Yo, what's up Riley? What's going on guys? How's everybody doing today? I've been— I haven't gone live like at all. Well, I have this week, but it's been a couple days here. Been busy, boys, been busy. Alright, what's up, Landon? How you doing?
Please leave your—
All right, good at 150 calls today. I'm exhausted. Hey bro, that's a good feeling, man. Being exhausted, that's a feeling of high achievement right there. I love that. Matt, I'm doing amazing, man. How are you, brother?
Hello, it's Jona.
Hey Jona, this is Tyson with We Buy Homes Cash. Looks like you filled out some information on our website about selling this property in Anderson.
Hey there, yeah, how are you?
I'm doing well, how are you, ma'am?
I'm good.
Good, well, have I caught you at a bad time?
Um, no, I just was getting in my vehicle. I was just debating whether to answer it, you know, because of spam and stuff. I thought, no, I better— I got a call coming in, so I just stopped. I missed you the first time.
All right, well, good deal.
Well, no, I just finished up some stuff and I'm, um, just in between stuff, so I'm good.
Okay, well, yeah, I'd like to take a moment to kind of ask you some questions about the property to, uh, see, you know, if it's something my company would be interested in. And if it is, uh, then we can go ahead and send you over an offer in writing and within the next, uh, 20 or so minutes, okay? Awesome. Well, hey, while I'm getting the property pulled up, can you catch me up to speed? Uh, what's got you looking to sell this place?
Well, I'm actually, um, I'm actually wholesaling it, and that was one of my questions is I don't know if you guys even deal with that, but the owner I'm friends with, I'm familiar with, and he has been dealing with me for about a year and I'm wanting to get rid of this property. But a year ago, I had just bought a few duplexes. I've had to rehab, and then I had a few deaths in the family and my whole year just went by. So I never did contact him again about it. And then when all that got straightened out, I finally reached out to him. I noticed he hadn't been over there working on it for at least 2 months or so. And when he does, he just barely texts at it. I found out he's working 10-hour days. He's an electrician and out of town. And he knows, you know, he just doesn't have time to deal with it. He's not interested. And he said, you know what, he said, I literally don't want anything to do with this anymore. I'm turning this all over to you. And he actually signed a POA for me to deal with talking to anybody about selling it or even talking about— there's a couple of liens on his property. And we found out the lien, both the liens, total about $3,000 to $4,000. And I've been talking to the owner of the liens and he's got all the information now. He's talking with his real estate attorney and trying to see if they can negotiate those down so he can just pay them off and get them off his Social Security number and off his name, which will be good, you know, because they're going to disappear. And then in the meantime, I wanted to rehab the property. He has already gutted it down to the studs, so I don't know if that's the type of property you'd be interested in or not, but he's He's purchased brand new front door, back door, um, he's purchased some brand new insulation to start putting in. He's got all new drywall laying there, you know, things like that. And then I, uh, he bought a couple of new bathroom vanities, really nice trendy ones and stuff like that. So my— I— the house is near my property, so I was interested in having it It's a really nice house, you know, and I think I really need this house to be fixed up, not just sit here and rot because it's in my neighborhood, you know. Yeah. So, but, um, anyway, so then my boss was, uh, getting into a business venture and he's got himself tied up in that with some banking stuff going on, and he said, you know what, he said, just, um, just sell that off. And be done with that one and try to find someone, you know, who will rehab it and continue on with it. And so I don't know if that's something— I know the liens might be a concern for you. And I could even wait maybe in the next week when those are tied up or done and gone and proven to be paid and then get back with you, you know.
Well, it's, it's definitely something we'd be interested in. We, you know, we buy properties with leans all the time, we're able to get those.
Yeah, I'm sure. And it's not that bad.
So, so what are you—
title? I pulled full title on it and had a closing date and everything. And then now I'm just— I told him, I said, you know what I said, the basement, the basement leaks a little bit in one corner. You know, is, is what I was told. So I go in there and I look and I'm thinking, well, I'm not that afraid of this because I've had a little bit of foundation work fixed before and I know some good companies. And so I went ahead and called in a company and had them evaluate it. And they suggested that if I'm going to want to make that living space down there, which is a walkout basement, and I would love to put a couple bedrooms and a laundry room, mudroom down there, um, then I would definitely need it all waterproofed. And so I'm thinking, you know, $20,000-$30,000. And just with that one company, I got an— I got a bid on it for $15,000. But I know some rehabbers actually have their own contacts. And, you know, they don't pay retail to fix stuff like that, like I would have to.
I mean, and foundation work is Foundation work is just oftentimes very expensive. I mean, we— it's very— it's not uncommon for us to be paying $20,000 to fix a foundation.
Yeah. Yeah. And I was willing to pay the $15,000 because I knew that that's going to be the first thing I'm going to want to do to fix the rest of the house up, you know, to make it a super nice, all brand new home when someone moves in. And So I just, you know, I just knew that that's something that's going to need done because the foundation is the most important thing on that house. So, um, so I don't know if, you know, knowing all that I've told you right now, if that's even something you even think about going forward with or not.
Oh, well, it's just going to depend on the price.
Yeah.
So you know the area probably better than I do. Um, what do you think this house is going to sell for once it's been fully redone?
Well, once it's been totally redone, if someone would actually put the 3-bedroom and 2-bath in there, which I've already had plumbers and I've had about every contractor in there all saying yes, everything you're telling us you want to do to this house is definitely possible. It's not that they say, well, you can't do this, you can't do that, you know. The only thing that I got a little bit of qualm on is if I want to put a full bath in the basement with the shower and the tub. They said you'll want to put it over by the back wall because then all you have to do is bust out a little bit of this cement to do that. And, you know, but putting a bathroom in the basement is not— I've done it on another rehab that I did, and it turned out really nice. So if someone were to put the 2— make it a 3-bath, 2-bed, and everything was all brand new, you know, everything's going to be new in it. I really believe someone can get $170,000, $180,000. Now if they just go in there and just throw it together like the last guy, the guy I'm dealing with, he was just gonna kind of fix it up with his daughter's old used cabinets, you know, from her kitchen and, you know, just make it the little tiny one bed, one bath or whatever. You're gonna get $70,000 or $80,000, maybe $100,000 tops out of it.
