$250k in 1 MONTH CHALLENGE (Day 9) | WHOLESALING REAL ESTATE

In this live YouTube stream, Tyson Smith walks viewers through a day of wholesaling real estate, focusing on a low‑value deal in La Plata, Missouri. The segment begins with Tyson calling a title company (Macon County Title) to verify whether they can handle assignment contracts, discovering they cannot and must defer to his own preferred title partner in Maryland. He then strategizes how to convince the seller, Glenn, to accept his company’s title service, emphasizing trust‑building and offering a $15,000 cash deal. Throughout the call, Tyson explains his negotiation script, outlines the limited upside of the deal, and decides to move on if the seller refuses. The stream shifts to market analysis, where Tyson uses Redfin to compare median sale prices and volume in Phoenix, Arizona, Miami, and other cities, illustrating how assignment fees typically track about 10 % of median home prices. He shares lead‑generation tactics—Facebook Marketplace, Craigslist, paid ads, and a Podio‑based intake system—and mentions his “Novations Mastermind” coaching program. Viewer chat interjects with questions about on‑market wholesaling, state‑specific legal concerns, and personal updates, which Tyson answers in a conversational, high‑energy style. The broadcast blends real‑time deal work, market education, tool recommendations, and community engagement, providing a transparent look at his daily wholesaling workflow.

Alright.
Okay, where did he say that this place is? Macon. Macon.
Here.
All right, Macon, Missouri, Title Company. Title companies in Macon, Missouri. Macon County Title, that's got to be it.
All right, let's give them a call. 60385, 6074.
What's up, Ben?
Bacon County title. This is Emily. Can I help you?
Hey, Emily. Yes, my name is Tyson, and I'm looking at a potential deal for a property in La Plata, Missouri. Okay. The seller I'm talking to insists on using Macon County title, and I just— I haven't worked with you guys before. Just give you some context, I wholesale real estate, so we're dealing with like assignment contracts. So I just wanted to call and see how familiar you guys were with those and if that was something that you guys handled.
Just one moment. Let me transfer you to Closer and see if we can—
I appreciate that. Thank you, Emily.
Uh-huh.
This is some— I feel like I'm in, like, Disney World.
Are you still there?
Hi, yeah, I'm still here.
Hi, this is Madison. Um, what were you saying that you were needing?
Hey Madison, uh, so I am looking to see if you guys are familiar with, uh, closing transactions that use, uh, assignment contracts.
I'm not sure that I am. My manager is out of the office. She'll be back tomorrow morning and she might know a little bit more about it. Do you want me to have her give you a call?
Um, that's all right. I can give you a call tomorrow.
Okay. Yeah, if you would, she should be here all day tomorrow, so that might be best. I don't want to— I don't want to lead you in the wrong direction, you know?
Well, hey, I really do appreciate that. Thank you. I know, yeah, I'll give a call tomorrow and we'll see.
Okay, that sounds great. Thank you.
Thank you.
Bye-bye. Bye.
All right, so we're not using that fucking title company. That's for sure. So I got to call this guy and I got to say, look, I got to think of exactly the way, because here's where we're at, guys. The whole reason that he wants to use this title company, guys, we're talking about Glenn here. For those of you guys who are returning and saw the earlier conversation, the whole thing here is he wants to make sure that he doesn't get screwed out of his money, right? And that's why he wants to use this title company, because that's what he's familiar with. He doesn't like the idea of getting a check sent in the mail. So we have to overcome this somehow by basically just giving him confidence that he's getting his money. I just sent 550 likes. Gangster, let's fucking go, S. Thank you, man. Guys, uh, oh, also Sean John subbing, joining the finance team. Let's fucking go, brother. Welcome, Sean. You keep that, uh, for another like 3 days or so and we're gonna get you mod status. I know that you've been around in the stream for a while, so So it's good to have you as part of the finance team. Alright, 'cause what we need to do, guys, I need to figure out basically, we need to make this guy comfortable with what is going on. So I'm gonna call him back, I'll explain to him. I'm sorry, I'm just talking right now 'cause I'm talking my thoughts out to see exactly how we wanna play this. We'll call him back and be like, hey listen, not gonna use that title company. Here's what we can do. Look, this is the title company we are using. You're more than welcome to give them a call and ask them about our company. And here's their number. If you have any questions, you know, hey, like, these guys, they perform. Ask any questions about them. You can see that, yeah, look, this is who we use on our transactions. The reason why we use them is because they're good, they know what the hell they're doing, and they can get transactions closed on time. If you're not willing to do that, then all right, we'll call it what it is and we'll just have to part ways. So, I think that that's probably gonna be the call. Give him a fat EMD. I don't want to. Look, here's the thing is this isn't even that great of a deal. Like this is something we'll get for $15K. I'm gonna list it for $40,000 on Facebook Marketplace. Like there's no investors in, like guys, so look. This is where— if those of you guys watch, guys, by the way, if you're watching on TikTok, I'm also live on YouTube. On YouTube you can see my computer screen. Guys, look where this fucking place is. Do you see this? We're like nowhere near any big, big places, so there's not a lot of real estate investors or flippers in this area. So the best way that we're going to find a buyer for this property is going to be on Craigslist and Facebook Marketplace. So, um, it's just not that great of a deal. It's not something I want to spend too much time or energy on. So I'm gonna let them know, listen, here's what we got. We're happy to give you the $15K. You can get your clothes out in a month, but this is the process we have to follow. We're doing transactions all over the country. We're able to do such a volume because we have a process we stick to, and that's how we're able to do this. So if you wanna go on with it, I'd be happy to explain you, walk you through it all. If you don't, oh well.
