I know you. You know you. Hello? Hello, Ellis? Yes, sir.
Hey, Ellis, it's Tyson again with We Buy Homes Cash. I was calling you again, property over there on Christian Street.
Yes, sir.
All right, so I know we spoke earlier. I got this property pulled up. Can you catch me up to speed here? What's got you thinking about selling this place?
I'm sorry, I'm in an area with a little bit— Yes, please.
Wait, now I can't hear you. What's that?
I said I'm in an area— I'm— let me move back to my truck. I was in a truck stop and I was moving to— got piece of machine. I was about to get— go come in for a, a, uh, inspection on a trailer. So, uh, let me go back home, get away from all this noise and so forth.
All right.
Oh yeah, I'm walking, but can you still hear me?
Yeah, I can still hear you.
Okay, good. I'm away from— so back down.
All right, so yeah, could you, uh, could you catch me up to speed here? What's got you thinking about selling this place over in Worthington?
Okay, I had it sold It's supposed to close June of 2022. I had it sold for $165,000, and what happened was the guy was in the process of getting a divorce. Hey, you sell this today.
Hey, uh, Ellis, Ellis, it sounds like you're talking like really far away from your phone. I can't really hear you.
Okay. Well, I hope—
There we go. Now, now I can hear you real well.
Okay, well, I pushed the mic a little closer to my mouth. Okay, perfect. Well, I had it sold. It's supposed to close in June of 2022, and the man was buying it, was in the process of a divorce. His attorney sat him on the shoulder and says, look, you buy this house, sell it down the road, even a few years from now, the wife gets half of any profit. So he canceled on me. Since then I've had listeners with truly different ages, but what happens is everyone loves the house, but they walk in, it is too big, the yard's too big, town— the town is only 1,200 people, so you have to have a job somewhere else other than Worthington, Indiana to, uh, um, just, you know, want to be there. Let's put it that way. You have to just want to be there for it's quiet and no traffic and all that, and it's closest big employer is Crane Ammunition Depot down in Southwest Indiana, or you go to Bloomington. I have a house sitting in Bloomington. I was told it's probably the first week, but you know, it's in a little small town, and the kitchen is functional but it doesn't have a dishwasher. Well, some people discriminate against that. It's a functional kitchen, it's old, uh, I get two good bathrooms in it. One of them I just put a new surround and so forth. The house is— I lived in it for 27 years, but the reason why I do is I built a brand new house close to where my son has some property and wanted to downsize. That's the motivation, nothing more than that, just downsize and take the— you know, so big. I just put a $20,000 metal roof on it about a year ago, December. So it's got all, you know, new appliances. Improved it. We got thousands of dollars of improvements— vinyl windows, double hung, tilt, full screen, whole nine yards. The mechanics was perfect. Matter of fact, the last appraisal I had was June of 2022, appraised for $165,000. That was an FHA appraisal. And so my job right now, I'm a trucker, I go over the road quite a bit, and, uh, I just, you know, I get home, you know, still trying to maintain it. I have to have grass mowed and stuff like that. So, you know, matter of fact, uh, I've had it where people wanted it. One time, a lender screwed me up. He made— the woman I had sold this cup to sold a couple, and she kept kind of bugging the lender about, uh, what's he going to do, what's he going to do. And he got— actually got mad and, and said something a little bit derogatory to her. And she called me, she said, I'm going to cancel because I don't want anything to do with him. So anyway, just one thing after another. That were, you know, just things that, you know, of course to sell the house itself is, uh, you know, uh, people don't get a great hit because it's a nice home. The roof, the two, the big downstairs, the one, the living room is over 400 square feet. I think what we call a bedroom downstairs is over 400 square feet. This house over the years has been single family a boarding house, uh, apartments in it, uh, you know, where they broke the house up. It's been single family for, oh, since the '60s. And, uh, you know, it's all worn-out carpeting through there. When I first got in the house, I did all new carpeting. Uh, mechanicals are good. I've had the furnace upgraded. AC— didn't have AC when I got it, and it's been an upgrade. Got 200-amp electrical box, all wired as we be done. So no, it's— it, it passed FHA, and I got the appraisal to prove that. I mean, I can send that to anybody, and it— and they wouldn't— they wouldn't assess it within football if it hadn't met all the criteria that they're looking for. So now, a second— I didn't say mortgage— I reverse mortgaged it several years ago, so I want to get out of having a mortgage payment. And I went through a mini stroke, and I had to be off work 3 years because we have a CDL. They wanted to drive for a year. It wasn't nothing to do with my heart. It was a— you probably don't want to know all this, but I'm just giving you a background so you understand where I'm at with it.
Yeah, no, I appreciate it.
So anyway, it was just a clot that went to my brain because I had a collapse in my, uh, you know, uh, an artery in my neck, and it had nothing to do with my heart. So it was a, uh— anyway. Bottom line is I've reverse mortgaged it, and what's owed is, as the book says, blue sky. The company, Reverse Mortgage Bank, originally gave me $70,000 for the house. Right now, all of it's been pure interest and blue sky. That's $144,000 and some change payoff. And so I'm under the— I know, always know that the bank will take far less than that because they'll just want to bail out. Because I'm going to take, you know, release it back to the, uh, bank. Not foreclosure, just someone's gonna lease it back. And I have, you know, I would really just get them out of the picture and, you know, have someone like yourself do a cash buyout and close on it and make it— make him a bid. Because anything over 70 is blue sky. Here's where you may have done some reverse mortgages, but here's what they give me: 70, and the very next day you have to sign the papers. They immediately went to $90,000. They put $20,000 fat on it, and then they turned around. Through the years, I was paying 1.5-2% interest, but then the last year or so when that thing jumped up, every month it popped me for another $500 or $600 in interest. Don't keep stacking on there, so I just want to cut it loose, uh, if I can. But I have to take your bid, call them and see if they'll accept it, and then have someone— you guys get together somehow And the Yorkshire— it's Carrington. Carrington, you probably heard of them. They're the ones got it right now. It's in the third hands now. It went through one company after another on reverse mortgages, and Carrington has it right now. They just took it from reverse mortgage funding, and I can't remember who the first one was, but that's the situation, hon.
Okay, so I'm sorry, what is the total debt on the property?
I think it's like $144,000 and some change. The last time I got— I get one thing every month. It's like, oh, let's see, $144, $450 or something like that. I get the exact kitty on a piece of paper, I mean, uh, on the bill. They send me a statement every month, but it's, it's safe. It's just a pinch under $145,000. And so if anything over $170,000 is all blue sky. That's the reason why I know they're taking a heck of a lot less.
Okay, so blue sky is a— they gave you a reverse mortgage?
It's all, it's all interest. There's no— they've got no money in the house except for that. Original $70,000 that they give me, uh, for it, you know, when I first sold to them. I mean, so, bro, first I owe $70,000, they paid that off, that's all you got in it. And money-wise, they don't have anything else other than— everything else is just total interest, period. Okay, you know, I've already proven that myself.
