Hello, Roxanne?
Yes.
Hey Roxanne, this is Tyson. I was just giving you a quick call because it looks like you filled out some information on my website about possibly selling a property over here on Pine Street.
Yes.
Awesome. Well, I just wanted to take a minute to ask you some questions about the property. That way I can go ahead and see if it's something that our company would be interested in buying. Do you have about 5 to 10 minutes? We can take care of that.
Yeah.
Awesome. Well, hey, I'm getting the property pulled up right now. While I am, could you kind of catch me up to speed here? What's got you thinking about selling?
I just want to get away. I have an autistic son and there's really no services here for him.
Oh really?
Yeah. Okay, so we can't really get— yeah, we can't get to anywhere from here. Yeah, yeah. And my husband had a few strokes, so I'm looking for somewhere like one floor.
Okay, does this have two stories?
3 stores, 3 stories.
Gotcha. Yeah, that's a lot of stairs, huh?
Yeah.
Yeah. Uh, how long have you guys been thinking about moving?
Uh, well, he had a stroke like a year ago. It started so really after that.
Yeah, gotcha. Well, I, you know, I'm, I'm— that's just awful to hear. I'm really sorry to hear it. Uh, Have you guys kind of looked around and do you have an idea of where you'd like to move to?
No.
Well, my daughter lives up in Parkville, so probably up in that area. I want to get like a trailer home or something like that, something smaller and one floor. It's only the three of us, so.
Okay. Do you have an idea of like how much that would cost?
Uh, I'm guessing between like 8 and $10,000. Yeah, I would probably get low for.
Okay. Okay.
Um, so assuming that, you know, we take a look at this house and we're able to make you an offer that makes sense, do you have any idea of how long you'd like it to be before you moved?
As soon as possible, actually.
As soon as possible.
Before it gets like, yeah, before like June and all, cause I don't wanna do it like in the dead heat.
Nah.
Yeah.
You know what I mean?
Yeah.
So you think if we could get this wrapped up in like 30 days, that would be good?
That, yeah. Yep. The sooner the better. I'm ready.
Okay.
House is big. I wanna go smaller.
Okay. Gotcha. Um, All right, so I have the property pulled up here. I'm seeing it's 4 bedrooms, 1 bath.
Yeah, really, really big bathroom.
Okay, and then I'm seeing it's, uh, 1,420 square feet. Does that sound about right?
Yeah.
Okay, and then I see— or I don't have any data here about when the property was built. Do you have any idea when it was?
No, I'm not sure.
Okay, I don't know.
Gotcha. How long have you lived there?
About 10 years.
All right, and, uh, since you've lived there, have you made any updates to the property?
No, just like paint, normal stuff like that.
Okay, um Looks like I got some pictures here online. Um, does it still have like the tile in the kitchen and the brown countertops? Or I'm sorry, but the brown cabinets?
Yeah, that's all the same.
Okay. Are there any major repairs that would need to be made to the property?
I do need a hot water tank.
It needs a new hot water heater?
Yeah, that just broke within like the last couple days.
Oh geez, I'm sorry to hear that. Um, like on a scale of 1 to 10, 1 meaning we would just need to tear the house down and build up a new one, and 10 meaning, uh, the house was just remodeled. It looks like it just came off of one of those HGTV shows, what would you rate the property?
Um, I don't know. I need like— I would need like new rugs, cleaning, things like that, but it ain't that bad. Okay, about a 5, 6, I don't know.
Okay, and you think in order to make it a 10, just some like general interior stuff like paint, floors, things like that?
Yeah, and a clean out. See, I left for a while when my husband was in the hospital, staying with my mother to take care of her, and I had friends staying here to watch the house, and they kind of made a mess out of it. Yeah, I have to clean it out. I'm working on a dining room. I got some of this stuff cleaned out, but like I said, it's a lot because I'm like 60 years old. My husband had multiple strokes. Well, it's just— it's not— I don't have the time and everything I would need to do to get it cleaned out.
