$250k in 1 MONTH CHALLENGE (Day 2) | WHOLESALING REAL ESTATE

In this live stream, Tyson Smith continues his $250k‑in‑30‑days wholesaling challenge by conducting real‑time seller qualification calls, walking viewers through the purchase agreement, and sharing operational tactics. He repeatedly offers to email or fax a simple all‑cash purchase contract, explains each clause (price, legal description, inspection contingency, assignment language), and stresses the need for seller‑review and attorney oversight. Tyson discusses communication preferences (fax vs. email), handling disconnected calls, and the importance of quick follow‑up. He shares personal anecdotes (bulldog love, jeans hack, male‑cleavage joke) that humanize the broadcast. The session also covers cold‑calling logistics (dialer tool, multi‑line strategy, optimal calling windows, number blocking), mobile‑home and park deal experience, foreclosure timelines, and how to structure offers when sellers request deposits. Throughout, Tyson fields live‑chat questions, promotes his free resources, and coordinates with his team, illustrating the end‑to‑end workflow of a nationwide wholesaling operation.

Okay, it's— Hello, Glenn.
Yeah.
Hey Glenn, this is Tyson. I was just giving you a call because it looks like you filled out some information on my website about selling a property over here on Jacksonville Road. Did I catch you at a bad time, Glenn?
No, you're good.
Awesome. I just need about 5-10 minutes to ask you some questions about the property. And at the end of the call, one or two things will happen. One, if it's our company's buy box, we'll have a cash offer for you. Or two, it doesn't fit our buying criteria and I will be able to give you some options that'll better fit your needs. Sound good?
All right.
Awesome. Well, hey, while I get the property pulled up, can you kind of tell me a little bit about what's going on? What's got you thinking about selling right now?
Damn, son.
Okay, so you're currently living in the property?
Yeah.
Okay, and do you have any— do you have an idea of where you'd like to go?
Nah, just locally.
Okay, are you planning to buy another house or you got a spot you're maybe looking to rent?
Either or, I hadn't really decided yet.
Okay, so I mean, if you could wave a magic wand How soon would you want this property sold?
Uh, I mean, 45 to 60 days.
Okay. So if I were able to take this over to my underwriters, they let me know what we could pay for it, we gave you that offer, and you thought that offer made sense, it was a fair number, you'd want to close in 45 to 60 days? Oh, okay. So what would you, uh, what would you need to figure out during that time? What would you need to figure out during that time?
Oh, this is where I was going.
Okay. Is this something you're for sure gonna sell?
I mean, it's not 100%, but it's high 90s.
Okay, understood.
I can always rent it out. Rent's going crazy nowadays.
Yes, sir. Yeah, is that an option you've kind of explored, is just sort of renting it out?
I thought about it. Yeah. Okay, it's as big— as big as it is, I would be able to get about $2,000 a month for it.
Yeah.
It's 5 bedrooms, 3 full baths, kitchen, dining room, living room upstairs, and then downstairs, 2 bedrooms, a full bath, a kitchenette, and a living room.
Okay, so you said— I'm sorry, that was 5 bedrooms, uh, 3 bathrooms. I'm seeing it's, uh, just under 3,000 square feet. Does that sound right?
Yeah. Okay.
Um, are there any repairs the property would need?
I mean, it would need fresh paint and probably carpet redone.
I'm sorry, what was that? What would need to be redone?
I would say it'd need a fresh paint job on the inside and the carpets replaced, uh, some deck boards fixed on the front and back porch.
Okay, I'm sorry, I still couldn't quite hear you. I heard the, the paint job, but the second part, what did you say would need to be replaced?
The carpets.
Oh, the carpets. Got you. There's some of the flooring inside. Okay. Besides that, are there any major repairs that would need to happen to the property?
No.
Okay. So everything with the roof is good?
Yeah.
All right. And then is there an HVAC system on the property?
A what?
A, like, heating or cooling units.
Yeah, air conditioning, heat.
Okay, do you know about how old that is?
When the house was built in '08.