All right, and you're, you're under the impression that they would be willing to take less?
I'll say, I'll say something. A viable bid, rather than sit there— because if I surrender it back to them, they'll probably put it on the market. I'll go see the same, and they'll probably try to, you know, this thing will probably sell for $100,000 to $125,000 or something like that, and they're batting an eye because they're not going to sit there and try to get what I got because they'll run through the same problems. You'll have, you know, a real estate person, you can't use them because they want 6%, and that already cuts into it. So then And I tried for— I put it on the market first of all in December of 2020. Yeah, 2021, uh, put it on the market in December. And then, uh, 2 years— yeah, it's going to the second year that I try to sell it. So the house is just— it's a wonderful big house. Matter of fact, I, um sometimes I wish I still lived in, but I'm there all the time anyway. Utilities are on, it's not been abandoned. The yard is just mold, uh, all utilities are on, the insurance is paid up. If it wasn't any of those things, if all those would have been— they would have got me for abandonment and already just took the house and foreclosed it. No, no, I keep the house up, I keep the yard up, so you know, all the lights are on and all that kind of thing. So anyway, I'm just looking for a viable way out so I could actually have something go to these people and make them a bid that I think they would just jump on it. And you can get your attorney and their attorney could probably get together and work something out.
Okay. Um, so I've kind of been taking a look at the property right now and, uh, well, yes, I think that like, uh, around somewhere around, uh, $150,000, $160,000, uh, is what it could sell for on the market. I know that I'm going to have to be substantially below that.
Oh, I understand that. I mean, I'm, you know, I understand it totally, and I know that. That's why, if the, if the, uh, amount was viable enough, I do think this captain would just take it and take the money and run and let somebody else worry about it. Right now, see, I had a lot of lookers until this interest rate jumped up this past 6 months. Dawson, at Godzilla, and some different places. And boom, the phone just stopped ringing. So, uh, I, I showed Robert, uh, both people walk in there, it's the size, even though it's square footage, you don't say, you know, they walk in, all of a sudden they just get overwhelmed. Whoa, they see those 12-foot ceilings downstairs and just kind of lost their crap because they didn't come in a little house with 8-foot ceilings and no real square footage in the rooms. And all of a sudden, you know, they think, well, it's probably going to cost too much to heat and the cool, it's reasonable because the walls are insulated. And you know, it's a little— I lived there for 27 years until I built this new house. I lived in every day right up to the very end and just decided to scale down to a little house with very little square footage and no maintenance at all on my son's property, and he mows the grass anyway, and got two grandsons there. So that's why we did what we did. Not because of any financial, it's just the fact that, you know, we just decided to do it. Now I thought, I thought it would sell. Matter of fact, when I listed it with a realtor, the first week was the first guy I told you bought it. The first, we put it in listing and boom, the first call was this guy. He wanted it, signed the contract, he's ready to go to his attorney, but he's squashed it. So other than that, it's, uh, that's what happened.
All right, so based on what I'm taking a look at It's looking like we are going to have to be— well, here's the thing, Ellis, is we kind of got two different programs that we run here at We Buy Homes Cash.
Okay.
It's looking like if we are going to buy this place, we would have to be like right at that $70,000, and I don't think that's going to work.
However—
Yeah, so however, we do have another program where just because something doesn't necessarily fit super well in our buying criteria, right, we know all the different real estate investors in the area. We know national buyers, local buyers, uh, the hedge funds buying houses, all kinds of different people. And so even though it doesn't necessarily fit our buying criteria We do have partners and people that we work with who it'll fit better for. In a situation like—
Oh, with more help.
Yeah, so in a situation like that, I think we could get closer to $95,000, maybe $96,000.
Well, the market's just went off, Dunkers. About a year ago, I called some people right up with the phone, and I was already— I've had a few bids at $100,000, but at that point in time, uh, the interest was only at $135,000. But I didn't— and Carrington didn't have it, and I didn't— thought, well, I thought I'll get it sold. So I just kept hanging on, hanging on, hanging on to it. But, uh, so they were— the people that called were— they were close to $140,000. But since then, I've talked to some people that's been around the wall, and they said you need to have someone bid Carrington and see what they will take. I think, I think if someone would come over $100,000, I think they would take it. So, you know, if you got some people after us, you know, Mike might do that. Why, uh, I think, I think a one call to them— I, I'm going to feel them out anyway, but I need to have someone that's ready. They might say, well, you're just talking today, you don't have anyone to buy it. So if there was an actual earnest person that say, we give $100,000 for it, Uh, then they would probably have one of their attorneys reach out and get a hold of them because they don't want the house, I assure you. There's no reason. They probably own thousands of them across the country right now. It's the worst mortgage deal, and they don't want just to have it sitting there. Just do what I do, mow the grass, keep the lights on, pay the insurance, you know. You know, they still want to do it. So I would say that $600,000. So if you find somebody, might go that way. I'd be more than happy to call, uh, Carrington. And just, you know, feel them out. I get the direct number, I can get into the people and then have them show up and get a bid to them. And so that's where I'm at.
Okay, so if I was able to get you $100,000, is that something you'd want to, want to learn more about?
Yeah, yeah, I would, I would absolutely call him. See, I don't care because I, I don't— I lived in it for several years. Didn't have to pay a mortgage payment. So the way I look at it, I've made my money out of it. Anything over $140,000, yes, would be nice. This is probably— but I've got that roof you're looking at there in that picture, that's $20,000, brand new metal roof. Yeah, all the other windows running up done to it. You never have to put another roof on it, even though it's not metal. I got a new roof on the garage behind it, which you don't see in the picture. But bottom line is, you got a pool acre, rest of the street front, the alley in the back. And so we've got, you know, anyway, hey, if you can get somebody to come on that, what I'll do is I would call Carrington and actually get a hold of somebody. Said I need to talk to somebody actually the banking end of it, not just some service rep that's going to answer a few goofy questions, and, and put down a viable bid of $100,000. Then at that point in time they say, yeah, who you talking to? Then I have to be able to pass them on to you, or, or, you know, information.
So here's the way this works with this other program, is we actually send you an offer for, if I'm able to get it qualified for $100,000, we would send you a written offer for $100K. But we also have another agreement that we would both need to sign that's basically gonna say, hey, we're gonna be able to get $100K, but we can also sell this to somebody else who has different kind of financing. So from there, once we have those two agreements, then we would reach out to a title company. They would go ahead and get the lien holder's information. And we actually have a team of negotiators strictly for this issue. So they would call up the lien holders and we would do the negotiating for you.
That's good. Well, send me the documents you need and I'll sign them.
All right, let me go see if I can get the property qualified for $100,000. Um, are you going to be available in about 5-10 minutes for me to give you a call back?
Absolutely. What I'm doing, I'll tell you what, I drive a semi and I have a trailer that needs a DOT inspection. I'm at a Lowe's truck stop in, uh, Lincoln County, Tennessee on Interstate 24. So I'm just milling around waiting for, you know, a truck to get in the shop and I'll be, uh, get that done. So I, I can call me, I'll be here. I'll be up the rest of the night.