Yeah, I see.
Okay, but that's like the major thing would have to definitely be cleaned out. Yeah, like, yeah, there's a lot of stuff all over.
I'm—
I got the dining room just about done.
Okay.
I'm getting too old and tired.
Yeah. Do you have an idea of how much you'd like to get for the property?
I'm hoping at least $12,000.
At least $12,000? Gotcha. Have you had a real estate agent take a look at it?
No.
Have you thought about having a real estate agent take a look at it?
No, because I don't feel like, like I said, doing everything I would need to have them come in and tell me what needs to be done and everything.
Okay, gotcha.
Like with the cleaning out and the painting and the rugs, and I just want to go and get it done and go.
Yeah. I, I hear you. So it's important to you just to be able to sell it as is without you having to clean anything up or make it do anything?
Yeah, like I got what I did out and just get my stuff and go. I go with like a day or two, like after I could get to clean my stuff out, to get my stuff out and be able to like a U-Haul truck and put it in storage or something so I find Okay, that would be okay.
Okay, um, so if we were to be able to buy the property completely as is, wouldn't ask you to lift a finger. All you need to do is take the stuff you want, and you could even leave everything else behind. You wouldn't even have to, um, you know, you could just leave it there. We would take care of it. So, um, no, no trips to the dump or anything like that. If we could do something like that, so we're buying the property entirely as is, we can have you closed and paid in a month, and we were to cover all of the closing costs, so no money comes out of your pocket at closing, what is, uh, what's the best price you'd be able to do for me?
Um, I don't know, I'm new at this, so It's easier if you just offer me something and then— okay, you know, okay.
Um, if we're able to make you an offer of something that makes sense, uh, would there be any reason why you wouldn't be able to move forward with it today?
No.
Okay. Is there any—
I would just need time to pack up myself. I would need about 2 days to pack up myself and get you a truck.
Of course. Of course. Um, is this something that you need to talk to your husband about?
Probably not. Like, I would, but I don't know how good that would do, honestly. Like I said, he had multiple strokes, so he would be— he would need to get— he wants to get out too. He can't keep walking up and down all these steps.
That makes sense. Uh, is it both your guys' name on title?
Yeah.
Okay.
I mean, he's aware enough to sign and know what's going on, so.
Okay.
Okay, Roxanne, um, is what I'll do right now is I'll take this information over to my underwriter. Um, they will let me know how much we can pay for the property, and I'll be able to give you a call back in about 10 minutes and we'll let you know what that price was.
Okay.
Okay. Okay.
All right, sounds good.
All right, I appreciate your time. Thank you. Bye-bye.
Bye.
All right, Ro Home, Shamokin, Pennsylvania. Shamokin, fucking old as shit. I got no idea what the fuck's going on with this place, bro. This is a motherfucker right here. We're gonna sell in 30 days. We're both Tyson Smith. Damn, bro, that's crazy. We are both Tyson Smith. That's nuts. Yo, I kind of briefly saw out of the corner of my eye somebody said they just closed their first deal. They made like $43,000 on. Congratulations, bro, you're now hooked. That town ain't worth anything. Yeah, I'm kind of looking around and seeing a little bit of that. I am seeing there's a house pending at $89K though. Let's see. Uh, yes, officially real estate wholesaler. All right, what else is pending? Damn, we got one at $140,000. Oh, if we look at the sold comps though, it's not telling a very good story. $45,000, $51,000, $43,000. 