Chapters
Hey Steve. Yes, sir.
All right, we got, we got it to work. So I sent over the new one. It just got those first 4 pages in the seller and possession agreement, and then we've updated the additional terms and conditions to edit Section 7, to where they— the seller may leave behind any personal belongings, furniture, or rubbish in the property at close of escrow.
All right, all right.
Um, and then we also got, uh, uh, that seller in possession as well.
The seller— what?
I'm sorry, the, the seller in possession agreement. The agreement that allows you to stay in the property for 2 weeks after closing. Yeah.
Okay, okay. All right, I said it might not even be that long, but just right, I want to make sure it's, uh, when it's done that we can, you know, I have the money and then I'll, I'm out.
That makes sense.
I hear you. Uh, yeah, I'll get back in there and get on it and get in the computer and And we'll go from there.
All right, sounds—
sign everything if everything looks good to me.
All right, sounds good.
Well, when I have any questions, I'll call you.
Perfect. And once we get that back, um, my sales manager, he'll give you a call and he'll let you know. We'll get the photographer scheduled and everything like that. Okay.
Okay, get the what?
I'm sorry, the photographer.
Oh, okay.
All right, sounds good. Well, I appreciate it, Steve.
Okay, man.
All right, be in touch. Bye-bye. Fuck yeah, boys. I could not get that guy back on the phone. Here we are. We got it.
We're getting it.
We don't got it yet. We're getting it. That'll be number 2. Do we also have number 3 on the way? Yeah, we fucking do. Speaking of which, where the fuck are they? Where the fuck are they? Have they Okay, they still haven't opened it, so we're gonna give them a call, be like, hey, what the fuck, why haven't you opened it? That's what we're gonna see right now. Serena, any deals signed? Yeah, we got one locked up already. We're waiting on that. We're about to get 3, bro. We're about to get our third, or number 2 and number 3. Hello?
Hello, Darryl? Yeah.
Hey Darryl, it's Tyson over with We Buy Homes Cash. How you doing?
Doing okay.
All right, well, I wanted to call and see if you were able to get that agreement I sent over opened up all right.
Yeah, we just got home, so we'll take a look at it and, uh, read it over and sign it and get it back to you.
All right, sounds good. Uh, if you have any questions, you got my number.
I sure do. Thank you.
All right, thank you, Daryl.
Talk to you later.
Talk soon.
Bye-bye.
That's what the fuck I'm talking about, boys. That's gonna be number 2. We need to get Steve's. We get 2 and 3, bro. That's a good day right there. 3 contracts, that's what the fuck I'm talking about. All right, let's go Trevor. That's what I'm talking about, man. What's up, Dallin? How we doing? Corey, are proof of funds required more for on-market deals? Yeah, Corey, on market they're definitely gonna ask for proof of funds more often. All right, how do you not get burnt out/tired of cold calling all day? Danny, bro, if you knew that every single time you fucking dialed the phone you were making like 50 $50, how many times would you press call? How many times? That's about what it comes up to for me doing this. Every single time I press call, whether they answer or not, it's worth about $50 to me. Keeps it easy, man. If you knew that you were sitting in front of a slot machine, every single time you pulled that shit you're gonna make money, you would never leave. All right, that's what I'm fucking talking about. What else can we get? What else can we string together? Terrence. I completely forgot about this fucking guy. Terrence, let's call him back. The fuck? What's up, Jamie? How you doing, dude? We're gonna get 4 today. What the fuck? Mr. Know What I Mean. I'm trying to know what he means, for real. Guys, I got this.
Your call has been forwarded to an automated voice messaging system.
