$250k in 1 MONTH CHALLENGE (Day 13) | WHOLESALING REAL ESTATE

Tyson Smith negotiates with a seller named Nora on a three-bedroom home in Wyandanch. He offers $349,500 after consulting underwriters; she wants $425,000. The call covers cash-offer terms, closing in 30 days, and why comparable sales data is hard to find.

Oh, what's up everybody, how we doing? Pro Master, good to see you. Connor, what's up bro? Gildi, let's do it, bro.
Please leave your message for—
White Monster, bro, we got it. TikTok kidnapped me. Thank you, brother. What's up, Terry? Yes, say yes sir, dude. Today is a good day for making fucking dollars. All right, upper body yesterday, did treadmill 15 minutes. Oh dude, it's not easy, it's not easy, Connor. It does get easier though. As you get used to it, it becomes— but dude, I'm definitely sweating like a motherfucker by the end of those 15 minutes. Sarita, Terry texted me and said, hey, spoke with my wife, we've decided not to sell. So that's who I was just barely trying to call. He didn't answer, so I sent him a text.
Hello?
Hello, Debbie?
Hello? Yes, Andre?
This is Tyson.
Oh, Tyson. I'm sorry, Lord, I got the wrong name, wrong number.
Oh, no problem.
What can I do for you, Tyson?
Uh, so Debbie, we had spoke yesterday about that property on Acton Road.
Yes.
Um, so I believe that you were going to speak with your husband and kind of see, uh, what you guys wanted to do about the offer I made you.
Yeah, I mean, you guys, that's a definite offer.
Yes, $31,400 for the property in as-is condition. You don't need to make any repairs, you don't need to clean anything out. You take what it is you'd like, you get to pick your close date, we pay all the closing costs, there's no realtor fees.
I just, you know, Tyson, I've never done this before, so it's a little scary to me. Hey, I mean, you're in Arizona, I believe.
Yes, ma'am.
Yeah, and I mean, sight unseen, $31,000 is a lot of money.
Hey, I absolutely understand it. And you know, here's the thing, Debbie, is it's become a little bit trivialized to me now just because I've done this for so long. Um, but I completely understand where you're coming from. Um, what I can tell you is that we just have a rock-solid process when it comes to evaluating properties. We have an amazing standard procedure when it comes to getting these up to speed, making sure that we get the deals closed. And, uh, okay, you know, to me, I understand it's just kind of another day, you know. I plan— we'll probably buy 5 or 6 houses today. But I understand where you're coming from too, and I, I do see like the, uh, almost the humor in it where it's like, you know, for most people, uh, houses are gonna be the most expensive thing they ever buy.
Right. We're just— like I said, I talked to my husband last night. We had talked about it and like everything sounds good, but it's like if it's too good to be true, you know what I mean?
Yeah. Hey, I totally understand. Um, there's a couple things that I'd recommend. Um, number one is I want to send you over the offer so you can see it and you see that, hey, look, yeah, these guys are— they do everything above board. Like you can see how much care and everything we take into it. And go over that with you to make sure you guys fully understand it. Ideally, I'd like to do this at a time where I can walk you and your husband both through it.
Okay.
And then if for any reason—
Tomorrow would be— Tomorrow. Tomorrow would be a good day for both of us because we're both home tomorrow.
Yeah, absolutely.
So if you— can you email me that?
Yeah, absolutely. I can email it over to you. So we use a program called DocuSign. Are you familiar with that?
Yes.
So it's just an e-signature platform, but yeah, we send that over to you via DocuSign. You can get it opened and we'll go through it and I'll make sure that you fully understand it. But you'll— I think that'll be very helpful for you because you're gonna see, okay, you know, I see who I'm dealing with. Yeah, these people are okay, they're very professional and we know what we're doing.
Okay, yeah, send that over to me. And then, um, give us a call. I'd say, how's 11 tomorrow sound?
Yeah, 11 tomorrow is perfect.
Um, okay, good.
What time is it there right now?
Right now it is almost 2 o'clock, 1:56.
Okay, perfect. All right, well then I will give you a call tomorrow, 11 your time.
All right, wonderful. Thank you very much. And you have my email address, right?
Yes, I do. This one, it's the @atlanticbb.net.
Yes.
All right. Yep, I got it.
All right. Thank you.
All right. Thank you, Debbie. We'll speak tomorrow.
All right.
Bye-bye.
Bye-bye.
Damn it. I was really hoping I was going to be able to get that one today. All right, 11 AM their time. So they're fucking— Jesus Christ, 3 hours ahead. So I got to give her a call. It was at 8 my time. How am I going to remind myself? Let's see. Send myself an email right now. Emailing yourself is the GOAT way to do reminders. So I'm just going to email myself to set an alarm because I can't set an alarm on my phone right now. Um, because I'm live on TikTok. So I'm just gonna email myself. The subject line is gonna be set alarm to lock up Debbie at 8 AM tomorrow, because if I don't do this and I don't set an alarm, I will forget. So I need to make sure I'm home from the gym by 8 AM. All right. Let's go.
All right, all right. Please leave your message.
Goddamn it. All right. Benny, that is not true. I do not have reps on the phone bringing me warm leads. All of the leads I'm calling were generated from ads that we ran on Google, Instagram, Facebook, pay-per-click. All these people I'm talking to, I was the only person who's talked to them in our company for the most part. There are some leads in the beginning I was calling that was just old stuff that I dug up. But, uh, all right, who is this? Oh, this is the girl. It's her house is being foreclosed on in 6 days and she looks like she's not doing anything to get that taken care of. All right. Uh, Aaron, that is just, uh, how Excel works, my guy. We got formulas built in there and whatnot. All right. Ty, for lunch we will be eating half a pound of chicken and a cup of vegetables. Shua, no, none of these leads were from skip tracing, cold calling, texting, nothing like that. Nothing like that. What's up, Ty Howard? How you doing, bro? Yes, Serena, I did mention that offer to Tony. Now I've just been unable to get her on the phone, so that kind of sucks. All right, let's call this guy. Yes, Ty, I got a deal in Raleigh like last week. Meredith, my girlfriend's from North Carolina, and she said that it's not like that. I sound like a Like, like, I'm not from the South when I say Raleigh. She says, Raleigh.
I was like, oof. Oof.