All right, do you have, uh, do you have access to your email?
I do on my, on my cell phone, uh, uh, but, but I don't have a laptop with me, but I have a cell phone with me.
No problem, that will do. Beaver over here. I think we might be able to sell it for like $140 grand. Um, the biggest thing though is going to be getting title opened, contacting the lien holders, and seeing if they're willing to negotiate. More than likely they will be, but we just got to make sure here. So, Tyson, I'm impressed you overpowered that roid rage you wanted to unleash on that guy. I didn't have any kind of rage, bro. I just have like empathy. Like, I feel bad. It's a pretty shitty situation, but I'm thinking we're gonna be able to help them out, so that's good. No, I think we do $100K for it. $100K, that still leaves— I mean, the thing is we just need to see if— we just need to see if the people will— the lienholders will negotiate. All right, let's get this, uh, contract typed up and we'll send it over. Dude, why? God damn it. 100 million a year in wholesaling, is it possible? No. 100 million a year, I mean, no. I think there's too many moving parts, too much blow. Did you call Harry back? Yeah, Jimmer, if you check my Instagram story, we got Harry's property locked up. So guys, we got that deal in Illinois for $73K. That should be a very big deal for us. Why not negotiate with the lienholders first? We can't negotiate with the lienholders until we have equitable interest in the property. So we need to get this signed. Alright. Power of attorneys need to be notarized. So no, you cannot do electronic signatures for that. Yo, do you do JV? Nii, I don't really JV unless you're part of— unless you're one of my coaching students. I don't really JV. Here's the thing is I got way too many of my own deals to sell that I don't need to sell other people's deals for 50% of the money. But if you're in my coaching program, I will JV. 'Cause I want to see you succeed. Alright. No, I do not require a college degree, but I do require past sales experience. What's up, Spiro? Zach, no, not right now. But eventually I'm going to be getting one, but I'm pretty sure I already have one. I think my marketing guy already has hired a closer and setter for me. Appreciate you, Zach. Thank you, man.
Alright.
What are you hiring for? I'm looking for salespeople. What kind of car do you own? GLE 53 AMG. Ever heard of Joe Riley? You know what? Joe Riley actually popped up on my For You page. Seems like that guy's killing it. Seems like a good dude. But no, I don't know him personally. "What sort of salespeople are you hiring?" I'm hiring people to buy houses. People to do exactly what I'm doing right now. No, this— I'm not looking for anybody to work virtually. I only hire in-person employees. All right, Silas, I'm located in Phoenix, Arizona. My office is in Phoenix, Arizona.
All right.
Everything by John. These leads are coming from leadsconnect.io. If you're interested in getting these leads, there's a link down below in the description of the live that you can go ahead, copy that, go there, book an appointment with the guy and see if he will work with you. All right, yes, the fax man signed. No, I purchased the GLE AMG. I'm on your way to the office to kick it. Cool. Nah, Trent, don't show up here.
All right.
I'm in Pittsburgh. You lose. Good luck, my young brothers. You need direction. What's this guy talking in codes for, bro? What do you mean? What do you mean by that? You guys ever seen the The Simpsons movie, you know, when the grandpa like freaks out in church and has that like fucking moment. I think that's what that guy just had. He just had one of those things like the grandpa in The Simpsons. All right, this looks good. Let's send it. Uh, Tresson, I'm not sure, bro. I have 2 mods right now and they've, uh, they've earned it for sure. Nick, wholesaling real estate is an exit strategy you can use to flip houses you don't even own. Essentially what you're doing is finding people who are willing to sell their property at a discount. You get it under contract and you sell that contract to somebody else before you actually have to pay for it. So you obviously sell it for more money than what you got it contracted for. And at the day of closing, you get to make 100% of the difference. I'm not sure who Brian Peppers is. Uh, yeah, Mitch, will you sign that? Alright. Uh, Chase Minor, I don't really go out to dinner that much anymore because I've just been like very aggressively dieting pretty much for the entire last year. But when I wasn't, I went out to dinner with my girlfriend all the time. Oh, Tristan, you're subbed. Mm, all right, all right, that could qualify. All right, what if you fuck up and end up having to buy the contract before you can sell it? So in a real estate contract, you have an inspection period. And during the inspection period, the buyer is able to back out of the deal for whatever reason. Everything by Joe, these leads are coming from LeadsConnect.io. If you're interested in finding— or if you're interested in getting some for yourself, if you're interested in getting some for yourself, go to my link in my bio and hit the button that says motivated inbound seller leads. There you can learn more about it. I don't know why the fuck my computer is making noises. All right, Jerry, no, we're gonna be calling Jerry in a little bit. No, Hoodie, I'm not trying to do that. I don't think that would work very well. How's the quality? Really good. We're closing 1 in 9 of those leads. All right, what's your life outside of work look like? Work is the majority of my life. When I'm not working, I'm hanging out with my girlfriend and my dog. We like to watch movies, we like to go get coffee, we like to cook together. And outside of that, I play video games. T, I'm not sure what, what guard it is on top of the top for the fucking buzz. Oh, and gym. Yes. And I gym. All right. Logan, I don't really like sub-2. I've done sub-2 deals before. I don't really like them. I don't really like having a fucking partner with people that are in that situation. I think it can turn very messy. So yeah, Chase Minor, I am a gamer for sure. All right, trusting, give me a sec, bro. I'll mod you in a sec. All right, let me— uh, Reese, I don't flip houses, bro. I flip contracts.
Yes, sir.
Hey, Ellis, it's Tyson again.
Are you saying Tyson is like Tyson chicken?
Yes, sir.
I was having trouble with that name a while ago. I, I, I— okay, matter of fact, I know him real well. Matter of fact, I go— I've been to Tyson plants all over the United States. Yeah, I couldn't get it a while ago.
You were You're saying that you do some hauls for them, right?
Do what?
You haul Tyson chicken sometimes, right?
No, what I've done is some of the Tyson plants, what we do as tankers, I would go to some of the packing facilities where they actually kill products and they put it in a— I'll educate you a little bit. Tyson and GBS, Wait, hold up, Alice. You're—
can you adjust your mic? I, I can't hear you very well.
Yeah, there we go.
Yep.
Okay, what it does, Bluetooth's in my ear and it'll float the microphone away from my mouth. So I'll just— anyway, uh, Tyson, uh, they have packing plants around the United States, and what they do is they have a hog killing facility. They will take the intestines, it sounds a little gross, and render it down to a liquefied processed, and they put it in tankers, and then, uh, we take it to Nestlé. Now, Nestlé bought out Purina Dog Chow several years ago, and what they do— I tell people, the best way to explain this: if you open a can of dog food or cat food and you shake it, that jiggle— how it jiggles— we haul the jiggle. So anyway, that's what was put in there. That's what goes in there. And we get it from packing plants. So I've been to several Tyson facilities, just that, uh, no, I don't work for them, period. I just— and don't haul the meat or anything. I just haul the aftereffects of what they've done to the animals. So anyway, it's kind of interesting. Now I know your name for sure. I got it now. I don't know why I couldn't understand. Well, while he's driving, I was driving, you were trying to talk to me. I couldn't, couldn't, uh, couldn't get down. Yes, sir. So what you got going?