Okay, gotcha. Well, I appreciate all this information. Assuming you like our offer and you decide to move forward, besides figuring out a place to live, is there anything else you need to figure out?
No.
Okay. And is there anyone that would be upset you did not speak with them first before making the decision to sell this property?
No.
Okay. There's no like wife, girlfriend, anybody else that would—
No.
Okay. Okay. And then we're looking 45, 60 days. I'm just curious. I mean, it sounds like a nice house. Have you thought about listing it on the market with a realtor?
Yeah, but then I'd have to go in there and do all the painting and the carpet and fixing up on my own, and I'm just not willing to do that.
Okay. So it sounds like it's important that you're able to sell it as is without needing to make any sort of repairs.
Yeah.
Okay. Okay. Awesome. Well, I appreciate that, Glenn. Uh, based on everything you've told me, sounds like, you know, we need to replace some of the flooring in the house and it could maybe use a paint job. Um, what do you feel is a fair price for the property in its current condition?
Well, I had, uh, Mark Spain come out here today and look at it and did some comparables, and he suggested listing it for $330,000.
Okay, I'm sorry, you said you had who come out and look at it?
That Mark Spain Realty.
Okay, so they were wanting to list it for $330,000? All right, and, um, why not list it with them?
Because I have to still do the repairs, or they would do it and then take it out of their money at closing or whatever.
Okay, okay. So if I were just to buy it from you right now without doing that, how much would you be looking to get for it?
Oh, without the repairs and everything?
Yeah, just if we bought it from you as it is right now.
Uh, probably say $275,000.
$275,000.
Okay. Okay.
All right, well, listen, I just want to take a moment. Um, I believe I have all the information I need right now. Real quick, before I get a price from my underwriter, I just want to make sure, uh, As long as the number makes sense, are you definitely ready to sell today?
No, I mean, I wouldn't be ready to move out today, no.
No, no, not move out today, but get everything going, like be able to send you over an offer in writing.
Yeah.
Okay. All right, Glenn, well, I do appreciate your time. Let me take this information over to them, and I'll be able to give you a call back in 10 or 15 minutes. Alright, talk soon, Glenn. Thank you. What's up, Caleb? The best place to skip trace I've found is Batch Leads. It's not the cheapest, but I have tried a bunch of different skip tracing companies, and every single time I didn't use Batch, I noticed our connection rate going way down, number of wrong numbers going way up. So I think it's absolutely worth it to pay for the skip tracing from Batch Leads. What's up, Camo? How you doing, bro? Good to have you in here. What's up, Z? What's up, Dylan? How you guys doing today? So it's interesting, I just called that guy. I just called this guy. I don't know if you guys were on, and I didn't realize I called him immediately after my Ryan did, one of my salespeople, and he told me $50,000 higher than when he told Ryan. Ah yes, Jay Gomez, we did get the house for $316,500, man. I put a story up on my Instagram. If you guys aren't following on Instagram, go check it out, bro. We got that locked up about 8 o'clock my time last night. Walked him through the agreement, everything was good. Have it over, dispo now. Doggo's got the property, looking like we're gonna be able to sell it for around $340,000. So it should be a good deal. Serena, been waiting for the live all day. Dude, me too. I've had a bunch to do this morning, but I've been antsy. I'm like, dude, I'm trying to get back on the phones. So I'm really happy to be here. Yo, what's up Jordan? How you doing, man? All right, so this property I just looked at, it's right here on the Georgia-Alabama border outside of Tallapoosa, and there's just not much out here. Um, Yeah, just, uh, just not a ton. Okay, here we go. All right, I'm gonna give this one— I'm gonna go tell Ryan he's got this one. I don't know. All right, yeah, we'll go ahead and, uh, we'll pass that deal with Ryan. It does look like a pretty good deal though, could be something. "What's the best way to find cash buyers?" Jordan, I actually have a video coming out on that. I have an old one on my channel already, but I have a new one coming out on Monday, I believe. "What's the minimum profit you will work for on a house, and what price point is not worth it?" I have to be making at least $20,000 for me to be worth it. Ah, it's, it's good to have the finance team here on our team. Uh, Connor, no, I've not found a photographer. I've got one guy I got to talk to today.
