Hello.
Hello, Lawrence?
Hey, what's going on?
Hey, nothing much, man. This is Tyson. It looks like you just filled out some information on my website about selling a property over here on Adams Street.
Yeah.
Did I catch you at a bad time, bro?
Say again now?
Did I catch you at a bad time?
No, you good. Yeah.
Right on, man. Well, look, I just need to ask you a few questions about the property. And after that, we'll be able to get you a cash offer for it. Does that sound good?
All right.
Looks like, uh, you got this property listed for sale right now.
Yep.
Awesome. It just went up on the market.
Uh, probably. I don't know if it's on the market just yet. I'm on the road, truck driver, so it should be. I don't know. I don't sell it as is.
Okay, awesome. When are you looking to have it sold?
Quick as I put some money in my hand.
Yeah, um, let's see, I'm getting it pulled up. I'm taking a look. Looks like you got it listed for $95,000.
Yep, the property I inherited. My mom passed away, that was her and her husband's home, and he passed away. They retired from Chicago, came down and, and built that house, and, and she passed away 3 years ago. So I'm just getting to where I got all this court stuff out of the way and everything, and I'm like almost 5 hours away from the property, and it's just, it's just too much for me, and I'm gone all the time.
Yeah, I hear you.
I don't want to rent.
I hear you. You don't want to rent it out?
No, don't want to rent it. I ain't got that kind of heart for that. Too far from it.
Okay, understood. So that's completely out of the question for you?
Yeah. Okay. Yeah.
So, um, I'm looking at the pictures of the property. Looks like, uh, it's, uh, absolutely livable. Um, do you know if there's any, any major repairs that are needed?
Uh, I know that, uh, the back porch, well, it just needs a little really, really some TLC on that. Um, uh, and it has a washroom basement, just a one room. And, uh, when they built the house, um, the people that were building it, like when the water come in up, grow under the house. Instead of them taking the bricks and going all the way up under the house, they came halfway, and the water goes inside, come down in the basement, you know, get about 2 foot of water every time it rains. So she was pumping that water out, but she never could get the guys, couldn't get nobody to get over there and just put up like maybe a 3-foot bricks around that side so the water can divert around and go around outside the house. That's that. And let's see, uh, the two AC units are out. They're older units. Uh, she had one for one side of the house and one, one for the other side of the house. And other than that, that's all, that's all that I know of. You know.
Okay. Gotcha. Let me ask you, if you know we could pay cash for the property, have you closed out, meaning close like paid, done in 21 days, what's the best price you could do for it?
85.
85. Okay, gotcha. Is there anybody else you need to speak with before you decided to sell it?
Nope, I'm the only owner on it.
Okay, and, um, So if I can take this over to my underwriter right now, get it approved for an offer of $85,000, is there anything else you need to figure out before you decided to move forward?
No.
Okay. All right, well, what I'm going to do is I'll take this information over to them. They'll let me know how much we can pay. I'll give you a call back in about 10 minutes, okay? All right, all right, we'll speak to you soon, Lawrence.
All right, dude.
All right, all right, bye-bye. Okay, what's up, Andy? How you doing? What's up, Jamie? How are you? Okay, so he inherited this property, wants it sold. Let's see, I want to figure out what this is. I'm trying to figure out what this other house sold for. Um, do I still have a PropStream account? I might. Let's go, we do! That's what I'm talking about.
Okay, fucking A, dude.
This is tough, dude. What's up, Cole? How you doing? Did you call that guy from California from yesterday back? John, haven't, haven't gotten in touch with him. I called him a couple times, he's not answered. We're about to call him back in a moment. After I deal with this guy. I got this guy and I got another guy I got to call, give an offer to. Dude, okay, I'm going to go ahead and say $150,000 on this property would work. Problem is it's a big-ass house. 2,600 square feet. I don't think you're gonna spend more than fucking 50 G's here, but you'll probably get more than 150. Alright, hold up here. Alright, this is pretty clean. Let's see, let's throw this here. Alright. Treston, I used Batch Leads to skip trace. Dude, none of these houses, it sucks, bro. I can't fucking see what they sold for. Oh, this changes things. So this property, 1,600 square feet. Completely redone. Okay, all right, that's something. Zachar number's at.
60,000.
Hi, thank you for calling. This is Tyson.
Hey Tyson, good afternoon. My name is Ken Dreyer, man. I'm with Legacy Holding Group. I'm out of Calabasas, California. You have a second?
What's going on, man?
Hey man, the purpose of me calling you, man, uh, we're in the Phoenix, Arizona area now and I'm just calling to see if you would look for— if you'd be interested in looking at some of our off-market opportunities if they became available.
Uh, that's all right.
All right meaning yes or meaning no?
Yeah, I'm not interested.
Okay, thank you.
Have a good one.
You too.
Okay, back to what the fuck I was doing. The fact that it's listed just really sucks.
All right. Hello?
Hey, Lawrence.
Hey.
Hey, it's Tyson again.
Alright. Speak Mike Tyson, go ahead.
Hey, so I was able to speak with my underwriter and we were able to get an offer for you. Is now still a good time to go over the offer?
All right, go ahead.
Awesome. So my underwriters, we're seeing similar properties in similar condition as yours selling for between $40,000 and $60,000. So in a perfect world, we would need to be at $52,000 cash.
$52,000 cash.
We pay all the closing costs. There's no realtor fees. Get you paid in 21 days.
I'll tell you what, let me, I mean, let me, let me ponder that and I'll hit you back. Did you really look at the property?
Yes, sir.
Based it on what's in that area?
So the way we do it is based on— because, because I see that property listed and we have these photos, I assume those photos are correct. Yeah, right. So based on that and then looking at the surrounding properties, we're able to— we've got a couple formulas that we run the property through, and then that spits it out, tells us exactly what number that it is we need to pay for it.
No, okay. Uh, that's pretty big house. You can see that, Don.
Yeah, absolutely. And so that is a good and a bad thing. It's absolutely a good thing because it's a bigger house, so it should command more money, right? But here's the thing, is that no matter what, it's surrounded by these smaller houses. So typically, people who want to move in the bigger houses, they want to be around other people in big houses. And because it's just surrounded by the smaller stuff, it's going to take a hit on price. And that's just something we have to factor in.
Yeah, okay. Uh, let me, let me, let me ponder that. Let me get back with you tomorrow. And, uh, you on Arizona time, right? Because I see Arizona.
Yes, sir.
Okay, and I'll just get back with you tomorrow. And, uh, uh, let's see if we can't come up with a figure, see if that'll work.
Okay, that sounds like a plan. If you have any questions from now until then, this is my number. Please feel free to give me a call or shoot me a text.
I will. All right, man.
All right, all right. Thank you, Lawrence. Talk tomorrow.
All right, all right, all right.
Bye-bye. I, uh, I'm not like being to be super fucking picky about it and be like, oh no, I'm not waiting, we need to do it now. Um, the guy's a truck driver, so more than likely it's not like he can even go through and sign some shit right now. Um, so I'm fine with him taking a minute to look at it. Also, I don't even fucking know, I just shot a low-ass price. That's what I did. That was— I'm fucking kind of playing dice here. So we'll see what's up. Either way, that's a good lead. That should be a contract, could be a contract tomorrow. We'll see where he tries to negotiate from there. Whatever he does though, I'm holding firm. I'm saying, nah bro, look, our number came out. That's what it is. That's all there is to it. Uh, Rowan, I'm about to close— I'm about to call that guy back right now.
All right. Your call has been forwarded to an automated voice messaging.
Yo, I got a question for all you geniuses. I got a very important question.
Your call.