I got this bust of fucking Marcus Aurelius, and it was like right here, but he felt like he was kind of staring at me, so I had to move him up a little bit. Fucking judging my ass over there. What's up, Christos? How you doing? Uh, Joshua, what are your favorite lists to call? Guys, I don't have a one singular favorite list, um, but I call— I pull all the lists, man. All of them. Tired landlords, army properties, inherited properties, vacant properties, liens, tax Delinquents, all of them, bro. All right, just got my realtor license, any tips? Lorenzo, I'm not a realtor, bro. But I do got a tip for you, answer your phone. All right, Southern Simulator, curious as to why you don't leave voicemails? Guys, I don't leave voicemails 'cause on average we're making 140 calls a day. Out of those 140 calls, probably only 10% of people will answer. So that's 14 people out of 140, 14 minus 100, or 140 minus 14 is 126. Let's say that leaving a voicemail takes a minute. To let the phone ring all the way through, to leave your message, boom, hang up, a minute. If you do that, if you leave a voicemail and every single time somebody doesn't answer the phone, you just spent 2 hours a day leaving voicemails. You work 6 days a week? That means you spent 12 hours leaving voicemails. That means you spent 2 full working days every single month leaving voicemails. I believe that those 2 full working days would be better spent just calling more people. No, I do not SMS blast. Let's go, Alex, right on, bro. Excited to get to meet you. What calling program? Guys, I use smartphone.io. You should develop a custom software for this. Riley, that is absolutely what I'm gonna do. That's my plan to make $100 million, is create a software that makes it easy for people to wholesale real estate. Where do I go to sell my property to you? Life of Omid. If you have a property you'd like to sell me, send me a DM on Instagram and we'll take a look. All right, no answer from Terrence. Who else we got here? Wait, they should have pushed a deal. Okay, I was. Wait, SMS call response needed. Who is this? Oh, this is that Silver Creek. Yeah, I'm out. I'm out on that. All right, cool. Lambo this year? I sure hope so, man. It's a possibility for sure. Roll Tide, brother. All right. How do you run rehab numbers since you do this virtually? Do you ever renegotiate the price? We run rehab numbers because I'm very thorough in the questions I ask them about the property. And then based on that, we input it into a formula, makes it super simple. Yes, we do have to renegotiate because sometimes people like to omit certain details about the property. Like for instance, that there's holes in the fucking wall or cabinets ripped off or they're just missing appliances. People love to omit things. Very selective. Which Lambo you want? The Lambo I want is a fucking Revuelto. But the one I'm— the one I should be getting is a Huracán. Alright, do you use AI to help you do what I do? Well, here's the thing, man. I definitely pretty much always just got a ChatGPT tab open, but I'm mostly using it as Google and I use it to write a lot of emails and shit. Alright. Richland Hills, Texas. Let's go.
Please leave your message for 8.
Yes, this is my full-time job. Get the SVJ, literally insane car. I would definitely like an SVJ, but I prefer a, uh, Revuelto. All right. Yo, Riley, thank you for the weights, bro.
Please leave your message for—
Get a 720S? I'm not a huge fan of McLarens, man. Don't get me wrong, I like them. I definitely want one. I mean, I got a fucking 720S right here. We'll have one in the stable eventually, but— and also definitely in the fucking Papaya, but it wouldn't be— That's not like fucking, that's like number 4 on the list, you know? Most I've ever made, $132,000 on one wholesale deal. All right, what the fuck is this? Out, okay, didn't answer. All my plain shirts, guys, come from Fresh Clean Sweat.
Please leave your message for 817.
The least we've ever made is like $3,000. Revuelto Ducati V12. Yeah, um, I, I don't know how I feel. I mean, I've, I've never driven, but all these like fucking crazy hypercars that are like these like hybrids, I don't know how I feel about that. Never driven one though, but I've heard it's very nice. Can a buyer backdoor you on a Zillow for sale by owner? Not if you have a legal contract. Where you at in your challenge, brother? Guys, I've gotten 11 contracts. I've got 3 more on the fucking hook We're fucking rocking and rolling, boys. Ever felt bad buying someone's house like they're mentally ill or have dementia? I've never bought somebody's house that's mentally ill or has dementia. Anytime I even slightly fucking suspect that the person is over 70 years old, I make sure that there's a family member involved. I make sure I get a fucking son, daughter, somebody to be like, hey, is this person really wanting to sell? Like, does this deal work? Like, we always, bro, we cover our track, we cover our base on shit like that. There are people out there who would take advantage of old people. It's terrible. Those people are— got a lifetime of fucking hell coming from them just due to the karmic nature of the universe. All things retain and balance. You can't do evil like that and not have evil done unto you. So it's always very important that if somebody is older, doesn't seem like they're all there, that you get second opinions, right? That you get a family member, pull them in. I did have one guy, uh, I can't even remember his fucking name. He gave me a call the other day, in fact. What the fuck is his name? He used to be a bodybuilder, but he had really bad dementia. I fucking met him. I was like, do you have any family? He's like, yeah, I've got a daughter. Got the daughter on the phone. I was like, hey, here's what's up. I wanted to buy pops' house. Odi. Odi was his name. Wanted to buy pops' house and looks like he's having some mental instability. She's like, yeah, yeah. She's like, thank you so much for calling me. We brought her involved. We got it done. She was like, wow, I really appreciate this. I'm like, yeah, of course. Paul Jones, I've got a video on YouTube I just put out called the Cash Buyers Masterclass that will walk you through how to get all kinds of cash buyers, bro. I got you. All right. Georgia, no answer. Paul Blackwell, Oklahoma.