Hello?
Oh, I thought that was a voicemail. I think that was actually him. Yes, Noe, we got the Yucca Valley guy under contract for $316,500. Looks like we should be able to sell it for $340,000.
Hello?
Hello, Ivan?
Yeah, who's this?
Hey Ivan, this is Tyson. It looks like you just filled out a form on our website about selling a property over here in Missouri.
Yeah.
22 State Highway 34.
Highway 34.
Yes, sir. Yes, sir. Okay. Yeah, I just want to give you a quick call, ask you some questions about the property, and at the end of the call, either it'll fit our company's buy box and we'll go ahead and have a cash offer for you, or two, it won't fit our buying criteria and I will instead be able to give you some other options that'll better fit your needs. Does that sound good?
Yep, so far so good.
All right. Hey, while I'm getting the property pulled up, Ivan, would you go ahead and catch me up to speed? What's going on with the property? What's got you thinking about selling it?
Oh, my wife just passed away and I don't know. I'm gonna move out of the territory.
Okay, I'm sorry to hear that. How soon are you looking to move?
Oh, within, uh, before winter, but maybe 6 months.
6 months?
Yeah.
Okay. And, um, what's got you wanting to wait 6 months before you move?
I got a lot of stuff to dispose of. Yeah. Okay.
Do you, do you have an idea of where you'll be moving to?
No, down south somewhere.
Okay. Are you gonna be looking to buy another house or you want to rent?
No, actually I'm looking for an empty lot with utilities there or available because I got a motorhome and I'm probably going to live in it.
Okay, so if you could wave a magic wand, what would you like to see happen here?
Money in my pocket.
Yeah, so we would definitely be interested in buying it, uh, but 6 months is a little bit too long for us. Is there any way you would be open for that time period to be a little bit shorter, maybe 3 months? Or do you think I should just give you a call back in a couple of months?
Uh, probably be a good idea just to call back in a couple of months. I'll see how things look then.
Okay, so you're saying there's no way you're going to sell the property in the next 3 months?
No, I haven't even listed it anywhere, you know. Yeah, and I just, I saw your ad on, uh, on the internet where I saw it, and, uh, so I thought, hmm, I'll just give you a call, see what's up.
All right, well, hey, I'm, I'm glad that we were able to meet. Um, I just want to be able to— I don't want to take too much of your time right now while we're, uh, you know, still getting some things figured out, so let me call you back in a couple of months.
Now you're in Arizona?
Yes, sir.
And you're what, you're interested in property in Missouri?
Yes, sir. We, we buy houses in pretty much all 50 states.
Is that right?
Yes, sir.
Then what do you do with them, turn them and sell them?
Yes, sir.
Oh, okay. So, uh, this is kind of an investment people, huh?
Yeah, so it's what we do is buy properties entirely as is meaning you don't have to make any repairs to them, nothing like that. And we also just cover all of the fees, so you don't have to worry about paying realtor fees, and we go ahead and we pay the closing costs.
Huh, well, sounds like a good deal.
Absolutely.
Is this something new? I've never heard, I've never seen your advertising or nothing.
Yeah, we're a relatively new company, but our goal here is to kind of change the way I feel like selling houses, selling and buying real estate has been made way too difficult just for the purpose of making other people money. So we just want to make it simpler, easier real estate transaction for everybody.
I hear that. Yeah, anytime you can avoid a bunch of legal stuff, you're better off.
I agree.
Definitely true. Yeah, yeah, we bought this place in '01. And, uh, it's, it's, it's a rural area and we wanted lake property but we couldn't afford it. It's about, uh, oh, about 15 miles from Clearwater Lake and, uh, it's right on a major highway, not a real busy highway, but right on a highway. And, uh, it's about 10 miles from anywhere.
Okay, a lot of, uh, a lot of peace and quiet.