36, 30. Do you have a real estate license? No, I don't. One sec, boys, gotta pause for a sec. Oh, oh my God. Okay, the reason why I had to pause is I had to go check my text because I had a text from my girlfriend. I just saw they sent a picture and then she said WTF. I was like, what the fuck is this? So I need to go look, make sure she was all right. And it was the rawest shit I've ever seen. It was a picture of a Lamborghini and it says 30th anniversary present, question mark. So if my girlfriend's parents are buying a Lambo, then I'm getting on the first fucking flight to North Carolina and I got to go look at that thing with my own two eyes. All right, you finalized the $316,500? No, I'm about to call that guy back. I'm about to call him and get that one locked up. This property I'm looking at could be a deal. I don't know. All right, let's call homey back. Yo, Mitchell, are you ready to sign that? All right, give me a sec, I'll let you know. What? Oh yeah, okay, I'm lagging. All right guys, is, is it still lagging right now? Somebody let me know. All good? We all good? All right, right on, we're back. All right, let's give this guy a call. Let's get this fucking deal locked up, boys. Let's fucking do it. No more dicking around. All right, good breakfast meal for gains. Right now I've been eating a lot of the Kodiak Cake waffles. 4 of them is like 480 calories, good amount of protein, good amount of carbs. I eat that before I go to the gym in the morning. What was I saying about my girlfriend? Oh, she texted me and it was a picture. I just saw the top of my screen and texted me and it was a picture and then another message said WTF. So I was like, what the fuck, is she all right? So I went and looked at the text, but it was a picture from her mom of a Lamborghini, and the caption, then their mom also said, 30th anniversary present, question mark. And if they buy that Lambo, then I'm getting on the first flight to fucking North Carolina and going to look at it. All right. All right, he texted me. He said, hey, I'm still at work, it's going to be a bit longer. When's the latest you're working tonight? I just texted, I'll be around till 10 PM Arizona time. Alright, let's go back to this, uh, this offer I need to make. Uh, nope. We were told to pass.
Yeah.
All right, what do you mean? Do I have dog hair on my hat? Oh, I suppose I do, guys. Gamble sheds like a motherfucker. He leaves a piece of— he leaves a piece of him on me wherever I go. It's a nice little reminder of him. There we go.
All right.
Okay, let's hammer out some calls.
Please leave your message for Please leave your message.
Hmm.
All right, let's get the dialer opened up. All right, I like that necklace. What is it? Necklace is from David Yurman. I think John lost interest. No, John texted me, he said, hey, I'm working. He said, I'm still at work right now, how late are you gonna be in the office? All right. All right, let's get the dialer. Where we at here? What dialer do you use? Uh, still smartphone.io. Did you move office?
No.
Yo, what's up, Rod and Kia? Yeah, Mojo's good, guys. The dialer really doesn't matter, they're all pretty much the same. Um, my— the Porsche picture is right there, it's on my other wall. All right, we're calling Juanita, we're calling Shalomo. One of you guys pick up.
We're trying to— just currently not available.
Did not—
hello?
Hello, Juanita?
Yes.
Hey, Juanita, this is Tyson. I was just giving you a call to see if you were still looking at selling that property over on Liberty Trail.
Well, right now I think I've got it sold, but I'm not sure, and I'm Not promising.
Okay, what makes you say that?
Well, I've had people that thought they wanted it and couldn't get financing. Oh yeah, well, it has a Michigan basement in the bottom, or basement, and the main part of the house was built in 19— 19— And so it was made with fieldstone, and they all shy away from it.
What do you mean they all shy away?
All the lenders shy away because, you know, it's— we don't know if it will hold up and all this kind of stuff. I mean, I've lived here for 12 years and it hasn't fallen down around me yet. Yeah. So, but I think I've got it sold. But if you can call me back next week, I'll tell you for sure one way or another.
All right, sounds like a plan.
All righty.
All right, thank you, Juanita.
All right, bye-bye. Bye-bye.
The reason why I didn't press that any further is because I'm reading the notes right now and we can't make it a deal because of how much he owes and how much we need to buy it for. And I'm not buying the shit sub-2. I have no— I do not want to own a house in North Liberty, Indiana, and I don't believe that wholesaling sub-2 deals is very ethical. So, yo, what's up, Tristan? How you doing, bro? Hello, this is Tyson.