Hello?
Hello, Glenn?
Yeah, who's this?
This is Tyson with We Buy Homes Cash.
What's that?
This is Tyson with We Buy Homes Cash. We were talking about the property in La Plata.
Yes.
Hey, so I've been going back and forth with our underwriters. We reached out to the title company that you were looking to use, Makin' Title. And after they had a conversation with them, they basically said, look, Tyson, here's the deal. Like, we're not going to deviate from our process on this. This is a small thing. We don't know if they're going to mess up the transaction. Look, we can come to him on the $15,000, but if he's going to do it, we have to use our title company. I mean, we're paying the closing costs, so that's what it has to be.
So you're saying you can't use Make and Tile Company?
No.
Okay, so you have to use your title company?
Yes.
Okay, well, I know your title company is nowhere around here.
No, they're in Maryland, but I'd be happy to provide you with their contact information. You can give them a call, you can say, hey, you guys work with We Buy Homes Cash? How have they been? Do they close on their deals?
I mean, look, they're a neutral third party, like Well, I'll just be honest with you, there is no reason why you could not do, uh, the, uh, title company in Macon. Well, and you have to have a cashier's check there, and all I had to do was go in, they'd draw all paperwork up, call me, I'd have went in, I would have seen there was a cashier's check, and I would sign the paperwork. So I know this is bullshit. So anyway, well, end of story.
I, I understand what you're saying, Glenn.
I'm—
all right, well, yeah, you're absolutely right, Seth. He's stubborn. What can you do? We'll throw him an offer, reject it. We'll give him a call in a week, see if he sold it. That's the play. But I ain't beat up over that. I ain't beat up. Thoughts on Arizona, Mark? Arizona is fucking fun, bro. Here's the thing, is the— some of the biggest assignment fees we've ever gotten are in Phoenix. Phoenix is a huge level of volume. So like, guys, check this out. This is something— you guys are watching on YouTube, here's a pro fucking tip right here. Go to Redfin. Check this out, guys. I'm going to teach you guys all— wait, look at this.
All right, hold up.
So let's look up Phoenix, Arizona. If we go to Phoenix, Arizona, up here in the top right— oh, you guys can't see because my face is covering it— up here in the top right, we have Market Insights. Move that back. You can see Arizona has a lot of good things.
Phoenix.
Let's point out two of them right here. Median sale price, $410,000. Something about wholesaling real estate— this is something that my wholesaling, uh, business coach explained to me— is that your average assignment fee typically will trail the median home price by 10%. So in Phoenix, you should expect your average assignment fee to be about $41,000. That's excellent. In a market where, let's say, the median sale price— so for instance, let's go La Plata, Missouri, where we were just looking. If we go to their market insights, $18,000, right? Now let's go back to Phoenix. So $410,000. Not to mention, check this out, there were 1,700 homes sold in March this year. 1,700 homes in March. I'm betting you could get a piece of that, right? There's a lot of volume, there's a lot of real estate trading hands. That makes it a good market, right? Right on, Des. I live in North Phoenix too. Thoughts on Miami? Miami is another interesting market. I've actually never done a deal in Miami. But I do follow this guy on Twitter, I can't remember his name. He's out of Miami and I've talked to him a couple times. And he's doing well out there. But I've never done a deal in Miami. As I understand, it's very provincial. Like where the buyers will buy and you kinda gotta know the areas and whatnot. So, Redfin is a great place to look for markets. It's where we do a lot of our market research. When we're deciding what markets to go into. All right, go ahead. Let's get off Glenn.