Okay, well, with a foundation and to finish a full interior remodel, I mean, I would think that's going to cost us at least $50,000-$60,000. Would you agree?
Yeah, I was thinking, I was thinking $70,000 or $80,000 to be put into the house. In order to get the numbers, because I've been looking at a lot of the houses in my town, they're fixed up nice and trendy, and they're all new. They are booked within 3 or 4 days, and they're going for more than I ever dreamed would go in that neighborhood, you know, different neighborhoods around this town. And so my idea on that house was to make it like one of those houses.
Okay.
It's over— all trendy. And, um, you know, it's, it's kind of got a cute curb appeal to it. And, um, then I would have to try to pull the $170,000, $180,000 out of it to put that kind of money in it.
Yeah. Okay. So if, if you think that we can— let's say we can get $170,000, $180,000, we got to put $70,000 or $80,000 into it. Um, we'd obviously need to make some money. You know, we're going to have our holding costs and closing costs when we buy it. Cost when we sell it. Um, what do you think is going to be a fair price for it now?
Well, I'm really hoping to get $37,000 for it.
Yeah, I don't think that's going to work for us.
Okay, and what kind of number would you throw out there so I can always go back to to the seller, you know, to my partner.
I'd be really hard-pressed to pay anything over than, I think, $20,000 for it.
Yeah, the only reason I forgot to tell you this, the reason that he was not really budging very much down was because the whole house has had all new riser and interior, all new electrical. All the electrical's done now. And so that was one bonus. And, you know, obviously money that was put into it and time. Now, he did not do it. He's an electrician, but the owner beforehand did all the electrical, and I located the electrician that did all the electrical. And I've had him do work at numerous of my properties, and I just happened to know who he was. So I talked to him about it the other day, and he said, "Oh yeah, yeah, I did that." And I said, "I wondered." you know, because he said he didn't do it. And so anyway, I just, I know it's good, good work.
So let's— so okay, there's the electrical, we don't need to deal with. Is the plumbing good?
The plumbing is city water coming in, and it's a septic. And right now the interior plumbing, you know, all the lines on the inside of the house have been gutted.
Okay, so there's going to be some plumbing stuff. And you— how about the, uh, like HVAC? Is there ductwork and stuff that needs to be done?
Correct. New furnace and new HVAC and new, um, yeah, new, um, units and new, um, what'd you just say?
Um, ductwork. Yes, ductwork. Yeah, I mean, look, if we've got to fix a foundation, throw on a new, new HVAC units, furnace, do the ductwork, and then also finish the full interior remodel, add bathrooms, things of that nature— I mean, here, even if I look at this at $170 grand, if we buy it for $37,000, if we are able to sell it at $170,000 and we have to put $80,000 into into it. So if we do sell it for $170,000 after putting $80,000 into it, if we pay $37,000 for it, we're gonna make like $30,000. Now, yeah, if I'm putting $80,000 into a house, I'm not going to do it for $30,000. That risk profile just doesn't make sense.
Yeah, I totally understand. And, uh, you're the only person I've reached out to like this, and I pretty And that's just kind of what I see how you guys work and, you know, how you're doing your deals and you're doing them exactly like, you know, I think you should. And how you've got to— I went back to the seller the other day and I said, you know, I said, you've got to go down on this price, you know, and he did go down a little bit, believe it or not, he was up higher. And I said, there's just no way. So yeah, I think I've got him to where he may budge some more, but he's, he's gonna try for about another week. You know, we're gonna try to find an investor who might want to take it on. I've got this plumber friend, he knows how to do all the foundation work and the plumbing. And, you know, someone who's got their own crews maybe can come in and do stuff like that. But I'm like you, I mean, that's why I kind of started backing I thought little old me especially, you know, I'm not going to be able to pull it off and make enough money to make it worthwhile.
Yeah.
Well, so I think, I think you're right on it too. But if I could, you know, work for about a week and I find absolutely no resolution and I've got him to figure out he's got to practically give this thing away rather than hang on to it, you know, I might reach back out to you.
All right, cool. Well, yeah, I mean, if he changes his mind, let me know. If I haven't heard from you in a week, I'll give you a call just to check in, okay?
Okay, that sounds good. Did you say your name was Caleb?
Uh, Tyson. Tyson Smith.
Tyson. What did I get? I've been talking to so many people today. I've been talking to my car guy. I know his name was Caleb, and I thought you said that you're Tyson. Okay, thank you, Tyson.
I really appreciate All right, thank you, uh, you too.
All right, bye-bye. Bye-bye.
All right, that went well. Um. All right, guys, that was, that was a very worthwhile conversation to have. I mean, yeah, it didn't turn into a deal right now, but the vast majority of deals don't happen the first time you talk to somebody, right? There's follow-up and whatnot involved. Worst habit I've ever had? Worst habit I've ever had was definitely binge drinking. Drinking alcohol in general, just a very bad habit. We kicked that though. Also, bad habit: vaping. Now, I don't have anything wrong with nicotine, but vaping, not a good habit. All right. Do you chew gum while working for focus and clarity? No. I chew gum because I'm fucking starving. I'm cutting right now and it just helps kind of curb that. All right. No, I don't drink at all anymore. I haven't drank in— actually, today might be 1 year of sobriety. It might be. I quit in June last year. Like, it might have been June 7th or 9th, I don't remember exactly, but wow, pretty crazy. Yeah, I still go to Zimbabwe, you know what's up. What's up, Hal? How you doing, bro? All right. Oregon. Yes, absolutely.
Absolutely.
Somebody said something. Do you believe having the woman you need can help a man achieve anything? Absolutely, dude. I wouldn't be able to do what I do without Meredith on like a spiritual, mental, physical level, everything.
All right.