Hi, how are you? It's Greg.
Hey, Greg. Looks like we just barely tried to call you. I'm getting your file pulled up right now. Did you have a property you were looking to sell? Looks like Independence Ave.
Nope.
No, not looking to sell that property?
Don't know what you're talking about.
Oh, gotcha. All right. Did you have any property you may want to sell?
Nope.
Okay.
Well, I'm sorry to be a bother, Greg. Hope you have a great rest of your night.
Who is this?
This is Tyson with We Buy Homes Cash.
Nope, don't know nothing about it.
Yeah, I mean, I just have a note here. Looks like you'd spoke with my assistant some time ago and somebody had said, oh yeah, we might be looking to sell this property over on Independence Ave in Chatsworth, California.
Nope, wrong thing.
Gotcha.
Wrong chat one.
All right, well, I'm sorry to bother you.
No problem, thank you.
Have a good one. What title company did you get your pre-foreclosure list from? I don't, I don't get my list from a title company. When I was pulling lists, I got all of them from Batch. What's your dialer? Smartphone.io. Where do you get your pre-qualified leads from? LeadsConnect.io. Link is in my bio. Go to the one that says motivated inbound seller leads. Why don't you just get your realtor's—
Hello?
Hi there, is this Mr. Yazbekian?
Yeah.
Hey, Mr. Yazbekian, this is Tyson. I was calling to see if you were still looking at selling that property over on Varna Avenue.
No, man, I'm good.
Okay. All right, I appreciate your time. Yo, that was pretty quick on the fly, being able to fucking pronounce that guy's last name. "Did you call the Yucca Valley guy?" Guys, the Yucca Valley guy texted me and was like, "Yo, I'm still at work. How late are you going to be at the office?" "Would you say I should stop wholesaling and only do novations?" Tristan, novation is like the same thing as wholesaling. But if you know how to do them, yes, I'd recommend doing that. What was I saying before? I feel like I was saying something. "If I need to make $10K by the end of this month and I have $300 to spend, how can you help?" I would say go to my YouTube channel. Hopefully you get lucky and are able to get a wholesale deal. And I would tell you next time, don't put yourself in a situation where you need to make $10K by the end of the month. What's your turnaround time in finding a cash buyer? Depends on the deal. What do you think of PropStream leads? Never used them. How different are renovations from wholesaling? They're very similar, just a couple different agreements, and you sell the contract or you sell the properties to retail buyers rather than investors. What's the earnings this month? Not sure yet. Someone said something about getting a realtor's license. Oh, that's right, yeah. The reason why I don't get a realtor's license is 'cause I don't wanna be a realtor. How many hours do you cold call a day? I don't know, I don't keep track. What's the earnings last month? We were at 100 grand. How big is your team? Very small. We have an acquisition agent, a dispo guy, me, my dad, and Mitchell.
Hello?
Hello, Todd?
Yes.
Hey Todd, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Kandor Street.
It's sold.
Oh, gotcha. Did you have any other properties you may want to sell?
Nope, no, not right now.
Okay. Well hey, I appreciate it, Todd. Thank you.
No problem, have a good one.
You too, bye-bye. No, $100K is not a big month. We actually, that's rather small. We had just like a bunch of bullshit happen with some deals. We already have $150K booked to close this month. How many guys you got calling leads? Just one other guy right now besides myself that's doing it. All right. Even if I was buying listed homes, I wouldn't need a real estate license. You only need a real estate license to represent somebody to sell their house. I'm not doing that. Did you used to have more cold callers? Yeah, I used to have 20 cold callers, but I don't do any cold calling anymore.
Hello? Hello, Paul? How can I help you?
Hey, this is Tyson. I was just calling to see if you were still looking at selling that property over on Hatfield Ave. Never happened. Oh, gotcha. Must have had something wrong here. I had a note, looks like you'd spoke with somebody about possibly being interested.