A little bit of background there.
I appreciate that.
Okay, if you'll call back in a couple of months, I'll be, uh, better able to give you, you know, what's up.
All right, sounds like a plan. I appreciate it, Ivan.
Okay, thanks for calling.
Hey, thank you. You have a good rest of your day.
Thank you. Bye-bye.
Bye-bye. All right, yeah, we just want to push that out. We'll call him back in 3 months. No, no use spending any time on it right now. That's why I was really trying hard to see, like, hey bro, you know what, we can do this sooner. You got to get a Ninja Creamy. I just made a store. I've heard those are dank. Yo, Korn, how you doing, bro? Dude, I need to get on Cornelius's plan, bro. If you guys haven't checked out fucking Korn's page, He is not only has just the most massive arms, but he's also just the most shredded guy alive, bro. Whatever the— wherever you're grocery shopping, Korn, bro, you need to let me in on that. Uh, thoughts on turkesterone? I don't know what the hell that is, bro. What is turkesterone? What's up, my guy? What's up, Christos? Even I've seen one of your ads. Yeah, bro, you're absolutely right, bro. My ad guy is a fucking beast. If you guys are interested in working with my ad guy go ahead, click the link in my bio and click the button that says motivated inbound seller leads. All right, we'll go ahead, we'll throw this guy a little 90-day hibernation. I'll put in a little note here. Oh dude, guys, if you guys haven't tried these ZOA energy drinks, it's, uh, It's The Rock's new company. Fucking tasty, man. I got the, I got the Tropical Punch flavor. No joke. Do you use Launch Control for your SMS platform? I don't do SMS. Yo, Kevoslice, thank you for the hat and mustache, bro. What's up, Dre? What's up, Austin? I gotta try it, dude. Korn, they're the shit, bro. Still rocking that fucking 10 cals. So yeah, I like Celsius too. Yo Caleb, I use Podio. I have a custom-built Podio, bro. Probably hasn't even cashed out his TikTok gifts, dude. I don't even— I don't know how to do that, man. Oh, Kev Slice with the more gifts, man. Thank you for the weights, guys. If you guys are enjoying this, if you guys want to support, uh, I always appreciate it, but the best way for you guys to support is by to tap the screen and give it some likes, man. Costs absolutely nothing, just a little bit of thumb energy, but I appreciate all of you guys. Thank you. Biggest assignment fee we've ever had, Daniel, was $132,000. After that deal, I went and bought this watch. Ever come across land deals? If so, I'll buy them. I don't do too much with land, brother, but I'll tell you what, I spoke with this guy yesterday. I'm gonna have to call him later today. He's got some land outside of fucking, I don't know, somewhere in Tennessee. I think maybe outside of Nashville. He wants to sell. I might be buying that. All right, on to the next one. I need to get a hold of this fellow. I made him an offer for his property. We offered him $25,500. He verbally accepted. We sent him a contract. He has not signed it. Guys, we do not like when I send contracts and they don't sign it, bro. We do not like that one bit. So we're gonna go ahead and give him a call and and see what the fuck's up. That's what we're going to go ahead and do.
Please leave your message for 8652—
Boys, fellas, I did not like that. I did not like that. It sounds like he's probably blocked my number or something. We're going to have to call him from a different number. What's up, Chance? How you doing, brother?
Please leave your message.
Oh yeah, it sounds like we're blocked. Weird. Probably because I called him like 50 fucking times yesterday. We'll go ahead and call him from a different number in like 30 minutes. That's what we'll do. Do not buy anything in Nashville. It's terrible. Stay away at all costs. I'm gonna have to disagree with you on that one, brother. There's some damn good deals over there. All right. Update on the pole guy? No update. We'll be calling him shortly. I need to take a look at that property, though. I need to see what the fuck we can even pay for it. Yes, sir. We're wholesaling real estate.
1-9.