All right, guys, yesterday at the end of the day, so it's like 4:30 and Meredith calls me and she's like, Tyson, like, there are people at our front door. Like, I don't know, like, she's like freaking the fuck out. I was like, what? She's like, open up the Ring app, open up the Ring app. And I open up the Ring app. And there's two people sitting out front of my house fucking banging on the door and shit. I'm like, what the fuck? And I was like, all right, yo, I'm coming home right now. I'm coming home. So I fucking grabbed my shit. I'm fucking running out to my car and my girlfriend's just freaking the fuck out, right? She's like locked in the closet, like got all the doors locked and shit. Gamble's going fucking crazy. And then I get on there and she was like, say something to him on the Ring app. And I didn't know that you could like talk to him. And I was like, so I opened it up and I was like, hey, what the fuck are you guys doing? And then all of a sudden they just grabbed our packages and fucking dipped, just skirted out. I was like, what the fuck? It was crazy. So I got robbed yesterday. They took our Amazon packages. What was in the Amazon packages, you may ask? A bunch of shit for Gamble. We got him a fucking life jacket that has a little shark fin. On the back so he can fucking swim around with us in the pool more. But he was supposed to get it yesterday. Now he's not going to. It's going to— we're going to have to wait till it gets shipped again. Terrible. Terrible. No, I do not live in a bad neighborhood, but I don't know. What can you do? What can you do? Yeah, they're definitely gonna be mad when they open the packages. But also they're gonna be mad when karma just absolutely fucks them for their entitlement. All right, I think you were answering. So you do both marketing and skip tracing? No, Chua, no, I do not. I only do inbound marketing. So I don't do any outbound marketing where I'm skip tracing or anything like that. I have the luxury of having a larger marketing budget where I can spend it on better forms of marketing. All right.
Hello?
Hello, Lily?
Who's calling?
This is Tyson Smith with We Buy Homes Cash.
Oh, okay. Yes, I was getting a lot of phone calls. I got you now.
Got you.
What's going on?
Hey, so unfortunately, what I thought So I don't know what went on with, uh, the return label I printed out for you, but something got messed up with USPS and I got a notification that it got returned to sender. So I think they either— it's gonna be back in your PO box, or maybe it sent from the— like, I don't know where it's at. So, oh no. Yeah, so what I wanted to ask is, were you ever able to get access back in your email?
Unfortunately, I have not. And, um, my email is not working. Gotcha.
Okay.
And keep telling me to set up. I don't know how to set it up.
Okay. Um, well, I think then what we needed to do is that first option I was telling you about where, uh, I'd send a notary to you to come and get the documents signed.
We can do that. That'll be fine. Let's do that.
All right. Do you have time today? We can make— we can get that done. Yes. All right, what I'm going to do, Lily, is let me call and let's see if my notary, what times they're available for, and I'm going to figure that out with them and then I'll give you a call back and I'll make sure it works with you. Okay.
That would be great. I'll be waiting for to hear from you.
All right, Lily, I'll call you back in a second.
All right. Thank you.
All right. Bye-bye.
All right.
Take 3 on getting this fucking contract signed.
Jesus.
Jesus Louises, boys. Jesus Louises. Guys, speaking of— I didn't speak— I said geez Louise, but it reminded me there's this fucking food truck in Alabama called Cheese Louise that sold grilled cheeses. And it reminded me, my girlfriend brought home these fucking things called Goodles, and they're like healthy mac and cheese. It's like 500 calories for the entire box and they actually taste dank as fuck. So it's the ultimate diet hack. So what I do is I save about 1,000 calories for dinner every single night. Keep in mind, I'm only eating 2,100 a day. And I'll have a pound of meat of like lean meat. So like 96/4 ground beef or chicken with an entire box of these fucking mac and cheese things. And they have all these different flavors. They've got this fucking Parmesan Asiago one, they got this this white truffle one, they got this hatch green chili one. They also just have like regular mac and cheese one that tastes like Kraft mac and cheese for like half the calories, and they're so fucking dank. My girlfriend buys them at Target. I highly recommend you guys go check them out. They're fucking dank. I have a lead in Yuma, Arizona. I've got a dispo. Taliban.hellabands, um, if you have the contract and it's a good fucking deal, send me a DM and we can talk about moving it for you. Uh, Tamarindo, it's a Rolex Submariner No Date, reference 116040. All right, let's go. I forgot, I got to get this fucking notary. We're going to get this deal signed. That's what's going to happen, and that's just what's going to happen. All right, all right, here's the document. Let's go, let's Find a fucking notary. Okay, mobile notary in Rowland, North Carolina. Where the fuck is Rowland? It's Fayetteville. I don't even remember where Rowland is. Rowland, North Carolina. Okay, all right boys. This is really some shit right here. All right, where are we at in reference to Fayetteville? Okay, all right. All right, let's call this notary. Hey, Dak Weezy, how much money you want to put on it, bro? Here we go.
Hello?
Hello, is this Absolute Mobile Notary Public?
Yes, it is. How can I help you?
Hey there, I'm looking to get— I have a purchase agreement that I need to get signed. It doesn't necessarily need to be notarized, but I just need somebody to bring over the document to the seller and get a signature on it, and I was wondering if that's something you could do.
Well, everything in North Carolina has to be notarized.
Got it. This, I mean, this, this particular document doesn't need to be. It's just a purchase and sale agreement. I just need somebody who can go over there and get it signed. Is that something you'd be able to do?
Who's paying for this, sir?
I'd be paying for it.
Okay, I only accept cash or Cash App.
Cash App's fine with me.
Okay, all right. Um, is the person— where's the person located at? Uh, what county they live in? Fayetteville, Oak Mills?
Um, it's, it's in— let's see, it's Rowland, North Carolina. Let me see what county that's in.
Yeah, because I'm in Fayetteville, so that's Rowland. That's quite a distance.
It's in, uh, Robeson County.
Oh, Robeson.
Yeah.
Okay. All right. Okay. Yeah. Um, it's $10 per signature. How many signatures have to be notarized? Well, signed on the document.
Um, it's going to be, let's see, I think there's 2 signatures on the document and then every single page needs to be initialed. It's like a, it's a 5-page document.
Okay. All right. Um, when would you like to do this?
Uh, today.
Okay. Text me the person's address and their name.
Um, do you know what time you'd be able to be over there?
Uh, when you text me the address.
Okay, sounds good. You want me to text you my cable bill?
Just let me pay my phone bill first because I just drove up to AT&T, so I got to pay that today because it's due today, and then I could leave and go do that.
All right, sounds good. Well, I'll text you that address. Um, okay.
Are they an elderly couple or something?
Um, not elderly, but, uh, she is like— I don't know. I mean, I don't know how old she is, to be honest, but I mean, it's definitely not a young person.
