my best, be my best, right? Anything, whether it includes fucking exercising right, sleeping right, routines, whatever it is. I want to figure out how to get 1% better every single day. So I said, alright, I'm gonna go try and see a therapist. I went and saw this therapist, I spoke with him, and at the end of the session he said, I can't help you. He said, look, like, you have a— like, you probably have a better relationship with yourself than I have with myself. That's what the therapist told me. He's like, I fucking love the energy. I love what you're trying to do. Sounds like you need more of a performance coach. I can't help you. And I was like, all right. We shook hands. I paid him $150, and that was that. All right, we have Mary in Vicksburg, Mississippi. This should be fun. About to have my first call with a prospect. Yeah, yeah, let's go, Ayush, you got this, bro.
I'm sorry, but the person you called has a voicemail box that has not been set up yet. All right.
Hey, you mind sharing the rehab cost, dollar per square foot? Can't really see because of the YouTube subscriber goal.
Yeah, I'm sorry.
So guys, this also I'm gonna tell you is not a one-size-fits-all kind of thing. There you go, I just moved it so you can see it. It's not a one-size-fits-all. This very depends on the market. This is gonna be very accurate for big metropolitan areas like Phoenix, Houston, Dallas, Jacksonville, big cities. This'll be accurate, but when you come out to other smaller markets, number one, people don't do as big of rehabs, and number two, they're cheaper. Typically about 30%. So it's just something you kind of have to know. This is a general rule of thumb. All right. You ever had the white can? I've not. No, Tanner, I do not leave voicemails. And the reason why is on average we want our salespeople to make 140 calls a day. On average, only 10% of people are going to answer. That means that out of the 140, 14 people are going to answer. Only 100— or I'm sorry, only 14 out of the 140 are going to answer. That's 126 people who don't answer. If you leave a voicemail on every single one of those 126 people, typically if you let it ring all the way through, you leave the voicemail, you hang up, that takes about 1 minute. There's 126 of those a day. That means you spend 2 full hours in 1 day leaving voicemails. Over the course of a month, that's 2 full fucking working days. That's 48 hours. I would rather spend those 48 hours making more calls than leaving voicemails. That's my philosophy. What's up, Moneyballer? Good to see you, bro. "How many days are left in the one-month challenge?" Guys, today is day 19. So we have 11 more days. "I'm in Texas, thanks." Yeah, Aaron, so it will depend on whether you're in like, whether it's the larger market, like I said, like Houston, Dallas-Fort Worth, San Antonio, or if you're in El Paso. Is that in Texas? Or is that New Mexico? El Paso's in Texas, yeah. There you go. Alright, I was right.
Alright.
Mary didn't answer the two calls, moved on contact. I actually need to go through and refresh because me and Ryan are calling the same fucking leads right now. All right, let's move halfway down the list. Waterbury, Connecticut. What's up? So I noticed you do leave voicemails, but barely, rarely. Like, it's only if I've already spoke to the person, we made him an offer, or like, like I have I've already talked to them, right? I'm not just gonna leave somebody. They have to be like a super hot lead for you to leave a voicemail, right? Yeah, but I get what you're saying. Like, over time, that's gonna, you know, you could be spending more time. Yeah, giving calls to people that are actually gonna answer and, you know, talk to them through the whole process. That's exactly it. Now, me starting out new, would you recommend for me to just completely not leave voicemails, or maybe do a couple? Nope, don't need to. Don't need to. If there's a new lead and you've called it 50+ times and they haven't answered, yeah, maybe I'll leave them a voicemail. And the voicemail is gonna be, hey Eugenia, this is Caleb, give me a call back.
Done.
Don't need to say anything else. Super short. Just to let them know you're a real person. You should have it set up where voicemail is already recorded. I have done that before. For it. And that's another reason why I don't leave them, because we do not get a very high response rate on them. How much have you made this month, guys? This month we closed, I think, over $100,000. It's definitely over $100,000.
I can't—
I want to say it's like $150,000, but I know it's over $100K. Well, we've closed so far this month, which pisses me off. That number needs to be over $300 grand every single month. All right, anyway, Eugenia Galgen. All right, Taylor, I will look and I will see if your application was reviewed.