I don't know, I get people calling constantly, so nobody— everybody goes way under market, and I'm not willing to do that.
So, okay.
Uh, I ask that you don't call me again or have anybody from your company call me again.
Absolutely.
Alright, thanks.
Have a good one, Paul.
Goodbye.
Alright, if I call 4 to 5 hours a day from around 12 to 4, 12 to 5, do you think that's enough to pull big numbers? Maybe, depends on how good you are, depends on what leads you're calling. Paul hates you. Yeah, dude, Paul was— Paul's not having a good day. Hello, this is Tyson.
Tyson, you called me a little bit ago and I, uh, wasn't able to take your call. This is Stan. John.
This is— Did you call her? Yeah, looks like, uh, I had that this was a Brett.
Uh, my son.
Yeah, I just had a note here that, uh, someone from my office had spoke with somebody at this number about possibly, uh, buying a property over on Quail in Mesa.
Oh no, that's gone.
Oh, gotcha. Okay, did you guys have any other properties you may be wanting to sell?
Uh, yeah, but it's under contract, or it will be under contract here this week.
Okay, and no chance we could take a look at it, maybe beat that offer?
Uh, you wouldn't beat it. The guy that wants it is the current renter.
Oh, gotcha.
And you want wholesale and he'll pay retail.
Makes sense, makes sense. All right, well, hey, I appreciate it, Brett. Or I'm sorry, that's your son's name, my bad. Mr. Jenkins, you're fine.
All right, thank you.
You have a good one. All right, uh, you're really good at staying calm, guys. I've been doing this for a long time, man. I don't let shit like— like, these people cannot upset me. They're over the phone, bro. How are they gonna upset me? Guys, here's the thing that— because I've been on the internet, right? Like, I'm on the fucking internet. I'm making videos on the internet. I'm talking to strangers all the time. Like, my entire life is talking to strangers, whether it's on the internet or on the phone, whatever I'm doing. And one thing that I've learned is that you will infinitely be happier if you learn not to let fucking absolute strangers piss you off.
Hello? Hello, you called me earlier and, uh, couldn't hear because of the speakerphone. I'm where it's quieter now.
Oh, gotcha. This is still Tyson. We just spoke.
Oh, okay, okay.
Yeah, sorry about that.
All right, I had it— it had a different number on the other one when you called.
Yeah, my bad. I got you taken off our list though, so you won't be getting any more calls.
Okay, appreciate it. Thank you.
Have a good one. Mm, yeah, you guys, you cannot let strangers impact you. Like, dude, I get some crazy-ass comments, some crazy-ass people saying some nutso shit, and like, I don't give a fuck, bro. Like, you know, if I don't personally know you, it just— I don't care. I do love the love and positivity though. It's mostly love and positivity. Gotcha. All right, okay, we're moving on from you, Brett. We're not, we're not interested in talking about you anymore. Let's get out of here. All right.
Mailbox is not currently accepting messages.
All right, let's see if, uh, what's his name again? Jonathan?
Hello? Hello?
Hello, Robert? Shit, missed that. Okay, when's John off work? I don't know, he hasn't texted me back yet. I'll call him, I'll call him before I, before I get off. All right, can we assign a deal to you like you did for your first deal? I don't really do that, man. I don't really do the JV thing. I just have so many of my own deals to sell. Unless you're a part of one of my coaching programs, then I would obviously JV a deal with you, but for just like randoms, nah. Just got off work? Right on, Connor. Welcome back. How many VAs you use? I have zero. How much is Investor Lift? $36,000 a year. Are you against Mexicans? No, I'm not. I love Mexicans. I think they make the best food. How you doing, Tyson? I'm doing well, man. How you doing, Vinnie? All right. Do you love Arabs? Yes, dude. I love all people. I love all people. I have unconditional love for my fellow brethren regardless of race, creed, sexuality.
This is not pretty, but— Yeah.