Okay, because see, we have a— we have a thing here now where if the person, um, cognizance is under 7 Like dementia or Alzheimer's?
No, there's nothing like that.
Okay. We can't, um, have them sign any documents. The family would have to go to court to get a guardianship or something.
Yeah, of course. No, I mean, she's definitely of sound mind and body.
Okay. All right. Yeah. Like I said, text me, um, and your name also.
Okay.
In the email. I mean, text message. Okay. And you want— you said that you need someone to take the documents, so you need me to print the documents out and then take it to them?
Yes, and then I would need you to scan it and send it back to me.
Huh?
And then I would need you to scan the document and send it back to me.
Scan document and send back to you. Okay, I can send that back to you in an email. Yeah. And okay, and what about the— what about the copy? Will that have to be sent to you?
So I mean, is what I would do is I would, I would send you— like, if you could print out 2 copies, leave one there with her and and then just take the completely signed one and send it back to me. Just scan it and email it back to me. That'd be perfect.
Okay. All right. I can do that. Okay. So let me give you my email address.
Okay.
Okay. It's E-S-T-E-L-L.
EstellaMay58@gmail.com. Okay, that's EstellaMay58@gmail.com.
Yeah.
All right, excellent. Well, I'll send you over the document right now, and I will also, I'll tell you the name of the person, the address, their contact information, everything like that.
Okay, thank you.
Okay, then when you're able to take a look—
Your email address so I know what I'm looking for.
My email address is tyson@webuyhomescash.com.
Okay. All right, thank you.
All right, thank you, Estella.
You're welcome.
Bye-bye.
Bye-bye.
Yeah, I don't feel good about that. We're not fucking using that notary. You guys feel free to fucking email her if you want. Just gonna confuse the poor lady. You're just doing a bad thing, but whatever. Yeah, I don't know about all that, bro. Let me fuck it. I need to look at this deal again. I need to make sure that— see, I've spent way too much time on this, pissing me off. Is this even a good deal? What am I buying it for? The fuck's this contract for?
$11,296. Yeah, I mean, we, we sold it, we found buyers for it in 1967, um, and it took quite a bit, right? Uh, and then obviously there's fees, there's commissions, there's closing Yeah, it's probably worth it.
It's probably worth it.
Okay.
All right. If it doesn't have to be notary, I can do it for you. Trevor, how close do you live to Rowland, North Carolina? All right. Why does it need to be signed in person? Carlos, because she doesn't fucking like use email. And I tried to mail her one and I don't know, somehow it got fucked up. So I don't fucking know, man. Dalton, good afternoon, bro. All right. [Speaker:TYSON] All right. I got to figure out where. [Speaker:LILY] Hello? [Speaker:TYSON] Hello, Lily?
[Speaker:LILY] Yeah.
[Speaker:TYSON] Hey Lily, it's Tyson. So the notary is available today. Um, where would you want them to meet you at?
He can just come to my house at Drenth. Okay. All right.
Okay, I'm requesting you print out and sign 2 copies of the documents I've attached to this email. Take them to get signed and scan them and send them back to me. You can meet Lily at her house here. She can be reached at phone number. If you have any questions on how to get there, I've highlighted each section of the document that needs to be initialed or signed. Please give me a call and let me know your estimated time of arrival. All right, now let's fucking download this. All right, just the documents. Download. Oh, I need to— fuck, just documents. Combine the PDFs into a file. Fucking goddamn it. All right, okay, now I need to open this. Here we go. All right. Alright, let me make sure I highlighted everything that needs to be signed. Looks good. Looks good. Okay, save.
Excellent. Okay, good. What the fuck?
Oh, fuck me.
Okay.
Oh my God, if that draft got deleted, my email. Compose. Where's my drafts? Wait, no. Drafts. Yes. No, wait. Yes, found it. Okay, okay, send.
Jesus. All right.
No, I'm not from Staten Island, I am from Arizona. But I have had a lot of people who think that I'm from New Jersey. Yeah, Ryan, we're just fake typing, fake typing away. All right, fucking a, boys, this is a shit show. All right, weren't I on Jersey Shore? No, not quite.
Alright.
Alright, what the fuck was that notary's phone number? I need to write this down for our records here. Okay, fuck's sake. All right, we'll give him a call. We'll give that notary a call in a minute and make sure she got the fucking address and what her ETA is and shit. We gotta go. Fix your camera? What's wrong with it? No, Real McLovin, I do not take cold showers. I think that man worked very hard to invent warm showers for a reason. I think through all, all throughout history, people were like, oh, fuck, man, I sure wish that this shower would be warm. And then they figured it out and showers are warm. And now all of a sudden people are regressing and they're like, let's make this cold again. Doesn't make any sense in my brain, but, uh, whatever.
All right.
What if cold showers got you gains? Then that'd be something I'd talk about. Society is definitely regressing in some ways, but that's part of it. It's part of the deal. It happens. Oh, fuck yeah! That was a killer stretch. Thank you, got it. All right, cool. I'm happy about that. Happy you got it. All right, let's get some new leads. Let's get some new leads action running. Um, Lone Mouse X, I don't know the answer to that question. Landon, I'm pretty sure everything about cold showers is just pretty bullshit besides the fact that it definitely will—
Hello?
Hello, Linda?
Yeah?
Hey Linda, my name is Tyson. Looks like you filled out some information on my website about selling a property over here on 6th Street.
Yeah.
Have I caught you at a bad time?
No, I'm just fixing to get ready to leave. Um, my husband and I own— I guess it's, uh, what is it, 100-foot wide, 200-foot deep, something like that. Uh, it's 2 lots that are in, uh, Pearl River. Yeah. And we were just wondering if we wanted to sell it, about how much we could get. So it's the land, uh, is, uh, I have a trailer on it. But it's— the trailer is very old, and, um, we're just trying to get an idea so we can sell it. We want to live in the country.
Understood. So there's a trailer there, like, no, there's no, like, structure besides the trailer? It's just the land?
Yeah, we have, we have a, uh, the trailer, and then there's the, uh, garage.
Okay, so there's a trailer and a garage on the property. Um, And you said it's, uh, 100 feet long by 200 feet deep?
I think so. I think that's what it's like. Wait, 100 by 100, I think it is. Okay. All I know is the people across from us bought a lot, bought the two lots together and built two houses on it. Okay. You know, I just want to, uh, I want to live in the country.
Understood. So, uh, do you have an idea of how much you'd like to get for these two lots?