All right, please leave your message for, uh, Top Shot.
And no, I don't. I'm calling everywhere nationwide from my Arizona area code. "How do you go about getting your list and skip tracing them?" Joshua, I don't do that anymore. That's a very good strategy for beginners. I have a bigger marketing budget that allows me to do other forms of marketing. However, I have a video on YouTube called How to Generate Leads Using, what the fuck is it called? It's like How to Generate Leads Using Batch Leads, and it shows you exactly how I pull lists, skip trace, all of that. All right. MC Hammer. The purchase price was like $250,000 or $270,000. I'm drinking a Waterloo Blackberry Lemonade. Let's fucking go. What did we just get back? What did we just get back? Let's go, everybody. This is what the fuck I'm talking about. Completed the one in Joliet, Illinois. That's what the fuck I'm talking about, boys. That's number 2 on the day. That's number 2 on the day. And we're just waiting for number 3 now. We're just waiting for number 3. That brings us to 12 contracts for the month, guys. In the last 16 days, we've gotten 12 wholesale contracts locked up. I'm here showing you guys how fucking achievable this is for you guys and to fucking show my guys what's achievable. They're out there, they're fucking killers, bro. We gotta lead from the front. My 83rd call today out here grinding. Oh, call, let's go, let's go. Hey, thank you for calling We Buy Homes Cash. This is Tyson.
Yeah, this is Daryl Warren. I was calling, um, I had a question for you. Well, kind of, my wife is on title too, so are you going to need to send her documents to sign?
I absolutely will. Um, Yeah, sorry, I should have asked you that. I, uh, I got it pulled up on the, uh, county assessor's records and only your name was on there. But let me, uh, let me add one in and send it to her. Give me one second, I want to get that email address from you. Okay, I'm gonna have to send a— I'm gonna have to send a whole new one, so you'll have to sign it again. But let me add her in. Okay, give me a second here.
I already signed mine.
All right, uh, how do you spell Lori? Is it L-O-R-I? Let me add in her initials. Yeah, my bad, I just checked on the county records and you know what, they mess up quite a bit. I should have asked you guys.
Oops.
Alright. All right, let's see. New one will be coming through momentarily. It's, uh, identical to the other one, just has— so is what will happen, uh, is you'll go through and sign. After you've pressed completed, it'll send to her, and then she'll go through and initial and sign. And then once that's been done, you'll get an email that says completed again, you're saying?
Yeah. Yeah, you heard that. Okay.
All right, so that, that copy will be coming to you right now, Daryl.
Okay. Okay.
All right, looks like you finished out. Did it send to Lori?
She's looking, looking it up right now.
There we go. All right. Um, is what I'm going to go ahead and do now, Darryl, is forward this over to my sales manager, and he will be giving you a call either today or tomorrow morning. To go over the next steps. All right.
Okay.
All right. Well, hey, congratulations on selling your home.
Hey, congratulations on buying it.
Right on. All right. Well, hey, you guys have a wonderful rest of your day. Uh, if you guys do have any questions, you have my direct line. Please don't hesitate to give me a call, and, uh, we look forward to getting this done for you.
Fantastic.
All right, you guys have a great rest of your day.
Thanks, you too.
Bye-bye.
Yes!
That's how we fucking do it, boys. That's how we fucking do it. All right, um, did I already update the contract calculator? What the fuck are we at? I don't remember. I'm losing fucking count of all these things. Yes, that's the couple with the Florida unit too. Let's get some fucking W's in the chat for fucking 2 contracts already, waiting on this third one. All right, all right, let's fucking go here. Who the fuck is this? Hey, thank you for calling We Buy Homes Cash. This is Tyson. How can I help you?
Oh, gotcha.