Yes, Ryan, we're busy, bro. Um, wasn't able to make calls or anything like that, but we're back at it now. How much you made so far this month, guys? We have 17 contracts this month for the $250K Challenge. Um, I don't know exactly what the projected revenue is at, but we are moving along. I know next week is going to be a big week for it. So guys, the way I'm doing this is, look, after the end of 30 days, we're gonna look at all the contracts. I'm gonna wait until every single one of them has been accounted for and dealt with. And by the end of that, I'll give you guys a whole fucking breakdown. We'll go through, we'll do it on live. We'll like come through like, here's this deal, here's how much we made, this deal, everything. If all of them closed, how much would it be? I mean, if every single one closed, I don't even know. Can't tell you. It definitely crushed $250K though. All right. How many calls you make a day? How? It completely depends. All right. Will you post that breakdown on YouTube? Yeah, we could do that. I haven't been posting on YouTube though, because I don't have a fucking YouTube editor. Right now. I only have an editor to do my short form stuff. I appreciate that, Rico Loco. Thank you for the good vibes, dude. That's gang. All right, okay, fuck. I've got no idea how to spell this, to say this person's name. Fuck. All right, how to The name is spelled B-A-I-R-A-C-A-N-I-E-L. Byra Caniel?
Hello?
Hello, Byra Caniel?
Yes.
Hey, Byron Canuel, this is Tyson. Looks like you filled out some information on my website about selling a property over here in Philadelphia.
Yeah, I'm not sure if your people just called me.
Oh yeah, it looks like you just spoke with Ryan.
Yeah.
Okay, perfect. Okay.
All right, thanks.
All right, have a good one. You too. Right as he said that, I saw Ryan's notes start to pop in there. All right guys, I did pretty good on the name. I did pretty good on the name. I'm gonna count that one as a dub, dude. Yep, Ryan beat me to it. Uh, no, it looked like he was moved to 90-day hibernation, so it probably wasn't ready to sell. This isn't Salesforce. This is Podio on smartphone. But when I did have Salesforce, I also had—
The Google Fi wireless subscriber you have called is not available. The fuck?
All right. Tyson, do you have somebody who just takes inbound calls? Yeah, my acquisitions team. 'Cause we don't do any outbound calls. All right. I use Podio as well. Yeah, Podio is great. It's very customizable. I mean, it's obviously not the prettiest or fastest software, but it gets the job done. I'll take all the incoming calls.
The Google Fi wireless.
Dude, I'm sure you would, man. That's a very— Guys, you have no idea. Dude, every single incoming call costs me hundreds of dollars. Like, you gotta have a very skilled person doing that. All right, I like REISIFT. Never used that before. The mailbox belonging to Uh, Landon, like a thousand. But the answer is as many as you possibly can, dude. You start scaling your first year of wholesaling? Yes. I'm constantly, guys, I've been reinvesting into my business, into my education, month after month, every single month since I've been doing this. It's like, do I take this profit of $20,000 or do I sink that back into a new marketing channel and see if I could turn into $100,000? Do that every single month. Oh, we just made 60 G's. Let's fucking drop 30 of it on this fucking mentorship program. Perfect. That's it. That's the way I live, bro. I love fucking— look, as soon as I make money, man, I want to spend it just as fast I'm making it, and then spend it to make more, and then spend that again. Right on, OG Trinity. I'm glad to hear it, man. Did you close on your Airbnb, bro? The close date isn't for like a month, dog. We— dude, we sent the photographer over there. The person you have dialed is not able to receive. We sent the photographer to that Airbnb we're buying in fucking Virginia, and the sellers just like didn't answer. Like, we talked to him earlier that day and we're like, hey, like, the photographer's coming at this time. Like, yeah, perfect. Photographer gets there, calls us like, hey, nobody's answering. We call them, they don't answer. She texts us this morning, it's like, oh yeah, sorry, I was asleep, bro. What? So that was pretty annoying, but we got it rescheduled for today. Talk to her. The person you have dialed is not able to receive calls at this— the fuck? I did not buy a Stanley. This is actually my girlfriend's cup and I commandeered it from her. This is Meredith's cup and I was like, okay, this thing is fucking very, uh, nail painting emoji. You guys know, you guys know the nail painting emoji, right? The little fingers and it's got like that. This cup is that. This cup is the very nail painting emoji.
But your call has been—
but yeah, exactly, guys, that. And it's nail painting emoji. That's what it is. But let me tell you what, I fucking took it when my girlfriend My girlfriend went out of town. She went back home for like 4 days and I took her cup and I've been using it and holy fuck, is this the best way to drink water? Dude, this is the GOAT cup. It is. It's nail painting emoji as fuck, but it's the GOAT cup. It's just how it is. So I'm just in the gym fucking drinking out of a straw. Is it fruity as hell? Definitely. Are we still rocking with it? Yes. Copying any new watches? No, guys. I'm not like, like I love watches, don't get me wrong, but like I way prefer for cars, man. If I'm going to buy some stupid shit, it can't be cars. All right, why do I have a fucking million emails? What is that? Okay, none look important. Zesty. Yes, we're looking zesty for sure. Lambo or Rari? I mean, dude, I've always thought Huracán, but I could be— if I found the right 458 or 488, I could be sold on that. But more than likely a Huracán because I would drive it every single day. And with the Ferrari, the maintenance can be a lot more pain in the ass. With a Huracán, you can go get like Audi parts and stuff and the maintenance won't be as bad, especially because I plan to drive it quite a bit. I'll probably put fucking, you know, 12,000 miles on every single year, so.
Your call.