Oh, I don't know. I'm not quite sure what they're going for, you know.
So I'm taking a look right now and it's looking like we would want to be buying them for somewhere between $1,700 and $2,300.
All right, I'll tell my husband.
Okay, yeah, you want to talk to him and then maybe I can give you a call back.
Yeah, he's a truck driver, he's at work right now, but As soon as he gets home.
Okay. And, uh, okay, you'll give me a call back?
Yes, I will. Thank you.
All right, excellent. Again, my name is Tyson. This is We Buy Homes Cash. And one thing I want you to mention to your husband is that, uh, that would be the full amount you guys would get. Like, we pay all the closing costs, everything like that.
Okay, I'll tell him. Thank you.
All right, thank you, Linda. We'll talk to you later.
All right, bye-bye.
Bye-bye. Um, so with land, I've talked about this before, I'm not a land guy, it's not something I specialize in. Is what I do is I offer them 10% of what a newly built house would sell for. So I'm seeing houses sell for between $160,000 and upwards of $200,000. So, um, 10% of that would be $16,000 to $20,000 is is what I think I'd be able to sell it for. So if I get it at fucking a couple grand, who knows, maybe we'll make 10 or 15. Let's see if there are any lots for sale though before I fucking get too ahead of myself. Nope, there's been one lot very irregular. Whatever, give it a shot, I guess.
Fuck.
All right, is wholesaling more— is wholesale more beginner-friendly as opposed to what? Yo, Jaden, I appreciate that, bro. Offer a pack of Marlboro Lights?
Shit.
Will, dude, that guy just fucking yapped my ass off. Typically real estate flipping houses? Yeah, wholesaling is much more beginner-friendly as opposed to flipping houses. Flipping houses is very capital intensive and you incur market risk and it's a lot to manage a flip and your cash conversion cycle's way longer. So yeah, wholesaling, there's zero risk whatsoever. You can't lose money as long as you fucking know to cancel agreements during your inspection period. Who the fuck? Hi, thank you for calling We Buy Homes Cash. This is Tyson.
Yes, I was trying to reach Blake.
Oh yeah, you were trying to talk to Blake?
Yes, this is Sandra Wolf.
Awesome, Sandra. Well, is what I'll go ahead and do, let me see if he's available right now, and I will, uh, I will, uh, can I put you on a brief hold?
Yeah.
All right, one moment please. Hey, Sandra Wolf, yeah, called looking for for you. Should I deal with this, or is there something? Yeah, she's on hold. I can transfer it, or I'll just fucking hang out for a second.
All right.
Hey, Sandra?
Yeah.
Hey, Blake is gonna give you a call right now, okay?
Okay, thank you.
All right, bye-bye. Blake, just, just give her a call. All right, uh, Madison, Tony, I haven't been able to get on the phone with. Terry texted me, was like, hey, me and my wife decided not to sell. I still need to talk to him too though and be like, yo bro, why? Because I can offer him more money. So We'll figure that out. Oh, what the fuck? This is a deal we have locked up?
Hmm. Hmm. Hmm.
Move this to negotiating. We offered her— offer main amount, $2,300.
Save. Cool.
All right. Okay. Have you called Blake, Blake his entire life? No. Mostly I call him Pops unless I'm at work. When I'm at work, I call him Blake.
All right.
Do the sellers you call sign up on your website or do you use batch leads and say they signed up? No, they— all of the people went to my website, filled out information, requested me to call them. Guys, batch leads, pulling lists, cold calling, texting, is the best way to get started to find leads when you first get into wholesaling real estate. Because doing what I do, running ads, is very expensive. And if you don't know how to turn those leads into signed contracts and sell those contracts and make money, then you're just gonna be fucking burning all of your money. And that's not a good thing to do. So instead, I recommend for beginners to pull list, cold call, text to find leads. Because it's less cash intensive. Now, you're not getting as hot of a lead. The people are definitely not as motivated as the people who are coming to my website and filling out information. But it's a lot cheaper. It'll allow you to kind of cut your teeth, learn the sales process. So that's where I think you should start. Then once you've done several deals, you have more disposable income, 'cause you're wholesaling, it makes a shitload of money, then you can start trying out these other marketing methods. Finance team deserves a raise? Absolutely not. Absolutely not. If the finance team demands a raise, I will shut down this whole operation. I will shut it down. Hey, that is literally so nice. I will tell her you said that. And that's gonna make her so happy. So that's very nice of you to say. The Glengarry leads. Yes, yes, yes, yes, yes. What type of ads do you post? Ads that say, want to sell your house fast? Click here. And then it's, want to get your no obligation cash offer, no closing costs, no realtor fees? Fill out your information here. Super easy. All right, MC Hammer company picnic, that's something we can decide upon. I'll tell you what, if when we get to a million followers on TikTok, we'll set up a fucking company picnic. But we got, we got quite a while to go. What's on the smoker? What's up, bro? What is on the smoker?
Tell me.
I'm kind of curious now.
All right. All right.
Do it for 100K. No, 100K isn't a big enough milestone. For the company picnic. Tonight I'm reverse searing ribeyes. Wow, that's fucking dank.
Hello?
Hello, Deborah?
Yes, speaking.
Hey Deborah, this is Tyson. Uh, looks like you filled out some information on my website about selling a property over here on Flowerton Road.
No sir, that wasn't me. I'm sorry that happened, but that wasn't me.
Oh, gotcha. So you weren't looking to sell that place?
No, sir.
Oh, gotcha. All right, well, hey, I hope you have a great rest of your day, Deborah.
Thank you, you too.
Bye-bye. The fuck? Okay, okay. Uh, this was an hour ago that that form was filled out on our website with her number and her name and her address, but apparently it wasn't Alright. Sus. Alright. Just canceled my free trial with Batch Leads. A lot of the skip tracing numbers are wrong or don't work. Did you have this experience? Gabriel, what I can tell you is that SkipTracingAnywhere is not perfect. But I've tried many different skip tracing companies and Batch Leads has outperformed them all by a very large degree. Now you cannot expect every single person you call, every single number to work, to be the right number, things of that nature. It is a grind. You have to fucking work through it. But yes, that's just part of the game, man. All right. How does that happen? I don't know. Somebody else on her Facebook account or she just changed her mind and just wanted to be weird about saying it. I don't know, who knows. All right, all right boys, I got to piss, then I'll be right back. All right, boys, we've— low-key, I was just barely considering this— we've been getting kind of an awful little spell of bad luck here on the leads, so we are destined for a turnaround. And I am here for it because we're going to keep putting in the reps, babies. We're just going to keep fucking rolling. Been skipping leg day. All right, so this is the one time we'll go ahead and fucking address these accusations. Yeah, bro, I skip leg day. I've got fucking tumor, tumor fucking growing out of my goddamn legs. They are so goddamn big. So, Tamarindo, if you have any other dumbass comments you'd like to say, keep them to yourself. Alright, Belinda, Brushton, New York. Fuck, I don't have water. All I have is my energy drink, but I really want water. Yes, John Rice, that is a duck. Quad father. Uh, Zins, no, they do not make me nauseous. They just give a nice little nicotine buzz, bro.