Please leave your message for—
Okay, no answer. Move Done. Contacted. On to the next. Susan. Bodfish Cali— where the fuck is this? Uh, Calder, I'm 25 years old, dude. Death Water. Yes, guys, huge fan of sparkling water. Huge fan. Tanner, I don't normally double close. In very specific situations, I will. Uh, Trucker Fit, yeah, some of them definitely will. So let me give you an instance of a conversation we've had with somebody.
Hey.
Notice you bought some properties over here. We're looking to sell you. We're looking at— we got this property under contract. We're looking to assign. Is there something you'd be interested in? Hi, you fucker. He says, yeah, what do you have it at? We're like, well, that's not important to you. Here's what we're selling it for. And he said, well, you have to tell me— you have to tell me how much you have it at. And I said, no, we don't. This is the price it's for. It doesn't really matter to you how much I make. If it's a good deal at this price, please 'Please buy it. If you don't like it, no worries.' He said, 'No, I'm not gonna buy it. I'll just wait for the contract to go up and I'll buy it directly from them.' And I said, 'Cool. Well, let me call the fucking 50 other people I have who would be interested and we'll sell it to one of them.' And he's like, 'Oh yeah, didn't think about that. All right, what's the price for?' Whatever. We didn't end up selling it to him. Fucking jackass sold it to somebody else. But if somebody wants to wait out, whatever, be like, 'Yeah, fuck you. I'll go find somebody else to buy it.' buy it, bro. If it's a good deal, if one person's willing to buy it, I swear to God there's going to be another person who's interested. Do you think it will be required to double close eventually in every state? I don't know, Tanner. I'm not going to pretend to be a politician, magician, any kind of future reader. I don't know. If it is, whatever, we'll double close. Not the end of the world. Have you seen Glengarry Glen Ross? I have seen that movie. Huge fan. Well, not really of the entire movie. The entire movie is kind of fucking boring, but the first like 20 minutes kicks ass. When Alec Baldwin comes in dick swinging and just shits on everybody for fucking 15 minutes. Love that shit. I got a mug somewhere that has his face on it. It says, "Coffee is for closers." How much does it cost to get 10K leads? If you're skip tracing, that's going to cost you about $1,000.
All right.
What do you think about dropshipping? I think dropshipping is sick, man. I don't personally do it. I have done it before in college. That was my first ever business I started. Sold t-shirts that said— I don't— I can't say it on live, but it said a certain word that rhymes with hunt. And it was just a black and white shirt with like a Supreme font, a little box logo, said that on it. Did that for a little bit, and then we eventually expanded. We started selling other shit that said like "barred out," "tripping." We had one that said "so no head?" That actually became our bestseller. Okay, could they ban wholesaling? I don't think so. I don't think so. All right, do we already call this person? I don't think so. Any golf recently? No. Chase, I got my dog from, it's called Mugwash Bulldog Breeders. They're out of Surprise, Arizona. Yeah, you know it, Shelby. I'm out here, I'm the invisible hand, just fucking with the economy, causing inflation, whatnot. Do you agree that wholesaling always going to be here due to, but low sell, high—
This person cannot be reached.
Bro, I almost just had an aneurysm trying to read that. That comment. I'm not sure what you mean, brother. Oh, Michelle, what's up? How are you doing? Shelby, I'm doing well. How are you? How'd you and your girl meet? Power couple for real. Sorry, I saw her at a party. She walked in, the girl I was talking to, I said, who is that? She said, oh, that's Meredith. Hi, thank you for calling We Buy Homes Cash. This is Tyson. How can I help you today?
Is this a person or an automated call?
Nope, this is a real live person. How are you?
Okay, I saw I missed a call from this number a couple of times today.
Yes, let's see, is this, uh, Rania?
Renee.
Renee. Well, hello Renee, again my name is Tyson. The reason I had given you a call was because it looks like you filled out some information on our website about selling this property on Nolan Circle.
Yeah, I keep getting calls about it, I don't know, why is our property a hot item? Can you tell me?
Yeah, so it looks like somebody, you or somebody else, filled out information. We run ads on like Facebook and Instagram and say, hey, want to sell your house fast? And showing that you clicked that, filled out the information. And so that's why we're giving you a call.