How the fuck do they make this Ghost energy drink taste just like Swedish Fish for zero calories? How do they do it? It's so tasty. I think it tastes better than soda and there's no calories. Something seems afoot. Chemicals? Probably. Probably chemicals. Another one trying to flex on TikTok. But the bleached hair nonsense. Pros and cons of wholesaling. Pros: you make a lot of money. Cons: it's hard. Dude, Creatine Man, number one, so consistent, I respect it. Number two, the Bulldog is at home with Meredith tanning by the pool right now. I just barely went home to get some lunch, saw them, they were tanning by the pool. Looks like it was a swell time. I sell life annuities, same shit people do to me. Dude, that's a grind right there. Nick, I drive a Mercedes-Benz GLE 53 AMG. Tristan, it's like 3 grand a month for the office space. You do inspections prior to closing? Yes sir, Jake. Yes sir. Okay, that guy didn't answer. Let's call this other guy I sent a contract to yesterday who hasn't signed it like a dickhead. Artificial flavoring, that could be it.
Please leave your message for—
All of a sudden this cat don't want to answer, huh? Thought you had a Porsche. I did have a Porsche. I traded it in for this car.
Please leave your message for—
Dude, if my next car— if I'm not able to buy the Lambo by the time I get bored of the Mercedes, I'm not sure which next car I'll drive. I honestly, I wish I could drive a C8 for just like a month. I don't want to own a C8. I feel like it's just a horrible car to buy, like a really bad investment. But, uh, maybe like a C63 would be cool. But I just already am driving a Mercedes. I'd like to try something else out. Maybe a fucking— some American muscle. What if I got like fucking one of them Shelbys or like a Hellcat? I mean, I test drove a C8. I was— when I was looking, when I, when I was gonna buy— when I bought my Porsche, I was— it was between that and a C8. And, uh, I love driving the C8, just like it's a ton of fun, but it just, it feels like such a wannabe supercar, you know? An M8, Andy? I've heard the M8s are just like a pain in the ass. Rolls-Royce? I can't, I, I can't drop the bread on the Rolls-Royce right now. Rowan, I'm not a huge fan of Audi. My girlfriend drives an Audi, my dad drives an Audi, and I, I'm not a huge fan of them. Oh, what's up Jacob, how you doing bro? Do you like the, the GT350? What's the gas like on that thing? I'm getting an M3 CS, what you think? I've heard those are sick. Oh, an A12 Superfast? God, that would be fucking raw. How do we get our first deal, bro? I got plenty of videos on my channel. Go check them out, man. I got you.
Please leave your message for 8—
Dude, Jacob, please buy a boat so that I can go with you on it. Let's go. Kia Telluride. That's fucking tough. That's tough. Asim Noir and DB9. Love that.
All right.
What are Doggo's KPIs for the day? Doggo either needs to sell a deal. If he hasn't sold a deal, he needs to have gotten 3 offers on properties. If he hasn't gotten 3 offers, he needs to have 2 hours of talk time. And if he doesn't have 2 hours of talk time, he needs to have 120 outbound dials. How do we know when a deal is good? If I make an offer and they accept it. Ooh, Rommel, an NSX. That could be interesting. Okay, what was I— I have somebody else I needed to call. This guy. I need to call this guy. I need to comp this property in Detroit. Okay, so this guy we spoke with, he wanted $52,000, I think. Yeah, I wanted 52. 3-1, just under 1,100 square feet. We have the 3-1, just under 1,100 square feet, sold for $82,000. Let's see if we can find some pictures of this guy. Nope, nope, nope, nope. Come on, re/max.com, show me them pictures. I'll even accept your cookies. Am I the only person that has no idea what the fuck cookies are on the internet? What is a cookie? Why do I gotta accept your cookies? Brian, bro, I'm nationwide, dog. When did you start getting consistent deals a month? It was probably like 3 or 4 months after I started. Okay, I get— I understand that cookies are like to track and things like that, but why do they call them cookies? They leave crumbs so they can find you again. Okay, now Jamie's making sense over here. Jamie's making sense. It allows you to see what you're looking at, how long you stare, stay on a page. Interesting. How much money do you recommend having saving for moving his career? I'd want to have like $500 or $600 to get started, but you could absolutely get started for no money. Oh, we found pictures. Oh, just kidding, there's only 2 pictures. All right, I'm going to assume as is then on this guy. We'll assume an as is comp at 82. Oh, what the fuck? Oh dude, okay, I got to pee so bad. I'll be right back. Dude, I don't know what it is. It's only like specifically energy drinks that do this. But I feel like after I drink an energy drink, I'm like, fucking, uh, I gotta pee like instantly or I'm gonna piss my pants.
All right.
Oh, Rommel, gotcha. Gotcha. I was calling you Rommel. It's Rommel. What's up, Rommel?
All right.
What age you trying to become a billionaire? I think if I hit billionaire at any point in my life, I'm gonna be stoked. I should say when I hit billionaire. You guys gotta remember, bro, I'm 25 years old. I've been doing this shit for fucking 2 and a half years. The next 5 years are what's gonna be scary. By the time I'm 30, that's gonna be scary, bro. Alright, so we got this 82. What else we got? We got this 46. Um, yes, Devin, exactly, exactly, brother. Okay, all right, here's gonna be the dealio with this one. Yes, Devin, exactly. Hello, Jahan?
Yes.
Hey, Jahan, it's Tyson. Is this a good time to go over our offer?
Yes.
Right on. So my underwriters were seeing similar properties in the same condition as yours. Selling for between $13,000 and $26,000. So in a perfect world, we would need to be at $22,000 for it.
Okay. All right, well, all right, uh, I can't do that, so I don't know what to tell you.
That's too off?
Yeah, that's too low.
Okay, so I did say that isn't a perfect world. Um, how close could you get to that number?
Uh, not too close, but the first offer I chose was the first I'm close by the beach.
Okay, and that was, uh, 52. 52. Okay. Gotcha. Um, gotcha. So, uh, one thing I did want to ask you about, I don't know if it's something you'd be interested in, but, uh, we actually do have a program that we offer some sellers for houses that meet certain criteria where even though it doesn't necessarily fit our buy box and where we need to be on the property, from taking a look at it and just knowing all the different investors in the market. We can get you more money, it's just we wouldn't be the buyer. So as a nationwide investment company, you know, we have relationships with national buyers, hedge funds, local buyers, and we even have the ability to list your property on the MLS. So we'd be able to get you more money, we just wouldn't be the buyer. I'm not sure if that's something that'd be of interest to you, but I could go ahead and see if your property qualified for that option.
Uh, okay. Can I call you right back?
Yeah, no problem. Does anybody remember what I offered him? What I said? What was the number? Did I say $22,000? Can somebody remind me? $22K? Okay, want to take note of that. Um, I'm willing to go up to, to $32K on a Novation. Still don't know if that'll work, but Yeah, so what we want to do is, if he doesn't call him back today, we're going to call him back tomorrow. And we'll go ahead and make a novation offer tomorrow. Because I would rather get this deal on a novation anyway. How much profit you looking at if you close personally? Sebi, what do you mean? Like if we were to buy it at 22? Okay.
Hello?
Hello, Sheila?
Yes, speaking.
Hey Sheila, this is Tyson. Uh, is now a good time that we could talk about that property you got for sale over on Ethridge Road in Whittakers?
Yes, it is.
Okay, so, um, we're an investment firm. Uh, you know, we buy properties all across the United States. I saw that this property has been listed for quite some time now.
Well, people been having a lot of problems getting it financed because, um, it's 2 houses on 14.71 acres.
Yeah.
And they are all— they say something about trying to buy it as residential. They're having a problem because of how much property it is.
Yeah, that makes sense.
