All right, what's up, Don? How you doing, bro? All right, guys, what time is it in Tennessee? What time is it in Tennessee? Alright, it is 11:30, so they are 2 hours ahead of us. I need to give this guy a call at noon. At noon.
Okay.
Noon.
Quick follow-up date. Today. Noon. Yes, sir, Tristan, you know the vibes, bro. You got it.
Alright.
Follow-up date.
Today.
Noon. Let's go. All right. What else do we got? What else do I have for these two people who still need an offer? Oh, we got Denise. Let's call Denise.
All right.
AJ, all of the above.
You've reached Denise.
Denise, still no answer. All right, dude, we're throwing her in the fucking 90-day hibernation, bro. She gotta fuck off. All right. Thank you, Vincenzo. I appreciate it, bro. It's a pretty funny compliment to give somebody. Guys, we gotta get on the phone with this Michelle girl. She's got this house in Albuquerque I wanna buy, but she is not answering me. Hey, where do I find an app to run numbers so I know what to offer the seller? There's no kind of app, bro. You gotta just know how to do the calculations. I've got YouTube videos describing exactly how to do it, bro. All right, how's the challenge going? Danny, it's going well, man. We're killing it. Vincenzo, I feel like that's like a name from Assassin's Creed, and that's why I know it. Full honesty. Why would the dude from yesterday that act like he was doing you a favor— dude, we talked to him. I called him back. I was streaming.
Yes, this is Michelle. Leave a message and I'll get back to you as soon as I can. Thank you. Bye.
Hey Michelle, Tyson again with We Buy Homes Cash. I know you had had a conversation with Blake about selling this property over here on Lester Drive. We are interested in making you an offer on the property where we're paying all cash, no closing costs, buying the property as is. So if that's something you're still interested in, please give me a call back. Alright, alright. Yes sir, Asset Printer, you got it. Tanner B, good to see you in here, brother. Another rising star in Wholesaling 101. He's about to crush it. You want to know how I know he's about to crush it? Because he's fucking doing the work that is required. Alright, still no answer from Michelle. What else do we got? Why do I have 5 properties in underwrite? What the fuck are these things? Okay, okay. This one I vaguely remember. Couldn't find this place. Um, Guysville, Ohio. Couldn't find that place. Oh, I remember this girl. She said she was going to email me shit about it and I haven't gotten any Let's call her back. Oh, I forgot to re-up on my beverages.
Hello?
Hello, Kathy?
Who is this?
This is Tyson Smith with We Buy Homes Cash. Not the insurance Tyson Smith, the other one.
Okay.
Hi.
Hey, so last we spoke, you let me know that you were going to email me over some information about the property, and I just hadn't received anything.
Anything yet?
Oh, I talked to somebody that buys houses and he said, I'm just going to go to the site and Facebook and look at the pictures.
Yeah, I think that was me.
That was you? Yeah, you said you were going to go to Zillow or Facebook or somewhere and look at the photos.
I didn't—
you didn't say email you anything.
Oh, gotcha. I remember from the conversation that, uh, you had some photos or something that you email over to me. Do you have the property listed on Facebook?
I actually don't have your email. Let me just text him to you.
Okay, yeah, that'd be perfect. Can you text him to this number? Cool, right on. Good morning, Aaron, how you doing, man? This guy is discount Brooks Koepka. Brooks Koepka is discount me, bro. What does that guy do? Fucking hit a little white ball into a hole. So what? Whale, progress. Look guys, we have 8 contracts. Our average deal is $20,000. That's at least $160K. But I think that they're more than that. We gotta give it time though. A lot of the deals are marketing. So we're gonna see what's up. How many contracts in the past 17 days? I don't know about the past 17. Today we're on day 12, we got 8. What's up, Kempton? What's up, BLR.Ent? How we doing? All right. So I guess we'll just fucking leave her at that. Reminds me of my Texas seller. She actually was a lot nicer last time I spoke with her.
All right.
What the fuck is this? All right. When I have this in underwriting.
Oh.
Spilling shit. All right. I do not remember what happened with this house or even fucking looking at it. What is the information?
Okay.
5 bedrooms, 3 baths. Yeah, yeah. Car garage, septic tank. It's got a basement. Asking $225K. Oh, it's just right here. The 5'3" that sold for $400. See if I can get some pictures of this, see what the hell this guy looks like. Georgia Bulldogs sign right out front. Let's go! Come on, who's got the picks? Who's got the—
What's up?
I know we're going to get preview, but I still feel like you can get a solid by asking someone in your network who's an affiliate, say, so who you'd prefer. Hey, Vernon. Hi, everybody.
How are you?
I'm doing well.
How are you?
I don't know, man. I know Ryan and Jamil and Pace. Who are? I don't think so. I mean, if he is, he isn't like pushing it. But I know Ryan does lives with Privy and pretty sure Pace and Jamil do some stuff with it. Yeah, well then go ahead and find out what Ryan's thing is. Trying out this new software for comping called Privy. Alright, what's your main strategy? Wholesaling, brother. Alright. Tyson, my uncle said he was the one who financed your Sub for you at 55% AP for 98 months. That's interesting. We bought that shit cash, boys. And we way overpaid for it. We didn't negotiate on the price at all. It was fucking some absolute rookie, rookie watch buying. But that's what's up. We miss Glenn? Nah, that guy's kind of a dickhead. This guy I'm actually looking at. His name's also Glenn. All right. "Wanna do JV two properties I have, just need a cash buyer for in Spring Hill, Florida." Chase, I don't really do JVs. I've got enough deals on my own to sell. If they're amazing deals, I'll take a look at it, but I really only JV with people who are part of my coaching program. If you think that they are smoke show deals, send them to me in a DM and I'll look at them, and if they are, we can maybe work something out, but it's not something I really do. "As a wholesaler, do you have a lot of cash buyers on hand?" Yes, Josh. Yes, I do. 'Cause I've been doing this for a while. All right, this is our best bet. We got this at $400. This guy's asking $225. Okay. I mean, shit. We're just gonna offer him fucking $180, and then hopefully we can sell it at 50 cents on the dollar to somebody, and that'll be the move. Hello, Glenn.
Yeah.
Hey Glenn, this is Tyson Smith. Uh, we had spoke, uh, couple days ago about this property over on Jacksonville Road in Tallapoosa, Georgia? Yeah. Were you still looking to sell that property?
Yeah, I'm still considering it.
I got 2 people make me an offer on it.
Okay, nice. What are the offers?
One of them is one of them, and, uh, I can't remember what the other one was.
Okay, nice. What's the, uh, what's the offer to beat right now?
United Homevestors offered me $177,113 with $3,800 earnest money down to begin with, and Mark Spain offered me $3,800 down and $250,000.
Whoa, $250,000?
Yeah.
Wow, that's a smoking deal.
It's on 5 acres, 6 bedrooms, 3 full baths, 2 living rooms, 2 dining rooms, a kitchen, kitchenette, out in the boonies.
Yeah, well, I mean, it sounds like a very nice property. Um, unfortunately, I'm gonna be closer to that first offer. I'd still be able to beat that, but I wouldn't— I'm not gonna be able to get close to $250,000. Um, we'd really want to be around $180,000 for it.
Yeah, ain't no way.
Yeah, well, I mean, I, I wouldn't tell you to take that, especially if you got an offer for 70 grand more.
My neighbor behind me offered me $175,000 and let me live here a year rent-free.
Oh, nice.
But I'd rather have the money so I can get the hell out of Dodge.
Yeah.
So, uh, what, what price would I have to come in at? Like, what, what, what offer do I got to make you today where you're like, yep, we got a deal?