Average assignment fee, just about $20,000, Daniel. Is there money to be made in your field? I wouldn't be doing it if there wasn't, brother. I'm not really in Delaware, never done a deal in Delaware. My day-to-day tasks, I just look at my time and I say, how can I make the most amount of money right now? How can I spend my hours so they equate to the most amount of dollars in my bank account? Ever bought in Idaho? Yeah, we've done some deals in Idaho. All right, for some reason this lady didn't answer. How do we feel about that? We don't feel good. I don't like that. Oh shit fire, I got a bunch of fucking Oh, I think I already looked at this deal. This Roxanne chick, yeah, I spoke with her. It's a fucking junk-ass deal. It's too cheap to make any money. Yeah, we've done stuff in Pennsylvania. I don't like doing stuff in Pennsylvania though. Most of the price points are just too low. Yep, we've done deals in Colorado. Describe yourself in one word. Handsome. Did you buy a house in Arizona, Tyson? Yes, I did. All right, what is this? Warsaw, Missouri needs an offer. Oh yeah, I need to see if they paid the deposit. Daniel, higher value props. Yes, as Camo said, I'm also live on YouTube.
Hello? Hello, William? Yes.
Hey brother, this is Tyson. I was the one who's interested in that property over on Bernard Street.
Okay.
So as for our last conversation, you let me know that you had somebody else who was looking at buying the property and they hadn't told today to give you a deposit.
Oh yeah, I haven't heard from them.
You haven't heard from them?
No.
Okay, so, uh, how would you like to go forward right now? How would you like to move forward? Are you, are you planning on giving them more time, or, um, oh, well, I'll probably call them, uh, later this afternoon. Okay, so when would you want to get with me to kind of talk about the property more to see about our offer?
How about tomorrow?
Okay, yeah, I can give you a call tomorrow.
Okay.
All right, awesome.
Tomorrow I'll be busy from About 2 o'clock until 4 o'clock, so any other time is okay.
Okay, so just not between 2 and 4, right? All right, sounds good.
Okay, thanks so much.
All right, we'll speak tomorrow, William. Have a great day.
Okay, bye-bye.
Bye-bye. Caleb, I do not do a lot of double closing. It's all assignments and novations. Dylan, yeah, probably not going to look at your house, brother. All right. Have you ever bought in Oklahoma? Yes. Done any deals in Utah? No, never done a deal in Utah. Utah is a brutal market to wholesale in. All right, we need to follow up with this guy tomorrow. Thoughts on creative finance? I see some people doing that on TikTok. Guys, here's my opinion on creative finance. Is it a way where you can buy houses? Absolutely. Is it as easy as everybody says it is? Absolutely not. Is there a lot of ways that shit can go wrong? Yes, definitely. Like, I see people trying to do sub-2 deals and shit like that, and it's like, bro, you should not be fucking around with somebody's life and their mortgage. In that way unless you really know what the fuck's going on. I don't do a lot of creative finance. The only kind of creative finance I really like is seller finance, and I'm all about seller finance. I think seller finance is a great way, uh, that you can get into some property. TikTok video restart. Oh, that's all right, my guy, I'll pull it. Alright, can you buy with no money out of pocket? Yes, you can wholesale or you can buy houses with seller finance, $0 down. Yes, Colorado is a good market to wholesale. Chicago's also— Chicago's tough because they're— you can wholesale there, but they got some laws against it. You got to do it a little bit creatively.
Alright.
Okay, what are we doing? We're calling this guy tomorrow. Do we have the follow-up date set up? Yes, we do. All right, what about this guy? Did I not give him an offer? I did give him an offer. Thank you for that compliment, Rowan. I appreciate it. What's up, Brian? How you doing, dog?