All right, you wouldn't keep the GLE? Uh, no, I'd probably give that to my girlfriend or something. But like, I live in a place where I could daily drive a Lambo, you know, so I would. Do you also require that your employees get on TRT? No, that is not a requirement. However, some of them, uh Some of them do see what's going on and they, uh, they make the jump. But, uh, what does she drive now? She has an Audi. I thought GLE was a shit car. Well, I drive one. I quite like it. It's actually a really good car. You're getting a Lambo eventually. Yes. Maybach GLE is my dream car. That'd go hard. I like that. Sales guy should have to be on Tren. That'd be a fucking sick-ass requirement. I'm not willing to take Tren myself though, so I wouldn't subject them to that. Brayden, yeah, I got plenty of buyers in Oklahoma, dude. Yo, I do help with leads. I show you how to pull lists in Wholesaling 101. I show you how to pull lists, but I provide leads. And I've been providing a new list of 10,000 skip trace records every single month since I've started it. And I'm buying this new data providing company where I'll be able to give everybody in Wholesaling 101 even more leads. Speaking of which, guys, if you guys want to join Wholesaling 101, now is the time. It's only $69 a month. And I'm running that for all of July. The price is going to go— or I'm sorry, all of June. The price is going to go up in July. So if you've been on the fence, if you're thinking, I want to learn how to do this, I've watched Tyson, that's cool, keep watching, glad you're doing that. But you're like, I want to do this myself, Wholesaling 101 is the answer, boys. All right, what's your email? Just send me a DM on Instagram, Brayden. All right. Oh, a bunch of follows. Thank you guys. Also, if you guys are fucking watching, make sure you follow. Yeah, Landon, it's a good deal, and that price definitely going up. What's up, Chris? How you doing, bro? Thoughts on Astro Blaster? What is that? Is that— it's something—
leave your message for 8—
what is that, something with Astro flipping, or is that like a fucking than like a ride at like a water park. All right, what do you think about 18:6 fasting? I mean, it's, look, here's the thing with fasting is you have a smaller window when you're eating, so people more than likely will eat less. It's not like you burn any more fat because you're fasting or anything like that. It's not how it works. I have heard these people, what's that guy out of Harvard doing all the fucking longevity research. I've seen what he says about like fasting produces some hormone that helps with anti-aging. That could be true. I don't really know. But as far as when it comes to fat loss, building muscle, anything like that, there's no inherent benefits to intermittent fasting besides eating less. David Sinclair. Yep, you got it. That's the guy I'm talking about. What type of lean should I be looking looking for? Any of them. Let's make a deal on live right now. I've got a few different commercial and single-family properties. All right. Are you willing to sell them to me at a discount? Ooh, AI technology does follow-ups for you. That sounds dope. Stay safe with the fires by you. What? What fires? All right. How much are you to $250,000? I'm not sure, guys. I've gotten 17 deals. That's what I can tell you. We could be way over. So would HOA liens that are only a couple hundred be worth chasing? I mean, that's probably not your most motivated one, but— Do you think money buys happiness? Yes and no.
Please leave your message.
I think it just depends on the person, man. Some people are just miserable sons of bitches. For real. Some people, it doesn't matter what you give them, they'll always be unhappy. You can find them the perfect wife. They can fucking have the perfect job, exactly everything they wanted, and they're still going to find something to bitch about. Me? I've just always been happy, bro. Always. I'm just fucking jazzed up on life. There's so much opportunity. I fucking love it. So I'll always be happy. Interesting. I'm gonna have to look that up, though. All right. Are you going to Bradley and Andy Elliott's event this weekend? I'm not. I've been to one of those master closer events though, and still I'm a huge fan of both Andy Elliott and Brad. I've gotten to meet Andy Elliott a couple of times and talk with with him, and he is fucking— that dude's unreal, man. A huge fan of Andy Elliott, and I'd really love to meet Brad. I'd really like to go on his podcast one day. That's like a goal of mine, but I don't want to pay for it. Do you have to be 18 to sign contracts and shit? Yeah, you do. You do got to be 18 to sign contracts and shit for sure. I work every day here with BL. What do you do, Jarlan? Get me in with him, bro. Do you like Jelly Roll? What is Jelly Roll, Andrew? Sounds dank, whatever it is. Guys, I'm so fucking hungry. You guys have no idea. Lightspeed VT. Oh, word. Okay. That's his video training thing. That's what Andy Elliott's built all his sales training on, right? Jelly Roll is a singer. Oh. What? Should I look him up? Should I look up Jelly Roll? Are you gonna do a YouTube, uh, big breakdown of the challenge month? Emily, I really hope to, but the problem is I don't have an editor who can fucking edit that shit for me, and I have tried to learn how to edit and I'm not doing that shit. All right, let's look up this fucking Jelly Roll. What the fuck you guys talking about? Jelly Roll. What the fuck, dude? Post Malone really let himself go. What song should I listen to? What, what, what Jelly Roll song should I listen to real quick? Save Me. Jelly Roll, Save Me. All right. Before we were using monday.com, our team was drowning at work. Our days used to split between work— 1, 2, 3. Not what I expected out of this cat. I'm out, I'm out. Bad vibes. I'm a lost cause. No, you guys, look, no negative thoughts enter my inner matrix ever, bro. If I'm listening to a song and it's talking about some bad vibe shit, skip, on to the next. I don't care, bro. I don't care what it is. Look, does it make a huge impact? I don't know. But look, here's the thing, I don't consume negativity ever. Don't do it. Don't like to. If I'm gonna listen to a song, it better be Drake talking about fucking stand at the goddamn Biblos room, where the fuck he's talking about. Like, I only want to— like, I'm constantly only brainwashing myself with positivity. I don't fuck with sad shit. Yo, I fuck with a lot of Young Dolph songs for sure. Look, I mean, look, there's a lot of sad songs out there that are fucking bangers. Like, um, dude, the song Doing It Wrong and Marvin's Room on Take Care, those are some of the best songs ever. I don't listen to them though, bad vibes. Um, dude, Emily, I get people DM me every single day saying, hey, I could be your editor, this, this, that. Like, let me, you know, all this different stuff. I've got no shortage of people. I just need to figure out the right person that I want. We gotta, you know. Biggest cash flow month was $300,000, Mitchell. $300,000. All right. Fuck is this guy? Play Space Jam by Young Dolph. That sounds like a banger. What's call intake RN? I don't know what you're talking about, Landon. What do you mean? What are you looking for? Hello, Jerry?
No.
Oh, gotcha. It looks like somebody filled out, um, some information about wanting to sell a house over on Three Oaks Lane. Would that be you?
That was you.
I'm sorry, you want to buy it? Uh, yeah, I'd be interested, possibly.
Well, we want to know.
Well, I'm getting the property pulled up right now, um. Let's see, it's in Bloomsdale, Missouri.
Uh-huh. Yes.
Okay, are you currently living in this property?
Yeah.
Okay, what's got you thinking about selling it?