I wouldn't even consider less than $200,000.
Okay, so let's say I could get $200,000. What does that offer need to look like for you to be like, yep, Tyson, you'd sold?
Uh, well, the earnest money down, and then what do you just buy it straight out or you have people walk through again?
Uh, so we will need to conduct some inspections. I mean, basically the way it works is we send you over the offer if it makes sense, if I'm able to get the price you're looking for. We'd send you over the offer in writing. It says we're buying the house as is. It's going to say, hey, here's the day we're closing, and that's the day you get paid, that's the day you got to move out. And then in between then, we're going to send somebody over to get photos of the property just to confirm the condition of what you've told us. And then from there we may need to do some inspections or have some financial partners walk the property.
And when I gotta move out?
So that's actually one thing that people love about working with us, Glenn, is you actually get to pick. You get to pick the date.
Oh, so it ain't gotta be within a week or two?
No, no, no. You can say, "Hey, you know, I'd really like to be out of here in a month," or if you want 45 days or 60 days, I mean, it's really up to you.
Yeah, my boy's buying a house right up the street. He's closing in 3 weeks, so—
Okay, so you'd like to be around there maybe to help him move in or something?
Do what now?
It sounds like you maybe you'd like to, uh, still be around in 3 weeks when it— when that closes, or do you kind of have an idea of when you'd want to be out?
Yeah, about then. Once he moves out.
Okay, cool. So, um, what— so when I go to my underwriters, I'm going to say, hey, I spoke with Glenn, he said he'll sell us a house. What do I need to get approved? How much earnest money? What offer? And when do you want to close?
Yeah, I say $200,000 on the house, maybe. And probably 5,000 earnest money.
All right, so if I could get approved, just to make sure I understand correctly, if I can get our underwriters to agree to $200,000 cash to you, we pay all the closing costs, no realtor fees, buying the house as is, let you, uh, give you how much time you'd like to move out. Sounds like you'd like, you know, 3 or 4 weeks, but really whenever you'd like. And we can do $5,000 earnest money. Then, uh, what would be the next step?
I'd have to find me a place. I want a small place, like a 2-bedroom house.
Okay.
You got any of them?
Um, not in this area. Where would you be looking?
Carrollton County.
Gotcha. Yeah, we don't have anything there.
Um, damn.
Yeah, they have all up for sale out here. I can't believe y'all ain't got none.
Yeah, well, I mean, we are— we're a nationwide company, um, so we kind of are, you know, we're very spread out.
Mm-hmm.
But, uh, do you think you can hit me back?
Let me know.
Okay, so, well, I just want to confirm if we're able to do that, give you enough time to where you've got enough time to move out and find a new place. Is there anything else you need to figure out before you are ready to move forward?
No.
All right, sounds good, Glenn. Well, let me go see if I can get that approved and I'll give you a call back. All right. All right, thank you, Glenn. Fucking A, dude. He's absolutely right about this being in, and I quote, the boonies. Uh, Nick Schlagg, by the way, thank you for the gifts, brother. Guys, um, if you'd like to support the live, absolutely do not need to send any gifts. The best way for you to support is to tap the fucking screen, give me some likes. That makes me feel good inside, so I appreciate it. But thank you, Nick, I do appreciate it. Where are you calling out of? Smartphone.io, brother. You'll do better if you call them sir. Interesting choice, bro. Yeah, sorry, not a cuck. Not gonna do that. Appreciate you, D. I'm just kidding. I do call people sir every once in a while. Just depends on the guy. All right, so it is 2,700 square feet. Fucking Jesus. See if I can find any other pictures elsewhere. Same ones as Zillow. All right, let's go ahead, we'll send an email to Doggo and we'll see if he wants to try and sell this thing, if he thinks he can, and if he does, that'll be the move. Alright, to Doggo. All right, where the fuck was that comp? How long did it take for this thing to sell? Listed, went pending in a month. Okay. All right, let's see what he said.
Cool.
All right, okay, I got videos on YouTube that'll show you how to do that, brother. What made you shave, Ben? I don't know, man. I just, I got tired of it. I was looking at it and like I didn't want to go to the barber and get it cleaned up and it was just fucking messy and I was like, bro, we gotta, we gotta get this this thing going. And also I'm cutting and I wanted to see how the face would like sculpting was going if I was losing weight, and it kind of has definitely noticed. Like, not like I've got a fucking crazy good jawline or anything, but it's coming out a little bit more. All right, how'd you get people to take photos of the property? Dalton, um, you can just go on Craigslist, put up an ad, hey, need somebody to go take photos of a property, $50, and attach some instructions. Here's what we need photos of, here's how to take them, shit like that. But we have found that better photos sell properties faster and for more money. So one thing we'll do is we'll go on Facebook, we'll search for photographer in a certain area, we'll find people who say they're photographers in that area, we'll send them a message, hey, if we give you $100, will you go to this property and go take some quality photos of it? Sure thing. And that's how we do it. There's also websites like Homejab where they'll go and take photos. It's really one of the easiest parts of the process. Thank you, Kara. Bro didn't make a deal for a while. Dude, guys, yeah, I've goose-egged. I haven't gotten a deal in like the past 2 days I've been working. But it's okay because we don't look at the scoreboard. We just run the play every single day. And when we do the actions that we need to do, we know that statistically We are fucking bound to get where we want to go. And that's what it's all about, boys. What's up, Patrick? Do title companies ever ask you for an operating agreement? Yeah, they have before for like certain signatures and shit. Because they need to know that we can sign.
All right.
All right, we'll move this guy to needs offer. I'll wait for Mr. Dagoberto to reply to me. And we'll make it fucking happen, boys. Well, we'll see if we can make it happen. All right. What else we got? This guy, Raji. Oh yeah, dude. Fuck this. Fuck those.
Fuck that.
All right, let's refresh. I know we got some new leads. You ever put earnest money down or not often? Not often. I typically only do $100 earnest money on like all my contracts standard. But for situations like this, where if the guy's asking, like, if $5,000 earnest money is going to make or break the deal, whatever, we'll put it up. We have in our contract that if we cancel during the inspection period, we get our earnest money back. So it's not a big deal. It's really no risk. Just a matter of having to give them the $5,000 for a little bit.
All right.
Okay.
I miss Dwayne, bro. Tanner, I don't miss Dwayne. That guy was kind of a dickhead. All right. We got Robert of Bristol, Tennessee. Right on. Let's see what Robert's got going on. The ProMaster, I don't think that creating an LLC in the very beginning is necessary. My recommendation is to do 2 or 3 deals in your own name, make sure it's something you like to do, and then if you still do like it, spend the $400 or $500 on getting an LLC. Kev, both. Facts, D, you got it. By the way, guys, those of you guys watching on TikTok, I also am live on YouTube. On YouTube, you can see my screens, you can see the houses I'm looking at, you can see how I do the calculations, how I get my offers, all of that. Um, link to YouTube is in my bio, or you can just search on YouTube Tyson Smith and it'll come up. At least it better come up. What the fuck?
All right.