So that's most of the problem. And then, um, people that just want it for land, it has two houses. Yeah, so, you know, they're trying to get it cheaper, but, you know, I'm trying to get, uh, what I can because I have two houses on this property.
Right there, it's two double wides, right?
Right.
Were they both built in '99? Yeah. Okay. Do you know what like the lowest price you would take for it is?
I'd get at least $200.
At least $200? Gotcha. Alright, well hey, I do appreciate your time, Sheila. I don't think we're going to be able to get close to that number.
Okay, that's fine.
All right, thank you. Call her back in 90 days. That's Sales Loft, right? No, guys, I don't know what Sales Loft is. I've had several people ask me that. Have you ever done a Murph? Never a real Murph, like with the weighted vest. I have done them without weighted vest though. Fucking hard. Uh, Sebi, I use a VoIP called smartphone.io to make dials from my computer. Dude, I have no idea what the fuck me and this guy talked about. I've got no notes, but I have a thing to follow up today. So that's fucking a pain in the ass. Whatever, call them again tomorrow. "Anish, what makes you say that wholesaling is a trash lifestyle and business?" I'm sorry. Cheeto Man, I pretty much use PropStream as like a third string comping tool. Uh, D to the G, I just posted a video on TikTok today showing you a great way where you can start finding sellers. Because you're taking advantage of uneducated homeowners. Come on, bruh. So, Anish, I don't know if this is your first time here, but I've been wholesaling for 2 and a half years now. I've done a ton of live calls showing people exactly what it is I'm doing, and I'm very honest with everybody about exactly what's going on. We let them know, hey, listen, you want to get top dollar, go ahead and list your property on the MLS. But we're the easy button, and if you're willing to take a discount, we can go ahead and get you closed out sooner. Now you right now are making— you're putting yourself in these other people's shoes. I'm assuming, Anish, that you've never had a house that was about to be foreclosed on in, in 30 days if you didn't sell it. And when people are in that situation, they don't have the luxury of listing their house on the real estate market, right? So people like us are able to help them get out of that so their house doesn't get foreclosed on, and instead they're able to walk away from the property and still get some money in their pocket. Now listen, I don't blame you for your uneducated assumptions about this industry. What I will tell you is in every industry there are bad apples. There are going to be bad actors who do it unscrupulously, who don't tell the truth, and that's just a fact of life. It's going to be across all different industries. Now, do we need to work hard and make sure that we, you know, spread how to do this right? Absolutely. But I can't control what other people do. But what we do is very honest. We take care of people. And we're able to provide a service, and because of that we get paid for it. One thing I want you to know, Anish, is that people all over the world are willing to get rid of their shit, whether it's their house, their watch, their car, whatever, for a cheaper price if it's more convenient. This is the same reason why people will trade their car into the dealership rather than sell it to a private party. The dealership never pays them fair market value for the car, 'cause they have to resell it and make more money. We're doing the exact same thing, but I bet that you don't think that dealerships are a shady business, do you? Look, I could go on and on about this for a long time, but I think wholesaling is an amazing thing. It's here to stay, and I love what I do. Alright. Uh, Daniel, I'm not sure, man. I don't really keep track of that. So how I found out about Novations is— I'm sorry, I said earlier, dude, I've spent over $200,000 on my real estate education. I consistently pay to be in rooms with people who are making more money than I am, people who have strategies that I don't know about. Right now, this hat I'm wearing is a different mentorship I'm a part of that I pay quite a bit of money for every single month just so I can learn the most up-to-date strategies. In my time of investing, in my real estate education, I've heard about novations. I've known about novations for a long time, but I just— and I had done a few of them, but it was never something we did as our main strategy. I had this mental block that, oh, most people, like, they're not going to sell if we tell them, hey, we're listing on MLS and all this kind of stuff. It's going to be hard to close the deal. Turns out when the market shifted, interest rates went way up and investors started backing out of the market. Selling to retail buyers was gonna be a huge competitive advantage. So we started doing it again and we realized, holy fuck, this is the wave. So that's kinda how we started doing novations. Diamond, I haven't heard back from that guy who has the 20 properties. Sebi, the best way to keep tabs on people you've called previously is with a CRM. So I use Podio. It's a CRM you can use for wholesaling. Now the hater accuse you of buying a house you can't afford. How would I be able to buy the house if I couldn't afford it? What, what are you talking about? Um, I just, I just— this drink I just finished is a ghost. Swedish Fish flavor. If you guys haven't tried this, this right here is the nectar of the gods. It's so good. It's so good. I don't know what they put in those Ghosts, but it's fucking tasty. Can somebody with no prior real estate experience do wholesaling? Absolutely. They call it God's nut? Sheesh, I didn't say that. All right, this person didn't answer. We'll call her back. Andrew, I have a team of acquisitions agents here who lock up deals. Yes, D2theG, I did go to college. No, I don't use anything I learned in college in what I do now. No, you do not need a college degree to wholesale. Do you double tap phone calls or only call once? John, dude, I'll call people fucking 5 times in a row if I want to talk to them. Is that a Nick Merckx hat? No, it's not, but I am a huge fan of Nick Merckx. That guy's the shit. How much do leads cost usually? Phoenix, completely depends on the market, completely depends on the kind of lead you're buying. Typically the all-in cost can be somewhere between $40 all the way as high as I've paid $1,100 for a lead before. Do you miss college? No, I don't miss college. I have very fond memories of college. It was cool just having fucking no responsibilities and getting a dick off every single day for 4 years, but I don't miss it. Good cities to start virtual wholesaling? Any large metropolitan area, Jay. Any large metropolitan area. Alright, who is this Anita? Alex P, all the tips I got for you are on my YouTube channel, man. Go check it out.
Hello?
Hello, Anita? Oh, I'm sorry, what's that?
Hello?
Oh, hey Anita, this is Tyson. Uh, we had spoke a couple days ago about your property over on 19th Avenue. Yeah, were you still looking to sell that place?
Uh, no, not at this time.
Oh, gotcha. Change your mind?
Yeah, yeah, I think I kind of like it here.
Okay, well, that's great.
Well, thank you for the call.
Awesome. Well, hey Anita, I hope you have a great rest of your day, okay?
You do the same, thank you.
All right, bye-bye. Um, debt look like for your student loans? I've got about $10,000 in student loan debt. I got a scholarship that paid for like 80 or 90% of all my college. 'Cause I got a 30 on my ACT in high school and I went to the University of Alabama and they give crazy money for scholarships to out-of-state students. I don't know if it's the same now, but yeah, I don't have a lot of student loan debt. $1,500, would you give me a wedgie? Bro, I'll give you a swirly for free, bro.
What?
Asking me to pay you to bully you? "How long did it take you to overcome fear of cold calling?" Phoenix, I never had a fear of cold calling. I don't know what's scary about it. I understand people are scared, but here's the thing, man. What's the worst that can happen? Pick up the phone, call them, and they tell you to fuck off? Fucking hang up the phone. On to the next person.
You're good, bro.