Hello, you've reached the voicemail of Belinda.
Oh, I wish she answered. She sounded sweet. I'm trying to talk to this lady. Yeah, New York deals are hard. Tom Platz, bro, Tom Platz is a fucking god. Have you ever heard the story of him talking about like how he caught his wife cheating on him and then he just fucking went hard as fuck in the gym and won Olympias? Dude, Van Life Cody, what the fuck is up, bro? How are you doing? Cody, I, uh, I meant to message you the other day. I was looking at all your content and I was like, dude, this guy's just fucking killing it, man. He's going to be the fucking next Dave Portnoy. Yes sir, bro, we're going to make it happen. I need to show the people what's possible. By the people, I mean honestly my salespeople. I need to show them what's up. All right, what else you streaming on? BM, I'm also streaming on TikTok in addition to YouTube. Focus on coaching sports influencers, already closed 4 guys at $5K for my coaching. Let's fucking go, dude. Well, hey, it seems like you're absolutely fucking crushing it showing people how to do it. So that's a sick-ass niche and I know people love that stuff. So I'm sure that you're gonna go crazy, bro. Cody, do you live in Arizona? No, in Dallas.
Word.
Well, dude, I feel like you're absolutely gonna kill it, especially with all of your personal branding stuff I've been seeing you do. It's really gonna take off, I bet. Well, hey, next time you come to Arizona, hit me up. We'll go fucking do a CrossFit workout. We'll record a podcast. We'll get some content and shit. It'll be a good time. I don't know what that is, Justin. What's up, Spiro? Yeah, I would have hoped so, Cody. I would have hoped so. My dog. All right, this girl didn't answer. Contacted. We move on to the next. Yes, of course, BM. All right, we got Tim Kuse, Early, Iowa. Interesting. What calling platform? This is from smartphone.io. Oh, just started out. Any real tips? Wahid, all of my tips are gonna be on YouTube, bro. That's the best place, that's where I've got a wealth of knowledge. Have you tried any sub-2 method? Yes, Gabriel, I've bought houses sub-2 before. I don't particularly like it though. There is a deep, dark side of sub-2, and that is that convincing somebody, not convincing, but getting somebody to agree to the prospect is half the battle. And the other half is the entire rest of the time you fucking own the house. Yeah, Justin, like all of them have like the same sounds. Like Outreach and there's a lot of people use this same dial tone. Brokers, I never take my watch off like ever. It's on me 24/7. When I work out, shower, swim, anything. What's the last deal that you messed up yourself? Dude, I mess up deals all the time, man. All the time. You a Cardinal fan, Tamarindo? I don't really watch sports, bro. Not my thing, dude. Guys, I, uh, I hired a new video editor for my videos. Um, I'm not sure if any of them have been posted to TikTok, but they have been posted to Instagram, and I think they look so fucking good. They're doing an amazing job over there. No, no deals yet today, guys. I hate to admit this, but we've actually gotten zero deals this week. It's been a crazy fucking dry week, man. All right, enter the code. All right, I wanted to watch this.
Okay, um, where is profile?
All right, okay. Um, you closed on a deal last week with the siblings, the house in the Carolinas, I think. Um, I'm working on her right now, the fucking notary. Speaking of which, I need to call the notary. Thank you for reminding me. Yo, Mini Steven, thank you for subbing, bro. All right, uh, where— there we go, here we go, here we go. Guys, the YouTube growth has been awesome. We're already over 2,500 subs.
Hello? Hello?
Hi, is this Estrella?
Speaking.
Hey, this is Tyson. I just wanted to see if you were able to get that address and if you had an updated ETA of when you'd be able to get to the property.
Okay, hold on, because I just come back to print it out. Has come back to Frankie Dallas. It's up in front of me.
Okay, thank you.
Mhm. Did you text it to me?
No, I emailed it to you.
Oh, you emailed the address to me?
Yeah.
Okay, send it to me in a text. I'm checking over to make sure I got all the paperwork here.
Um, so I actually can't text on this, uh, on this number. I can read it off to you though.
Okay, I'll get it. Um, I'll get it out the email.
Okay, when you, when you see, uh, like what time you'll be able to be there, can you go ahead and give me a call and let me know? Okay, awesome, I appreciate that.
All right, okay, all right. Making sure I got all of them because I had to come in and put paper in the printer. So printing as I drove up to the house.
Okay. Gabriel, if I bought a house from somebody subject to because they were in pre-foreclosure, I would not let them become a tenant. They've already shown that they're not good at making the payments and Their rent is going to be more than they were paying their mortgage. That's a bad idea.
The one that I leave with her, she don't have to sign that one, just the one, just the one copy.
Yeah, just one copy needs to be signed and scanned and sent back to work with her.
Yes, that doesn't have to be signed. Okay, got you. All right, now I'm going to put your email on.
I'll tell you what, um, I know it's far. I will send you $100.
Okay.
I know you asked for $50, but I think $100 would be fair if you drive down there, get it signed, and send it back to me.
Uh, yeah, that's a distance. Okay, so 100. That's fine.
Okay, sounds good. So would you be heading over there now? Can I call and let her know that you'll be there in about an hour?
I'm on my way there. All you have to do is just call her and let her know that I'm on my way and tell her my name.
Okay, we'll do it, Stella. And again, if you have any questions, I'll be on the phone with her when you get there. But if you have any questions, I'll be there so you so you can give me, you know, you'll be able to have contact with me, okay?
Okay, that sounds good.
All right, all right, thank you, Estella.
All right, you too.
All right, bye-bye.
Okay, all right, all right. Hello?
Hey, Lily?
Yeah.
Hey, good news. So the notary is going to be there in an hour. Okay.
Okay. That'll be great. I'll be looking for him. Did he say what kind of car he's going to be driving?
No, they didn't. It's actually a her. Her name is Estella.
Oh, good, good.