What's up, Landon? Craig, I run ads on Facebook, Instagram, YouTube, Google. Say, hey, want to sell your house fast? We pay closing costs, we buy houses as is. If you're interested in getting cash off Submit your information. They click the ad. They give us our information. Comes into my system. We give them a ring. All right. If I wanted to find something like you doing this in New Jersey so I could buy a house pre-MLS myself, how? That was a very interesting way to phrase that question, Paul. In order to find off-market properties, you got to either do outbound or inbound marketing. So what I do is inbound marketing. I run ads. People see them. They click on them. So you can just run Facebook, Google Ads in New Jersey, or you can do some outbound marketing, which is going to be cheaper, which is where you'll pull a list in New Jersey of properties that are showing signs that they may need to sell. So things like properties in pre-foreclosure, inherited properties, properties with liens on them, vacant properties, things of that nature. You can pull lists at BatchLeads.io. Once you pull the list, you need to skip trace that list. Skip trace is where you will connect the address of the property with the known phone numbers of the owners. Once you skip trace the list, you're going to call them up, you're going to get the owner on the phone, you're going to say, "Hey, are you interested in selling this property? I'm an investor, I'm looking to buy one." They say yes, you get the information about the property, you call them back, you make an offer, you get it under contract. Good to go, bro.
All right.
No answer from Mr. Robert in Bristol. How about Dave in Bradford, Pennsylvania? Dude, the maintenance guy in my office building is the fucking GOAT. He's such a G, and I can hear him talking outside.
He's such a G.
Thank you for calling Twin Piers Auto Sales.
Pissed. Twin Piers Auto Sales.
Fuck.
Alright.
User 487151234475. Do you ever say anything about assigning the contract? Like on the contract or closing?
Yeah.
It says right there on the contract. Buyer may assign this contract without written notice to the seller. Buyer is a wholesale buyer who is looking to make a profit and will assign this to somebody else for a profit. Like, thank you for talking. All right, don't know what the fuck is good with that. They didn't answer. All right, we got Cade in a place called Geens, Louisiana. This should be interesting.
All right.
Asset Printer, I don't run any of my own marketing. Other people do that for me. People who are better, people I hire, and they do that. They look and see which ads are performing. See like which creatives do the best, what markets do the best, you know, things of that nature. They analyze the marketing. We'll call Kate again. Thank you, Kate. I appreciate it. Tanner, I got Mitchell working on pulling that list, but things are fucking busy around here, but it should be at some point today. Amrocs, no, I use the same contract nationwide. The contract, by the way guys, that I use is available for you guys to download for free at the www.freewholesalingresources.com.
I got you.
And also, if you didn't hear that link, the link is also in my bio. Down, scroll down, free wholesaling resources, click it. Got you. All right, actually, let me see what that is called in my Linktree. Let me see, let's go to Linktree real quick. All right, all right, we just changed the button there to be called Free Contracts and Scripts for Wholesaling. It's the last one under my Linktree. Go check it out. Alright, this guy didn't answer. Who do we have next? Thomas of Pottsville, Pennsylvania.
Right on.
Alright. Guys, I have videos describing how to do the calculations, everything like that. I'm not going to talk about it in depth because I've recorded YouTube videos that'll explain everything for you. Go check it out. How many comps do we need? The more the better, bro. But it's not a perfect world and sometimes you only have 1 or 2. Of course, Paul, I got you. And if you need help learning how to pull lists, I have a video on YouTube called How to Find Motivated Leads Using Batch Leads. Go check it out. It's my most watched video. It only has like a couple thousand views though. So what the fuck?
All right, okay.
Exotic car brokering, that sounds sick. Um, Godzilla is my preferred way to comp properties. You can comp on Batch too. People just have preferences, but it doesn't matter, man. Just pick one and get good at it.
I'm sorry, the prince—
What the fuck?
Alright.
Heidi of Mason Town, Pennsylvania.
I'm sorry, but the person you called has a voicemail box that has not been set up yet.
Yeah, Trevor, I talked to that guy. We talked about fucking bodybuilding and becoming an influencer and all kinds of shit. Everything but his house. And then like the last 5 minutes of conversation And I was like, yeah, bro, still got to be a fucking 457. He's like, all right, that's, that's cool. Never mind.
Cool.
It's like an hour-long phone call of him just like, I don't know, trying to give me advice. Oh, Heidi, I really thought you were the one. I guess not. What about Don in Milton, Milltown, Milton, Milltown, Indiana?
Mr. Don.
Hello?
Hello, Don? Hello? Hey Don, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property over on Station Street.
Yeah.
Have I caught you at a bad time?
Yeah, I call you back in 10 minutes.
Okay, talk to you in 10.
Thank you.
All right.
Boring. All right, how much do you think I'll have to pay for a lawyer to look over and revise a contract to use? Dude, you can go download mine for free. I've already paid. I paid $6,000. On my contracts. To have the lawyer come through and put fucking everything I needed to have in them. Now again, I'm not an attorney. This is not legal advice. I use the contract in all 50 states. It'll work in your state. All right. Make an MAO Excel and your offers will be spot on. Yes, I agree. Well, I mean, you also have to know what numbers to input into there, but it's okay. Just joining for the day. Did that guy that was gonna look on his houseboat, take that offer. Um, I don't know, I may maybe need to follow up with that guy. All right, we got Wayne, Jacksonville, Florida. Ooh, Jacksonville, good market, very competitive though. No, Amrocks, must be in Arizona. I do not hire remote employees. I do not believe in remote work. You must be able to work out of my office in Phoenix every day.
Hello?
Hello, Wayne?
Uh, this is his wife. What can I do for you?
Hi there. Well, my name is Tyson. It looks like maybe you or Wayne had filled out some information on my website about selling this property on Lamson Street.
Yes, we did.
Awesome. What was your name, ma'am?
My first name is Lorraine.
I'm sorry, what's that?
It's Lorraine.
Lorraine. Well, it's very nice to meet you. Lorraine again, my name is Tyson. I'm with We Buy Homes Cash, and I was calling just to get some more information from you about the property so we could go ahead and make you an offer.
Okay.
Is now a good time?
Sure, fine, works for me.
Excellent. Well, Lillian, I'm going to get the property pulled up right over here on my end. While I'm doing that, can you kind of catch me up to speed on the situation? What's got you guys—
Well, it's, it's, uh, right now it's a, it could be a 3-bedroom, 2-bedroom. It was a mobile home and that we made, we put some new siding on it a few years ago. And so it's more like a manufactured home instead of a mobile home.
Okay.
It does have a front deck, it has a back deck. The yard is considered 4 city lots. I think it's 100 by 100, something like that. And it is a 6— half of a 6-foot chain link fence. You've got a front gate, a side gate, there is the other half is privacy fence. We built a— there's a 1-car garage. And there's 3 sheds to the property there. And 2 of them are fairly new because we just bought— we built them in last maybe a year or two, couple years, last couple of years. The roof is metal. Inside it does have a fireplace. The inside, we did a little bit of painting. We tore up some of the old carpeting and left it bare, the floors bare. So in the living room and the bathroom, in the kitchen, in the dining room, the master bedroom, we tore the carpeting. And we, as far as we got, we got the kitchen and the master bathroom, new flooring down for that. Um, that's, uh, I'm trying to think here. It does have a well attached to this. It is on city water, sewer most of the time, and then, you know, your JEA for electrical. And then it does have an access for a well. Um, uh, it doesn't really need— it doesn't need any major repairs. It just needs a little cosmetic work. We just recently Back in September, we finished painting the outside and all these sheds and stuff, so they all look alike. Okay, painted, trimmed it, put trim, and so that's fairly, you know, less than a year old. The paint is, uh, inside, like I said, we just got done doing a little bit of painting and torn the carpet up. It just needs like some flooring. Um, we didn't know whether to put carpeting back in there or hardwood floors, you know, we don't know which But we don't want the buyer to decide on that. I'll let them do that. Okay, paint, maybe another paint, a little bit more painting. Other than that, that's it. We are leaving 2 refrigerators, a stove, a washer and dryer in this property as well.
Okay. Are those, are those appliances? Can you tell me what color they are? Not the washer and dryer, but everything is white.
They're white. It's an electric stove, raised burners, but they're all white.