"Tyson a scholar?" I wouldn't call myself a scholar. I wouldn't. "Who mentored you when you first started? Who did you watch?" Bro, I watched a ton, a ton of different people, man. Pace Morby, RJ Bates, Ryan Pineda's got great stuff. Brent Daniels has great stuff. Cody Sperber, bro. Cody Sperber, amazing. Fucking who else, bro? There's a ton of people. Jerry Norton, ton of great stuff. But now I just recommend go check out my YouTube channel, bro. Give it some love. We got good videos over there. I work hard making videos every single day for it. Max Maxwell, definitely, dude. He's awesome. Is ties for the boys, bro? Come on, you know I'm Ferda. You know I'm Ferda. Do you do mentorships yourself? Yes, sir, I do. Did it take a while to generate profit when you, when you started this? So Phoenix Whippy, go check out my channel right now. I made a video, it's like 2 or 3 videos down. It shows you my first deal, how long it took, everything like that. Guys, I'm gonna be honest with you. If you seriously want to learn how to wholesale, I believe my YouTube channel is the fucking goldmine, bro. It's all there for free on exactly what to do. Yo, I appreciate it, Tristan, man. Glad to have you on the team. Say I was to get a deal, how much should I set aside for taxes? It completely depends, Rommel, or Rommel, because with taxes, just, it's, it's earned income, so it depends on your tax bracket. So I gotta set aside more because we're in a high tax bracket, 'cause we're fucking doing a lot of deals. I set aside like, fucking like 30%, bro. We get fucking boned on taxes every year. What computer do you use? I have some fucking prebuilt gaming PC from Best Buy that I use. I don't know much about computers. I like gaming on computers and I like making deals on computers, but I don't really understand how they work. I'm the same way with cars. With my cars and with my computers, I want them to go fast, I want them to look nice, don't necessarily give a shit what makes them do that. Do you have people that work for you or is it just you? Yes, John, I have a whole team. Looking lean, bro. Thank you, bro. We're on day 3 of the cut. Is it lonely to focus on yourself?
No.
Yeah, 20% is probably good. But I'm not a CPA, so don't take my advice or just rely on my advice. All right, let's hop back on the dialer. What games you play, Rommel? I've been playing a lot of League of Legends recently. I've been having a lot of fun on League of Legends. I've got a couple boys we play with. I'm in fucking Iron 2 right now because I'm shit at the game, but I enjoy playing League. Hey, not a stupid question. Hello, Diane?
Who's calling?
Hey, this is Tyson. I was calling about that property over on Costilla Street in Colorado Springs. Are you still looking to sell that place?
I don't know. No, thank you.
Oh, gotcha. All right, well, hey, thank you, Diane. Hope you have a great rest of your day.
You also.
Bye-bye. Do you play Apex? I have played Apex before. I think it's a fun game. Oh, let me explain real quick what wholesaling real estate is to this fellow. So wholesaling real estate is a real estate investment strategy that allows you to flip houses with $0.
Please leave your message for—
All right, that guy totally just fucking cockblocked this clip that is going to turn into a TikTok, so we'll have to restart. All right, wholesaling real estate is a real estate investment strategy that allows you to flip houses with $0 out of your own pocket. The way it works is you need to find a homeowner who is willing to sell their property quickly for cash at a discounted price. So is what you're going to do is you find some kind of motivated homeowner, somebody who maybe is going through pre-foreclosure, maybe somebody who just inherited a property, maybe somebody who has liens on the property, whatever the case, somebody who needs to sell quickly. You make them an offer for their property that needs to be at a huge discount so that you can then resell it to somebody else for a profit. Now I say it's a $0 down investing strategy because you don't actually buy the home. You make them an offer for the property, and then if they agree, you sign a real estate contract. The wonderful thing about a real estate contract is two things. Number one, you don't pay for it right away. You have a close date that's set like 30 days out in the future and you have until then to find a buyer. Number two, real estate contracts are assignable. What that means is you can use an assignment of contract to sell that contract to somebody else. So what you do is you get a house under contract and before the close of escrow date when the money is due, you sell it to somebody else for more money than what you agreed upon with the seller. So for instance, let's say I find somebody who say they're willing to sell me their house for $50K and we close in a month. During that month, I'm going to show that property to other real estate investors and I'm going to try and sell it to them for $70,000. Once I find somebody who's willing to buy it for $70,000, I send them an assignment of contracts. Once they sign it, now they become the owner of the contract. And at the close of escrow date, they're going to wire $70K to the title company. The title company is going to take $50K, give it to the seller, and they're going to take the remaining $20K and give it to me. That's how wholesaling real estate works. Ah, Sebi, like the most we've ever done in a month was just under $300 grand. Alright guys, we're moving on to the lemon-flavored LaCroix. Yo, no problem, Aaron. And if you still are a little bit confused, I have even more in-depth videos on YouTube walking you through it. Do I have a full-time CPA? Not like a full-time, but yes, I do have a CPA. Do you ever get stuck with a— no, guys. So in the event if you couldn't sell the property, It's not like you're just forced to have to come up with the money and buy it. So the contracts we use have inspection periods. And during that inspection period, the buyer, a.k.a. you—
Hello?
Hello, Nancy?
Yes?
Hey Nancy, this is Tyson. I just wanted to give you a call to see if you were still thinking about selling your property over on Phillips Avenue.
Uh, not at this time.
Oh, gotcha. Did you have any other properties you may want to sell?
No, uh-uh.
Okay.
Just these two.
Gotcha. All right, well, hey Nancy, I do appreciate your time. I hope you have a wonderful rest of your day, okay?
Okay, thank you.
Thank you, bye-bye. Are you ever going to create a Discord? I was going to create a Discord, but instead I just created the, uh, Wholesaling 101. Where do you get leads to cold call? User 58002, go look at my most recent TikTok video. I just posted a video on an excellent way to go get leads. How many hours are you usually calling out for? I have no idea, Alex. I don't keep track of it. As many hours as I possibly can do it. Any contracts today? No, Colby, but I've got 2 offers out that have been accepted and I'm waiting to get them back. Hello, Chris. I have 2 contracts out that I'm waiting to get them back on the phone to get the final approval, get that shit signed. Do you have to give an earnest money deposit? So, D to the G, the wonderful thing about real estate is almost everything in the contract is completely negotiable. So you can negotiate just $1 EMD. And in the beginning, I just used to do $10 EMD and I just didn't say anything about it and people were cool with it. Now I put up like $100 or something like that, but It's no big deal. Nick, bro, you're not gonna get me on something like that, dude. I'm careful. What's your workday look like? As soon as I get to the office, I typically will spend some time reading and I'll also look at my calendar, see what appointments I have today, and I'll respond to like DMs and shit and comments on TikTok. And then at 9 o'clock, we have our morning meeting that's called win meeting. Everybody on our team goes around, we share our wins from the day before. We talk about our main focus for the day. And then we start to get after it. At that time, I will like record a YouTube video. And that typically will take like an hour, maybe an hour and 15 minutes. And then after that, whatever else I gotta do. So I've got a bunch of sales calls. Maybe I'll have to work on some things with our systems. Maybe I'll have to talk to our different marketing vendors or I'll make cold calls like this. Okay, yeah, Spearmint is definitely, I think, the GOAT. Well, Peppermint might be gunning for it too. I'm not sure yet. Tyson don't want to get canceled. Definitely not. When and how do you give them earnest money? So you don't give them the earnest money, you wire the earnest money to the title company. So once you get the contract and send the contract to the title company, they're going to look at it, see, oh, there's $100 earnest money deposit. And they're gonna send you the wire information for you to wire them $100 or whatever it is. Why aren't you sure yet? I don't know, man. I haven't had enough time to test and see what flavor I like the most. How much money should I reinvest back into the business? Gilbert, completely depends on what stage you are in the business and how fast you want it to grow. TT2323, that's an interesting question. As a business owner, I don't have a regular paycheck, so I don't know. You know, like always when I'm going to get paid and things like that. It was kind of stressful at the beginning, but it's just like the way of life for me now. Just eat what you kill, you know. How do you drink so much and never use the bathroom? Dude, I pee all the time. All the time I got to leave the stream to go pee. Are there any other title fees? Not that you have to pay. Alex P, can you share what your first wholesale deal was like? Alex, I just made a video on my first deal. Um, it's like you can see it. It's like one of like the most recent 3 or 4 videos on my page right now. How long did it take you to learn all this, guys? I've only been wholesaling for like 2 and a half years. Any discount? Yes, there is a discount on Wholesaling 101 right now. If you use code I'm Ready, that's I-M-R-E-A-D-Y, you get 50% off my entire wholesaling program that will show you how to get your first deal. Do all buyers want walkthroughs? Yes, pretty much, pretty much. Um, Rommel, I don't just automate it so I can chill somewhere in Belize while your deals get— while my deals get closed, because I would find that fucking boring after 2 days, bro. I love doing this shit. I love business. I love working. And I want to make more money. I always want to find out how to make more. I will never retire. You will never catch me just for fucking, just like fucking off on the beach for an extended period of time. I want to do that for max fucking like 3 days. "Can we do one-on-one classes with you on coaching?" Yeah, dude. So part of Wholesaling 101 is you get weekly calls with me.