Is this, uh, Sharon? This is Tyson with We Buy Homes Cash. Uh, looks like you filled out some information on our website about selling a property over in, uh, Palmer.
Yes.
Oh, were you still looking to sell that place?
I am planning to leave.
Excellent. Um, I'm trying to get it pulled up right now. Is this a plot of land?
Is it what?
Is this a plot of land or is there a property, like, is there a structure on the property?
Property.
Okay. Oh, it's in Alaska. Palmer, Alaska.
Yes.
Oh, gotcha. Okay. All I have for the address, it doesn't look like the full address got sent over. I just have South Old Glenn Highway.
4480.
4480. There we go. Let's get this pulled up here. Excellent. All right, well, I've got this pulled up now. Um, can you kind of catch me up to speed, Sharon? Uh, what's going on with the property? What's got you thinking about selling it? I'm sorry, it kind of broke up a little bit there. What was that?
And I moved back to my hometown.
Oh, you moved back to your hometown?
Yeah.
Okay, um, so you've already moved out of this property?
Yes and no.
Okay.
I still have plenty of things in there to, to remove.
Okay, gotcha. So, um, what would you like to see happen with it? You'd like to sell it?
Yeah.
Okay. And, and how soon would you like to have it sold?
Yeah.
How soon would you like to have it sold?
I'm not sure.
Like, do you think like 30 days, 60 days, 90 days?
More than 90 days.
Okay, gotcha. All right, well, let's see here. Can you tell me a little bit about the property? How many bedrooms and bathrooms does it have?
3 bedrooms.
3 bedrooms? Okay, and how many bathrooms?
1.5. Yeah.
Okay. I'm seeing online the property is, uh, 2,341 square feet. Does that sound right?
You're not sure? Sure.
Okay. Um, I'm seeing that the house was built in 1968. I was wondering if you've replaced the roof since it was built.
No.
It's the original roof?
Yeah.
Alright. Is the roof metal?
No.
Gotcha. That's probably one of the oldest roofs I've ever seen, or heard of, I should say. Sharon, I'm having a real time hearing you. It sounds like you're breaking up quite a bit.
I have poor service.
Oh, gotcha. Now I can hear you. Okay. How about the heating and cooling units on this property?
That oil furnace, but it's dead.
Oh, the oil furnace is dead.
Okay.
Uh, looks like there's a 2-car garage on the property. Okay, it's a carport.
Yeah.
Okay, and, uh, is the property on city sewer or is there a septic tank?
Okay.
And then is there a basement in the property?
No. Okay.
And then looks like there's a— is there like another story above the carport?
I don't know.
Okay.
We built the carport.
What's that?
We rebuilt the carport. You rebuilt it?
Okay. When you did that, was it permitted with the county? Yes.
It's permanent.
Was it permitted? Like, did you get a permit to build that or to rebuild it?
It's finished. I'm keeping it that form.
Okay. Do you have an idea of how much you'd like to get for the property?
100,000.
I'm sorry, you broke up. What was that?
Anything over 100,000.
Okay. Looking to get over $100,000 for it? How is the condition inside the property? I'm sorry, it's— I couldn't hear that. What?
Hello? Hello?
Oh, there you are.
Hi, bro.
I'm sorry, again, I— I—
burst pipe.
Oh, there was a burst pipe? Okay, so the property was flooded?
No, into the bathroom.
Into the bathroom?
Bathroom sink wall.
Oh, okay, the bathroom sink wall, there was a burst pipe?
Yes.
Okay, gotcha. And, uh, were there any repairs made after that or no? What's that? Uh, Sharon, I really do apologize, but it's breaking up quite a bit. What was that? Again, I'm having a real time. It's going real in and out. I can only hear like every half of every third word you say. I'm really sorry, Sharon. I can barely hear you. Is there a time that maybe you would have better service? I could give you a call back.
Yeah.
Okay, when would be— I'm sorry, when?
Text. Text.
Oh yes, text. All right, I'll text you right now.
Okay.
Okay, thank you, Sharon.
Bye.