Please leave your message for—
God damn it. No, Justin, I don't have any of my— any rental properties. I used to have some, sold them all to hedge funds in 2022 and made a bunch of money on all of them, so it was chill. Okay. Tips for 3 young studs living in a big city out of college. Get jacked, tan, and handsome. How much is your course? Depends on which one, man. Will you ever have your office at home? I have an office in my home right now, but nah, man. I love like— here's the thing, here's the thing, man. When it comes to working out or working, I don't want to do that at home. My home is for living and fucking chilling and shit like that. I don't want to do my work things at home. I need to go somewhere else, get in the mindset, dude. Like, if you guys ever try to work out at home, it— I just never had a good workout at home versus like going to the gym. I don't want to work. I've worked from home several times and I never am able to stay as focused. There's too many distractions and shit. There's too many fucking distractions. I like to have an office, man. I like to have a place I go where I can go get some shit done. You know, it's the highest payment for your course. We have an offer that costs $25,000 right now. That's the highest one. Okay, what's the difference between rent-to-own and buying? One of them you're renting to own them, the other one you own them right away. These brand new leads, are you still calling old list? It's a mixture of both, man. Do you think money buys happiness? Yeah, I do. I think if you know what you're doing, yes.
All right.
Thank you, user 473069028522. What's up, MC Hammer? How you doing, bro?
Hello?
Hello, John?
Hello?
Hey, John, this is Tyson. We had spoke yesterday about your property over in Detroit.
Yes.
Hey, so I know we made you our cash offer and that didn't work for you.
Yes.
I remember yesterday I was kind of starting to tell you about another program we had and you kind of had to go and you asked me to call you back today. Is now a good time to sort of talk about that?
Yes.
So I understand our cash offer of $22,000 wouldn't work for you, but if there was a way that we could get you an extra $10,000 or $11,000 on top of that? Would that be something you'd want to hear about?
I got offers for $50,000, so I really don't need extra.
Oh, gotcha. Okay, hey, that totally makes sense. Yeah, I wouldn't be able to compete with that.
Right.
Gotcha. All right, well, hey, I do appreciate it, man. I wish you the best of luck. I hope one of those offers works out for you.
All right, thanks.
All right, have a good one. Yeah, that's fine. I don't, I don't, I don't like to do deals in Detroit unless I know I'm gonna make it. Like, I gotta know I'm gonna make $25 grand. How do you verify somebody is the real owner of the house? I just look at tax records and make sure the name matches. You look like a more handsome handsome Channing Tatum. Dude, Christian, thank you, bro. I really do appreciate that. I love how often you switch up your hairstyle. Dude, guys, I love changing up my look. It's a feminine trait, but I, I enjoy it, man. I like, I like trying out different haircuts. I fucking dye my hair and shit. We do some dumbass shit with, with, if you can call this facial hair. You ever thought about being on reality TV? Nah. You should go blonde. I went blonde, uh, last summer. We might have to do that again. That could be fun. Maybe we'll set a goal. Maybe a goal of like, if we get like 100K on TikTok, we'll dye her hair blonde again or some shit like that. I don't know. I'll have to consider it. We'll have to discuss with the girlfriend. How yo teeth so white? Because I have veneers, bro. All right. Which, speaking of which, guys, if you're a young guy out there, as soon as you start making some money, you start a business, you start making some money, you start wholesaling real estate, you start having a little bit more disposable come, you got like fucking 15 grand set aside, you can go blow on some stupid shit. Instead of going and buying a fucking watch or getting a bunch of fucking designer clothes, go fucking get veneers. It's the best investment ever, bro. Anything that makes you more handsome all the time and will make you smile more, worth the money, worth every penny. How much do they cost? They hurt? They cost a little under 15 grand, and no, they don't like hurt. It's a pain in the ass procedure, but you're like damn near asleep the entire time. Do they teach wholesale in college, do you think? No. Where to get a wholesale template contract? Guys, if you guys want to start wholesaling real estate, you can right now go to www. Freewholesalingresources.com and you can