Yeah, yeah. I've been, I've been getting calls though from, not from, not necessarily from y'all. I've been getting calls from lots of different places wanting to buy my property. So I'm just curious as to what's going on.
Well, um, um, I will, uh, what I'll tell you is we're always interested in buying houses in pretty much every single state. But are you interested in selling this one, or what's the deal?
I guess it would depend on how much money, because we've been here for 20, over 20 years. I guess it would depend on how much money I would get, would get offered for Of course, of course. I like it here.
Okay, well, if you like it here, I mean, do you have any reason why you'd want to move besides the money?
Um, we own a business that's in Rankin County that's in Pearl, and we actually have thought about moving closer to our business.
That'd be nice. Have you looked at houses over in that area?
No, we haven't. We really haven't looked. We just kind of tossed it up there. My oldest son lives in Florence, and he's always looking at properties and saying, Mom, you need to move out this way, you know, out towards more into the country.
All right.
But our location that we're— the little location in Ridgeland is— we're right by everything. Like, we're within 15 minutes of any which— anything we want to go to. Um, but, uh, yeah, I guess, um, I guess we'd be curious. I'm the one who filled out— started filling out the paperwork what have you, to see, you know, um, after I had gotten a call and I'm like, I'm just gonna fill it out and see. Um, I don't know where, uh, where we would start.
Well, let me ask you, in a perfect world, assuming we gave you an offer that you really liked and you said Oh yeah, Tyson, I think that'd be enough money. How soon would you want to be moving out of this house and on your way, uh, and on your way to, to hopefully somewhere closer to your business?
Um, I'd say probably 6 months to a year.
Gotcha. So Renee, I will say we're more so looking to buy houses this month. If you were wanting to wait 6 months to a year, we would not be a good option for you.
Oh, okay. Well, I was just kind of curious anyway. Like I said, we actually do like it right here, and I'm one of those really sentimental people. I've been here for over 20 years, and I wouldn't mind having a house that's more conducive to our needs though. Now that we're— our kids are adults and have children, we no longer need— well, I guess we would still use a 3-bedroom house. Just— I don't know. I think our house has a lot of wasted space, hallway and stuff, the way they made these houses back in the, in the '60s. Um, I think they put a lot of wasted space in it. But, uh, anyway, well, thank you for calling me.
Yeah, of course. Uh, if you decide, you know, you think about it a little bit more and maybe you think, oh, you know, this is something I'd like to sell sooner, please give me a call.
Okay. All right, thank you.
Well, thank you, Renee. Hope you have a great rest of your day.
You too.
Bye-bye.
Bye-bye.
All right, while we were on the phone with Renee, who I don't know what the fuck— she's got some shit to figure out— but, uh, Wallace signed the agreement and gave me a call. So let's go ahead and give him a call back, let him know Mitchell will be giving him a call. Push that over to deal real quick. All right, yeah, you'll see the clip of me talking to Wallace on TikTok shortly. My editors are You're going to love that one. My editors, by the way, amazing people. I'm a huge fucking fan of them.
All right, uh, I sent the first one.
Yeah, we got it back. Yeah.
All right, well, then send some more. So I gotta— I can't talk and do that at the same time.
So is what it did— the, the next one is just— it should say completed, and you don't have to fill anything out. That's just the full signed version, so you can keep that for your records. Okay, so Mitchell will be giving you a call either today or the latest would be tomorrow morning.
Okay. Sounds good.
All right, sounds good as well, Wallace. I do appreciate it.
Hey, thank you, man. I appreciate it.
All right. Well, hey, we're gonna get this done for you, and then by the end of this, what I'd like you to do is write us a real nice review and talk about how helpful I was, okay?
Hey, that ain't the problem, but you're pretty, you're pretty sharp and quick. Oh, look, all the other people I talked to before, they had— they were sitting there gonna have an auction December, right? And they didn't do that. It was a pain in the ass, man. Oh my God, back and forth, up, down, all around. Like, man, let's just— here's the thing, do it, don't do it, whatever you got to do, you know?
I hate that, man. There's a lot of people who just drag their ass with everything they do, and I— that's just not the way I want to live.
So, all right, well, I appreciate it. Thank you so much.
All right, thank you, Wallace.