All right, so we, uh, we got your property qualified for that $100,000. I got the, uh, offer typed up and sent over to your email.
Okay.
Um, are you able to take a look at that now?
Oh yeah, I got my phone right here. Let me get it up so I can see. All right, back to it.
The subject is going to say, uh, please DocuSign purchase offer, and then your address.
Okay. I mean, yeah, I just cleaned my emails out, got a bunch of junk out. I want to make sure it wasn't one of your deals. Let me make sure. I get back to it. Hang on, let me keep going. Oh, uh, media. Okay, I got one, one unread. I don't know, uh, donkey sign here. This Blake S. Donkey sign. Is that it?
Yep, that's the one.
Okay, let me open it up then. Now, who is Blake?
Blake is my dad.
Oh, okay.
Yeah, we got a family business over here.
Let me— I'll just slide— let me open it up. Okay, well, I'm trying to— okay, the way The world agrees, more than a billion customers, a billion users trust DocuSign. Okay, now I've said accept all cookies, I guess. Okay, got me, got cookies there. So get started with a signature. Okay, I'm punching that. It said DocuSign, try for free, but I don't need to do that. Do I just go down where it says get started?
Yep.
Okay, I'm punching. Okay, try DocuSign free for 30 days. I'm not interested in that. Just email. It's got a bunch in there. She's got that. Okay, I'm 50. Okay, she's got that in there. So get started. I'll hit that. I'm not real techie. I'm an old man, Tyson, so I'm just a little slow on it. Get up. Hey, I'm trying. I'm filming. I'm filming. Get started. Okay, now it's starting to sort of I'm out here, I have a decent signal, I guess, where I'm sitting. I'm in a mountain area. Now it's spinning around, saying, "Talk you sign." Okay, let's start. First name. It's in there, got that. Okay. Ellis. Ellis El Canoy. Still there?
Yeah, I'm still here.
Well, okay, I've seen another phone number come in with a 423 area code. I didn't know if it was you or not. I'm not going to answer it, but I just want to know. Okay, now I got next. I got that. It's spinning around. Okay, now it's a little slow because I'm out here. Even though I got several buyers on my phone, I only have a 4G deal. It says check your email, temporary confirmation code was sent to 6-digit. Oh, that's what this is. You sent me a confirmation code.
What's that?
Did you send me a confirmation code?
No.
Well, I don't know what this is. Something from a 423, you know, trying to get to— No confirmation code sent to me. Yeah, incoming phone call.
No, that's, that's not me. We're, uh, we're all 480 numbers.
Well, I won't get this. A temporary confirmation Code was sent to elskanoyeguy.com, so I'm trying to get out of it. Hmm, let me go back and get to— yeah, see, it's messing me up here. Now I'm going back to your part. I'm going to hit next. Okay, I've hit next now, and I have to get that. It came up on my phone. I don't understand this. It says check your email, a temporary confirmation code was sent to you. Let me, let me go ahead and just delete it. I might go back to the email and delete it because this is killing your deal. All right, let me go back in there and just get to that, my email. Yeah, I'll boot it up and delete it, get it out of there. Yeah. Okay, DocuSign. Oh, I got two DocuSigns that says, uh, your code 299399. No, you send it to me.
No, I think that that is from like the beginning when you're getting set up. Yeah, that's that. You don't need to worry about all that. That's like if you want to create a DocuSign account right now.
Yeah, well, hang on, I got to kill this phone anyway. Let me get— let me delete that one and I'll delete the other one, and I'm gonna try to hang up on his phone number and then I'm gonna put it where they can't get to me. Hang on, I'm gonna go back to it and cancel the phone call and get back to you, okay?
All right, sounds good.
Hang on, let me boot them up and I'm gonna— I'm keeping you on there. I gotta get back to that phone call if it will come up for me. Cash Buyer, we've still got you on here. I'm just gonna go back to my email now and get you back up there. Wow, this got complicated. What, uh, DocuSign just making my life miserable today. Hey, once you want a membership bad enough, I guess they want to do something. Okay, now go down here and get started with the signature. I'll go back in there. Good God, making me do— try DocuSign. I don't want to do that. I'm not— I'm just going to get— I'm— see, it says try DocuSign free, and the fact I put my email in there, they want— they want a piece of it. So that's the reason why they're bugging me.
I see.
Yeah, but I don't know how to get rid of them.
I'll tell you what, man, they—
they're—
these companies these days, man, they are persistent.
Something online. Yeah, you want me in that first bay? Oh yeah, right there. Go around the building, back into us. Okay, thank you. Oh, that was this place trying to call me instead of DocuSign. You still there?
Oh, gotcha. Yeah, I'm still here.
Yeah, but even at, uh, let me put this DocuSign, get started. Hang on, I'm gonna be doing this, uh, just hang on just a second for me.
No worries.
And do I gotta take this truck and put someplace? Yeah, let me, uh, change something here. Yeah, that was them trying to call me, and I thought it was DocuSign trying to call me and mess with me. Yeah, that's what got this place with the, uh, they were going to be calling me in a little bit. Let me move my truck around here and get it back in to where I can, uh, they're gonna do a DOT inspection on the trailer and update that and grease the hubs and stuff like that. And I've been sitting here for a couple hours waiting to get in. So yeah, that phone number kept coming in. I kept saying 423-423, and then it dawned on me, I mean, this is Tennessee area code here. That's the reason why I come out and knock on it. He's been getting busy signals. And, uh, he said he's gonna call, but I didn't think it'd be as soon. So that's the reason why I just, uh, kept thinking, well, Donkey Sign's making my life miserable trying to get a piece of me. Actually, this place here had nothing to do with Donkey Sign. I apologize for that little ignorant move. You still there?
Yeah, I'm still here.
Okay, well, I didn't know, so I mean, I'm in an area where if I drive around, all of a sudden you might, uh, Gotcha. Blue.
Are you still there?
Yeah, I am. I'm just trying to now maneuver and get this truck into— all right, see, normally have pull-throughs, but they want this back in because of what they're going to do to it to get to the There, you got, you got a thing across the door. I hope somebody comes down, take that down.
Yeah, I'm still here.
Okay, I'm getting— I'm getting the tractor back into the garage here.
Props to you, man. If I was, uh, having to back in an 18-wheeler, I'd be—
that would—
that would be a lot for me.
Let me walk out, make sure it's okay, and I'll be— I'm still on the phone with you, okay?
All right, all right.
Let me take my phone, make sure— don't disconnect. Yeah, that's what I was going at. I thought this a Don't be trying to mess with my lights with this truck. I'm going to have to turn the engine off. I guess it's going to be okay for them. They said something. I want to see if they want the key. Sometimes they want the key to these trucks. Wait, let me go through the office here. I'm sorry to put you through all this.