Your call has been forwarded to an automatic voice message system. 38675.
Gilbert, bro, that is up to you, man. If I were you, I would definitely reinvest some of that assignment fee into marketing. My biggest recommendation would be to get working with Leads Connect. So Leads Connect is a vendor that sends me leads. It's a lot of like Facebook, Instagram leads. You can find the information to them, hit the link in my bio and go to the thing that says, what does it say? I keep fucking forgetting. It says motivated inbound seller leads. Do you want to retire though and have your money making you passive income?
No.
I do not want to retire. Yes, I do want money making passive income, but I don't want to retire. Dude, when people retire, they die. I love being alive. I love having something I'm working towards. I believe men need a purpose. They need—
Hey there.
Hello, Mr. Bailey.
Yeah.
Hey, Mr. Bailey, this is Tyson. I was calling to see if you were still looking at selling that property over on Old Charlotte Highway.
Well, it's possible. Uh, call me in about a week or so. I got some people looking at it now, but, uh, uh, you see me call later on.
What's that?
Give me a call, okay? Now it's under contract as we speak.
Oh, you're signing a contract to sell it?
Yeah, well, we might, we might have a buyer on the thing, so. But can you, if you want to call me a week or so, I'll have more knowledge.
Okay, well, I mean, are you sure you don't want to hear my offer and maybe see if we can beat whatever this other person is offering?
No, no, not now. I can't. No, I'm sorry.
Okay, no problem. So you want me to call you in a week?
Uh, yeah, yeah, about a couple of weeks. Give me your phone number, your name and phone number again.
Okay, let me know when you're ready.
What?
Uh, yeah, I'm ready.
What's your name?
My name is Tyson Smith.
Oh, Tyson Smith. Okay, wait a second, my phone's— I mean, my password pin. All right. I'm sorry.
Don't be sorry.
I'm— I appreciate your call, Mr. Smith. Okay, I got Captain Smith down. Cool.
All right, okay, you ready for the phone number?
I wrote that down, but I never remember it. Yeah, we have something shakes off, she'll give you a call, Tyson.
All right, sounds good.
Appreciate your interest. Have a good one.
You too, Mr.
Bailey. All right.
Let's, uh, let's set a follow-up for this guy in a week. Alright, do you have any success making offers through Zillow/Realtor? Not typically. What area is 480? It's Phoenix, Arizona, bro. I think that's a great plan, Rommel. How many employees do you have? We have a dispo guy, we have a sales guy, we have an operations manager. We used to have a team of 20 VAs. We also had a transaction coordinator that we had to let go of, and then also we had one of our other salespeople ended up leaving. But so we're really aggressively hiring right now. I need to hire like 5 fucking salespeople, but people just aren't making the cut. What are your Ws from the week so far? Right now my Ws are that I've hit my goals every single day. As far as all my diet, my workout goals, my work goals, everything. I've just— I've been fucking on point, man. It's been an amazing week. I've never used PropStream to get deals before, but What makes the cut? Dude, you got to be a fucking closer if you want to work here. And everybody I've talked to just doesn't seem like closers to me. Here's a piece of advice for anybody looking for sales jobs. If you are trying to get a sales job and in the interview you just tell me how good of a people person you are, and that's your quality that makes you good at sales, you're not good at sales. Or you could be good at sales, but I don't wanna hear that, bro. If you're a people person, you don't need to explain that to me. You just show it by being a people person, like in the interview, you know? I've been getting a lot of people like that. All right, how do you hire a VA? Do you go for people that are in like out of the country? Yeah. I've been watching for 3 days, haven't seen a deal yet. I haven't, me myself, I haven't gotten a contract yet in the past 3 days. But I'm very close on 2 right now. Where the fuck was I? Oh yeah, I'm over here.
Okay.
Oh, let's check. Do we have new leads?
Nope.
Okay, yes, the sales— all the guys, I will not hire remote employees. If you are interested in working with me, then go ahead, hit the link in my bio, scroll down to the link that says, are you interested in working with me? You must be able to work out of my office in Phoenix. I will not hire remote employees. Yo, John 3, bro, congratulations! That's huge. Devin, how much do you pay your workers? Depends, depends on the position. But all my people make a salary and commission. Why don't you hire remote if all you do is cold call all day? Because, dude, I like being in the office. I like having an in-office culture and I believe that I believe that kind of remote work is kind of bullshit. I don't think people work as hard if they're not in an office. Do they work Monday through Friday? Depends. If they don't hit their goals, then they also have to work Saturday. Where's the hat from? This is from my— Hello, Judy.
Who's calling?
This is Tyson. I was calling to see if you were still looking at selling that property over on 146th Ave. Um, not right now, Tyson.
I'm at work anyway, but thanks for calling.
Okay, thank you, Judy.
Bye-bye.
Throw her 90-day hibernation. We'll check back in a little bit.
All right. Hello?
Hello, William?
Who's this?
This is Tyson. I was calling to see if you were still looking to sell that property over on Sweetwater Ridge.
We sold it.
Oh, gotcha. Congratulations. Did you have any other properties we might be able to take a look at?
Guess not.
Let's see, one of my students has a deal. One sec, I need to text him back. All right, yeah, one of my— or shit, is my live back on? Is my connection still fucked? Did I fuck it up? No. Okay, one of my students sent me a deal he's looking at. It's a one— it's listed for $1.1 million in California. I think the ARV is $1.1. I think it sells for $800 grand. It looks like he's about to lock it up for $775, make a nice little 25-piece.
Hello, Alan.
Yeah, I'm sorry, I was looking for the owner of the property on 7703 North 156th Ave. What's up?
Hello?
Hello?
Yes.
Hi, I was looking for the owner of this property on 7703 North 156th Ave.
Uh, no, I think This is wrong phone number.
Oh, gotcha. Sorry about that.
No problem.
Uh, user Fox 309, it has been— we have averaged over $100,000 a month at least in wholesale fees for the past like 2 years, 24 months. I fucking like hit a wall at that number, but Novations is helping us fucking crush it. How much does your top closer take home per month? Depends on the month. He's probably gonna make like, I think like 15, close to 15 grand this month, probably. He's a fucking stud though. Nobody can keep up with him, bro. Ryan, my guy, dude's a fucking beast.
Hello?
Hello, Francisco?
Yes.
Hey Francisco, this is Tyson. I was calling to see if you were still looking at selling that property over on Haskins Lane.
No, I'm not looking for properties right now.
Oh, you're not looking to sell it?
Uh, probably pretty soon because I'm going through a divorce.
Oh, I mean, I'm sorry to hear that, but I would be interested in buying the property.
Okay, yeah, I can save your number and I can let you know because I have court this month and I don't know what they're gonna decide if I can sell the house or not.