Hello?
Yeah, I missed somebody's phone call.
Gotcha. Is this Jerry?
Yes, who am I speaking with?
This is Tyson. I was giving you a call to see if you were still looking at selling that property in Chattanooga.
Uh, where you— where are you from, sir?
I'm from Arizona.
Yeah, it's for sale. Somebody, you know, serious about it. We got cash money.
Well, we are serious and we got cash. Um, I'm getting the property pulled up right now. It's 1 acre, right? It's 1 acre, right?
About half an acre.
Half an acre.
3 lots. There's 3 lots to it. 3 lots. And it's like our— that you can see the Tennessee River, uh, you know, from the yard. You can stand in the yard and you can see the Tennessee River. Your name Tyson, is it?
Yes, sir.
Yes, my name's Jerry Wayne Roton. Uh, I've owned that property, sir, for 20 years, and, uh, me and my fiancée, we was going to build on it, but we decided, you know, I'm getting old, I'm 65 years old, and, uh, you know, if I need to get my money out of it, I'm just gonna try to do that, you know what I mean?
Okay, so how much are you looking to get for it?
I've been asking $100,000 for it. It's, uh, prime property, you know. The first 3 things that anybody you know, to look for is location, location, and location. And, uh, see, my location is prime, prime location. It's the house across the street sold for $1.5 million, and then the house next to it sold for $450,000, and the house next to it sold for something like, uh The same thing is $350,000. I'm in the area where, you know, the neighbors are, you know, they're, they're not a bunch of trouble. You know what I mean? Yeah. That's important to me.
Is it?
You know, your neighbors to, you know, to be decent neighbors. For sure, you know, good clean cut, you know. But yes sir, I thought if you feel like it, I'd like to meet you and show it to you. And but yes sir, it is prime property. Yeah. And it's, uh, I got, uh, you know, there's 3 lots there, or you can either say 2 or 3, but It's well worth what I'm asking because it's, you know, it's right there on the Tennessee side, the side of Tennessee River. So there's one road, you see, there's a road between my yard and the Tennessee River. You can sit in my yard, sir, and you can see the whole— you can sit there and see everything. On the Tennessee River. This is really pretty. And like I said, I've owned it for 20 years. And, uh, you know, it'd be great if somebody wanted to, you know, build them a nice little house there. Yeah. So, you know, you can build one and live in it, or you I built two and sell one, you see. It's, it's that big. See, along the road there's 150 feet, 100, 150 feet along the road, then there's 147 feet deep. I've, I've had it surveyed. I put it I put a telephone pole on it. You can have electricity on it for less than $500 right now. It's got a big transformer right there on the telephone pole. I had a watch. I had a big old real nice one of those, uh, uh, what do you call them watch? What kind of— it's not a foot— what is it called? Real, real nice light for— it lights up the yard at nighttime.
Okay.
Yes, sir, it's well worth the money, sir, I'm telling you. And like I said, I'm— I said, I'm, I'm into, uh, I've been— I've done roofing and remodeling and cut trees all my life, and, uh, it, it— yeah, I took pride in place. I've cut the trees, I've got the rocks out of the way, it's— I put a telephone pole on it. He said, "So you, for less than $500, sir, you can have electricity hooked up to it." You know, there's a little— you know, I've done a lot. It's really beautiful. Okay. Really serious, you know, if you're serious about it.
Well, look, we absolutely are serious. I want to ask you, you know, if we are able to make you an offer that makes sense, how soon would you want to have it closed and sold?
Yesterday.
All right, so if I can go to my finance team and we're able to make you an offer that makes sense, you'd be ready to move forward today?
No, not the way you said that, to be honest with you, sir. I don't want somebody to make me an offer that makes sense to them. Say, say, I know what I'm doing, sir. I've been doing this all my life. I'm 65 years old. I've been in this business since I was 17 years old, and I know what I'm doing. And I do know that what I'm talking about— I ain't going to give my property Well, I just— hey, I'd rather leave Barry's on it than to give it away. Absolutely. It's gonna be, you know, it's, you know, it's well worth what I'm talking about.