If I find any good— if I find people, I know other people that have houses. Sometimes they want to get out from underneath it or whatever.
Oh, you—
I'm going to keep your name and number and, uh, I'm going to send them your way.
You send them our way and I'll pay you a very handsome finder's fee.
All right, I can do it. Thank you so much. You have a blessed day.
You too, Wallace. Take care now. Bye-bye.
Bye.
So you see, there's, there's two different pieces of the contract that we send. What up?
I did.
What's that? The two different pages? No, so what happened is, so basically after he sent it, he got this email that says completed, and he thought that he needed to go through and fill that out. But that's just, it just has all the documents fully filled out just so he can have that, you know. That's one thing that we're gonna practice with you is we're gonna have you fill fill out the contract and then you can see and I'll have it on my phone so you can know how to— because Wallace was good, he can figure it out. But a lot of people are like, you got to be like, all right, hey, let's scroll down, you got to click here, and then you gotta, you know, people— more people need more help. So we'll practice with that with you. All right. Oh, we gotta update the deal counter, boys. We're now at 14. That's what I'm talking about, guys. In the last 19 days I've been working, I've locked up 14 contracts. This is to show you guys that you could be doing it yourself.
Look at this.
I'm just over here having fun, having some conversations with people. Why don't you? Why don't you? I'd love to show you how. All right. What are you going to do when Kloss, Schwab, and BlackRock buy up all the houses? I'm going to sell them to Charles Schwab and BlackRock. The moment they, those guys are like, yo, I'm buying houses, I'm going to say, right on, brother. What's your buying criteria? I'll fucking sell you everything.
Thing.
All right, um, everyone, Fave Jing, business is located in Phoenix, Arizona, brother. Listen, Tanner, do I want institutional investors to own every single house in the United States? No, I do not. I don't think it does anybody any good. But if institutional investors like hedge funds are willing to pay fucking the most amount of money for a house, I gotta capitalize on the situation, my friend. BlackRock is the ones pushing all the pedo rainbow stuff to companies. That's a very interesting theory, Reese. I'm not gonna say it's wrong, but I do not claim to know enough about the higher levels of people figuring shit out to know if they're the ones pushing the rainbow— the, the pedo rainbow stuff. Your words, not mine. All right guys, one deal is good, but you know what's better? Two deals. So we're gonna keep on keeping on, we're gonna call some more fucking people. How's that sound? Get some more clips for the editors, go viral on TikTok and shit, you know what I'm saying?
All right.
Yes, but they mean eventually BlackRock and those big corps will own everything and no more wholesaling. Wholesaling will never die. It's basically buy low, sell high business model, correct? Muslim Dawn, here's what I'm gonna tell you. Wholesaling is nothing more than value investing, arbitrage, whatever it is you wanna call it. You're absolutely right. The idea predicated upon wholesaling, buying low, selling high, will never go out of fashion. People are doing it all around the world in all kinds of different industry. You don't think people are wholesaling Lamborghinis? I can tell you right now, they absolutely are. All this matters is, anything, if you want to learn something, you want to learn how to make money, and you can learn how to get something for cheap and sell it for more money, you're gonna be fine. This is a very simple thing to do. Number 1, figure out how to get things for cheap. We got to find people who are motivated to sell things, right? It's what pawn shop owners are doing. People are motivated, they want to sell shit fast, they're willing to sell it for cheap, right? Doing that. And then number 2, knowing the buyers. And this is the hard part, is knowing who can I sell this to, right? So that's the other part of the equation. Once You figure out both of them, you got yourself a nice little recipe for making money. A new home is built every single day, just go on Zillow, chill, this is facts. I'm wholesaling airplanes. That's what the fuck I'm talking about, dude. That's what the fuck I'm talking about. Tanner, such a fucking stud, man. Also, I've just been loving the content, please keep it up. I'm struggling to get a proof of funds. Blatt, if you are talking to people who are asking you for proof of funds, it's 'cause you have done a bad job of establishing trust with them. I never get asked for proof of funds, ever. If they needed one, I could give them one, but I don't get asked for it. Bro, I kind of want to get into yachts. You know what, Landon, I kind of want to get into yachts too. What do you think Gamble is doing right now? Stop, don't even want to think about it. He's probably asleep on his bed or he's chewing on his bone. What do you pay for a finder's fee? Depends. Let's get rich. Let's do it, Jim. I'm all about it. Thank you, Shelby, I appreciate I appreciate you. Okay, back to what we were doing. No more dicking around. We got Cheryl in Wayne West— oh, fuck this, fuck this. Not on Zillow. Let's do a little search here. Wayne, West Virginia population. Wayne County. Wayne County has 38K people. What does Wayne have? 1,400 people. Yep, not interested. Not enough people. Now, you do not ever do this. Do we not prejudge a lead? But I am just— is there a range of how much the population should be to actually go ahead and move forward? More than 1,400 people, I can tell you that much. But either way, it's not something you you ever need to make a call about until you've locked up like 20+ deals, and then you can start making those calls. But yeah, all right. Janine, but no, South Carolina. This also looks like the middle of fucking nowhere. How did you find your buyers? Trucker Fit, I pay $36,000 a year for a little software called Investor Lift that plugs me into over 4 million cash buyers across the United States. So that's how I found mine. It was a fake number. I'm sorry to hear that, bro. Next time.