Bye-bye. Fucking pulling teeth, bro. The fuck was going on? All right, the fuck is she saying? Hey, Sherrod, I apologize for those technical difficulties. I got an idea. I wonder if I can just make ChatGPT fucking lock this deal up right now, have this entire conversation over text so I don't have to. Also, um, for those of you guys watching on YouTube, I always knew Alaska was big. I didn't realize how fucking big this place is, dude. So I got this property, it's just outside of Anchorage, I believe, or maybe not just outside, but it's like, okay, close to Anchorage, I guess. And I scroll down, I'm like, okay, like, how much bigger can Alaska be? It's fucking massive! Look at all these different places! The North Pole? What? Nanana, Anderson, Lake Minchumina, Poor Man, Ruby, go— there's a billion different places in Alaska. Who lives out here? Who lives out here? Does anybody live out here? Eskimos? Are Eskimos real? Your dad was genuinely born there? Moose, Moose, dude. What the fuck, boys? Just what the fuck? All right, she wants 100 grand for it. Dude, if I fucking successfully wholesale this house, then money isn't real. So it looks like there's some kind of fucking easement just right smack dab in the middle of her shit. All right, sold. Last 12 months, nothing. In the last 12 months, one house is sold for $280 grand though. I'm Riley. I'm not sure, bro. It very well could be in English, dude. Steve is saying that there are people who live and work on those islands. That just can't be true, bro. If that's so, we need to send them help. Those are the people that we need to send aid to. We gotta drop off fucking supply— supplies of all kinds. We should probably introduce them to iPhones. Fucking show 'em a Doritos Loco Taco. Let 'em know that that's what's going on.
What the—
Fuck, bro, the world is so big and I just— it's beyond me, honestly. All right, what the fuck, dude? These houses are all selling for fucking $300 grand, like All right, let's send her a text. Hey Sharon, I apologize for the technical difficulties. Could you describe to me the interior Condition of the property. Uh, Nati, how can I get your spreadsheet? Guys, the spreadsheet, very easy for you to just copy it and build your own right now. But if you really wanted it, it's available in Wholesaling 101, my introductory, uh, wholesaling program. All right. Do you use Nair? For what? I've Nair'd my legs before, but I do shave my body. Like, I'll shave like my arms and my chest and my fucking stomach and everything every once in a while. In fact, I need to do that again, especially when I get like cut down. We fucking shave all this shit off. We have furry up in this bitch. Marketing strategy? Inbound digital marketing, brother. So we run ads on Google, Facebook, Instagram, YouTube. Want me to run a PPC for you? No, we probably not. I got a guy who does that. I'm pretty happy with him. How much you made so far in revenue? What do you mean, Melly Mello? Like for the challenge? In my life? Yesterday? Today? Where you have the 250K goal, guys? I'm not sure. I'm not sure. I'm not— guys, here's the thing. I've just given myself 30 days to lock up the contracts. At the end of that, after we've seen what happened with every single contract, we'll let you know how much money we made. I'm thinking that it's going to be over 200 G's right now though. All right, we, we're not liking— you guys aren't liking the fucking— all right, if we can get her to like actually fucking text me back and give me some information, then We'll fucking submit this to underwriting, okay? I'll really underwrite it. Uh, MC Hammer, these are all leads I'm generating outside of the normal business. Everything I'm calling right now is just like extra shit that I'm doing just for myself. So I'm not dipping into my salespeople's pockets. All right. Better off mailing her. Yeah, probably. What the fuck? This is fucking nuts, dude.
All right.
Thank you, David. I appreciate it. All right, are you able to work with a realtor in Alaska to split this? Guys, honestly, um, if we got this deal, I would just send it to RJ Bates. RJ's flipped a bunch of houses in Alaska. He probably knows the buyers. Brayden Van Wagner, yes I do. You know Brayden, I actually, one of my really good friends in college had the last name Van Wagner. I haven't talked to him in a minute, I wonder how he's doing. He's a fucking stud. All right. Buy any real estate in Zimbabwe? I haven't, could be interested though. Where do you get all the money to do this, Justin? Wholesaling does not require you to have any money. Because get this, look, here's the way, guys, wholesaling real estate is a beautiful strategy because it's a way for you to invest in flip real estate without needing any money because you don't actually put up any of the money to purchase the properties. Here's what I mean. You find somebody who's willing to sell their property for $100,000, but you know that property could be worth $250K after it's been renovated. You figure, okay, it's gonna be a $40,000 renovation. So you get it under contract for $100K. Now, on the day you get under contract, you don't have to pay for it right away. There's a close of escrow date. It's set sometime in the future. And you have until that close of escrow date to find somebody else to buy the property for more money than you paid for it. So if you paid $100,000 for it, you go find somebody and you show it to some flipper out there and you're like, "Hey, listen, I'll sell you this deal for $120,000. It's going to take $40,000 in renovation work and then you'll be able to sell it for $250,000." He's like, "Okay, good deal." send him an assignment of contract, which which is a legal document that allows you to sell your contract to that guy, relinquishes all the rights under the contract to him at a higher fee, at $120,000. So then on the day of closing, the guy you sold it to is gonna deposit $120,000 to the title company. The title company is gonna give $100,000 that you originally agreed upon to the seller, and they're gonna give you the $20,000. You didn't put up any money. You successfully flipped the house. That's wholesaling real estate, bro. There's no cavities in here, bro. Do they see the $100K in your contract or can you hide that? I don't, but yeah, you can. How does the seller feel about that? Well, Justin, I let people know. I'm like, hey, listen, I'm going to work with a financial partner on this who is going to pay me for the deal. And they're like, cool. So it's just you and your dad doing this?