No, no, you're fine.
At least you know I'm working. Did you want the key to that truck? I've turned it off. I'm sitting in there. Okay, I'm just— let's stay out there. Is it okay where I brought— are you— is it okay where it's sitting? Okay, I knew it wasn't centered real well, but Okay, okay, now I'm going back to my tractor. Sit there, we can get this done.
All right.
Anyway, so new experience for you, I guess. Yeah, hang on one second, I take my logs. And put it back on off duty. That's on my personal convenience. I'll get in there without messing the lock up. Okay, I'm gonna get you moving back up here. Get my phone off lock. Go back in there. Okay, I'm gonna push— I'll get these people out of my way again, this stupid DocuSign, because they got— I'm basically making me start all over again. And I did that because I didn't realize who that phone number was and it wouldn't allow me See, kept ringing in on the phone. Now we're booting up again. And, uh, okay, a 6-digit verification code. You said you didn't send me one, right?
Nope, you just need to go to that, that first email that says Please DocuSign. Go ahead and press Get Started, and then it should open it back up again.
Okay, I'll push next. It says the security code is required. They won't let me go on to you. A DocuSign just locked me up. It got nothing to do with me. It says security code is required. I have to go back and get it. All right, so you can get upset. Okay, then we go back and get it. I can't believe it. That's something else to mess with my stupid brain with. Let me go back. I may have deleted it. It may not be there. Let me see. See, what happened was I thought it was something I didn't want in there, and DocuSign— here it is, the code. Hang on, it's 778— see, 778677. Okay, now let me go back over this place and go back into it. Oh my gosh. Okay, trying to get you guys up again. Wow, you know, you think you're doing something that's going to help you with this DocuSign, and, uh, they're putting a stop on you. Now see, I hate to get started. I went past that part. Last update on Oh man, oh man, oh man. Oh my God, now it's got a whole big— oh man, now it's got DocuSign sites and service terms and conditions. I don't know what we're gonna do here to get past this thing. Oh man.
Um, if it keeps giving us too much trouble, I can just go ahead and we can try and resend it.
Yeah, you may have to. Hang on a minute, let me see if I can get past this. Okay, here's 6 digits. Let me put that verification number in here so we can get rid of them. 7, 8, 6, 7, 7. Next. Password. See, I don't have a password. Good God, this is getting out of hand, Tyson. Yeah, is there any way we can do this without going through DocuSign? I mean, I'm serious. That's— it got me. I got to put a password into it now. 6 characters.
I'll tell you what, here's what we'll do. Let's go ahead and resend it. Let's see if you can get back in there, um, without having to do all of that. And then, uh, if not, we'll try something else out. Yo, Mitch, can you sign that again?
All right, I— you should Your call has been forwarded to an automatic voice message system. 8-1- I'm sorry, Tyson, I hung up on you by mistake. Oh, it's okay. Let me get back to me now. Still there?
Yeah, I'm still here.
Okay, I'm just trying to— yeah, okay, now I got to the last link. Okay, DocuSign.
All right, so, so when you click— when you, when you click that email, the, the new one, what does it say?
Well, it says— I just got my address at the top. Yeah, uh, purchase offer. Don't you sign, visit site, and it's just got a place for me to—
is there a black button that says like get started?
What is it? Well, it says review documents. You want to hit that?
There you go. Yep, hit that one.
Okay, see, I went past it. Well, I probably should have done that straight away, you know. See, I went on to get started, but the, uh, I didn't put the new documents, so I might get around it. Yeah. Perhaps not, my mistake. I hit once, hit allow, okay. This site, try again. It says DocuSign.net wants to use your device. I'm pushing allow. And then here it says close any bubbles or overlays for other apps, then try again. Okay. I don't know, it just keeps going back and forth between that allow and then it's gonna just, uh, And it wants to— I want to just cancel and see what happens. Okay, now please review and act on these documents. Okay, then it says please read and I want you— I agree to use electronic recording and signatures. Now hit continue. Okay, now we're trying to figure that out. Now, okay, you are viewing the mobile-friendly experience document. Okay, I'll just put that on. Okay, hit okay. Is that what I'm going to do? We'll hit next.
Yep.
Hit next. You okay? I mean, it's got a place to hit okay, it's got a place to hit next. I'll hit next. Okay.
Yep. So you'll, you'll hit next and it'll keep bringing you down and there'll be these little yellow squares that you got to click on and, and that's the way you initial or sign.
Okay. Okay, I'm going down now. One, Chris Money Deposit.
That is the title company that you used to be. Yeah, so, so this is the title company.
Yep. Okay, okay, it's got a little yellow box. Okay.
Yep.
And it says seller initial. Hit that.
Yep.
Punching it up there. Wow. This is— throw up your initials. Okay. I just do a P, uh, P-K, I guess.
Yep.
Okay, and I go down here and hit Adopt an Initial. Okay, I did that. Now I've got another one, uh, requires seller initial. This is for something else, huh?
Yeah, so you're gonna have to initial the bottom of every single page.
Okay, well, I hit this one, it just didn't come up yet. Wait a minute. Okay, here's why. You see, I said approved, accepted by— I just keep hitting the little yellow squares, right?
Yep.
Okay, hey, there you go. You gotta go and place a call. My initial again. I have no idea exactly what I'm signing, but I'm trusting you to—
this is what this is, is saying that, that we're going to get the house sold for $100,000, that you're not going to have to pay any fees. And we're buying the house completely as is, so you don't have to fix up anything or anything like that.
Well, actually, actually, we've been ready right now pretty much, but other than getting a few things out of the garage. Initials applied, initials applied, uh, I'm sorry, it's a yellow stripe, yellow section says initials applied, initials applied. And it says EK EK, so I don't know what I'm supposed to do right now.
Is there a place that says next or complete?
That's what I'm— oh yeah, at the top. Yes, next. Yeah, okay, it's top of the page.
Yeah, so if you, if you press the next, it'll bring you to the next place that you've got to go ahead and initial or sign, and you just keep pressing next and clicking the thing until it says complete.
I gotcha, but I'm still on— says nope. Says no vacation and end of vacation agreement. Yeah. Okay, got that. Initial again. Seller initial. I guess wants me to print something. No, says initial. It didn't ask me to print, it just said me hit 6 in those squares. Now I'm hit next again. Now 3 of 3. I'm on last page now. Looks like— I bet you're thinking, boy, this old dummy is wondering if he can drive a truck because You know, I'm 77 years old, Tyson, so all this big technology on these phones, that took me a while just when I first got a smartphone, even knew what I was supposed to do with it. Require initials, apply initials, okay. I'll hit next again, see what happens. Man, it's better now. Maybe it's a little— maybe it's a new PDF version, which I don't feel— well, it's kind of dark now. I guess it's going to lighten up.
All right, you're— it's, it's good.
I don't need to do any more, right?
No. Um, so now that you've completed it, it just sent an email to, uh, Taffy.