8, 4, 8.
Is your car a tax write-off? Yes, my car is a tax write-off. No answer. Let's call again. What's up, Sterling? How you doing, bro? Uh, no, my dad has not been in real estate his entire career. Before he was— before he was wholesaling, he was a realtor. Didn't like that. Before that, he owned a drywall business. He was a drywall contractor, had a very large operation going on over there. You have a financial planner? You just handled your own stuff? I don't really believe in having financial planners, bro. I think that the person most well equipped to handle my money is going to be myself.
8, 4, 3, 7.
But if I did, I would use a gentleman named Kai Arce over at— I can't remember the name of the fucking company he's at. Used to be Goldbook, now it's something else. Pfeiffer Financial Investing, I don't know, something like that. If anybody wants the name of a great financial advisor and financial planner, send me a DM on Instagram. I got just the guy for for you. I'll put you in touch with him. He's a personal friend of mine and I love him dearly. I think he's a very smart cat. Does your mom work? Yes, she does. My mom got very bored when I went to college. I was the last— I was the youngest kid, right? Empty nest syndrome. She went and got herself a job. She enjoys working. All right. BlackRock company is worth $9 trillion. That would be the third wealthiest country in the world. Well, look at that. Look at that, $9 trillion. That's a big number. I'd sure like to— actually, I don't know if I would want $9 trillion. That's maybe too much. It's maybe too much power for little old Tyson. Go crazy. Start buying fucking— I looked the other day, somebody was talking in my chat, something about yachts. They were like, I don't know, there's yachts worth fucking $1 billion. And I was like, no, there's not. And then I looked it up and and there are yachts worth a billion dollars. And I was like, what the fuck? I want to buy a billion-dollar yacht. All right, this person didn't answer.
You said billion with a B?
Billion with the B. Where's that yacht at, man? There's several of them. I looked it up, most expensive yachts, and they're actually yachts that are trading for billions of dollars. That is insane. What's my next business idea? I'm not worried about my next business idea, man, I'm tunnel vision on this one. But actually my next business idea is a software I'm gonna build to help doing what I do easier for everybody else. So all you guys can buy it for like $150 a month, and once I get like fucking 1,000 people doing that, I'll sell the company to a private equity firm for 10x the multiple, I'll become a hundred-millionaire, a deca-millionaire they call 'em. Best day for wholesale? All of them, Alexander. Warren Buffett says diversification is for ignorant people. Go all in on what you know. Asset Printer, you're in here speaking knowledge all the time, and I appreciate you for that. And I especially love that point. Excellent point, Asset Printer. When's the yacht party? Yacht party? When I get the yacht. Only, only subscribers are invited though. Only subscribers. Wait, I just pressed answered and he did not answer.
Fuck.
Fucking up my metrics. Are you using your own money to buy the houses? No, no, no, no, no, no, no. OPM, bro. Are you gonna buy a plane? I sure hope to. Do you make more money than Tom Cruise? No, I do not. No, I do not. That guy is fucking and rolling in it. You know Tom Cruise, that guy? Love that guy. Huge fan of that guy. How much do you think his net worth is?