Let's move on.
Oh, Deborah texted me. What did they say? Oh, they're at a doctor's appointment. Oh, gotcha. Okay, let's call you. Maybe that doctor appointment's over. Ohio has a lot of great markets. But you gotta segment by city, you know? Denver, Colorado, good market.
Your call has been forwarded to an automatic voice message.
Dallin, I've been doing these lives every single day. And I'm going to continue doing them every single day. 'Cause I've been getting really good traction with them.
All right.
When wholesaling, is there a difference when you talk to listing agent rather than owner? Guys, I'm not the guy to ask about on-market wholesaling. I don't do it. I've never done it. That is, which if you guys were on yesterday, I did a live with a kid named Ryan Zolan. He's my age. He's out here in Phoenix. He fucking crushes on-market wholesaling. You got to reach out to him and ask him those questions. Seth, I don't particularly like Pennsylvania. Yes, there are deals. Yes, we've done deals in Pennsylvania, but it's an attorney state and that just makes things problematic. And there's just a lot of like bad areas. No, Big Coop, we called Glenn. He was not willing. Alright, let's text her. Alright. Have you done deals in Cincinnati, Ohio? Not specifically Cincinnati. What is the weighted average cost of capital of We Buy Homes Cash? I don't know. Yes, D to the G, I use Podio. How do you find off-market properties? Brandon, I run ads and say, hey, you wanna sell your house fast? Click here. And then they enter their address and their name and their email and their phone number, then it comes into my system and I call them. How's the cut going? You're definitely looking skinnier. Thank you, bro. You really know how to make a guy feel good. The cut's going well. I'm about, I can't, I don't remember exactly how many days in. I started at 196, was like my average weekly weight. Today I weighed in at 190 flat, or what, yeah, no, maybe 195, 190.2 or something. I was 190, so that means guys, I'm gonna be dipping into the 180s pretty soon here. Last time I was 180 pounds, I was probably fucking, 14 years old or some shit like that. So I'm gonna get shredded to the gills for summer, ladies and gentlemen. And it's, I'm gonna make it everybody's fucking problem. Are you the guy with signs selling I Sell Fixers to investors? That's not me particularly, but I did used to do that. No, Juvian, I don't do any cold calling. Deborah, the one who had to speak with her husband? Yes, Gus, that's that one. How tall are you? I'm 5'10". "Let me get your girls at." Come on. We got the wolves in chat today.
The wolves.
Dawn White. My haircut is $50. The place I go to. I think. I don't know. I pay by Venmo. I send them like $60 or $70 every single time I go. Jacksonville, Florida. Jacksonville, good market, but Don't recommend running PPC there, it's too competitive. Unless you've got like fucking, I don't even know how much money you'd need to compete in that market. Nathan, a tour of the house will come. Okay, yes, she just texted me back. Yes, husband had, the fuck? Where's the text? Where's the text? "Yes, husband had biopsy yesterday, at med center right now. Will contact you as soon as possible." Sounds good. Deborah, thank you for keeping me in the loop. Hope everything is good with your husband. Exclamation mark. Normally, chat, I would never use exclamation marks when I'm typing or like in my— oh, fuck me, dude. I didn't realize it's almost 3 o'clock.
Shit.
I gotta, I gotta fucking— okay, guys. Also, quick little plug here. I run a Novations Mastermind where I show people how to implement Novations into their business. This is my most high-level mastermind. They get access to all of my documents. People who are a part of this, They get my phone number, they can text me if they need help, all kinds of shit. It's my top level of my coaching programs. If you're interested in learning more about it, hit the link in my bio, go to Free Novation Training, watch the training. I gotta hop on this call, we'll see what's going on with everybody. I know I got several cats with some big deals that we gotta go through and run through and analyze and whatnot. But I will be live after that. So, Dallin, I'll probably be live in about 1 hour. Or 1 hour and a half, something like that. So we'll see you guys then. But as always, thank you guys for watching. Go check out the YouTube, tons of good stuff on