No.
We have 3 other employees and I'm trying to hire like fucking 5 more salespeople. Okay. How do you deal with people who want to walk their property first? Let them walk the property. Matthias, I don't know. I've got 12 deals under contract though. So we're fucking rocking and rolling, bro. Hire me? Guys, if you guys are interested in a job and you guys are willing to work out of my office in Phoenix, which is an absolute requirement, I don't hire remote employees. Hit the link in my bio, scroll down to the bottom where it says, "Are you interested in working with me?" Fill that out. We'll give you a call. We'll see if you're a good fit. Okay, Chris, "What happens if you can't find a cash buyer for the property you closed?" Guys, if you can't find a cash buyer for the property that you locked up, then you can cancel the contract. As a buyer, you have an inspection period. And in our contract, it says that we can cancel the contract for any reason whatsoever. Now, obviously, you don't want to do this because People start making plans once you have their house under contract and things of that nature. So you want to make sure you get it at a good price. But inevitably it will happen and you're able to just cancel the agreement. Does that make sense? Yes, I'm a fan of Zins. How long is that period? It's completely negotiable in the contract.
All right.
How do you see inside the property if you're out of state? Hire somebody locally?
How?
I just hire somebody off Craigslist to go take pictures of the property and then I send it out to the people in that state and then when they want to go see it, they go see it. I just set it up with the seller. Do you have a contract we can use or how does that work? Yes, guys, you guys can all go to www.freewholesalingresources.com. And there you can download my purchase contract, my assignment contract, and my script on exactly what the fuck I say every single call. You're welcome. I heard that sellers can sue you if you cancel the deal. They could sue you for specific performance. "Is your dad better at this than you?" I'm better at sales than my dad is, but he is better at like operations, running a business than I am. "So if I zen, will it make me successful?" No, zen alone will not make you successful. Guys, it's the soldier that makes the sword, not the sword that makes the soldier. "What's the website?" www.freewholesalingresources.com. The link is also in my bio. On average, out of 100 contracts, how many do you think you can cancel for various reasons? You probably cancel 20 of them. Do you offer base salary in year 1? Yes, I do. All right. Yeah, I'm sorry, Emily, it's because I was speaking to the TikTok people. Um, but now we're gonna go back to making calls. Or fuck, let's see if this girl responded. All right. Guys, if you guys are concerned about the base salary in a sales job, I already know you're not a good fit. The money is made in the commission. I want people who want fucking performance-based pay. If you're worried about what's guaranteed, what can I automatically get, I can already tell you, no, it's not for you.
All right.