Yeah. Um, I try and make sure that we, uh, you know, we have female notaries just because, you know, it helps people feel a little bit more safe.
Really? But that's good too. And I got my driver's license ready. Do I need another ID, you think?
Nope. Nope.
That'll be it. Yeah. I'll be on the lookout for her next hour. Hopefully everything will go through this time.
Absolutely.
Absolutely.
Well, hey, Lily, I do appreciate you being patient and working with me.
Well, gladly. Like I said, I hope we can do more business in the future. Absolutely.
Once we get this one figured out, we'll go ahead and start looking at those other properties.
Exactly, exactly. And Juanita got a house in Little Rock, South Carolina, near Charlotte.
Perfect.
And you'll have a lot of business when we get things straightened out.
Yeah, all right, sounds good. Well, I look forward to it.
All right, well, thank you. I'll be on the lookout for her.
All right, well, so I'll actually— I'll give you a call when she gets there just so I'm on the phone too, and if you have any questions or anything like that, okay?
Okay, great, great.
All right, sounds good. We will talk soon. Bye-bye. Yeah, she— this girl has like 4 or 5 other houses she wants to sell me. To. So that's why I think it's worth it to deal with all this shit. Also, I don't know if you guys heard, but don't ever say I didn't do nothing. The notary is having to drive an hour, and she was like, I'll do this for $50. And I was like, you're driving an hour there, an hour back, like, I'll pay you $100. She was pretty stoked on that, so Alright. Alright. Meanwhile, let's try and see if we can get some more deals. Coach Carver, honestly, it's been a pretty unlucky day, but it's alright. We're making it work.
Please leave your message for 5-4—
And also, I don't believe in luck. We believe in the law of averages. And we're just getting steps closer to some amazing deals. Surprise her and pay her $200? Nah, not doing that. But what are you using notaries for? So Roman, typically when I'm buying houses from people, I just send them the purchase contract on DocuSign, but this lady doesn't have access to her email and I've got to do it this way. Gotta send a notary. I tried to, I sent her in the mail and then I don't know what happened when she put it back in the mail, it got returned to sender and I sent it from a UPS store. So I don't know if they sent it back there, but like, I don't know. I'm not fucking trying to deal with all that shit. So best calling app for beginners? I don't know, man. I'd say not really an app, but probably use like a Google Maps. Google Voice number would be helpful. Something like that. All right, no answer from Deborah on the first call. That's all right, we'll just call her again. This is Gratos. Gratos? Grottoes?
Please leave your message for—
All right, problem for a different day. We'll move that to uncontacted and we'll keep burning and turning. I'm an IT recruiter. You push me through the day, we do almost the same thing. Different concept. Oh, word, Jay. Well, Jay, man, I appreciate it, man. I'm glad you're in here hanging out and some good vibes, bro. Angelo, I use Podio as my CRM and I have smartphone.io connected into it. So that's where I'm making the calls and whatnot from.
All right.
Sheesh, dude, it's already noon. All right. I typically leave and eat lunch at noon, but I haven't really been able to to call a lot of people. I had a bunch of meetings this morning, so I think we'll keep going for another at least like 30 minutes to an hour. Or you know what, we'll just call all the new leads however long that takes. We'll call the new ones.
Jeremy, typically lunchtime's right now, bro, but this person cannot be reached at the moment. Please—
what the fuck? Why not? Why can you not be reached at the This person cannot be reached at the moment. You know what they say, dude, there's no point in wearing a Rolex if it tells you when your lunch break weekends. The great part about owning a company is I can just fucking go take lunch whenever I want, you know, for as long as I want. Okay, no answer. On to the next. Roman, every single lead is going to cost somewhere between like $120 and $200. All right, we got Billy. In Burlington, Iowa, off the highway. Not a great start. Yes, Landon, it, uh, gets expensive when you do it mountainly. Needs. This is a, uh, pay-to-play game, boys. Uh, Gibbs, it's about 1 in 12, 1 in 15.
Please leave.
Depends on the market. All right. All right, I appreciate the insight, Cassie. Uh, yes, Landon, we have substantial overhead.
Please leave.
This guy said text is fine. Okay. Hey, just tried to give you a call, didn't see your text till afterwards. Are you currently living in this property?
All right.
Bobby, we're still at 8 contracts, brother. All right, Batch Leads is 10 cents a lead, right? Um, yeah, for like their highest tier plan, I think that it can be as expensive as like 12, 13, maybe 14 cents a lead, though not positive. I know on my account it's 10 cents. What's up, Brandon? How you doing, bro? All right, we have Penny in Holiday, Tennessee. Guys, I decided I'm going to get in the habit of taking my contacts out before I go to sleep every night. This is going to be new for me. I typically just sleep in them. Landed, bro. Is what you should do is instead of spending a grand skip tracing the leads—
I only preach peace, man. And due to the overwhelming spam calls and all that, I don't answer my phone. So if it's important, either leave me a text message or a message. Thank you, goodbye.
Hello, this is Tyson. Thank you for calling We Buy Homes Cash.
Hey Tyson, it's Brian. I talked to you before about that place in Glenwood in Idaho. Yeah, yeah. Would you ever figure out a price on that? Where were we? Uh, so trying to get rid of it.
Yeah, so when we, uh, when we took a look at it, um I remember our cash offer was going to be a little bit too low. I know that I told you that we'd have to be at like $250,000, and that just wouldn't work. But that I was pretty confident I could get you $360,000 if we were going to do our other program where we go ahead and we list the property and we send it out to investors that we work with. And you still don't have to pay any fees, commissions. Closing costs, anything like that.
Hmm, you don't think you could bump that up to 400, could you?
No, I know that's kind of the conversation we had the last time. Our absolute most would be $363,000.
Wow, because she was down at 375.
Yeah, I hear you. Well, I appreciate, you know, you trying to work with her on that and everything, but here's the thing is, I, you know, I want to be a man of my word, and I don't want to tell you, yeah, hey, I could do $375,000 or I could do $400,000, and then me have to call you back in a month and be like, hey, it needs to be at $363,000.
Mm-hmm. Huh. And how long does that take to do it?
Uh, it would take at most 60 days, but typically we're able to get it done sooner than that, around 30 to 45.
Right, okay, I'll let her know.
All right, sounds good. Yeah, if you have any other questions, please give me a call.
Yeah, because, you know, she's trying to— you know, the market's kind of down.
Yeah.
Especially around here. So she hasn't listed it, but she's just got a sign in front of her place.
Yeah, I mean, I appreciate you, Mason. Thank you, bro.