Please leave your message for—
Well, I— that again, I have the same opinion he does that net worth is a vanity metric, but I don't know. Either way, if he's making fucking damn near a million dollars a month in cash flow, he's doing all right. All right. I went to college with Tom. No kidding. Was he as much of a G then? Tom's net is upwards of $30 mil. God, do you have an intern?
No.
$600 mil is his net worth, apparently. I don't think it's gonna be that high. Do you have personal property you own, or is it all through your business? I own my house, Tristan.
All right, no answer.
I'm contacted. I'm moving real slow through this. I keep getting distracted. So how many more contracts we gotta hit for you to hit your goal? 250K, you think? I have no idea. It completely depends because I've got some deals that are like, they— if it gets figured out with the tenants and all this other bullshit, could be like $80,000 or $90,000 deals, and that would really change the tune of everything. Yeah, one could really change it. But I think as long as I get 20, right now we're at 14, I think if I get 20 then it's pretty certain that I'm gonna get court-martialed.
So you have about 10 to 12 more days to get—
No, I've got 11 more days. Well, 10 more days starting tomorrow. Today's the 11th day. Do you buy and hold? Shug, I do not right now, but I am viciously working towards a plan. I've got a couple more pieces I gotta figure out. Here's the thing, boys. In fact, I'm gonna have my editors cut this up. We'll turn this into an ad. I have a system that can consistently get me houses at 60% of value in whatever market I want. I just need to pick the market and all of a sudden they come. So that is a very valuable skill in itself. Now what I need, something I don't have, is number one, I've never managed rental properties before. I have actually, and I haven't done a very good job of it. So I need somebody who knows how to manage rental properties. Number 2, I need a financier. I need somebody who's willing to put up all the cash because I could very easily start fucking bringing in, I could buy 6 to 7, 8, 9, 10 rentals a month using the system so long as I had the money. So if I find a good property manager, I find a great financier, and I find a, and I pick a market, bro, it's game over. When I figure that shit out, and this is something I'm actively working on, It's game over, boys. All right, New London, Ohio. What the fuck? The asset printer, they should be relatively easy. I do agree. No, Jay Brook, you not need any kind of license to do what I'm I agree, Trucker Fit. In fact, we're having a conversation about it this morning, and we will continue that conversation this afternoon.
Your call has been forwarded to—
How do you get them for 60%? Jelly, doing what I'm doing right now. I live in New London, Ohio. No shit, Steven. I'm calling your neighbor right now. They're not answering the phone, so can you go knock on their door, say, hey, pick up the phone? Your call has been forwarded to a What if a seller asks who your investors are?
What?
I'm gonna say they're fucking fix 'em flippers and landlords and Airbnb owners and hedge funds. Hello, Kim?
Hello?
Hey Kim, this is Tyson with We Buy Homes Cash. It looks like you found filled out some information on our website about possibly selling this property?
No.
Did she just hang up? No, no, no, no, no, no, Kim.
Yes, she did.
You do not fill out a form on my website and then hang up. Oh, she texted me. Text me, no calls please.
Annoying.
No thanks, sir. Hey, Kim. Sorry about that. —just saw your text. Were you still looking to sell that property on Main Street in Russell's Point? Center text. All right. All right. All right, we're gonna hop on the dialer for this last 30 minutes. I've called through all the new leads. Wait, I Do I have anything else I need to call? Today's follow-up. Who do I have to follow up with today? Who the fuck is this? Said he's behind on work, call him in a month? It's the note I have. Fucking A, dude. It gets so hot in here with the door closed. Does it? Yeah. You gotta get a fan in here, bro. I do. A little mini fan on your desk or something, you know? That could go hard. Fucking harder than shit, dude. Pit Swains. See this, guys? That's the sign of fucking closing deals right there.
Your call has been forwarded to an auto—
Also, nobody has said anything, but check it out. Do you guys like the grout fit? The fucking monochromatic fucking grout fit? I never heard the word grout fit. Outfit until my boy, my boy Ray Johnson. He's this kid from New Jersey, one of my best friends in college. He introduced me to the concept of the grout fit, and since I've been pretty obsessed. Someone said something earlier today. Nice. Do you like your Rolex? I love it. All right, what is the name, Steven? Name was like LV or something like that. Okay, this guy will call me again. How's the 911, Hayden? I traded in the 911. Yes, Landon, I'm gonna make some— not cold calls, but I'm gonna be calling our colder leads in the dialer in a second after I do this follow-up.