Outgrown it. We're too—
it's too small for us. Okay, too small.
Yeah, we've outgrown it. Outgrown it.
Okay, and how soon would you guys be looking to sell it? Like, how soon would you guys want to be moving?
As soon as I could find— that's the thing, I need to—
we want to sell our home, but we want to find another home to move into, and it's kind of hard to—
when you find something you want, no equity. Yeah, the only money I got is in my house, right?
Gotcha. Do you happen to know the population of Bloomsdale? About 800. Gotcha. Yeah, so unfortunately this is just going to be too small of an area. My company wouldn't be interested in buying this. Sorry about that.
Okay, yeah. Okay, bye.
Have a good one. Outgrew it, boys. Outgrew it. All right. Oh, calorie intake for the cut. Right now I'm at 2,000 calories. I'm at 2,000 calories right now and I'm fucking starving. And I'm probably gonna have to cut calories, uh, probably the end of this week. I'll probably have to go down to like 1,900. All right, all right, one sec, boys. Let me, uh, go take a piss. We'll be right back. Then let's bang through fucking, let's see, we got like fucking 50 leads to call. We're gonna bang through all of them, this is gonna be dope. Current height and weight, 189, I'm 5'10". Hey, did you send this Franklin deal to Kyle? All right, all right. I'm going to ask to connect. I'm in Arizona. I'm new but close to my first deal. Need JV deals. What, Dirk? Do you have rental properties? No, sold them all, but I'm buying one.
I'm sorry, the person you were buying a—
I'm buying a property. I'm in an Airbnb in Virginia right now. First good deal I've seen in a while where I was like, yeah, I want to buy this. Probably gonna pay all in total cost, it'll probably cost me about $15,000 to get this house, buy it, purchased, have it listed on Airbnb, and it should make me cash flow after debt service and everything. It should cash flow $3,000 a month. So paying $15,000 to make $3K a month, it's a good deal. All right, yeah, the Airbnb should It should make like $4,500 a month in revenue.
Okay.
What's up, Gibbs? How you doing, man?
I'm sorry, the person you are trying to reach has a voicemail box that has not been set up yet.
Dude, Woodcraft Burns, man. RJ already owns that challenge, dude. And also, I think I'm going to move. I think I'm going to start marketing more in Phoenix. I'm gonna move away from Nationwide. We're gonna go more in Phoenix because I think I'm gonna start flipping houses for the content, right? I'm gonna make more YouTube videos of me flipping houses and stuff. I'm not gonna do a ton of flips. We're still mostly gonna be wholesaling, but I'll probably flip, we'll shoot for 10 houses next year or something like that. All right. Is it located next to a beach or something? Yeah, it is. "What are you looking for in an editor?" Need somebody in person. Somebody to fucking come to my office and just film me 24/7 and then cut it all up and edit into YouTube videos and whatnot. "You need to go live selling the contracts." We will eventually. We will eventually. Yeah, dude, once we start flipping houses, we'll do some lives like walking projects and shit. It'll be dope. "Your entire company is gonna go to Phoenix only?" Yeah, that's what I'm looking for. Well, just this new round of marketing I'm going to do next month is only going to be in Phoenix. I still have a whole fucking database of nationwide leads, so we'll still be doing nationwide deals. But okay, fuck. All right. Are you interested or should I move on? I also have edit skills using AI. Dirk, interested in what? I'm very confused about what you're asking me. Man, do you think it's going to cut your profit/revenue? No, I think, I think it should increase it, cuz Phoenix right now, we can get some very good, uh, your, our average profit per deal in Phoenix should be really fucking good. All right, bro thinks he can apply on TikTok. You can apply on TikTok, guys. Every single employee I have right now came from TikTok. Okay. Where the fuck is this? What the fuck? Whatever. Call. All right. I need a wholesaling mentor. I'm in Phoenix, Arizona. We can run some JVs. Dirk, if you're looking for mentorship, I would start by joining Wholesaling 101, brother. But if you're looking for something more intimate, you want some kind of one-on-one, you'd have to DM me. But I'm gonna tell you right now, it would be very expensive. Are you using ISTL for leads? I don't know.
I—
oh, I speedily No, I'm not. Not nothing against ISP Delete. I have used them before, great service. But no, I'm not. It's not part of my regular marketing spend. Oh, let's go. All right. LaCroix are helping me cut out alcohol. Yeah, I mean, I definitely, when I stopped drinking, I started drinking That's when I started drinking sparkling water and I like it so much more. I'm calling through my uncontacted leads. So these are all new leads that have came in our system within the past 2 weeks that we haven't been able to get a hold of. So this is a very hot list because if they're not answering our calls, they're probably not answering anybody else's calls. We just need to catch somebody at the right time, right? Yo, I'm thinking, guys, I think I might have all the facilities to start streaming like some games, like me playing some video games. Would you guys watch some video games on Twitch if I was streaming? How do you buy a car when you wholesale real estate? Well, I've got fucking 2 years of tax returns, bro. All right, you guys would. I got to figure out which game, which game I'd want to play. Probably be either League. If Diablo 4, if I can get that fucking running without it crashing my PC every single time, I could do that. Or do you pay cash for the card? No, I don't pay cash, it's financed. Don't do COD. Fuck COD, bro. I used to love COD, but this new one sucks. How much tax you have to pay on each transaction completely depends. It's earned income, so it depends on your tax bracket. Are you Italian? No, I don't think so. No, dude, fuck Fortnite. Fortnite used to be fun, they ruined it, guys. The game makers stay ruining games by trying to appeal to like casual players. Like Fortnite used to be so much fun because it was difficult and then like there was a high skill cap and then they just tried to make it easy so like everybody could catch dubs and like they're appealing to the fucking 12-year-olds which good for them. I mean, it's definitely the smart business move, but made the game way less fun. COD took out Nickmercs' character package for what he said about leave the kids alone. Oh dude, OG Trinity, I saw that, bro. I saw that on Twitter. Fucking crazy, man. Does area code for your CRM software number matter when calling different states? Roderick, it'd probably be preferred if you could call with an area code specific phone number, but I'm calling nationwide with a 480 area code. Ooh, GTA 5 roleplay, that could be fun. I've seen some people doing that shit, that looks pretty cool. Yeah, $10.99 employees. Okay, where the fuck is this? But no, South Carolina is population 424. Deadly. All right, GTA 6 needs to drop. That would go hard. I saw something of like the map for GTA 6. I don't know if it's real or not, but it was crazy. It was like compared to GTA 5. Um, Mo, I'm 25 years old. Why do you prefer in-office employees? Because, dude, I just don't believe in virtual work. Working from home is bullshit. You need to be in an office. That's the way to build culture. That's the way to fucking build a solid team. Anybody who wants to fucking grind and work hard doesn't grind and work hard from home. I mean, maybe there's— I should say in sales types, in my experience, I like going to the office, man. I want to have fucking a bunch of my fucking homies here and like a place where we go and we fucking grind. Together, you know, guys. Dude, my vision for the office eventually is going to be so badass, dude. We're going to have the fucking dopest gym. We're going to have a fucking golf simulator. Everybody is going to— we're going to fucking meet in the mornings and we're going to fucking do fucking team lifts every single morning, mandatory. All right. What age did you get your first deal closed? I was 22. Do you remember your first deal ever? Yes, I do. Paid team lifts? No. Commission only. You get paid in fucking gains. What are you talking about? I'm not paying you to work out. You just should work out. Everybody should work out. Like, if you're not working out, man, I don't know what you're doing. Figure it out, start working out. Dundee, Michigan. What the fuck are these places, bro?