So, okay, well, we'll see what I can do.
All right, sounds good, man. Let me know. So interesting, guys. I called that guy. We offered him, uh, $363K for the property, and he's like, absolutely not, no way. I would not take anything less than $400K. And now here he is calling me back 2 weeks later. Right? This is why we always make offers. And also, I have a follow-up scheduled to call him in 2 days. So we always want to stay up to date with these people, you know what I'm saying? Top Media News. So multifamily deals can be great. There's typically going to be a lot bigger spreads just because you're dealing with an asset that costs more money. But it's going to be a little bit more complicated for a couple of reasons. Number 1, multifamily owners are typically going to be a little bit more savvy. And number 2 is that you, uh, the buyers for multifamily properties are going to be a little bit harder to find. However, for doing that extra work, you are going to be compensated more. So it can be something great. All right, should I do— oh yes, Landon, look, I think you could absolutely go spend $1,000 and, um, skip trace some leads. And if you do that I recommend following my system on how I pull lists on batch leads. If you haven't seen that video, I have a video on YouTube called How to Find Motivated Sellers Using Batch Leads, and I show you exactly how I pull lists and everything. But is what I would do if I were you is instead of spending the $1,000 doing that, I would join Wholesaling 101, my coaching program, or my entry-level coaching program, where I just pulled the list. Of 10,000 records that we spent $1,200 skip tracing ourselves already for the people in the group to call. So for $500 joining Wholesaling 101, you're going to get number one, the program of everything, like all these video trainings, plus weekly calls with me where I can help you out, plus 10,000 records that you can go ahead and start working on right now. Let's go, Ben. Let's go. I'm glad to hear you start calling it, bro. All right. Bobby in Houston, I'm trying to think. I mean, we are using List with Freedom in all of our markets, Bobby, but I'm not going to say that it's the best service in the entire world, and we definitely are hoping to find a better one. Peyton, that's what I think, man. I think that my eyes will definitely start to feel better if I just start routinely taking them out. Yes, Gibbs, more profitable doing inbound. It's a higher cost upfront, but when you look at the man hours it takes to dig through all the bullshit leads that come with outbound marketing and also the amount of time it takes. So here's the thing. With inbound marketing, you're typically gonna close 1 in 20 leads. But not only that, but those leads, from the time they enter their system to when they're contracted, is gonna be like less than a week. Where with outbound leads, it's gonna be like 1 in 70. And from the time that those leads enter your system to when they're closed is gonna be more than 14 days. So you have to spend half the amount of time with more than half the amount amount of leads in order to get a deal. So it makes it a lot easier to scale. Yes, Landon, I JV with people who are part of Wholesaling 101. All right, you know so much, bro, why aren't you making money? I literally am, bro. What are you talking about? Chillist Monkey, no, we have not gotten Tony to sign yet. We haven't even sent her a contract. Corey, I mean, yes and no on whether it doesn't matter if the house has an HOA. It's gonna be an important thing to know if you're selling to like a buy-and-hold renter. But it's not something that I spend too much time thinking about. Yeah, she is playing the game. She's playing the game of fucking not calling me back, pissing me off. Jacob, I don't know, man. That guy just wasted a bunch of my time. He talked to me for like an hour and yapped about everything from bodybuilders to fucking Kylie Jenner. It was, it was a nightmare of a conversation. Okay, who do we got next? Nora of— what the fuck? I don't know how to say this. It's a town in New York. Wyandanch. W-Y-A-N-D-A-N-C-H. How the fuck do you say that? Let's use Google. Let's ask them. Ken, bro, my morning's been great. We absolutely crushed chess.
Freedom. Dinner.
Goddamn it.
It's more than just a meal you make every night.
How to pronounce Yandanch. Yandanch. All right, got it right.
Cool.
Oh yeah, guys, we absolutely crushed chest. We crushed our fucking cardio. Had a great meeting this morning with the company. We are fucking moving, bro.
Hello?
Hello, Nora?
Yeah.
Hey Nora, this is Tyson. Uh, looks like you filled out some information on my website about possibly selling this property over in Wyandanch.
Yeah. Yes.
Have I caught you at a bad time, Nora?
No, no, you can talk. Yes, yes, go ahead.
Excellent.
Well, talk to me, please.
Yeah. So what I'd like to do is I just need to take about 5 minutes to ask you some questions about the property, and after that, if the property fits my company's buying criteria, then we'll go ahead and get a cash offer for you.
Sure.
Awesome. Well, hey, while I'm getting the property pulled up right now, can you kind of catch me up to speed here? What's got you thinking about selling this place?
Oh, I would like to sell this place because I'm thinking about going back to Thailand, maybe.
Yeah, how soon are you looking?
If I get a good offer.
Gotcha. Okay, so if you get a good price, then and you'd like to move back to Thailand?
Yes, I would like to. That's my plan. Okay. But, you know, we see what is your offer. Okay.
Yeah, that makes sense. So if we make you an offer that makes sense, how soon would you want to have this place sold and you be on your way back to Thailand?
Can you close in 15 days?
15 days is probably going to be too soon. Um, it is possible, but typically, you know, that, that's— it's gonna come at a price, you know. So typically we're able to get you the best price if we can close around 30 days.
Okay, 30, I take 30.
Okay, excellent.
Okay, no problem.
Okay, Nora, well, hey, I've got the property pulled up. Um, I see here that it's a nice little two-story home.
Um, do you happen to know what year it It was built brand new construction in August of 2003. Yes, 20 years. The house is brand new. Yeah, 20 years old.
Very nice. And how many bedrooms and bathrooms does it have?
3 bedrooms, 3 bathrooms. Hello?
Hello. Hey, just, I'm sorry.
Can you hear me?
Yeah, I can hear you. I'm just taking some notes of all this.
Okay.
Okay. Do you know about how many square feet the property has?
1,465.
Excellent. And then I'm going to assume that the roof on the property is the original roof from when it was built?
Yes, original. There's no leak, no nothing, no, no damage, nothing, nothing.
Okay. Is there a, uh, is there an AC on the property?
Uh, central air conditioning.
Okay. And is that also going to be the original one from when the property was built?
Yes, yes, yeah.
Okay.
And I have the only new is, uh, what do you call it? Brand new fence. I just did it in April. Brand new fence and automatic sprinkler. Okay.
Very nice.
Okay.
Have you made any updates to like the kitchen or the bathrooms in the property?
No, no, no update. No.
Okay. What's the parking situation? Is there a garage? Do you park in the street, the driveway?
Driveway parking.