Hello? Hello, Louis? No, this is his friend Patty.
Hi, you said Patty? Uh-huh. Hey Patty, my name is Tyson. I had a conversation with Louis about a month ago. I was interested in purchasing his property over on Jessup Road and he had let me know to give him a call back in a month.
Uh, he's in the hospital right now. They're putting a tube in his stomach for feeding. So, um, he'll be home in a couple of days.
Okay, well, I hope everything goes all right.
You were, you were talking about the house on Jessup? Yes, ma'am. Yeah, okay. Um, well, I think he's really, you know, to the point that he would like to let it go. He's, he's not well.
Yeah, well, I mean, I'm certainly interested in buying it.
What, uh, what were you thinking about, uh, giving him for it?
So that was all— we're not sure. Uh, him and I needed to have a conversation about the property before I was able to get that number.
So what number did you need?
Um, no, I would need to just— a lot of details about the property. Can I go through Oh, okay.
I've helped him with a number of his properties. That's what I was asking. What's that? I've helped him with a number of his properties. Oh, really? Yeah. Okay. And so that's, that's why I was asking. Yeah.
So I mean, I just need to, I need to ask some questions about like the condition of the property, and that way I'll be able to figure out, you know, how much we can offer for it. Um, I mean, if you're in the know about this property, I'd be more than happy to have the conversation with you.
I, you know, I don't do any of his really business and figures. Okay. Um, but I had to ask him what he would like to get from it. Yeah. And, and he, he told me that, but, um, okay. He sold some others that were, you know, fixer-uppers. And, um, so anyway, you can call him back in a couple of days, I would say. All right, the next 2 days he's going to be pretty well out of it, probably.
Well, I'll give him a call at the end of the week then.
Okay, sounds great.
All right, I do appreciate your time, Patty. I hope you have a great rest of your day.
Thank you, you take care. Bye-bye.
You too. Bye-bye. Okay, spoke with Patty, his friend, and she said Louis does still want to sell that house, but he is currently in the hospital. Hospital and won't be back until the end of the week. I typed that entire paragraph, full punctuation, everything, no errors. If I didn't make it as a wholesaler, I swear to God I'd be a damn good receptionist. All right, cool, taking care of that. Oh, I've got 3 past due follow-ups. Let's see what this is. Who is this? Alan. Alan, who the fuck is this? Offer rejected. Basement's unfinished. New windows in the front. New flooring in the kitchen. All right, fuck, let's give him a call. See what's up. Looks like I offered him $64,000. Hello? Hello, Alan? Yeah. Hey Alan, this is Tyson Smith with We Buy Homes Cash. We had spoke a couple weeks ago about your property over on West Stanley Road. Yeah. Hey, so I know we made you an offer for the property of $64,000 and that I didn't—
well, you can keep that. You keep that amount because, uh, I've already got some other guy came here and gave me a lot more than that, so don't call me no more.
Okay, well, hey, I'm glad that you were able to get what you wanted for the property. Okay, asshole. It's not personal. Dead sold. Move on to the next. Lester and Tammy. Who the fuck are these people? All right, uh, no, Tanner, I'm all running ads, bro. I don't do any pulling the list and skip tracing anymore. Have you let the new guy make any calls yet? Have you made any calls yet? Not yet. First day. All right. First day on the site, baby. Yeah, we'll probably— we'll do some. We'll do some this afternoon, like after my meeting at 4:30. Yeah, we'll have you rip some calls.
Leave your name, number, and a brief message. No.
Hey, Ty, good afternoon, man. Hope you're doing well as well. How much do you spend on ads every month? In Google Pay-Per-Click alone, we're spending about like $30,000. Hello? Hello, Tammy? Who is this? This is Tyson with We Buy Homes Cash. We had spoke a couple weeks ago about your property over on Holiday Cemetery Road.
I don't recall speaking with you, not being open.