Okay, excellent.
Now the refrigerator, the refrigerator in the kitchen was just replaced about 3 months ago. Okay, that I'll take as much. So, okay, and what we had done, what we had done is that there is, um, half part of the house, which about The whole house is like a little over 1,300 feet, and we took probably 700 of that, and we lived— my husband and I lived in that, and we rented out the back of the house. It's a 2-bedroom and a bath, and it had a hallway block to the back deck, and then they used the side gate as their entranceway. And we rented that thing out for $750 a month.
Nice.
That opportunity, somebody, you know, a couple could just live in the first part of it, and then the back part of it would be a renter. Because what we did on the back deck is we put a stove and a sink back, and there's a place to put a refrigerator.
Okay, gotcha.
Possibly two.
Okay. So, um, where are you guys planning on moving to?
Hello?
Hello?
Hello? Sorry, I must have— okay, now you're back. Okay, yeah, so that's what we did. So there is that opportunity. Uh, it would be a great place for a person with a family with maybe some children or something because they could use the back part of the house, and there's, like I said, 2 bedrooms back there. Pretty good, one's pretty good decent size, and another bathroom back that way.
Yeah, absolutely. Okay. So, um, have you and Wayne spoke about, um, where you guys are gonna plan to move to when you do sell?
Uh, Wayne, it is vacant. What we had done is, uh, a year ago we bought a property. We raised Australian Shepherds and we moved west of town near the New Keene's, O'Keene's, like in between there.
Cap.
And we bought a little 2 acres, a little over 2.3 acres, and we're living there. It's in a double wide, it's in a mobile home also, manufactured home here. So we've already moved, and what we did is when we moved a year ago, we had a friend of the family, it was a young man, he moved in and lived there May through January.
And then he—
we're all from Iowa, so he got a job up in St. Louis making more money, so that's when they moved in. It's been vacant ever since January, and we've been kind of picking away at it a little bit.
Gotcha. So in a perfect world, how soon would you want to have this place sold and the money in your bank account?
Yeah, we would like it, uh, uh, uh, 2 hours from now would be good. Uh, we figured most of the time it's going to be at least 30 days, 3, 2 to 3 weeks.
Okay, so all right, so I guess as soon as possible. Okay, so yeah, that's absolutely something we can do. Um, so if we were able to buy this from you completely as is, where you can go ahead, you can leave everything there, take what you want, um don't need to, you know, finish making any repairs or anything like that. We're able to have you paid in about 30 days. How much would you be looking to get for it?
Well, we're listing it at $150,000, but like I said, we were willing to, you know, entertain some good— a good offer.
Okay.
We kind of know what the place is worth. We know there's a place across the street who is half the size of our house, and it went for $125,000, uh, about 2 months ago. And then there was— was this another place on free that went for about that price?
So was this another mobile home or a manufactured home, or was it a single family?
It is a— it's a small home. It's only 1 bedroom, 1 bath. The yard is half the size of what ours was. No sheds, no, uh, we have window units, no AC, and they paid $125,000. And you're looking at ours, a 3-bedroom, 2-bath, had 3— had actually a 1-car garage and the 3 sheds. And it's a bigger lot because ours is on the corner.
Okay.
And so it's— we figured at least $150,000, maybe $150,000.
Okay.
All right, so if I'm able to give you a call and we can get you a cash offer somewhere around there, uh, is there anything else you need to figure out before you decided to move forward?
No, not right now.
Okay, and have you already spoke with Wayne? Like, is he also 100% on board with, uh, selling this place?
Yes, like I said, we listed it at $150,000 and we kind of know what our low— the lowest figure we would take.
Okay. Gotcha. All right, well, uh, I believe this is all the information I need right now. Let me take this on over to my underwriters, and I'll be able to give you a call back shortly, and I'll let you know where we would be. Sound good?
All right, well then I'll wait for your call then.
All right, well, I appreciate it, Luene. We'll talk to you soon.
And what was your first name now?
Tyson.
And do you have a company name or anything?
Yes, ma'am, webuyhomescash.com.
Okay, all right, we'll wait to hear, see what you say for us.
All right, sounds good. Well, we'll talk soon.
Thank you.
All right, bye-bye.
Sounds like you need to list this. All right. So there's shit selling for fucking $11,000, $80,000, $90,000, $25,000. But we do have some stuff. We got one sold for $125,000, pretty clean. $130,000, pretty clean. Then you got two bigger ones. They're going to be more comparable to this one. One sold for $129,000 and one sold for $175,000. So this one at $129,000, oof, it's pretty fucking ugly. Pretty bad shape. Pretty fucking bad shape. That sold for $129,000, and we got this one at $175,000. It's pretty cleaned out. Yeah, this is a fucking Rolls-Royce. Oh, look at that! Look at that, guys, guys! They got a fucking pool table outside the mobile home, bro. I'm trying to go fucking play pool pool here. Look at that, look how they got it staged. They got it all racked and they got like the fucking pool cues all stanced up, dude. Fucking legends. All right, what the fuck? What the fuck is this, bro? Why don't they turn the TV off? Fucking scaring the shit out of me, dude. Hey, uh, girls around the world, this haircut right here has just never been the move. It's never been the move. All right, anyway, I digress. So we got one thing at $174, another thing at $125, $129, this piece of shit. So I think I could sell it at $129, so I'm gonna offer $100. We'll start it— we'll start— the most I'll pay is $100. Um, on an Ovation I think we also need to be like 100, 110.
Okay.
I mean, at 175, I, I can't see you needing to put more than fucking 20 G's into this. Yeah, yeah, that's exactly what I'm thinking. Alright, we'll start at 92. So my cash offer is gonna be 92,675. Novation would be 110. And we'll see what's up. All right, Coach Carver, we're still at 8 deals. We've unfortunately goose-egged the past 2 days, but it's all right because we, like I've said, are still running the right plays. We're trusting the process. We're putting in the work that needs to be done. We're gonna get where we need to go so long as we keep fucking doing that. And I'm informed today it's gonna be a good day. The The fucking stars are aligning. Mercury is in retrograde or whatever the fuck. So we're gonna crush. Now, before I call her back, I'm going to need to go take a piss and re-up on my beverages. Let's pound this water, guys. Water check, everybody in chat. Make sure you guys drink some water right now with me. We're all gonna do this together. You guys are— if you guys are listening, you guys are watching, you're probably dehydrated. Drink some water. All right, now we're ready to go. Let me go take a piss, re-up on the Bev. Be right back. I just talked to, uh, Ryan, and he just got off the phone with this guy who has this insane pad in Tarzana, California that like he's got it listed for $3.8 million and, uh, not getting any offers at that cuz the luxury market sucks ass. And, uh, he's got a balance of like $3 mil and I guess we're going to look at potentially buying it sub-2. We'll see. So user 14486 222-153945. It's a great question. Is it legal to put these kind of combos with people online without them knowing? And the answer is yes. It's because I live in Arizona, which is a one-party consent state, which means I know that my calls are being recorded. So that's good enough. So in Arizona, it would be illegal for a company to record your calls if you didn't know. But as long as one person in the conversation knows the calls are being recorded, you don't have to disclose it or anything like that. I just know that it's being done, so it's chill. Okay, let's call Miss Louine back. Guys, the pants— I've talked about my pants hack before. I'll go over it again though.
Hello?
Hello, Louine?
Yes.
Hey Louine, this is Tyson again with We Buy Homes Cash.
Okay.
Hey, so I got good news. Your property did qualify qualify for a cash offer. Like I said, our cash— our offers are in cash. We're buying the property as is, so you're able to take the things you want out of the property and you can leave everything else you don't, and we will take care of that. Now unfortunately, it did come in much lower than what you were asking. Looks like in a perfect world, we'd really want to be around $92,675.