Okay, yeah, um, okay, yeah, my name is Tyson Smith if you want to throw me in there.
Yeah, I will.
All right, sounds good, Francisco. Be in touch.
Okay, bye.
So, uh, Rommel says, I like the streams because I'm cold calling right now with you. Feels like I'm a part of the team. Dude, this is exactly what I used to do when I was learning, bro. I would have somebody on, um, there's this guy Steven Morales who would do this thing called DealDesk Live where he would just like make calls on Fridays, and I would just have that on while I was cold calling the entire time just to kind of learn from him, see how he did things. And it helped me out a lot! Okay— T-tttt... M2X, I use Podio as my CRM. What computer I use? I don't know, it's just some gaming PC pre-built thing I bought at Best Buy. John 3, I use a VoIP called smartphone.io. How many screens you have? I've got 2.
Hi, you've been studying with YouTube, right?
I'll show you guys. Here's what my shit looks like. And I got my phone up on a little tripod in between the monitors. "What percentage of comps you offer?" I don't, it's not just like a flat percentage, Paint with Jimmy. I also have a video I just posted on how you can evaluate the offers on TikTok. It's like one of my 5 most recent videos right now. "Do you prefer them to not be close together?" My monitors at home are perfectly straight, but because I'm always doing lives and shit, I like to have this right here. I like to have the space. No, I've never used Deal Machine before. Hello? Hello, Paul?
This Paul.
Hey Paul, this is Tyson. I was giving you a call about your property over on Shirley Lane. Were you still looking to sell that place?
Uh, it's tied up in divorce.
Oh, gotcha. Sorry to hear that.
Is this a house buying place?
I'm sorry, you kind of broke up there. What's that?
Is this a house buying place or what?
Yeah, we buy houses.
Oh, do you have an offer on it?
I don't have one right now. I would just need to ask you a few questions about the property and then I'd be able to have you an offer in about 20 minutes.
Okay.
Is now a good time to go ahead and do that?
Yeah.
All right, I'm getting the property pulled up right now. Are you and the soon-to-be ex-wife like in agreement on selling?
Hello?
Hey, I think our call just dropped for a sec. Yeah, okay, we back here.
I could hear you.
Okay, um, so I was asking, uh, like, are you, are you and the soon-to-be ex-wife in agreement about selling the place?
Well, I mean, I could keep it. She can't afford it, but she's gonna move out no matter what. Yeah.
Have you guys like— like, what stage are you in right now? Like, do we know if—
I spent 2 years, so final divorce got postponed twice already. So July 17th.
Okay. All right. I got the property pulled up right now. Let's see here. How many bedrooms and bathrooms is 4 and 3. 4 and 3. And do you know the approximate square footage?
2,613.
Okay. And I'm seeing here it was built in 2006.
Yeah. 3.5-car garage. 30 by 40 metal building.
Okay. Are there any repairs that would be needed?
I don't think so.
Okay. Do you have a rough idea of how much you'd like to get for it?
I'm just gonna let you come up with that. My neighbor sold for $699,000.
Okay.
He had 1 acre and I have an acre and a half.
Okay. So I will tell you, if you're looking to get the very most amount of money, I probably am not gonna be the best option for you. I am an investor. I'd be looking to make a profit on the deal as well. What I can offer you is speed and convenience. I can get the property closed quickly. You don't need to worry about showings, paying fees, anything like that. But if your goal here is to get top dollar, then I probably won't be the best option.
Alright, well, yeah, I'll get top dollar. I'll stay looking there, so.
Okay, gotcha. Well, hey, I do appreciate your time, Paul. Wish you the best of luck. All right, bye-bye. Do you mostly do comps in AZ? That house I was just looking at is in Piedmont, Oklahoma. I actually don't have any deals in Arizona right now. You should have thrown out an offer? I would have, but I could just tell by the conversation, as soon as he said my neighbor sold for $699,000, I knew, okay, he's going to want somewhere around there. And, uh, we definitely are not going to pay anywhere close to that. So, are you sus? I don't think so.
Hello?
Hello, John?
Yes.
Hey John, this is Tyson. I was just giving you a call to see if you were still looking at selling that property over on Briar Path Avenue.
It's sold.
Oh, gotcha. Do you happen to have anything else we might be able to take a look at?
No.
All right, well, I appreciate your time, John.
Okay.
Hello, this is Tyson.
Hey Tyson, hey, it's Jonathan Reyes. Sorry, it's been a hectic day today for me.
Hey, no problem. Uh, Jonathan, remind me, this is Yucca Valley?
Uh, Yucca Valley, Emerson Avenue.
Yeah, absolutely. Did you, uh, did you have a moment to speak with your wife about our offer?
Yeah, yes I did. So we actually got another cash offer for more.
Oh yeah, did you guys end up taking that?
I'm coming to La Habra. Uh, I haven't accepted it yet. They just sent me the over the offer right now.
Okay.
I was waiting for the guy's like, well, and I'll tell you, he offered $315,000 for it. Um, and I thought I'd wait to see it in hand first before I call and tell you, hey, uh, they kind of outdid you guys.
Okay. Um, well, let's take a look here. So I want to figure out, um, if there's some way we can beat that number. Um, do you happen to know, uh, let's see, I know we talked about closing. When were you guys wanting to move?
Um, well, so I know you said it was the end of July. I could probably— we can theoretically press that to the, the, you know, middle of July or like July 3rd. The biggest hurdle I have right now is my kids. Like I said, we're still— my kids are still in school. They're not out of school till June 10th. Now obviously I have to move furniture and stuff out of the house, and that makes it kind of hard when the kids are in school.
Yeah.
So that's why, that's why I said, well, you know, theoretically into July, July, into July, you know, a little bit farther than I really need.
Gotcha.
Middle of July would be like that, really absolute latest.
So, um, with our offer, like I said, you get to pick your close date. So it's, it's really whenever you want. Um, so can you kind of give me an idea of like when that would be?
When I'd be moving? Uh, we could be out by like July 3rd, maybe.
But, uh, all right. So July 3rd. Now, I'm sorry if this seems redundant, but I just kind of want to run through some things about the condition of the property right now. Because what I'm trying to do is just get all the ammo I possibly can so when I go back to my underwriter, you know, I'm able to go to bat and see if we can get a higher number. What kind of flooring did you say was throughout the property?
Uh, it's so— it's all, uh, the bedrooms are carpeted. The bathroom, the hallways, kitchen, the dining room, entranceway, and the— I'll call it breakfast area, uh, are all tile. Only the living room, the— I'll call it a bonus room, it's like it's closed off to have like fireplaces at. So all the bedrooms, the 3 bedrooms, the living room, and the closed-off part of the— has pocket door— the doors are not pocket doors, they fold, you know, they kind of— because these are— have seams in the middle of them. Uh, what you call those doors? French doors, I guess.
Okay.
Yeah, but anyways, all that area is property.
Okay. And then, so the tile, can you kind of describe to me what the tile looks like?
Uh, it's just the standard, uh, 12x12 tiles, the square tiles.
Okay, what color is it?
I want to say they are like an off-green, like a almost green grayish. It's not like a deep green. It's—
gotcha. Yeah, I, I can't even do any colors, but no, I think I know what you're talking about. Okay.
And then the one bathroom that was remodeled is the, uh, uh, they're like gray wood plank-looking tiles. I think they're like 18 inches long. Okay. 18 inches by, I don't know, 2 inches, whatever.
Okay. And you— so I— the bathroom's remodeled. Did you put in a new vanity? Did you, did you tile the shower? Like, can you walk me through what that remodel looks like?
The master bathroom has a— it was a custom-made cabinet, uh, with the basin sink and the faucet. The, you know, the— you know what a basin sink is, right? The little glass bowl.