Please leave your message for 73481.
Population of 5,000. Fucking dead. Fuck is this, man? New London, Ohio. All right, dude, if I fucking look this up. This is some bullshit. Jesus Christ, bro. All right, we're thinking about moving to Phoenix area. I'm from Michigan, don't mind the heat. How is it? I fucking love Phoenix, bro. Never been to Michigan, but I'm sure it shits on it because the weather is just way better here. All right, here's what I'm talking about. Fucking Jacksonville. There we go. Please answer, please answer. All right, saw one of your videos. Is it possible to have a convo with you to be a salesperson for—
Hello?
Hello, Jenny?
I'm sorry, I'm not available.
Fuck, dude, this girl fucked on me last time too. I didn't remember, bro. That's like the third fucking time, bro. She absolutely fucking just dropped her fucking nuts directly onto my fucking head. I just got teabagged virtually. By Ginny's goddamn voicemail, bro. Absolutely fucking owned by Ginny, bro. Fuck, dude. What's up, Gus? How you doing, brother? Dude, yeah, fucking goddamn it, bro. That's what I get. I gotta keep her in the system just to keep myself sharp. See, I got blinded, so I got fucking blinded because I was like, ooh, Jacksonville, fuck yeah, because I just had a bunch bunch of shit leads and I'm like, oh, Jacksonville, that's what I'm talking about. And then I just, you know, I got pwned. I got pwned. That's what happens, bro. We got to take those L's. We— that's what we have to do. We have to take those L's. We have to roll with the punches and we just have to keep going. But that was fucked up. Dallas, Georgia, guys. What the fuck? Dallas, Georgia. Population. 15,000. God damn it. Dead junk. All right, you seeing Taylor Swift tonight? Um, no, I'm seeing Taylor Swift in Denver, I think in July. I DM'd Dave Portnoy because he said he was wearing some fucking jean jacket for like the concert, and he said he was going to give it away. And I DM'd Dave Bornoy, and I was like, hey bro, I'm going to see Taylor Swift with my girlfriend and my family, and like, my girlfriend definitely wants me to wear some shit, and I don't know what to wear. I was like, if you could send me that, that jean jacket, bro, I'd really appreciate it. And he did not get back to me. What do you look for, 50K plus population? Yeah, Mace Dogg, it needs to be at least 50K. I'm not a Swiftie. I'm not a Swiftie either, man. Like, look, dude, Taylor Swift got some bangers, no doubt. Taylor Swift got some fucking bangers for sure, but, uh, it's, you know, my girlfriend, my mom, they really like her. That's, that's where we're going. It's not for me, it's for them. Heard it's a really cool show though, so I'm stoked. I know the guy who makes those for Dave. No shit, that's dope. He gave the jacket away. I know, I was hoping he'd give it away to me. Don't lie, guys. Look, I'm the first to admit I've got videos, several on TikTok, of me talking about like, look, dude, if you see me working out, I'm fucking listening to like the girliest fucking hype-up pop music of all time. Like, if a song has ever been featured in a sorority recruitment rush video, that's probably what I'm listening to while I'm fucking benching 315 pounds, right? Dude, that's where I'm at. It's good fucking vibes over there on the, the girl pop music side, right? So I fuck with a lot of Taylor Swift songs, but as we were speaking about earlier, Taylor Swift also has a bunch of sad fucking bad vibe songs. I don't fuck with that, but she's got bangers, bro. What, what, what fucking banger was I listening to, bro? Fucking— I can't even remember. I was listening to Taylor Swift song today. Can't remember what song it was. What are you banging out 315 for? I can only hit 315 for once. For one, I'm bench, but I'm cutting right now. Give me some slack, bro. Give me some slack. All right, what do we got here? East Peoria, Illinois. Nice. Shake It Off, dude. See, that's a banger. I fuck with that one. Call Me Maybe, bro. That's Carly Rae Jepsen, dog. Banger for sure. Oh, Love Story. See, that's a GOAT. That's the GOAT right there. That and You Belong With Me, bro. Get that going, dude. The Love Story fucking Disco Lines remix. Who knows what I'm talking about? The Love Story Disco Lines Remix. That song, I mean, you got to put that one up there with like fucking Beethoven's Fifth, you know what I'm saying? Oh, Saron, we're fucking doing well, man. We got 17 contracts. All right, Kim. All right. We're fucking drinking water today, boys. We've already drank like a gallon of water, bro. It's 10:44 AM. What's up? You got this, Landon. I know you will, bro. Hi. Goddamn, Dalton, 315 for 4, bro. That's big time, dog. One of my boys, he can bench 315 for like reps like 5 or 6. Blows my mind, bro. What CRM do you use? Podio. Tyson using his shower head as a mic, singing Hard Out to Taylor Swift. I don't really sing in the shower like that. Like, guys, I'm in the shower for like negative 2 seconds. Like, I get in the shower and I'm like, fucking boom. Like, I just got it so down. Like, I only wash my hair like once a week. So I get in the shower, I grab my fucking, uh, what the fuck's the name of this shit? I got this soap, it's called fucking— what's the name of the soap? Help me out, guys. The name of the soap? Sasquatch? Dr. Squatch. I get my fucking thing and I'm like, fucking wash my balls and shit, wash my ass, fucking rinse it all off. And then I'm out. Like, dude, negative time spent in the shower. Why don't you wash your hair every time? You don't need to, man. You don't need to. There's no reason you need to be washing your hair every single time you shower. It's bad for your hair. I wash my hair once a week maybe. And I mean, like, right now I don't have the luscious locks, so you guys can't like really tell. But like, bro, we're fucking— makes dandruff? Where, bro?