Where the fuck? She replied. She replied. What the fuck's her name? The fuck was her name? I guess I'll just look up Palmer, Alaska. Here we are, Sharon. All right, cool. She said the interior house needs work. I tore out carpet and left on plywood in living room. Interior doors need to be replaced. 4, main bathroom, bathroom needs new cabinet, sink, bathtub lining needs replaced. I said, "Understood. How's the electrical in the house?" Then we're going to ask her how the plumbing is, then we're going to ask her how the foundation is, and if she answers all those questions, I'll probably send her over a contract for $100K. All right. "Did you buy the house in Hawaii from that gentleman?" No, I offered him $120,000 under what he was asking and we parted ways, friends. "Is it uncapped commission?" Yes, it's uncapped commission. "Got a 4-hour drive ahead of me. What should I listen to?" Listen to the Rebellion podcast with Tyson Smith. "He's paying $20K a year." It's more than that, I can assure you. I'm pretty sure, um, Ryan's about to make a fuck ton of money this month. I don't know exactly what, but probably close to $20,000. Is the operation manager salary or commission? Both. What do you do in real estate? Wholesaling. Can this be done as a side hustle or is it full-time? It could be done as a side hustle, yes. Tyson, I work part-time for $100K a month. Mm, bad deal, I'm out. What state are you in? Arizona. All right, couldn't agree more. The whole point of sales is foreign space pay. If you're not into that, find a different job. 100%, Emily. 100%. If you're looking for a nice cushy salary, this just isn't for you. I want people who are gonna fucking work hard, run through walls, and then they will make a fuck ton of money. Gotta risk it to get the biscuit, yo. I'll do $0 base for work from home. I'm not hiring anybody that's work from home. I do not believe in that shit whatsoever. Can you travel and do this in different cities and states? Sarah, there's no reason to travel. I am buying and flipping, I'm looking at a house in Alaska right now. I'm not going to fucking Alaska. The fuck? How many houses have been bought with my ass sitting right here in this seat? So many of 'em. I used to go to houses. But that shit sucks and it takes a long time. Where it would be so hard for me to get 3 contracts in a day doing that. But here, with my ass in the seat, very possible. My seller says no wholesale contracts, what do I do? You say, well, okay, if that's the case, then we're not interested. All right. Got a room in your house, I'll move out. Connor, that's not happening either. All right, how are your salespeople doing this month? They're fucking killing it. Do you have foot on the ground in different states? Don't— guys, that is such like a misconception. Anybody I need, I can easily hire on the internet. What happens if the seller lies to you about the info on the house? Then we've got to price drop them. No, guys, I do not offer any remote jobs. I don't believe in it.
All right.
"How do you keep your salesmen from leaving and doing it on their own since no money is required?" No money is required, but it absolutely takes money to run this business once you get to the level I am. In the beginning, you can do it with no money, you can. But at this point, we've got all kinds of fucking overhead from all the softwares we use to the data, to the marketing we do. It gets very expensive, very costly. And look, they absolutely could if they wanted to and they wanted to go do it on their own, they absolutely could. The reason why they stay is because we have a vision that's big enough for everybody here. I'm not just trying to get me win. I want every single person in my office to fucking win. I don't want to be the only guy in a Lambo. I want a whole fucking line of Lambos from all my fucking people. Guys, you guys do not understand. The vision is huge. When I eat, everybody eats. And I'll tell you what, when I'm hungry and I see my dogs eat, it fills me up. Justin, I did have a Honda Civic. That was actually my first car I ever owned. Do you want to talk to the homeowner or the agent when trying to get a property under contract? I do not deal with listed properties. I only talk directly to homeowners. If the property is listed, I'm not interested. Do buyers technically inspect prior to contract close? Yes. If so, how many fall through? Well, Tone Spike, on wholesale deals, there's no inspection period. On a novation, we do give them an inspection period. But that just depends. What kind of dogs do you have? I have an English bulldog. Did your dad teach you this business? Yes, he did. Wholesale or wholetail? I do both. I wholesale, but I also wholetail with novations. Yes, OG, I do do coaching and mentorships. Alright. Oh shit, okay, it's 3:30. All right boys, we got some fucking— we got some meetings to do right now, and then maybe we'll be able to hop on later for a little bit. Jamie, you're absolutely right, such a scarcity mentality to ask like, oh, why wouldn't your people like, like leave and go do it on their own? Guys, you don't understand the kind of culture we got here, It's fucking good to work at We Buy Homes Cash. It's fucking good. I've had to let go of people and they were like, "Dude, please, I wanna stay, I'll work for free. Let me keep doing this." I'm like, "Dude, no, it's—" Anyway, all right guys, I'm gonna hop off, get some meetings and shit to run. I gotta fix some shit. And then I might be on again in like an hour, hour and a half, we'll see. But either way, I'll for sure be on tomorrow. But, and then hopefully if somebody calls me back or something, I'll hop on real quick so you guys can see the closed deal again. But thank you guys all for watching. I will see you guys either tomorrow or in