Yeah.
And the faucet, the faucet column fit in there. Uh, all that was redone. The master— or sorry, the guest bathroom was— I imagine probably has an It has the original— or, hey, when that was remodeled, so it has a cabinet, the fiberglass countertop splash sink thing. Uh, oh, that's all been retiled. It's a— I want to say those are like 14 by 14s. Uh, they're the same tile, that same color tile that goes on the walls. It's been remodeled, so they have newer cabinets. Okay, which is the one half the basin, the bowl basin.
Makes sense. And then walk me through the kitchen again. What kind of countertops we got in there?
Granite countertops.
And what color is the granite?
Uh, like the weird, like, kind of greenish, um, green looking. Again, probably like a— maybe like a like a matte green kind of.
Let me ask you, uh, Jonathan, are you home right now?
I'm not, I'm actually at work right now. Okay. I— the pic— oh, if you look at the— the one that was sold, I believe there were pictures of it on there. Let me see. All right, I bought it 2 years ago. Realtor.com, I think, has the pictures still.
Let's see, I can see some on Redfin.
Okay, Redfin, Redfin's the one that didn't take all the pictures down. So no, all the Realtors took the pictures down.
Okay, so, um, all right, got a good idea. Are, are the cabinets still the brown color?
No, they are white. They are white. They've been repainted.
Okay. And then looks like, is it all going to be the same appliances, the stainless steel?
Yeah.
And then—
I just remember it had the new Bosch cooktop or stovetop, whatever they call that.
Okay. And then how—
For some reason I bought the house, it had natural gas, or it was not— Okay.
Gotcha. And then, um, how about the paint on the inside?
The— I think one wall is orange. I think one of the pictures— it's not orange anymore. Okay. Yeah, no, the dining room's been repainted, the kitchen's been repainted. Obviously the, uh, both the get— well, the— not the master, but the two other bedrooms both been repainted. Uh, it's like a, like a white color, not, not, not an eggshell, but it's a white— I can't think of it— ivory or something, what they call it, the ivory. Ivory's like a brown. Anyways, they've been repainted, uh, white and gray. Classy. I think the trimming, like on the piping for the closets, are gray. Um, The master bath is repainted. Master bath is repainted. The master bathroom, the bedroom is not. The— get the— for the front bathroom has been repainted, but it's still at Navajo, whatever they call it, or HO. Okay.
All right.
Yeah, the apartment. Okay. Yes.
All right. So let me ask you, Jonathan, when are you gonna be thinking to make a decision on this?
On, uh, you know, well, like I said, I mean, it's— I mean, that's why I was hesitant to call you guys until I had for sure, you know, the, the offer on my email. I'm gonna say, hey, put it on my email.
Yeah, I appreciate that.
Um, so that's, uh, like I said, I mean, if you guys can beat the $315,000 then, or, you know, hey, I, I understand you guys can't believe— I understand. Um, yeah, I mean, if that's the one, whatever offer is obviously gonna be the most appealing. Unfortunately, for an extra 17 and change, that's a lot better offer.
I, I listen, I, I wouldn't blame you. I wouldn't blame you. Okay. Um, Here's what I'll do. Let me, uh, let me go take this information over to them. Uh, if we're able to, to beat that offer, is this something that we'll be able to get wrapped up tonight?
Yes.
Okay.
As long as I can, as long as I can, I can close and buy. Yeah, July.
Yeah, yeah, of course, of course. Okay, so the number to beat, 315. We want to close July 3rd. Is there anything else about our offer, about the sale, that we could go ahead and try and get for in order to make our offer more attractive to you?
No, no, I mean, like, as long as the closing day lines up and the money's good, that's all. That's the only thing really that makes a difference.
I mean, obviously I want to confirm, you know, that Yeah, of course, of course.
Yeah.
Okay.
As long as the offer's decent and the closing fits in the timeline.
Alright. Alright, sounds good. I do appreciate it, Jonathan. Thank you again for giving me the chance to counter on this. Let me take this information over to them. We'll see what the best we can do. And then, let me check here.
Okay.
All right. Let me go get this to them, and then I will go ahead and give you a call when we have our final and best offer.
Okay? Sounds good.
All right. Thank you, John. We'll talk soon.
Thank you.
Bye-bye. Oh, boys, it's a good old-fashioned fucking standoff. I want Blake to come look at this with me. Let me go grab my pops. Um, so this is that Yucca Valley one. Yeah, this is the Yucca Valley one that I was telling you about. Um, this is the house. So the outside thing is all gonna be the same. I think that this tile is the same. I think this carpet here might be gone. Um, a lot of this shit has been repainted a different color. These cabinets are painted white. Uh, stainless steel appliances, same granite. This bathroom has been redone, and this bathroom is different as well. Okay, so they've redone the bathrooms, repainted some of the inside, um, and then painted the countertops, obviously. Yeah, so here's what I got. Me neither, I don't remember.
$1,662.
Yeah, so we have this 3/2 sold $1,213.
This fucking—
it has a pool though.
Yeah, it's just— yeah, right.
Um, that's a— that's a reno, right? It's ARV. I'm sorry, $475 is ARV. So $475 puts us in the money. ARV, right? This is a wholesale deal. I'm not offering renovation. Um, where is— yeah, just do 6 months. So this is another property that's a pretty fucking half-assed— look at you, just wait till you see this, bro. Wait till you see this. Um, it's, it's redone, some Airbnb fucking bullshit. Um, I don't think this has a pool, I don't remember. Yeah, no pool. So they— shit, they got the beach. Yeah, and this sold $460,000. Yeah, so I was telling you $475,000, right?
Where I'm on the money.
What do you do for a rental on the $1,600? I think I did 80. No, but that run-up is going to be about $65 grand. What do you think here? Uh, maybe 12.
No, a little more.
Yucca Valley's a little— isn't Yucca Valley out by, uh, Oh shit, this guy. Yeah, bro, I was thinking there's a Yucca thing here in Arizona. So here's the deal, I offered him $300,000 and he liked it. He got another offer today at $315,000 and he said if we can beat it, he'll sign. I think we lock it up fucking at $315,000 and then list it, and then if we need to get him a novation contract, we do it. So probably like offer him $318,500. No, say, look, dude, I'll give you a— we'll come into it. How about I give you $1,200, $1,500? Let's do $316,500, we give you additional $1,500. I need to do a deal today. Let's—
as long as you're ready right now. Cool. All right.
Yeah, this is going to be a cheaper area of California, but it's a good area. People flip here, so My dad the big baller? Yeah, bro, he, he is the fucking— my dad is a fucking G, for real. Get pops on some trend, dude. He's getting jacked. You guys don't understand, he used to be pretty fat, uh, but in the last 3 years he's fucking like— he used the same dietitian I do, he works out every fucking morning. He's gonna be like— in 2 years he's gonna be jacked. All right, hey, no way. Yeah, he was fat, bro. He was like 200 fucking 40 pounds or some shit like that, 250. All right, I'm gonna get the contract typed up right now. Yeah, I got some time before I start having kids, bro. At least a couple years. Yeah, I'm about to call that guy back. First, I'm gonna go ahead and I'm gonna type up the offer. Uh, what are your sunglasses called? I'm not wearing sunglasses. I love wearing— I only wear two brands though. I wear Persol and Tom Ford sunglasses. I fucking love— I love sunglasses, and I love, uh, Persol and Tom Ford sunglasses specifically. I just dropped the biggest log of my life, feeling lighter. Let's go, bro, let's go! Let's get some GGs in the chat for, uh, that, that guy. Will you be at WealthCon Las Vegas? Ryan Pineda I will not. What brand of wallet do you carry? It's Ferragamo. I actually really like my wallet. It's pretty cool. Got a little fucking slide thing for like my ID. Okay. Your dad put you on to this business? Yeah. When I graduated college, my dad was like, yo, this wholesaling thing is fucking legit. We got to do it. So he had been wholesaling for like 2 or 3 months before I got out of college and I started doing with him. When the fuck is July 3rd? Is that— what day of the week is that? It's a Monday. You can do that. Alright, alright, I'm gonna go pee real quick. When I get back, we're gonna call this guy up. We're gonna get this fucking deal locked up.