download my script, my contracts for free. Is it a one appointment and done thing for veneers? Nah, it took me like, it was like 2 different appointments. You have to go get temporary ones, you go again, they put the real ones in. It's a whole fucking thing. Don't you have to redo veneers every like 5 to 8 years? Yeah, you do. The website, guys, is www.freewholesalingresources.com. Jillian, I'll fly out to Arizona just to be your photographer. Please do. I need somebody. I'm still looking for a photographer. All right, who else do we need to make an offer to? Oh, here we go. All right, it's time for us to look, guys. If you guys were on the live last night, the very last live, I spoke to this gentleman out in Chattanooga, Tennessee, and and he has a plot of land on Suck Creek Road that he has a telephone pole he put up on, and he wants to sell that thing for $100,000. I don't know how much I could pay for it. I'm gonna look right now, then we're gonna go ahead and give him a call. We're gonna get an offer. All right, we're calling telephone pole guy. Guys, if you know, you know. This guy is a fucking hoot. He is a hoot and a half. So are they fake teeth? Yeah, they're made out of porcelain. Oh, let's go, bro! Sales and a pro bodybuilder, that's amazing, man. Keep that shit up. It don't look like you have veneers. Yeah, it does. Nobody's teeth are just like this. But I fucking love them, dude. I highly, highly recommend getting them. All right, Telephone Guy. So it's 1 acre. It is close to the Tennessee River. Dude, there's some fucking pads. Yo guys, if you guys want, I am also live on YouTube right now, and over on the YouTube live you can see my entire screen. So you can see the house I'm looking at. You can see my calculators and all the right calculations and shit. And so for those of you guys watching on YouTube, check this fucking crib out, bro. This is some Evil Lair mansion type vibe. I'm with it. I fuck with this place, dude. Check that out.
Got a little bar.
I don't even drink, man. I'd fucking— I'd hang out here and drink some fucking LaCroix and shit. Got a little espresso machine. This guy's living nice. Look at this fucking kitchen, bro.
I love it.
It's like an almost brutalist. It's like the— it's like the same material my desk is made out of. That shit goes fucking hard, bro. Dude, I fuck with this crib. Sold for $1.2. Where's this shit at? So here's the thing, dude. We have this lot right here that sold for $320 grand. Now this lot is 1.93 acres. Wait, all right, we got to bring in— we got to bring in the fucking— I got a text. I'm gonna text Doggo, I'm gonna text my dad, and I'm gonna ask him what they think about it. Alright, 1 acre outside Tennessee River, outside Chattanooga. Seller's asking $100K, will go lower. Looks like a pretty primo spot. What are your thoughts? Email sent. Let's see what they say. Alright. Tyson, tell Rowan on YouTube he's unmuted. Rowan, you're unmuted. Okay. Yo Tyson, I'm curious why you prefer calling people back to make offers versus putting them on hold for a few minutes so you can get a yay or nay on the spot. Spot. Aaron, I will sometimes, like, if I know. But the real reason why I'm taking them off hold is because I, like, am talking and teaching while I'm doing it, and so it can take me more time. And, like, also my fucking mute button on my microphone's all fucked up and shit. So, yo, Mr. Pot, Dylan Calleiro, and The Can Man Can, thank you for subscribing on YouTube, boys. You called that Republican back yet? That's what I'm looking at right now. Where'd you get your veneers done? I got mine done at the Veneer Doc in Arizona. He's very good at what he does. How long you been wholesaling? 2 and a half years. I'm in Chattanooga. Do I need to check this out for you? I appreciate that, but I don't think so, man. All right, do we ever offer Lawrence from yesterday? Um, I don't remember Lawrence. Okay, all right, all right. While I'm waiting for a response on that guy, let's go ahead Hello? Hello, Aaron?
Yes, this is him.
Hey Aaron, this is Tyson. We spoke the other day about some properties you have you're looking to assign over in Minneapolis.
Uh, I did, um, yeah, Tyson, um, I don't— in Minneapolis, I don't have one no more, um, in Minneapolis right now. Um, I, I— do you guys only buy in Minneapolis?
No, bro, we're nationwide.
Okay, well, I, I got like, um I got like a portfolio in Louisville. Can I send that over to you, Tyson?
Yeah, absolutely.
Okay, I don't— so I— that's the thing, I just don't have all the details on it.
But well, do you have it under contract?
No, I don't.
All right, yeah, um, in that case, we really wouldn't be able to do anything with it.