No, that, that's what I meant.
Huh?
That's what I meant. I meant like if we're able to come to the number you're asking for, if we were able to offer you $100,000 cash for the property.
Do you mind if I get your name and address?
Yeah, absolutely.
Tyson?
Yes, sir. Tyson Smith.
Smith. Okay, sir. And your phone number?
My phone number is 480-268- I like your governor, Arizona. Uh, Doug Ducey. Is it Doug Ducey?
No, no, no, I thought it was that other person.
Oh, then the new one, Katie Hobbs?
Huckabee. You know Huckabee, who I'm talking about?
Like Mike Huckabee?
Huh?
Mike Huckabee?
You know Huckabee? Her daddy was the governor and And he got out of it. Now she is the, uh, I think she's the governor of Arizona. I'm not sure. What are you? She is. Is— okay. You know, I guess you— some of— I am a Republican, and I, I mean, you know, I'm, you know, but, uh, that does— that's irrelevant when it, you know, comes to our business But, but, uh, yes, sir. Uh, you know, uh, you know, in my opinion, the sooner the better. See, my property, sir, has got— I've had it surveyed, and it's, and it's, uh, it's where, you know, you could either build two houses and still have plenty of good yard Or you could, uh, you could build one house and have a real big yard. Yeah, it depends on— it just depends on whether you, uh, uh, if you want neighbors or not, or whether you want your— because see, sir, the, the house— the, the land around my property There's not any houses around my property at all, see. And, you know, I like my privacy. I've always been a country man and I like my, you know, I like to have my yard and my privacy and my land, you know. And if, you know, it should be up to you whether you would like to build, you know, two houses and sell one, you know, or either just, just build one house and live in it. You see what I mean?
Yeah, I see what you mean.
Yeah. All right, baby. Yes, that's where I am. I You know, I built houses in '76, and you know, I was going to either build on it or just, you know, live in one, live in, you know, a house there. Or see, me and my little woman here, we've got a place up here on the mountain, and it, you know, we live on— it's on Suck Creek believe it or not, it's Suck Creek Road. Yeah, what's the name of it? It's S-U-C-K Creek R-O-A-D Road. Suck Creek Road.
You know, I got it here.
Yeah, yeah, yeah, it's on Suck Creek Road. And I live on— we, we reside at Suck Creek Mountain, you know. The mountain, you know, where that road runs into. It's, um, I've got an acre up there and it's paid for too.
Very nice.
I've always been the type of man, I like to have my stuff paid for. I don't like to owe on a thing, you know. And, uh, you know, if you got the money and you're serious, you need to get with me as soon as you can because I have been talking to a couple, 3 people, about 3 people, you know, and I've been talking with them and everything. But, you know, if, you know, I'd rather do business with you than anybody if you let me, sir.
All right, well, hey, look, here, here's what I'd like to do. I really appreciate all the information you give me about the property. I'll take this over to my team and I'll be able to give you a call back tomorrow. I'll let you know, uh, let you know if we can come to your number.
All right, good deal. If you're going to take it, where to now? You don't mind that?
What's that?
Did you say you're going to take that note and talk? Where you going to go to?
Yes, sir. I'll give you a call tomorrow.
Oh, you know about what time it might be or anything?
What, what time would work best for you?