Where?
Where? Doesn't it get greasy? I mean, look, there's gonna be natural oils and shit in your hair, but that just like is what makes it textured and like look better. Now, like, my hair isn't in a great about right now. We're definitely in an awkward stage up here on the noggin. Are we growing it out? Yes. Do I have any kind of fade right now? No, I don't. Is this unusual for me? Yes, it is, but we're growing it out, so we got to go through the awkward stage, you know what I'm saying? Yeah, you can condition, you can condition it if you're into that. If you're into that, you can do that. All right. Yeah, I don't think it's healthy to wash your hair every single day. Ooh, humidity. Yeah, that is true. Humidity is a motherfucker, dude. I'm telling you guys. So when I went to school in Alabama and it would be like 80 degrees but 100% humidity, it was way hotter than when it's fucking 105 here. Ooh, dirt. That's not a bad idea, man. What did you do with your first check from wholesale? Immediately bought more data, hired more cold callers. Did you go to real estate school? I did when I was 18. I got my realtor license. It's been since expired, but—
3, 2, 1, set!
All right, no new leads here. We got new leads today. What's up? Oh really? Yeah, nice. Right on. Why don't you have it— why didn't you have them send it to you? Because I want to take it tomorrow morning and it'll be here tomorrow. I want to start it. Nice, respect. Nice. Alright, okay, who do we got here? Guys, I'm just in a fucking great mood today. I don't know what to tell you guys. I think it's you guys. I think it's all your good vibes you guys are giving me. I'm just really fucking stoked. So thank you guys. Thank you for the vibes. I appreciate it. I hope I am reciprocating them back. It's what I'm trying to do. I'm trying to fucking mentally, like, shoot fucking good vibe laser beams directly at you guys.
You are called— All right.
Nail painting emoji. Fuck yeah, guys. You guys don't understand what I say when I say something's nail painting emoji, right? Because there's a lot of things out there that are very nail painting emoji. Zesty. Zesty is a great way, Sammy. That, that's honestly a great way to fucking put it. Honestly, very zesty. Nail painting emoji, a synonym for zesty. I'm out of fucking water, boys. What the fuck is this? Why don't you call new leads? Because I give the new leads to my sales guy, to Ryan. Ryan gets the new leads. A new guy killing it? Guys, so unfortunately didn't work out with the new guy. Fortunately it didn't work out. He's a good dude, but didn't work out. Yeah, guys, nobody is answering. Again, we're calling through our uncontacted bucket, but here's the thing is this is one of the hottest buckets. It's a pain in the ass because you don't get to talk to a lot of people, but when you do get somebody on it, normally it's like a very motivated person. How many salesmen do I have? 2. Dang, that didn't last. Yeah, it didn't. Really didn't. Lloyd, what the fuck is Richland, Mississippi? We got to do a check. Rich— When Mississippi pop. God damn it. All right, what was that? The guy that was behind you? Yeah, it was him. Mutual, or did you give him the quick boot? We had to give him the boot, guys. Again, good guy, everything like that, just he didn't, you know All right, what is Villisca, Iowa? What is this? Fuck, dude, it's fucking brutal. All right, how much do your salesmen make? They make good money, dude. All right.
Please leave your message for 909-499-8.
All right, do you have a transportation coordinator? You mean a transaction coordinator? We don't have one currently, but we're hiring one. We got like 5 interviews for them. Still on Zins? Yeah, in fact I think that's what I wanted just now when I reached for this piece of gum. Where does it end?
Please leave your message. Press 9. 0. 9.