Oh, it's no problem at all. Um, yeah, we have a realtor. Oh, excellent. Okay, so the house will be listed soon?
It's already listed. It listed Friday. Oh, excellent.
All right, well, hey, I'm glad to hear you're taken care of. Thank you. Thank you. Have a good one. Bye-bye. That's funny. I remember talking to her now, and she said that phrase, not being ugly. She said that a couple time. So last time I was talking to her, I remember her. Dead, sold, or listed? All right, how close are you to your goal, Cup? We're not worried about the scoreboard, brother. All we're doing is running the play every single day, and at the end of the game, we're going to look up and we're going to see what it is. Okay, that sound good? All right, all right. Who the fuck is this guy? Heron and Sharon. Spoke with Sharon. They don't want to move until like the end of the year. Definitely going to move. Heron told me he speak to his wife about selling. Please call him tomorrow. Okay, already did this. Wait, when was that? Why the fuck doesn't it show me the date of when that fucking note was put in? There we go. That was May 23rd. Well, shit, I don't even call him already. What the fuck? Call him again in like fucking 3 months. Alright, alright, where you getting your leads from, Patrick? My leads for this challenge have been coming from Leads Connect. You can find their information, link in my bio. It's It says, uh, get motivated and mount leads now. What CRM are you using? Sweatsuits. I have a custom-built Podio. Are there any reasons you decided to do online ads instead of cold calling and SMS? Yes, there are very many reasons, specifically two. Number one, on average it takes 70 leads from cold calling to turn into a deal. So lead means somebody who says yes, I want to sell the house. So you got to cold call people, you got to find 70 of them to raise their hand and say yes, I want Yes, I wanna sell my house, typically in order for you to get a deal. When it comes to the inbound leads I'm running, that number is 1 in 20. Now in addition to that, when it comes to the cold call leads, we found that from the time they say, yes, I'd like to sell my house, it typically takes over a month, over 30 days of that lead being in your system until that lead gets locked up, turned into a contract. With the inbound leads, that timeframe is much closer to 1 week. So you have to talk to 1/3 the amount of people and spend 1/4 the amount of time on them. It's much more scalable. This is why we do inbound marketing. Alright. What was for lunch? Andrew, we had half a pound of ground beef, half a cup of rice, quarter cup of cheese, and a little mango sorbet thing for a grand total of 650 calories. Alright. Okay, what was I doing? I'm getting on the dialer. So this is where you will be starting. So this is just gonna dial through all the leads in our lead bucket.
Mm-hmm.
At rapid-fire pace. It's called a smartphone. Well, smartphone is just the system. It's hooked up. All of our calls come on a smartphone, but this is just where you get into the dialer. Okay, I should show you all this. Are you selling a course? Of course I'm selling a course. Yes, I have a couple different courses, in fact. If you'd like to learn more about them, link in my bio. And if you have any questions, send me a DM on Instagram. And yes, I also do do one-on-one, but that is much more expensive. But I do do that as well. All right, here we go. Lead Bucket. Or if you're in Phoenix and you're looking for a job, you can, uh, come over to We Buy Homes Cash and, uh, talk to my man Tyson over here. There you go. That as well. All right, will you cut a deal if I buy both courses? Um, sure.
This is Kurt.
Hello Kurt, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on East Peso Trail.
What are you talking about?
Looks like you had spoke to my assistant probably about a year ago and said you might be interested in selling that place. No. Oh, gotcha. Not looking to sell it? Nope. All right, well hey, hope you have a great rest of your day, Kurt. Thanks. All right, that one was from a year ago. I have no idea, I just made it up. I mean, is that because you didn't have a message of like, uh, what the call was about and stuff like that from prior? I mean, look, I can get that all pulled up, I'm just not gonna spend the time on it. You also don't pull up like the Zillow pictures like of the property until you're on the call, right? Yeah, why would I? Don't even know if they're gonna answer. Save more time that way.

"Can you use the Zestimate for ARV if you can't find any comps nearby?" Dalton, if there are no comps nearby, you probably don't want to be locking the property up. All right. "Do you close the deal with the guy who wanted $20K to $25K but didn't want to sign a contract?" No, Cadence's boyfriend, I'm not. Guy's been weird.
All right.