Well, see, I've got an appointment with an attorney tomorrow at what time? 1:30. Okay, so anytime before then would be great. Okay, if you could, you know, get— and, uh, you know, uh, and I'll tell you now, I'll be honest with you about it, Mr. Smith. If you want to get with me, I'll be honest with you about it all the way around. I'm an honest man. I'm straight up an honest man. If you can, uh you know, get with me sooner, real soon as possible, I'd be willing to shave a little bit of that off. Okay. I'll shave a little bit of it off. But it's really worth it, man. Don't get me wrong, it'd be a great place for, you know, somebody to build them a house and live there for the rest of their life. Man, cuz you're in the right area. You're in the neighborhood. It's go— you're right there on the side. Well, see, but I'm telling you one more, sir. There's a road between our property and the river. A road. But see, that's good because see, when it, when it floods, you know, when it rains a lot and everything, you don't— you, it won't get into your yard. See, you don't come up into our yard. Yeah, it's high up in the air, you see what I mean?
Yeah.
So you don't have to have no flood insurance, in other words. Say, you don't, you don't have to worry about no flood insurance. Okay. You're the, uh, it's, it, you know, you got your, your, your yard is up, so you don't have to worry about no, uh, flood insurance. And I said, sir, you got, uh, you know, it's, uh, it is, you know, I've got it, uh, I've got it, uh, I got a telephone pole on it and, and, and it's one that I said I did to Baby Doll. Uh, I had it, uh, I forget what I said, what I told you a while ago. Yeah, I've had it, you know, uh, made a survey. Yeah, that's what it is. I had it surveyed.
Gotcha.
Okay. Yes, sir, I had it surveyed. So, you know, I can show you where there's a spot on in, you know, where it's a legal and tender survey mark. So it is a— it's legal and tender. Okay, my friend. Okay, that is legal as the day is long. I guarantee you, sir. I can take you to where I've got it surveyed at and everything. But yes, sir, if you, you know, get back with me as soon as you can, and I will— I'll try to shave it a little bit to help us move along with if you will get with me as soon as you can, okay?
All right, sounds good.
Thank you, Dustin. All right, Mr. Smith, you have a good night, man.
You too, Jerry. Pleasure talking with you.
Thank you, brother. Thanks. Thank you.
Bye-bye. Bro, dude, somebody said I saw and I could not stop laughing at it. He was like, somebody get this man behind the wheel, bro. Yo, what the fuck? He says, I'm a Republican. I was like, no shit, dude. Yo, dude, fucking legend. Legend. I think we gotta buy this for like 50K though. So here's the thing, if these houses are selling for like— you want to get vacant land like this at like 10% of what a house would sell for. Now right here you could probably build something like fucking— it'll sell for a mil. But goddamn, dude, that was fucking crazy. All right, let's call what's his name. Let's see. We'll go ahead and mark this guy needs offer. I'll fucking underwrite and do all that shit tomorrow. That was fucking nuts. What the fuck? What the— bro, this man told me I know more about that telephone pole than fucking I know about anything else. Like, I'm a fucking expert on that telephone poll after that phone call, dude. That man, what was he saying at the end about fucking the lamb being legal and tender? He's like, that is as legal and tender as the days long. What the fuck does that even mean, bro? What the fuck? All right, all right, I'm excited to call that guy tomorrow and fucking get into some— get into some negotiations with old boy. All right, let's, uh, let's go ahead and call my boy real quick.
Your call has been forwarded to an automated voice mess—
All right, what the fuck?
All right.
All right, 119 dials, 1 hour, 1.31 hours of talk time. We made 5 offers today. Right on. All right, guys. Good solid first day. I'm going to call Jonathan back once I get to my house and I'm just going to kind of keep calling him periodically until fucking 10 PM. If I, if I get on the phone with him later, I will go live real quick on my phone. So if you guys are interested, guys, you guys are enjoying what you're seeing. If you like seeing some of this stuff, maybe it's entertaining. Hopefully it's helpful and educational. But go ahead, drop a follow so you will be notified. I'm gonna be live every single day— 6— not every single day, 6 days a week for the next month doing these calls. We're gonna make a quarter million dollars. It's gonna be fucking sick, and I'm gonna show you guys how to do the whole thing. So thank you guys all for watching. I appreciate it. It's been a lot of fun. I will see you bright