Montgomery, here we go. Cinnamon Zins. I've never had the cinnamon ones, dude. I like, um, I like, uh, this one, the spearmint one. It's my favorite. I've never tried the cinnamon though. Maybe I should. I heard they're good. I don't really like the, uh, the coffee ones though, and I don't really like the, uh, the citrus ones. I feel like they kind of like, I don't know, don't make me— I don't know. I don't know, you know, dude, I'm so hungry and there's just like so much flavor. Yeah, so look, hey, leave me a message and I'll call you back. So like I said, I'm cutting, right? And everything in my life, gum just helps. When I wanted to quit vaping, gum. Look, we just got fucking gum on fucking deck, bro. Just so much gum of all different flavors so that when I'm hungry and I'm like, oh, I want to eat something, instead we just pop gum or a piece of a little fucking zin in my mouth instead. Keep the cows low, you know what I'm saying? Too much flavor, my little belly can't do— deadass, dog, that's how it is, man. My mouth is like— I'm like slobbering. Like there's so much fucking liquid because all of a sudden my mouth gets this fucking pop of Tropical Twist, fucking Tropical Twist straight to the fucking dome piece. And I'm so hungry. I gotta stop talking about it though. Remember, you're not hungry, you're in fat loss mode. Look out for the MOTY caffeine gum. Zach, what's that? Good to see you, Zach. Fasting with Zen is a cheat code, definitely. Upper deck or bottom? I switch it all around, bro. I got it all over the place. That gum helps my boyfriend not smoke? Yeah. Like I said, dude, when I was quitting vaping, gum, that's the way to do it. All right. Do you have photographers for the houses? Yeah. Dude, we just got the pictures back on one house that I locked up on live. Do you guys remember the one in Portsmouth, Ohio? Anybody remember that deal? Steve, guy's name was Steve. Anyway, motherfucker of a deal to get, but the pictures came back and the house is just way nicer than I thought it was gonna be. It's just really fucking nice and there's just a fucking pool. It's in Ohio and there's a pool, like a full fucking underground pool. What the fuck? So that should be a really good deal. A fat Philly cheesesteak sammie sounds so bomb. Oh my God, bro, Philly cheesesteaks. Can you get me to act up, bro? Shit. Who wins in a fight to death, Grimace from McDonald's or Pizza Hut from Spaceballs? Or Pizza Hut from Spaceballs? Dude, I think Grimace is probably a top 5 strongest character in any fictional universe. Wouldn't you agree, Dawn? I think Grimace has probably taken on most things. I think Grimace v The Incredible Hulk, Grimace comes out on top. I think the only things that are beating Grimace on— let me see here, what's beating Grimace? Mewtwo. Mewtwo from Pokémon is gonna be Grimace. Um, I don't know, I'm trying to think. Where do you do wholesaling at? Nationwide, dude. How do you become a millionaire in a year? I don't know, man. I don't think that there's such a thing for the most part of becoming a millionaire in a year. That shit takes time, man. You gotta build some shit. What watch you got on? It's a Submariner. All right. Yeah, you can win the lottery, but guys, like, what are the odds of that? Like, everybody who wins the lottery loses it, you know? Like, nobody wins the lottery and then like stays wealthy. Nobody. Just doesn't happen, you know what I'm saying? How many deals did you say you do yearly? Like 100-something? Like actual closed deals? 100-something? Bro. All right. What do you plan on building after the wholesaling business runs its run itself without you? Rob, the wholesaling business already pretty much does run itself without me. But once I scale this, the wholesaling business up to my goal, which is gonna be $15 mil a year, once the wholesale business is about $15 mil a year, I'll be really focused on just like software companies, I think. So it should take me about 5 more years to get the business to that point. But at that, yeah. Well, actually software company, but also I really, I also like a buy-and-hold company, like buying multifamily and— or even single-family, building like a rental portfolio and just looking for yield. That's also of interest to me. All right. What's your best pointer for someone starting out in wholesaling? I've kind of been running into this issue a lot lately. Here's what I'm going to tell you. If wholesaling were easy, everybody would just be millionaires driving Lambos. Yes, you get paid a lot and it's possible for anybody to do it, but it's not easy. It takes a lot of hard work and it takes hearing no a lot. It takes a lot of like for 8, 9 hours a day hearing no every single day for like fucking you know, sometimes months until you find any kind of success, right? But then once you get that success, it's really easy for it to compound upwards. But it's fucking hard game, man. Anybody who tells you it's easy is lying to you. All right. Have you done anything but houses, like buildings? Yeah, we've done like apartment buildings and stuff like that. I skip trace the list on PropStream and 90% of the numbers on the DNC list, do you still call them? I don't know, dude. I don't skip trace on PropStream or anything like that, so I don't know. But yes, I would still call them. This is not legal advice. You should get into private equity, drive some real value. Yeah, that could be dope. That's something I'd definitely be interested in, like buying businesses and getting them up to speed and whatnot, looking for that yield. Something I'd be interested in for sure.
You've reached 0211.
Dude, this person just came in. This is a new ass fucking lead in Akron, Ohio. Akron. Akron. Akron. Akron. Is that how you say it? You should get a 720S, bro. I will eventually, man, but I got other cars I would like to get before a 720S. I would definitely— I need to get a Huracán and I need to get a a Ferrari, like a 488 or a 458. And then after that, and then a GT3, and then I'd be looking at McLarens. All right, how many contracts so far, guys? We've gotten 17 as a part of the challenge. Akron. Okay, cool. Want a Rolls-Royce? Yeah, yeah, we need a fucking— where's my Rolls-Royce at? We need a fucking— I got, I got, I got little cars, guys. I got a little Like, look at this, dude. I have everything, bro. I've got everything already set up, just like fucking visualizing. Let me show you. Let me show you guys real quick, fucking what we got here. So first off, we got the fucking Huracán, right? The fucking— no, this is a Performante, but, uh, we got the Huracán. This is number 1, right? This is, this is the first one. Would get. Very important, very important car to me. Next, after that, here we got the fucking 488, right? Now, 458 would be cool too, but a 488 or a 458, very important. Next, the GT3, right? The fucking Porsche GT3. Beautiful, right? I want that big-ass fucking spoiler. That's what I'm talking about. Then after that, we can look for the 720S. Beauty. Obby, you gotta get the fucking drop top. Beauty, right? Also, look how nice this model is. It's got the full interior all painted out and everything. Pretty crazy. And then lastly, the fucking big body, bro. The fucking Rolls. The Rolls, you know what I'm saying? All right. Okay, I thought you had a GT3. No, I had a— I had a 911, but it was a Carrera. It was not a fucking GT3. What kind of car do you drive now? Now I drive a GLE 53 AMG. Just start a financial planning job in New York City. Hey, congratulations, man! That's amazing. Are you— are you a real estate agent? No, I'm not, James. What's better in marketing, PPC or cold calling? Better is very subjective. Between the two, I'm gonna say PPC, definitely. I didn't see you on yesterday. I looked a couple times, never see you on. Yeah, I was on yesterday or the day before. Bro. I was busy doing some house shit. I'm gonna do both. If I can't get the wholesaling deal, I'll just list it. Yeah, James, that's an excellent way to go about it, man. Yeah, Austin, I did go to college. I appreciate you, D. Alright guys, it's kind of a fucking boring day, man. Well, I mean, it was still fun. It was still fun. We still fucking had a good time. We started a little, you know, silly goofy time together, but, uh, just nobody really answered. We didn't really get to talk to very many people, but I'm gonna hop off. I gotta listen to some calls, so I gotta come through. I got a bunch of calls I gotta listen to, do some fucking trading. So I appreciate all of you guys for watching as always.