No way! How do you people gotta understand? Property values are worth more than that, and that's why a lot of people get fed up with you guys. There is no way in hell we're going to go anything lower than $145,000. If you can't do that, goodbye.
Well, hey, I totally understand. All right, we're going to go ahead and we're going to chalk that up as an offer lost. What I was going to tell her is, yeah, I think you probably could sell it for $150,000 on the market, if you want to list it, you should do that. But I don't think that she wants to talk to me anymore. So we'll do the natural thing, and that's call her in 10 days and say, hey, you sure about not wanting that offer? And we'll see. She said, hey, not even 90-day hibernation, bro. I'm calling her back in 10 days, bro. We'll see. Reality is gonna snap her in the Well, who knows? I mean, honestly, with a mobile home like this, she could like list this shit on Facebook Marketplace and sell it for $150 grand. I don't know. That's what I'd try to do. But whatever. We still shoot our shot. That's still an offer. We'll take it. We'll take it. Okay. What the fuck? There are 26 new texts. Yeah, Daniel, that always happens. That always turns them on me. Hello, Alex?
Yes.
Hey Alex, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property in Murphy.
Yes.
Have I caught you at a bad time?
No, no, no, not at all.
Awesome. Well, look, I just want to take about 5 to 10 minutes to ask you some questions about the property, and after that, we'll be able to take it to our underwriters and they'll be able to let us know if it qualifies for a cash offer.
Okay.
I'm getting the property pulled up right now. Is there an actual— is there structure on this or is it just land?
Wait, what? I'll pause that.
I'm sorry, what was that?
I say, if you will say that again, I'll take my Bluetooth out.
Oh, understood. Okay. I was asking if this is just land or if there's a structure on the property.
Uh, it's actually got two structures on the property.
Okay.
It's actually got a four-bedroom, uh, two-bath house And it does have a, uh, used to be an old retail store on the property with a 1-bedroom, 1-bath apartment.
Okay, so let me make sure I understand this. There is a 4-bedroom, 2-bath, uh, house on the property as well as an old retail store with like an apartment on top of of it or something like that?
Yes.
Is the property up— or is the apartment upstairs?
Yes, it's actually upstairs. It's on— when you're looking at the retail store, it's on the right side. The kitchen and stuff is on the main level, and then a bedroom and the bathroom is upstairs.
Okay. And, uh, what kind of condition are both properties in?
Both are in good shape. They will need paint and carpet.
All right, both will need to be repainted and recarpeted. On the house, do you know what year it was built?
Uh, I think it was not '83, '84, I think.
Do you know how many square feet the property is?
Uh, the house is like 2,600 square feet upstairs, and it's got this double basement too, but it's unfinished.
Okay, unfinished basement.
Okay.
And everything in that property is in good, like, working order? Like, would somebody be able to move in, or does it need to be, you know, the flooring redone and repainted before that would—
Yeah, I would redo the flooring, the carpet, put new carpet in, and paint.
Okay. How about the major mechanicals, like the roof on the property. Uh, is that good?
The roof was replaced last year. It's a year old.
All right, new roof last year. Uh, is there AC on the property?
Yes, it's got heat and air, uh, electric heat and air, and it's about 10 years old and it works really great still. Uh, it has a well on the property. Uh, which works great. Really good drinking water.
Okay, very nice. Uh, is everything good with the plumbing and the electrical?
Yes.
Any issues with the foundation that you know of?
Uh, there's not.
Okay, and then on the store, um, same thing, needs to be repainted and recarpeted. Is there any sort of, uh, repairs that need to go on there?
The door's actually got, uh, the door has got varnish.
Okay.
Yeah, um, it's, it's in great shape. Uh, I would put a coat of paint on it.
Uh, do you know when it was built?
The store was built in the '60s. Yeah, in the '60s.
Okay, and do you know how many square feet it is?
I'm going to say probably 1,800 square feet of this.
Okay.
And the store has— the store has—
Okay, so are you currently living in the house?
Uh, I'm not. I do have a friend staying there. He's on the property. Uh, we actually moved in, but, uh, probably about a month and a half ago.
Okay, so in a perfect world, how soon would you want to have this place sold?
Uh, as soon as possible.
Okay.
All right. And would your friend be able to, like, will the property be vacant?
Oh yeah. Yeah, he actually signed a lease on an apartment and he'll be moving out on the 2nd.
2nd of next month?
Yes, sir.
Okay. So this is—
there was a wait period, so it's a— he needed a place to stay and I needed someone that could come out to the property, so it worked out good.
Yeah, sounds nice. Okay, so, uh, based on what you've told me about the property, uh, what do you think would be a fair price for it?
Uh, $250,000 is what I'm looking for. It's a great 389. I believe it. I know it's got some red carpet paint, right?
Okay, so if, uh, I'm able to get this approved for $250,000, is there anything else you need to figure out, uh, before you wanted to move forward? No, no. Uh, is there anybody else on title?
Uh, just me and my wife.
Okay, and is your wife also on board with selling it?
Oh yeah.
All right. All right, well, I believe this is all the information I need right now. Let me take this on over to our underwriters and we'll see what kind of offer the property qualifies for and I'll give you a call back, okay?
All right, sounds good.
All right, thank you, Alex. We'll talk soon.
Bye-bye.
God damn it, boys. I'll, I'll, I'll keep it 100 with you. I fucking hate shit like this. Middle of nowhere, got some bullshit on it. Like, fuck, impossible to comp. Who the hell wants to buy this? That's the thing. You always got to think, who's your buyer, right?
Let's see if I can find this shit on Google Earth.
I need to see a picture of it. Oh, let's go! We got Street View.
Okay.
Oh, the house looks pretty nice. Okay, so I'm not even going to fucking worry about this shit right here, the fucking store. We're just— I'm just going to pretend that doesn't fucking exist for a second.
So wait, where the Where the fuck—
where is the shit? Zillow got me looking at the fucking wrong-ass place. All right, where is— let's find fucking McCaysville, or let's find Wolf Creek and Johnsonville. Oh, let's go! Okay, very nice. Sold for $389. Okay, sold for $218. Sold for $275,000. Wait, let me double-check something. Okay, it's on an acre. It's on 2. Pretty close to Chattanooga. I mean, fuck, dude, if the ARV on it is $350,000, the house looks pretty nice. You put fucking $50 G's into it, sell it at $218,000. Okay, but what if it's 390? All right, I think the most I'm gonna be able to sell this for is $250. I think what he's asking for is what I could sell it for. I think I gotta start the bidding at like fucking $200. Location really isn't bad, man. Um, you can make some kind of like bait and tackle store that would do well, or some shit like that, or just fucking sell guns. I'm sure that does well. All right, this will be another thing we're gonna fucking— we're gonna get with Doggo on this one. All right, we'll send it to them. We'll see what they think. Dude is fake typing. What do you guys think I do? I would just be fake typing. You guys are crazy.
All right, all right.
What's your average assignment fee? What's the lowest you do for assignment? Um, we're always shooting for $20 grand, Coach Carver. The lowest I would ever do is $15. If we're not going to make $15 on the deal, we don't do it. Alright, well, we're gonna see. Yo Noah, thank you for subbing, bro. Alright, keyboard isn't standing a chance, bro. We're fucking going in on this keyboard. 300 words per minute? No, we're like 70 words per minute. TM20, I use a custom-built Podio. What's up Josh, how you doing brother? What's up, Hunter? All right, all right, while we're waiting for that, I got some people to call. Dunno, can't call him yet.