Okay, what I'll do, I have to call her, and I guarantee you, you know, and she's a— she's Wildcat, so, uh, and she's 76, and right now I tell you what, let me look at my watch. I know you want to get done today, but it's 5 to 7, and she's next door at my son's house, and she's got two little grandsons, one 4 and one, uh, uh, Junior and Arizona, right? You're two yards behind us.
Yes, sir.
Okay, I tell you what's going to happen. I'll call her and tell her what's going on and tell her what she— she's just about ready. Helping with supper and all that. She'll be going over to our house, which is, you know, 100 feet away. And so I'll get her to come in there. First of all, I gotta call her and tell her that, uh, you know, I'm gonna try to get the house sold with cash. And I have to get you off the line. I got your phone number. And what I'll do is when she gets next door, I have to get the computer in front of her have her open it up and go through— she'll have to go through this crap. I'll keep her away from my document signing office, go down there and have her hit the documents. That one line I should have been struck with. Yeah, she's been through this with several real estate agents when we've had to do it like this because all of them do document signing. And I'll get her, boom, boom, boom, boom, boom. So I'll get her through it, and once it's sent to you, uh, it'll probably be coming on your computer, but I will call and see. It's only 5 o'clock out there.
Yeah, and, and I'll be available until like—
I'll—
I mean, I'm available up until like 10 or 11 PM my time.
So, oh Lord, let's meet down in the next hour or so. All right, get her next door. If she's involved with something, you know, because she thinks this whole deal has been a real pain in the kitchen for all of us because the cancellations of sales and, and all that. So if you could I can turn this over to you. You can get with these people. Now, do I have to give you— I don't have Carrington's phone number on me. Well, I do have it. I have, I have, I have it. You want that phone number of the Carrington? Of Carrington? I'm sorry, wait, that's the—
oh, gotcha. No, we don't need that right now, but, but later on we might.
Yeah, well, if you need it, I got a phone number and and my account number to get you into— Perfect. Uh, the proper people. Let me just get my wife on the phone, tell her what I'm trying to do, and then we'll— I'll be in touch with you as soon as I can get— have her do everything I just did, and then we can go from there. How's that?
All right, sounds like a plan, Ellis.
Thank you, thank you, Tyson.
All right, thank you, sir. Be in touch.
Bye-bye.
All right. I really like that guy. I genuinely want to like go have dinner with him and just hear more. The description of this house from the last time it was listed, if you guys are on YouTube you can see this. Step inside history. If walls could talk, they would confirm the lore that Red Skeleton and John Dillinger stayed in this historical home. The new metal roof protects and enhances the look. Home has had electrical, HVAC, plumbing, and windows replaced. Marvel at the original features such as the entry door, mahogany pocket doors, fireplaces with original tiles, and other architectural details. Two large bedrooms on the main floor and two more upstairs, plus a bonus guest room. Living room boasts an original fireplace that was coal but has been converted to wood burning and has ornate original tiles surrounding the opening. Appliances stay and other items can be included if desired. This home has been well maintained over the years and has a newer water and sewer pipe from the street in, newer steel carport besides older garage, a generator and air compressor are included. Located in easy commuting distance from Indianapolis, Terre Haute, Bloomington, or Crane. Please call Ellis at the number listed below. What are the numbers for this deal, guys? We're looking like we're going to list this deal for $140,000. After it's all said and done, we should make about $21,600. Now, the big thing with this is if we can get the creditors to accept a lower payment. Now, depending on the creditor, a lot of them will. Some of them, right, if we call them, we're like, hey, listen, we got a willing and able— we got a willing and able buyer willing to pay $100,000 for it. They're gonna look at it, okay, yeah, we'll take that even though our interest is up to here, whatever. We'd rather get some money rather than no money. So we're gonna have to see on that, but the only way for us to do that is to get title open and see. So we won't begin listing the property, marketing, anything like that until we get the title report open and we're able to get on the phone with the creditor and see if they're willing to take a lower purchase price, because that'll be the big deciding factor for us. DocuSign, guys, is— I mean, look, it Like, it's a great tool. I mean, like any software, it has its issues, but it certainly helps us be able to do what we do, and I'm grateful. I know there are a lot of other signature softwares out there. The only one I've ever used is DocuSign, though I believe my pops was telling me something that he wanted to switch. I can't remember why, but it's something we may be doing. What's this guy's name? His name was Ellis. Cool cat, I like Dallas.
Alright.
I've never used Launch Control. I really don't recommend SMS marketing right now. There's too many fucking regulations around texting and the carriers have gotten too smart where they're really good at stopping those messages from going through. But you still gotta pay for them whether they go through or not. So I know a lot of people who were really big on texting have since moved away from it. I'm really a fan of just inbound marketing, you know. I like running ads and people coming to us. All right, we gotta call Rhonda. That's what we gotta do. That last lead came from our SEO. Like, it just came from our website. That guy just looked up like cash buyers, found our website, gave us a call. All right, Aranda, let's get you on the phone.
Please leave your message for— Please leave your message for Aranda Sanders.
Hello, Aranda, this is Tyson with We Buy Homes Cash. We had spoke yesterday about us buying your property over on Providence Road. I was just calling to see if you were able to review our offer and if you had any other questions. If you could please give me a call back, this is my number, and I look forward to speaking with you. Thank you. What is this Lawrence guy? I don't even remember. Oh, it's not my lead. All right, let's call Jerry. Tyson, we smoking tonight? Yeah, bro, when I get home I'm definitely gonna get a little toasty with the J. My dad's coming over, um, we're gonna fucking put some cabinets up in my laundry room. I got a big-ass umbrella to build for our pool. We gotta build a fucking makeup vanity for Meredith, so I'm gonna get a little baked and fucking Probably just be a pain in my dad's ass while he's trying to build that shit. Does your dad smoke too? Not anymore. He used to for a bit, but now he's, he's full-blown sober. JS Moves, the— I mean, just the first name will do, but— No, I don't have a grill yet. I want to buy one of those Blackstones though. The house is like 1,800 square feet, Cadence. No, it's in Phoenix. It's like 10 minutes away from my office.
Hi, thanks for calling. The person you're trying to reach isn't available right now.
Jerry? No, I'm not sure who that is, Chase. Connor, I'm sorry, man. I was at Home Depot when you said that, but nah, bro, we don't pay any kind of relocating bonuses unless you can prove to me— unless you can prove to me that you have made at least $20,000 a month from sales. In that case, I would pay to relocate you.
All right.
No, I don't go to Coyotes games. I don't— I'm not really big into sports. I don't really like watching sports. Uh, Cadence, I'm not really sure how, how much longer. At least another hour, but it could be like 2 hours.
Hi, thanks.