Right here, I'm about to get one.
All right, let's make it happen. Are La Croix good? I like them.
Hello?
Hey, Jonathan.
Hey.
All right, brother, here's what I got for you. July 3rd, we can close. And because we spent the time, let's see, about the The 5-minute conversation we had, I was able to get you an extra $1,500. Highest and best came in at $316,500.
Okay, that works.
Right on. I'm going to go ahead and send that over to the email you provided. Do you have access to the email right now?
Uh, well, I do, but I'm at work right now. What time do you get off at?
Um, I mean, I'm available.
Okay. Um, yeah, it's gonna probably be at least an hour or so. I'm still working, so I kind of— I can't go through and read the document real quick.
Yeah, hey, I totally get that. You want me to give you a call in an hour then? We'll get that sent over. Yeah, that's fine. All right, sounds good. We'll speak then.
All right, thank you.
Thank you.
Bye-bye.
We got that, bro. We got that. Tyson, are you a tool? Yo, what's up? Is this an innovation you're doing? No, it's not an innovation, but also don't sign it yet. We need to wait an hour. And also, I didn't fill out the, uh, address form on the very last—
on the AIF. You didn't put in the inspection period either.
That's why I'm asking if it's innovation, because it is going to be 45 days.
No, it's not.
Let's go. Okay, Tyson Smith. I'm actually so weak at that. T-Lowns, can we see the property? Yes, T-Lowns got our— TL owns, I bet is what that is. Guys, I'm also live on YouTube right now, and on YouTube you can see my entire screen. I got the property pulled up right now, the exact one we're looking at. It's not gonna get dispo'd, locked up too high. Guys, why you put that bad energy out here? But no, it will get dispo'd. It'll still be a good deal. What's your assignment fee on this? I'm not sure. In California, I think a minimum we'll make $15,000, but more than likely it'll be closer to $30,000. What kind of college degree do you have? I have a degree in finance. What did you put in your mouth? That was a zin. $475K ARV? Yes, sir. All right, what time is it now? All right, we'll call him at 5:15. Right on, let's get some more. I'm hungry. What you at right now? Lace, today's day 1. If we get this locked up, this will be the first step in getting that quarter million dollar month. Muslim Dawn, absolutely. People make it harder than it is. It's a very— it's, it's simple and people try and overcomplicate it. Your high is so jacked right now. Oh no, I'm stealing Jacko Shisee's line. Look. Uh, yo, Wooter 79, thank you for following— or thank you for subscribing on YouTube. All right, what's the Chipotle order? White rice, double steak, no beans, corn, mild and medium. That's it. Why 2 months to close? That's what he asked for. All right, let me know when to sign that.
I will.
It'll be like another hour.
Why?
He's at work right now. I want to wait till he gets home.
Cool.
All right. No, I do not have a Discord. All right, let's see here. All right, do I have another fucking guy that I've got a contract out to? Who the fuck is this guy? James. James. I got to call James right now. Are you hiring for an operations manager? No. Have you ever had Portillos before? Yes.
Please leave your message for—
Super overrated, I think, on Portillos. It's not gonna say it's bad, but I think it's just overrated. People act like it's God's greatest gift to Earth, and I don't agree. Yo, Jason Acosta, thank you for subbing on YouTube. What about a COO? No.
Alright.
Watch is a Submariner No Date 2017. What did your pops do before this? My dad used to run a drywall firm. He owned a drywall company. Advice on building a cash buyers list? It's funny you say that, man. I recorded a YouTube video on how to build a cash buyers list. Today. It'll be dropping on Monday, I think. Well, Aha, I think that you absolutely could bring a lot of value, but that position is filled right now. You'd have to start down below that and work your way up. Did you negotiate the price on the watch? No, I was a complete noob when I went and bought this watch. We didn't have fucking VooCome around back then. I walked into the store. I've told this story before, but I fucking went to the Rolex store at Hyde Park, like in the Scottsdale Mall. I was like, I wanna buy a watch. They're like, pfft. They're like, get in fucking line, dude. There's a waiting list. We have no watches. Like they had no inventory at all. This was like in the middle of COVID too. And so I went down to a, like a used watch reseller, Estate Watch and Jewelry in Scottsdale. And then they had a bunch of Day-Date, Subs, all this and that. I saw this one, picked it up. I looked at it and like a GMT and a Day-Date and I was like, this is the one I want. It was for sale for $13,900. I said, yep, I'll pay it. Bought it. Got fucking boned on taxes too, on the watch. You have other Rolex? No, this is my only one. This is my only watch. I don't think I'll ever sell this watch, dude. I love it so much, and it just— it means— it's got like sentimental value to me. Can I start wholesaling now? Yes, yes you can. What's the point of having a Rolex? There's no point, bro. It's just a beautiful piece of machinery.
Please leave your—
How do I verify it's real? The box, and then we got the card. I don't want to show you guys the serial number or anything. But the card, and I've got all the other paperwork and stuff. That's how we knew it was real. This is a very, like, established watch and jewelry company I bought it from. It's not like they would be fucked if they sold some counterfeit shit. You do horse racing or not?
No.
What video games you play right now? I've been playing a lot of League of Legends. I've been loving League. "How do I get ahold of you for a mentorship?" Julian, if you're interested in a mentorship, go ahead and send me a DM on Instagram. I have a couple different options we can go ahead and talk about, see what's good for you. "Do you know Dante's?" Dante's, no, I don't think so. "Do you have the Switch?" I don't have a Switch. "Do you need an LLC for wholesaling?" No, you don't. "What reference number is the Rolex?" 116040, I believe. 11:40:60 is what it is. Anyway, how many deals have we locked up this year? Over 100. You should start covering up those addresses. If I pull John's number in 3 minutes, that's crazy. Hey, listen, anybody who does that, anybody who tried to steal my deal, I'm not worried about it, bro. If I lost the deal, that sucks. It's money out of my pocket, but karma will come back and get you 10 times worse. All right, as long as you get the guy to sign a contract, you won't have to worry about a bidding war. Nope. Do you have a team? Yes. Um, do you want to get $250K to you this month or $250K in deals this month? Alex, deals this month. So, uh, I am I'm not going to be able to make 200— like with wholesaling, the cash conversion cycle would not allow me to do that. So I'm going to try and get 200. I'm going to have 30 days. We'll see how many deals I locked up in the 30 days. And then like 45 days later, we'll review. We'll see what closed. We'll see how much money we made from them. No, Jake Gomez, I don't hire any remote employees. You have a hair on your hat. It appears I do. Are you dialing out using PhoneBurner? No. Biggest month to date was just under $300 grand. Do you think it's possible to scale to $100K a month as a solo wholesaler? Yeah, absolutely. All right guys, I have to hop off real quick for a sales call for one of my education students. I'll be back on afterwards and we will bang out some more acquisitions. So, if you guys wanna be there for when I go back live, we're gonna make some more calls. Make sure you hit the follow button right now to get notified. And also remember, I'm also live on YouTube if you guys want to see my screen. So thank you all. We'll see you again in like 30 or so minutes.