Let's call her.
All right.
Do you mean $15K when underwriting or you cancel closing if it ends up less than that? No, I mean, look, if we fucking under— when we're underwriting a deal, the very minimum, like the absolute max our people are allowed to offer is accounting for us making a $22,500 profit. But if the deal is less than $15K, people lose their commission and it just becomes a flat fee because it's not fucking profitable for us to be doing a bunch of deals at fucking $5,000, $10,000, shit like that.
Please leave your message for 70—
Look, if you are a solopreneur You don't have the team, overhead, all this other stuff, then yeah, you can do deals for $5,000 or $10,000. But no, that's not making anybody money over here. All right. Have a seller's water is cut off, now it's appraised at $320,000. Seller's in pre-foreclosure and owe $144,000 and would like $75,000 in their pocket. Yeah, that doesn't sound like a deal, bro. Sounds like they're asking, what is that, fucking $200,000? $15,000 or some shit like that, you're not getting big enough discount if the $320K appraisal is ARV. Hey, boom. Yo, Tyson, how much is your first deal? First deal we made— oh fuck, what was it? I already forgot. I think $15K on— yeah, $15K. I have the whole TikTok video where I walk you through, I showed the deal, everything like that. You just got to scroll down a little bit. All right. Did Terry call back yet? No, Terry did text me though. Terry did text me and said, hey, $65,000, we got a deal. Um, so I'm going to call him and, uh, we're going to see if we can make that work. All right, Tony again, no answer. See if we can leave her a message.
Please leave your message for 7.
Still no answer from Tony. Written, this guy needed a couple days. This guy just hasn't fucking responded. Throw him in. All right, we got to call, we got to call Lily. What the fuck? I haven't gotten that contract back from her. Daniel, I run Google pay-per-click ads, Facebook ads, Instagram ads, and YouTube ads to get the leads. Michael, everything we're talking about is just, it's make-believe, man.
Hello?
Hello, Lily?
Who's calling?
This is Tyson. Tyson Smith.
Oh, right, right. How's everything going?
Hey, I'm doing well. How are you?
I'm doing great. I'm out here doing some yard work, so I needed a break.
Oh, gotcha. All right, well, hey, so I just wanted to call and let you know I haven't received any paperwork back from you. Were you able to put that in the mail?
Yes, I did. I put it in the mail. And I kept the receipt and the tracking number in my other purse.
All right, let me look at the tracking number again real quick. Let's see if—
Yeah, 'cause it was a new postal worker working that day. I didn't get her name. And a black girl. I didn't get her name, and I got the receipt, so hopefully they can trace it.
All right, let's see.
Hmm, that didn't work.
All right, let me try this other one. Let's see.
Okay.
Oh, did a lot.
I'm almost there. Hey, did a lot, but I got a long way to go.
Yeah. Um, okay. Yeah, so I have, uh, did you use the return label that I sent with it?
Yes, I did.
All right, yeah, so it has the— that when I sent it to you is delivered. Um, let me try this again. Let's make sure I answered this in right.
I think I got on the 10th, I believe, around about the 10th, I guess. No, it was on the— on the— on the— yeah, it was the 10th because I— the 11th because I mailed it back on the 12th.
Oh, okay, I know where it is. I know where it is. All right, perfect.
Good, clean.
All right, I'm gonna— I'll figure that out, and then, um, once we get everything going, I'm gonna give you a call back.
All right, okay, that'll be great. Thank you so much.
All right, thank you.
Bye-bye.
Alright, okay. I forgot I gave her my address, like my home address. Wait, what the fuck? Is it frozen? Alright. Hey Tyson, do you need an LLC to complete a contract? No, Carlos, you know, you can do deals under your personal name. Tony, let's go.
Hello.
Hello, Tony?
Hi, this is Tyson. Hi, how are you?
I've been missing your call, my apologies.
Yeah, no problem. Hey, I was just calling to see, um, I know we made you the offer for the property.
I'm sorry, I was returning your call, my apologies.
Hey, no worries at all, I understand. Um, I'm doing well, how are you?
I am blessed, thank you for asking.
Good. Well, hey, so I know we made you that offer for the property of $31,400. I was just wondering to see if you had had time to think about it and if you made a decision on whether you'd like to move forward or not.
No, I'm not going to move forward with that amount.
Okay, gotcha.
Okay.
Is there, is there, right, like, you know, that's kind of in a perfect world. Is there any way you could get closer to that number?
No, I can't get closer. Y'all can come closer to me if you can. I understand you might not be able to meet where I'm at, but if y'all can come up—
yeah, I mean, I'm not positive. Normally I'm able to squeeze some more, uh, out of the underwriters. Uh, if we could get somewhere closer to maybe like $35,000, do you think that would work?
No, I'll probably take more like $40,000, $45,000.
Gotcha.
All right, well, let me take a look and I'll see if we could get closer to—
to see if they can get close to $45,000 if possible, then maybe we can negotiate something.
All right, let me go see what we can do and I'll give you a call back.
Okay, thank you. Okay, you— are you able to text me if I miss your call?
That way I know I missed your call. Yeah, of course.
Probably doing something Gotcha.
Okay, all right, thanks so much, Tyson. That's a blessing.
All right, bye-bye.
Okay, she came down.
Her original asking price was $75,000. Now we're at $45,000. Can I do that though? Can I make $45,000 work? Any cash buyers in LA County? Tons, Louis, tons. All right, okay, too many things happening at once with Lily. She sent me the contract, it's been coming back. I actually got a letter in my mailbox saying that there was a parcel for me, been a caller number. I thought it was a fucking scam. This must be that parcel. So I got to figure out that fucking number and call them and figure out where the fuck that thing is, because I need that shit. Because that is a contract and that's worth fucking tens of thousands of dollars to me. So I'm going to need to find that shit. Okay. Should we do 40? I agree. Can we call the houseboat guy? What, guys? What was that? What was the houseboat guy's name again? Was it Terry? Is that Terry? Because if it's Terry, I have an appointment to call him in an hour. What's your MAO? My MAO is $31,400 right now. I'm running an ARV of $130,000. I need to look at the property again and kind of see where we're at on those numbers because I've been being very conservative so that I could definitely, uh, make some moves up.
All right, okay.
Okay. All right, Doggo doesn't like that one deal in Tallapoosa. That's fun. All right, we need to— okay, we'll come back to you, Tony. Let me fucking adjust over here. The fuck was that guy's name again? All right, yeah, we're just gonna have to follow up with him in 10 days. Like, yeah bro, it didn't work, we got to be at 180. All right, thoughts on Bud Light? I don't know, man, I don't drink, so no thoughts. I think they're— whatever that fucking marketing thing they're doing is the dumbest shit I've ever seen though. All right, would it make more sense to lock a property up at 195 if it appraises at 320, you think? Dude, Michael, bro, there's too many things I don't know. Like, I can't just tell you talking about hypotheticals. Radicals, man. So what I can tell you is $195 divided by $320— what the fuck's that? I don't know. It doesn't sound like too great of a deal, but also it just depends on the area, the condition. There's so many other things. All right, back to what the fuck we were doing with Tony. What just happened?
There we are.
Okay, let's take another look at this house. Oh fuck, this one was the pain in the ass to find, wasn't it?
Here we go. God. Wait.
Okay, there we are. What was I running an ARV at? One— oh, I was running it 130, but this is a 155. What is it at 150? Alice, yes, I do still smoke weed. Alright, do you ever get the contract back? The notary had to go out to North Carolina. Yeah, Serena, we did get that deal. In fact, we almost have that deal sold, I'm pretty sure. Pretty sure we're gonna sell it today. But the house was in way worse condition than what she said. Sent us pics and we're like, what the fuck? All right, all right, this is just one cop. It's just one cop. What the fuck?