Driveway, excellent. And then I assume that the property is on city sewer?
Yes. Okay.
And the property is 2 stories, right?
Yes. There is no HOA. No HOA. No HOA.
Okay. Does the property have a basement?
Basement, yes.
Okay, is the basement finished?
Unfinished basement.
Okay. So if you were to describe the condition of the property on the inside on like a scale of 1 to 10, with 1 meaning, hey, you probably need to start over, and 10 being it was like fully renovated yesterday, what would you say is the, uh, well, how would you rate the property?
Number 10.
Oh, like it was fully renovated yesterday?
No, no, no. Like there is no, you don't have to repair anything. Maybe you can do it. 9, 9. Everything is in perfect condition. You don't need to repair anything.
Okay. Makes sense. Okay. So let me ask you, Nora, if we're able to purchase this property from you and have you paid and moved out in 30 days, what do you think would be a fair price for it?
Okay. I have it appraised. The house appraised by professional in September, 7 months ago. September report came back with $450,000. Okay. Okay. So how much you're going to offer me? You can go from there.
Okay. Gotcha.
Okay. Is that fair?
Yeah, that's absolutely fair. Uh, so, um, I'm curious. Uh, it sounds like the property is in really great condition. Um, why not, why not list the property on the market with a real a real estate agent?
No, I don't like people coming in and out, in and out all day, 15, 20 people. Yeah, no. Okay, I wanted to sell real quick, then I can get out.
Okay, understood.
I wouldn't do that.
Okay, so if I'm able to, uh, to get this property approved for an offer that makes sense to you— okay, uh, is there anything else you need to figure out before before you decided to move forward?
Of course, if the price is right, I can sign the paper tomorrow. If the price is right.
Okay, sounds good.
I need a price. I can leave anytime you want me. Yeah.
Okay.
All right. If the price is right, you give me the check, I go tomorrow. Okay.
All right. Sounds good. Well, hey, Nora, let me take this on over to my underwriters. They'll let me know how much I can offer. And I'll give you a call back shortly. Okay.
Yes, please call because we have 3 more tomorrow coming to check. And then one lady already give an offer this morning and she want the, uh, she want my, uh, what you call, she want my answer no later than Wednesday. So you must give me a call before Wednesday so I can—
I'll be giving you a call in like the next 10 minutes.
Oh, really?
Yeah, we're gonna be—
I go with you, right? Yeah. Okay, okay. Thank you very much. All right, 10 minutes, you're gonna offer me wonderful. All right, thank you. All right, thank you very much. Okay, I talk to you in 10 minutes.
Sounds good.
All right, bye-bye.
What a sweetheart. My fucking computer is like being all stupid though. It's like all laggy and shit. I don't know why that is. Got me pissed. Um, cool. So trying to move to Thailand or Vietnam— Thailand, I believe, is what you said. Um. This house doesn't really look like it was built in 2003. All right. Said 3 bedrooms, 3 baths. Looks like it's in pretty good condition. Sold for $500,000. I don't know what the square footage is though. Okay, so that's a pretty good comp. Sold for 500 on the market. What's this that sold for 510? Trying to find the square footage. Why does nobody have the square footage? It's fucking annoying. Does nobody in Wyandanch give a shit about the square footage of their house? What the heck, dude? This is going to be a very important comp for me, Dolan. It just depends on the market and how many comps there are. I mean, there's just not like a ton of comparable properties in the past 90 days, so that's where we're going out, 12 months. All right, sick. So When was this house built? 2016. 323 days on Zillow at 430. I think it sells for $450,000 right now. ARV probably $525,000. Well, I don't know that she's gonna be happy with this, but whatever, we'll let her know.
Hello?
Hello, Nora?
Yes, this is Nora here.
Hey Nora, it's Tyson again with We Buy Homes Cash.
Tyson, Tyson.
We just spoke about 10 minutes ago.
Oh, you did. You say you have to talk to your son about something?
Yeah, I— so I was able to—
okay, okay, I forgot. Okay, thank you, thank you.
Okay, so I spoke with the underwriters and we got some good news. Uh, the property did qualify for a cash offer, so I wanted to let you know, um, our offers are for the property in as-is condition, so you're You take whatever it is you'd like. You can leave everything else there.
Okay.
You wouldn't have to— I know that you said that the house is in really good condition, but there wouldn't be any repairs or anything like that. There's no realtor fees, and we also pay all the closing costs.
Okay.
But your property qualified for an offer of $349,500. Oh, okay.
All right. I'm sorry. I can't do it.
Gotcha.
I can't do it for that price. I'm sorry.
Okay. I mean, what were you hoping to get?
But you can do the $50,000 or no?
What's that?
I think you have to call— did you speak to your son or something?
Yeah. I spoke with our underwriters.
Oh, oh, okay. Oh, he's an underwriter. Oh, okay. Yeah. Does he agree to do the $50,000? That pay overtime or something you told me?
What's that?
He only offered $349,000?
Yeah. $349,500.
I can't do it.
Gotcha. What were you hoping for?
I'm hoping, I hope it's $425,000.
$425,000, gotcha.
Well, yeah, you got some even though—
no, I mean, I mean, maybe I've got a little bit of wiggle room, but it wouldn't be that much. Uh, I think you could absolutely get $425,000 if you were going to list the house on the market.
But I don't know.
Yeah, no, I get that. Unfortunately, like, I agree with you, listing a house is a little bit of a pain in the butt with all the showings and everything. But if you want to get the most amount of money, then that's the way to go.
Oh, okay. Okay, I'm sorry, I can't do it. 349. Okay.
Gotcha. Well, I understand.
Okay, thank you so much.
Thank you, Nora. Have a great day.
Thank you. Thank you. Bye-bye. Bye. Thank you.
Yeah, she's definitely confusing me with somebody else and something. I don't really know. I don't really understand her very well. Either way, just like Brian calling us back earlier, You never know when she could give us a call back. What's up, Mr. DeLuco's Mobile Auto Spa? How you doing, brother? What do you use to find MAO? Mike, I have plenty of videos on my YouTube channel showing you exactly how I figure out my MAO. Riley, I appreciate it, brother. You as well, man. All right guys, that's going to be the calls for this morning. I will be back on later. We'll be banging out some more. Definitely got some deals deals we should be able to get wrapped up. So should be a good one. If you guys want to be notified when I go live, make sure that you, uh, hit the follow button. And also, I am live streaming all this as well on YouTube. On YouTube, you can actually see my entire screen, so you can see the houses I'm looking at.