Listen, I'm not gonna say sports are overrated or anything. In the past, I probably would have said something like that. I used to like bash on sports, but now I just realized that they're just entertainment for other people. Like, just because I don't like it doesn't have to mean they're stupid. Like, for the longest time, I just never got it, and I was like, dude, this is fucking a waste of time. Like, I don't know why the fuck anybody spends any amount of time or energy caring about this shit. But it's no different than me playing video games, you know? So look, it's not my thing, but, you know, whatever. If you enjoy it, that's cool. All right. No answer from Jerry. I guess we'll have to call him tomorrow. David, what's up, brother? Good to see you in here, man. Guys, dude, David Akuna, him and his boy Josh are fucking crushing with Novations right now. David, how many contracts did you get last week? Yes, JP Desmond, you got that exactly right. The $10K is just a little bit of extra cushion for it, just in case when we list it, if we get offers at $140K but they're like, hey, we need you to fix X, Y, and Z. Instead, we'll just say, hey, instead of us fixing that, we'll give you a $10,000 buyer concession. Oh, you're always here? No shit, man. 7 total. Check that out, bro. Dude, David, I mean, this guy's already been a hustler. He's fucking— he's had companies before. He's just— he's a stud. But we showed him how to run some novations and fucking gave him a little— we just gave him a little system. He took it and ran with it, bro. 7 contracts last week. Fucking killing it. Found a buyer today. Let's fucking go, bro. No better feeling, is there, David? All right, um, Connor, that could be discussed. That could be discussed. I can work something out like that. All right, I'm looking at the county's property records, can't find names for about 20% of my leads. You got to skip trace them, bro. You got to skip trace them. I appreciate you, David. It's good to fucking have you, bro. Romo, bro, absolutely it is coming. You just got to make sure that you're doing the necessary things every single day in order to make it happen. Guys, what are my KPIs at today? I've gotta just be fucking insane right now. Fucking damn near 2 contracts. I've given 5 offers today. Mm. What else we got? How much talk time, how much dials we got? I've given 5 offers, got 1 contract signed, waiting on getting that second one back. I've only made 29 dials, but I have almost 2 hours of talk time. So we love that. Rolex Presi? No, this is not a Presidential. This is Submariner, but I would love to get a solid gold Presidential. That's probably like the next watch I would ever buy. Yeah, JS Move, I would skip trace it, bro. Nathan, for you, bro, I use Podio, Smartphone.io. Those two are like the vast majority of my systems. Right there. Rommel, we're doing really well on the challenge, bro. Uh, I mean, we got this deal in California that looks like it's going to be an easy 35-piece. We just picked up this deal in Illinois today that could be like 70, 80 G's. Um, we, uh, I got— I'm negotiating with this woman in Raleigh that should be a nice little 20-pop if we can get it. This guy over in, um, uh outside of Indianapolis that I'm just waiting for his wife to sign the contract. That should be a nice little 20-piece. So dude, we're fucking moving, bro. Like at this rate, I'm gonna be done with this challenge by the end of next week. But I won't stop. I'm fucking dedicating these next 30 days to doing acquisitions every single day. And we're just gonna see, bro. Who knows? I might put up fucking half a million dollars that month. I'm gonna do something crazy. If I put up half a mil though, I'm fucking— it's fucking Lamborghini time, babies. All right. What about the land guy? Yeah, dude, we're working on the land guy too. Yes, Romo, but we don't want to count our chickens before they've hatched, right? So many things can go wrong in deals. So, you think it's a good idea for me to start a mobile detailing business? Yes, I do. What's the most amount of deals you've got in a month? Dude, this has been— I haven't actually full-time done acquisitions in a really long time. So I don't know. I think the most amount I personally have ever done was only like 15. But I mean, one of my sales guys has done like 20+. Any new Rolexes or cars coming? No, not right now. I mean, I'm working, I'm working, bro. I want to get the fucking Lambo, but it's not going to be fucking in the next month or so. We got some time there. Ellis, let's go. Hey, Ellis.
Yeah, my wife was in front of the laptop and I tried to get her to go through and do basically what I was doing. So I wonder if you received it yet, and if there's a glitch in it, then we have to do it over, whatever. So she did do it.
So, so not yet. It's so— it shows she's got it opened. Um, more than likely she just didn't press the complete at the top right corner. She's got to do that after she signs all the will boxes.
Oh, complete top right corner.
Yeah.
Okay, let me go back. Let me call her back.
All right.
All right.
Okay. Rev, I don't do any skip tracing. All my leads are inbound. Do you wear G-Shocks or do you— did you upgrade? No, I did not. I wore G-Shocks in middle school, bro. I don't wear them anymore. And I guess you could say I upgraded. What percentage of the deals your sales guys get? Depends on what kind of— depends on their position, bro. Our top guy will probably make like $15,000 this month. He's a fucking stud. Alright, I don't want to call any leads right now because I feel like Ellis is gonna call me back. Whatever, fuck it, we'll do it.
Hi, this is Tammy Hanks.
I'm Tristan. What are you trying to sign up for, bro? Which link is it working? All right. I assume your cost per deal is like $3,000 to $5,000 with ads. I don't know exactly what our cost per deal is, but yeah, it's definitely gonna be somewhere around there. Oh my God, Austin, throwback, bro. Throwback to that guy. I don't even remember his fucking name. If I did, I'd call him right now. Oh man, it's gonna be a fucking nightmare trying to get his wife to sign this without me like being on the phone with her. All right, uh, Alex, dude, every single day just gets better than the last, man. You guys have no idea, I'm just tickled to death to be alive every single day. How lucky are we, man? To get to live on this world in this day and age? It's really amazing. Best way to get the leads, the county, title companies, or brokers? I mean, I wouldn't say any of those the best way. Hey, Alice.
Yeah, basically, she kept running into— I went and got back at my MF. What— who is that?
MF is going to be Mitchell Freeland. He's the, uh, he's the operations manager here.
Okay, but so, and then under seller, it's got, you know, my initials, but then, uh, it kept coming up EK, which we have the same initials, Edith Kanoi and Ellis Kanoi. So I don't know where she did— I think she's supposed to, or had— she had to physically with her finger Initially those little boxes, because she said most of them had—
No, it's the same way as you did it. So first you just kind of enter them in and you can either draw them in or it even gives you an option to type them. Either way, it doesn't matter. But after she enters it in, then she just presses the boxes. And so she presses the box and then she could just press next and it'll go to the next one. And you just keep doing that until that next button turns into complete. And then once you press complete, you're done.
Well, I'm happy. That's the reason why I know you're going to get done, Mike. But if I was standing behind her, see, I'd go walk her through it. But I'm about to call her back now. I said, you want Tyson to call you? She said no, you call her back and have her go through the thing again and say there has to be little boxes where you physically take your finger and put your initials in it. So anyway, and she opened up documents like I did. So let me go back and see if we can get this ironed out in the next few minutes and get, get them to you. Thank you. I'll be back. I'll call you back. All right.
All right. Sounds like a plan.
Bye. Bye-bye. All right.