All right.
All right, dude, I'm fucking locking this shit up. I'm locking this shit up. All right, I gotta pee again though, and then we're gonna call Tony, we're gonna get this shit locked up. What? Hey, what records am I pulling? Any, just 10,000 records. And I mean, I would do like, whatever you like, I don't know. All right, all right, boys, let's fucking buy this house right now.
Hello?
Hello, Tony?
I'm here. Yes, how are you?
I'm doing well. I got some good news for you, Tony.
Okay.
I was able to get them up to $42,500.
Is that how much?
That's $42,500.
Okay, they wouldn't bite for the $45,000 even?
No, I mean, I really had to twist their arm. Keep in mind, we are paying the closing costs. There's no realtor commissions or anything like that. $42,500 is entirely what you walk away with.
Okay, so what, what is, what are your stats on this?
What's that?
Give me some insight on how this works.
Yeah, yeah, absolutely. So if you wanted to move forward with the offer, we go ahead, we send it over to you in writing to your email via DocuSign. So the offer is going to say, hey, our company is buying this property, we're paying $42,500. I believe we talked about close date. You wanted to close as soon as possible, right?
That is correct.
So the earliest we'd be able to do is 30 days. So 30 days from today— oh, so I'm sorry, I'm getting ahead of myself. So we go ahead, we put that on the agreement. The offer states that we are paying the closing costs, we're buying the house as is, there's no realtor fees, all the good stuff like that. Once you and I both go through it, then we send that over to the title company. The title company is then going to open up the escrow account, um, they're going to start doing their title search. So they're going to make sure, yeah, hey Tony, is She is the rightful owner of this property, she can sell it. And also they're going to say, hey, can We Buy Homes Cash purchase this property and make sure that both of us live up to our ends of the agreement? And then 30 days from, uh, 30 days from today would be the closing date. On that day is when a mobile notary will come to you for closing. You sign the documents, and then after that, um, you'll either have a check sent by certified mail Or you can go ahead and get with the title company and provide them with your bank information, and they will do a direct deposit wire.
Okay, so that's around June, maybe June 20th, 17th.
Let's see here, so 30 days from today, let's see, we could do June 16th would work. That's a Friday.
All right, so, um, Right, so give me a moment just to think about it and then I can call you back shortly.
Okay, sounds good. You'll be able to give me a call back like within the next like hour?
I'll call you back today.
Okay.
Probably, I'll be before the end. What time zone are you on?
I'm in Arizona, so it's only 11 o'clock right now.
Oh, okay, okay. Yeah, it'll be before.
It's 2 o'clock here, so I'll call you back before 5 my time.
Okay, sounds good, Tony.
Okay, thank you.
Bye-bye. All right, I don't love that. I do not love that. Now I was thinking in my head how I could kind of apply some pressure, um, but I'm still okay with it. Uh, I, I think a lot of times when you do try to apply pressure, this is something I was really bad at, was I was always trying to be like, get people like, no, it's got to be right now. And then I think it comes off as too needy, but we'll see what's up. All right, um, let me make sure. I'm gonna search, make sure she's the one on Tidal. I haven't done that yet. It's an LLC on title.
All right.
Alright, let's go ahead and call Terry a little bit early. Yeah.
Hello?
Hello, Terry?
Yeah.
Hey Terry, it's Tyson.
Yeah.
Hey, so I got your text this morning. Just wanted to make sure I understand correctly. If we're able to bump our offer up to $65,000, again with like the same terms that we talked about, you'd be ready to make a deal happen?
I'll let you know when I'm back more.
You'd be able to let me know by tomorrow?
Yeah, I'm gonna make talk to my wife again. She did— she was like coming in last night. I never did talk to her, so—
okay, gotcha.
When I did talk to her, she, you know, went way down there. Great, that wasn't enough, but you say 65, you'll go 65.
So, so I'm not positive yet, but it's looking like it's something that we'd be able to do.
Okay.
Is what I'd like to do, because here's the thing, is I don't want to go get final approval for it from the underwriter and then me have to come back and be like, oh yeah, like, they're, they're still thinking about it. So I think that if you were able to talk to your wife and figure out, hey, if we can do— they can do 65, um, and you, you tell me that, yeah, at 65 we're good to go. Then I can go get final approval and we can make it happen.
Well, I can either let you know on that this afternoon if she gets home in time, or first thing in the morning.
All right, sounds good. Well, hey, you've got my number. Just give me a call after you've had a chance to speak with her, okay?
Okay, I'll do that.
All right, sounds good, Terry.
Okay, thank you.
Thank you. Bye-bye. Alright. Good news, we like that. Jamie, I, here's the thing is I think it depends on the seller's personality. There are some people that you have to kind of push. You gotta get them over the edge. And so you sort of have to put the fucking heat on them. But with Tony, I don't think she was that. I do not understand a single word this man is saying. Guys, I've gotten fluent in fucking all different dialects. And still there's a lot of people that I just, I can't fucking understand a word they say. Yeah. So guys, I'm saying is I used to have a big problem because I've always been like a very pushy when it comes to sales. Like I'm like, no, we gotta get this fucking done. And it's a good and bad thing, you know, but it's something I've been working on. And I think that when you just kind of let go, and you let some things just happen, things work out better. Because also the thing is, I don't ever want to push somebody to make a decision that they don't want to make, you know. I want them to be sure in it and everything like that. So, all right. Yeah, Franklin, I'm the same way. Somebody tries to fucking pressure me into doing some shit, I'm like, motherfucker, you can fuck— also, people at car dealerships fucking hate dealing with me, bro. I am a motherfucker when I'm buying cars. All right, Daniel, we have consistently made over a million dollars in assignment fees. Fees every year. We're really trying to get that fucking number to $15 mil though.
All right.
Yeah, Jamie, I think that that's what it comes down to is being able to read the person that you're speaking with. And that's why I always like to do shit same day because I talked to so many people that I forget about how people's personalities are and whatnot. It's also where taking good notes really comes in. What kind of car you drive? I drive a GLE 53 AMG. Not a 63, Landon. Not a 63. All right, okay, we've got two very good deals that we could get, uh, today with Tony and Terry. So, uh, we like that, we like that.
Um.
All right, what time is it? 11:44. All right, let's fucking push, bro. Let's push. The fuck is this? Serena, SMMA would be phenomenal company to start.
Um, okay.
Um, what the fuck was that noise? Uh, 2200 Texas. I am not lawyer, but yes, I use my docs nationwide. Hello, Don?
Yes.
Hey Don, this is Tyson again with We Buy Homes Cash.
Hi Tyson.
Hey, is now a better time we could talk about that property, uh, instead Station Street?
Yes, sir.
Awesome. Well, hey, what I'd like to do is ask you some questions about the property, and afterwards, if the property meets our company's buying criteria, we will have a cash offer for you. Should just take about 5 to 10 minutes. Does that sound good?
Yeah, go ahead.
All right.
Well, hey, while I'm getting the property pulled up, Don, can you kind of catch me up to speed here. Uh, what's got you thinking about selling this place?
Well, my mom's elderly and she wants to, uh, get rid of it, and I don't want to spend time fixing it up.
Okay. Is your mom currently living there?
No, nobody lives there.
Okay.
Um, is the house in her name or your name?
It's in her name right now, but I got a lawyer getting ready to fix that.
Alright, is he—
but she told me to sell it or fix it up or whatever I wanted to do.
Okay, so what kind of repairs does the property need?
The bathroom floor needs replaced. I've already cut it out. Um, the whole place needs painted. The kitchen counter and the cabinets underneath could probably be replaced, but I mean, I could probably paint them as well. Um, they're just, just outdated. All the cabinet doors have been taken off, so Something will have to be, you know, fixed up on the cabinets, but the open cabinet plan is kind of conventional now anyway, so, or everybody likes it, and the deck is basically a roof to the basement on the back of the house. And the deck needs to be replaced. And what it was before was rough-cut lumber with rubber on top, and then it had the grass, artificial turf on top of that. I don't see another way to do that. Unless you build some kind of short roof under it and then build a nice deck over it. And then you'll have this space that gets a lot of slime buildup, you know, from moisture and everything. So I'll probably just go back with the rough cut lumber decking and cover it with rubber. So it'll be a rubber roof again.
Yeah.
But see, those— that's it. Everything else is pretty good. The gutters, um, I got a gutter guy that can fix all the gutters for like $1,000.
Cap.
And they don't even need gutters, really.
Cap.
It's a two-story with a metal roof.
And it does have a basement?
Yes. Okay. Yeah, that doesn't go under the complete house, but I'd have to say about 3/4 of it.
Okay.
How many bedrooms and bathrooms is it?
Well, it's only one bath. Um, there's 3 bedrooms upstairs, 1 downstairs, a giant living room, a medium-sized dining room, and then the kitchen. And then there's a back room, kind of like an office, with a bay window that overlooks the river.
Very nice. Okay.
Yeah, the windows are old. That's a nice view.
Okay.
Is the property— I'm seeing 1,660 square feet. Does that sound right?
Yeah.
Okay. And then I'm seeing that the property is built in 1900. Is that right?
Oh, I don't know if it's that old. I guess it's a 1940, but I really— judging by the limestone down there, it's probably in 1940.
Yeah. Um, now you said that there's a metal roof on the property. Do you know when that was put on?
Yeah, 20 years ago. Okay, but it's painted, so it's real good shape.
Is it, is it painted red?
Yes.
All right, I want to make sure I'm looking at the right house here, and I think I got it.
Yes, yellow and red.
Okay, yeah, I got the right one. Perfect, that helps me out. Okay, uh, is there an AC unit on the property or a furnace or anything like that?
Yeah, there's, um, there's both. Um, it has central air.
Okay. Do you know how old that unit is?
I would say it was 15 years when Mom had it replaced.
Okay.
As far as parking, most people park on the street, or is there a garage or anything like that?
No, I'm going to put a driveway next to the house. But, um, there's— you can park, of course, on the side of the road, and across the road there's, um, 2 or 3 places to park right there.
Okay.
I think the property line goes out there to the other side of the road.
Oh, no kidding.
Okay.
So, sounds like the house has some good bones, but there's obviously like, you know, a lot of work to do. What do you believe is a fair price for the property?
Well, a lot of the other homes around there, some of them are in the $120,000-$130,000 range. And my mom was 50, and I'd like to have 20 or 30, so I'm going to just say like 75, because I know if I put some time and effort in it, and of course money, I could probably get $150,000 for it. Yeah, that's $20,000 and me working my ass off. And, you know, probably a year and a half from now because I don't have time. I've done a lot already getting it cleaned out. It was full of garbage and carpet and Yeah, just have the garage.
Okay, so you think that if we can get—
I got it down to both. Oh, go ahead.
I'm saying if you think we could get you an offer of around $75,000, that would work?
Yeah.
Okay.
And I would, you know, it would still be negotiable to my mom or whatever. I'm sure she would go for it.
Okay.
But, um, yeah, I mean, I'd like to see if, if that's possible, and then, you know, see where I'm at when you come back at me with the offer, because right now I can't get anybody to work on it. Yeah. Um, I don't have time, or I gotta move out of my place in a month and a half, and I figured I don't want to live there. I figured if I, uh, flipped it and took the money I've been saving, I just go buy something else.
Yeah. All right. Um, how soon would you want it sold? If we didn't, you know, give you an offer that made sense, is it something you, you know, like as soon as possible or?
It would be more soon as possible because after a month and a half I'll probably be living there if nothing else. I mean, you see what I mean?
Yeah, I got you.
I have, I have to kind of make a split decision and just to maintain my healthy lifestyle, I don't want to deal with.
Okay, understood. All right, well, uh, let me take a look over here, Don. We'll kind of see what we come up with, um, and I'll be able to give you a call back and I'll let you know what that number will be. Okay.
Okay. I don't know how, how far your roots go into the real estate, especially in Southern Indiana, because you're probably from— where are you from?
Phoenix.
Phoenix. Okay, great, great place, by the way. And, uh, I love Apache Junction if you've ever been there. There? Yeah, down south on Mason. So, um, let's see, what was I going to say? Yeah, if you know of a place in Kentucky— I mean, I'm talking right close to Corbin Indiana. Um, I think it's not a very good county, you know, as far as like, there's a lot of meth and poor people. But I want to live either near Cordons or in Kentucky near Cordons.
Okay.
If there's any property or any exchange that I could do, I'd be willing to do that.
Okay, yeah, so I know we don't have anything in our inventory, but I can definitely put you in touch with a real estate agent out there or somebody that would be able to help you.
That's cool. Yeah, I'll go for that.
Cool.
All right, Don, do you have any other questions for me right now?
What's your name one more time?
Tyson Smith.
Tyson, nice to meet you, Tyson.
All right, we'll talk soon.
Thanks for your time.
You too, Don. Bye-bye.
Bye.
Okay, I don't know, man. There are houses that are fucking the same size selling for $200,000, but they're all like single stories. Built in 1980, built in 1957, built in '79.
65.
What are these shitholes selling for? This is built in 1920, sold for 49. That gives us leverage. Okay, yeah, I'll lock it up at 50, I think, because I think that if it does sell for $200,000 Number one, this thing is gonna need some fucking work. We'll say at least $60 grand.
Yeah, that's what we'll do.
I'm probably overestimating there, but that's purposeful because we want to make it an absolute home run deal. Because here's the thing, is it's just not fucking close to anything, dude. Like, the closest place is fucking Louisville, which is probably like an hour drive. So we're gonna be trying to find somebody from Louisville who want to flip this because there's probably not a lot of flippers who live in fucking Milltown. All right, been an interesting day, an interesting morning so far. So you do deals that aren't local? Yeah, the vast majority of my deals are not local. All right, yeah, he's definitely not the decision maker, but he does sound like the main point of contact. Contact. I believe him. His mom's like telling what to do. All right, what is this? All right, the Promaster. Right now, the only way I have available for you to get that spreadsheet is to join Wholesaling 101. My I got. All right, okay, let's move this guy into needs offer. We'll call him back, we'll make that $59,000 offer, or actually we'll start at probably $55,000. All right, whenever you first call these listing agents, you portray yourself as an investor rather than a wholesaler? I'm not calling listing agents, bro. I'm calling just homeowners, and I just tell them I work with We Buy Homes Cash. I don't tell them I'm anything. All right, that is going to be it for this morning. I'm gonna go home, I'm gonna get some lunch, and then we will be back on this afternoon. We're gonna get Tony locked up, we're gonna get Terry locked up, we're gonna make this guy an offer. I I've got those two other houses that I checked with Doggo and Blake. Looks like we're gonna do something on those. So it's gonna be a big afternoon. Jaime, called Cypress Guy back. He fucking yapped my ear off for literally an hour. And it was a pretty big waste of time. What time you getting back on? I wanna hear the negotiations. Trucker Fit, right now you need to hit the follow button. You'll get a notification when I go live. But I'll probably be back on in 2 hours.