Antonio, I definitely would consider it, bro. Living in a place like Dubai or Puerto Rico or one of these other tax havens, paying taxes is the fucking worst, dude. "What's the best way to get leads again?" Dude, I recommend, well, here's the thing. Best way to get leads is just super relative. It depends on how much money you have to spend. "Cutest pie cap at PAMA." Thank you. "How do you handle the non-vacant property showings on the MLS for your novations?" JP, bro, we set it up with the tenants or the owners. We know when we have someone who wants to look at the property, we just fucking set up a time for them to go do it and let the sellers know. Everything like that. Trying to learn more about Novations. Okay, Tristan, did you go to www.wholesalingv2.com? That link should be working. Yeah, it's working. It's working. All right, how do you get photos of the property sent out to MBuyer? Easy, bro. Fucking go on Craigslist, looking to hire a photographer, $50, done. All right. Tristan, if you're, if you're having troubles, you can just hit the link in my Linktree and go through there. What about if you just started with no money on getting leads? If you have no money, then driving for dollars is probably gonna be your best bet, or door knocking. You just got to go knock on doors. Hey, you want to sell your house? Jaggers, what are you— what are you talking about, bro? What mystery are you trying to unravel right now? For dinner, we're gonna be rocking with some of this teriyaki marinated sliced sirloin and rice. So we're going to be a pound of the fucking meat, 250 grams of rice. It's going to be fucking dank. If I find a seller, can I hit you up to seal the deal and break me off a percentage? Nah, man, I'm not doing all that unless you can do it on a very, very big scale. If you can send me like fucking 10 people a day. Alright, after Drive for Dollars, who do you use to skip trace the owner? I would use Batch Leads. Rommel, I got an entire video showing you all the lists I'd pull on Batch Leads. How would you spend $5K a month marketing budget spend starting out? JP, I would go to Leads Connect. I would hit the link in my bio and go to motivated inbound seller leads, and I'd start there at $5K a month. All right, and dinner stream tonight? Dinner sounds fire, guys. I don't think I'm gonna be able to do it tonight, man. I got some shit I'm doing. I told you, my pops is coming over, we're building shit. Rev, I'm sorry, you were saying something that looks pretty interesting. You own a solar company or something? New career as a life insurance agent. Your cold calling has helped my business, keep it up. Hey, I appreciate it, Chris. Good luck, bro. All right, we got the document back. Let's fucking go. That's the second contract today. All right. Hey, Ellis, we got it.
Yeah, you didn't get it?
Yeah, it came through.
Thank God, because man, she was wanting to get in the shower and wash her hair. She said, what's this gonna be over with? I said, I don't know. So if you've got it, that's all. I can call her back and, and Turtle Loopson, right?
Yes, yes.
Okay, what was happening, she'd get to a box and already— see, the whole system was with her initial being EK and mine being EK. I think it was freaking out because every time she'd get to a box, it already had my EK in there. Oh, try to touch it, and she tried to touch it to put hers in there, and it just boom, shot the next box, shot the next box. He did it on every one of them. As soon as she touched that box, it went on to the next one. It didn't You know, because of the same issues, I guess, uh, freaks the system out. Yeah, yeah, that you got it though.
All right, so, so here's what's gonna happen next, Ellis, is I'm gonna have my, my sales manager Doggo is gonna give you a call. Uh, uh, are you gonna be around tomorrow or would you rather wait till like Monday?
I will be, but I'll be, I'll be, yeah, I'll be, I'll be, I'll be, I'll be around. Yes, I'll be, I'm gonna be delivering this trailer to our yard And really in the morning in Indiana. But yeah, just call me. I'll be, yeah, I'll be, I'll be available. Let's put that way.
All right, cool. Well, he's gonna give you a call again. His name is Doggo. He's gonna be your main point of contact throughout the rest of the transaction, but he's just gonna go over everything, let you know what it's gonna look like. And then right now we're gonna go ahead and get this sent to the title company. We'll get title open so we can go ahead and start to contact the creditors. Which we will be able to do. I mean, we're not going to be able to do it today just because it's going to be all— they're going to be closed.
But first thing Monday morning, the new tenant would be that, uh, Carrington.
Yes.
Okay, there is no more leads on the property or anything at all, right? Right.
Yeah, so we'll just— we'll get on the phone with, with Carrington and, uh, we will, uh I've told you, we got some bulldogs to go ahead and get— go negotiating.
So good enough, good enough. All right, so the guy that I'm gonna— it's gonna be calling— just spell his name, please.
Yes, it's Doggo. D-A-G-O.
Doggo. Okay, I got a grandson named Diago. D-A-G-O. Okay, you got it. I just had him call. I'll be around, you know, just doing something. Have a call and tell me what I need to do and I'll be available. Okay.
All right.
Thank you, Tyson, for your help. Thank you.
All right. Thank you, Alice. Bye-bye.
You bet. Thank you. Bye-bye.
And that's how we do it. $70,000 to $100,000 a month profit with my solar biz, growing it to $200,000, $300,000. Should I get into wholesaling too? Rev, first of all, that's fucking G. Let's fucking go, bro. I'd love to hear more about your solar business, dude. You should send me a DM on Instagram. I mean, you can chat, we can talk about how you could add wholesaling or anything like that. And I'd love to hear more about what you're doing, especially— I'm always curious when I'm talking to solar people is how they find, train, uh, sales talent, because some of the best people I've ever seen for sales come out of solar. Doing like the door-to-door shit. And so I'd love to hear your thoughts on all of that. You see what I said? Not letting me in. So your banner across the screen, the link is wrong. Wholesalingv2.com. Nah, man, that's it. Here's the thing though, you have to do the www. If you don't do the www., it won't work. How many deals is your top guy locking up to make $15K? I don't know the exact amount of deals, but I know that It's like $130-something K worth of assigned revenue. I don't know how many deals that's spread out across. But that plus his salary. Got a lot of buttons unbuttoned there, bro. Dude, it's hot. It's hot. Door-to-door breeds sharks. Dude, that is facts, man. I've never done door-to-door sales, but I really wish I would have. I think it'd be interesting, just gets you much better at like the face-to-face sales. Like, the thing is, I'm really good on the phones, and also I'm obviously a fucking beast in person, but those guys, bro, that's a really fucking good skill to learn, is that door-to-door shit. I hear it's brutal, especially in the beginning. A lot of getting kicked in the teeth, but I think that selling solar is a great way to go. One of my best friends, he sells solar. He's a beast, bro. He's 6'5", handsome as shit, and he crushes. Okay, guys, I think that about wraps it up. I definitely want to talk to Aranda before I go today, though. Okay, you're still ripping cold calling, Rev? Just curious, what like, who are you cold calling? Like what list do you pull? Is it just people who like, is it like certain areas or how are you targeting the people or is it just fucking fuck it, blank it? All right, okay guys, I'm, I'm about tapped. I'm about tapped for today. We've, uh, we fucking crushed so far. It's been a really good day. So I think I'll go ahead and call it there. I will be live again tomorrow doing acquisitions. Tomorrow will be like a 3 or 4 hour long session. What time are these lives? They're just whenever I can get them in, bro. So if you want to be notified of when they are, make sure you hit the follow button. Also go follow me on Instagram because that's where I'm giving updates like on my story about how the challenge is going, everything like that. So go follow on Instagram.