All right, well, I'm working with seller, but, uh, he just being like, he's just— I'm trying to get the prices for him, but that's the only thing.
Gotcha. Well, yeah, in order for me to look at a deal, I need you to have equitable interest in it.
Right, right. I get it, I get it. Um, yeah, um, I don't really have anything else Under contract right now.
Right on, bro. Well, listen, if you do, when you get something, go ahead and send it my way.
Okay, definitely. I got you, Tyson.
All right, sounds like a plan. I appreciate your time, Aaron. All right, have a good one. Bye-bye. You tell that dude to enroll in Wholesaling 101, bro. We'll show you how to do this the right way. Alright, wintergreen. This is spearmint. Spearmint Zyn today. It's a hotly contested race between spearmint and peppermint right now for favorite Zyn flavor. Alright, we're gonna go ahead and fucking— I don't even know what the fuck we're gonna do with this guy. Whatever, we'll put him in 90-day hibernation. Get the fuck off my follow-up list. All right, Cool Mint, the best. I've never had Cool Mint. Do we get another sub on TikTok?

The person you're calling isn't accepting messages right now. Why don't— No!
You're a custom home builder. Right on. All right, come on, come on, come on, come on. I have time to listen to fucking the phone ring, bro. Okay, is selling buildings the same as wholesale?
What?
I was thinking about becoming a male escort. Okay. That could be a play. You losing weight, bro? Yeah, we're cutting right now. What's the goal, or how's the goal of the month coming along? Dude, yesterday we made a great start. We made a great start. We're probably like 1/10 away there. Yes, Mustafa, we closed the California guy. We got that property locked up for $316,500. Where you based? Phoenix. Okay, what are we gonna call through right now? Let's do— let's hop on the— or yeah, let's hop on the dialer. Let's hop on the dialer, team. Let's get rapid-fire through this shit. Let's fucking— let's talk to some damn sellers. Let's make some offers and shit. That's, that's the type of shit I'm on. What the fuck? Alright. I was also curious if you've gotten into commercial real estate wholesaling. Not specifically commercial, but I have wholesaled multifamily buildings. Actually, we did have one commercial building that we assigned. I can't fucking remember where it was. It was like Indiana or some shit. It was like an old fucking laundromat or something. Chattanooga is a great spot. My brother's a wholesaler here. Yeah, man, Chattanooga is a great market. Do you buy boarded-up houses in the ghetto? No, I try and stay away from stuff that's that bad. What do you think you will make on the Cali deal? Like, like $35,000. Hey, I— do you think it's a good idea to get my girlfriend started in real estate too? I mean, yeah, if she wants to. How much work have you done in Ohio? Um, a pretty good amount. User, I'm doing an SCR internship this summer, graduating in the fall. Would love to join the team. Right on, bro. All right, thoughts on the market in Seattle area? Seattle is a great state for wholesaling, man. A lot of big-ass assignment fees. Do you wholesale nationwide? Yes, I do. Your call has been forwarded to an automated voice—
Guys, I actually recorded a video today for how I would get my very first wholesale deal. It's gonna drop on YouTube, I think, on Wednesday. So if you haven't already, go on over to YouTube and subscribe. Yo, thank you, Sean. I appreciate it, man. 3 milligrams or 6 milligrams? I'm all about 6 milligrams, brother. That's what I'm all about. That's my fucking— that's my vibe. All right. Do you know much about Northern Virginia real estate? I wouldn't say I know a lot about it.
It's a good market though. Hello, please leave a message.
Yo, dude, Gary, answer the phone next time, bro. I'm trying to chat. Still not drinking or not? Yeah, man, I don't drink. We do, we do smoke kush though. We smoke kush, chat. What's your YouTube channel to find your new video? John W. Roods, my— the link to my YouTube channel is in my bio, or you can just search Tyson Smith, or you can go to youtube.com/@tyson_smith. The number you are trying to reach is no longer in service.
Sierra, thank you for the sub on YouTube. Do you do anything out of the country? No, but I was talking with Drew Carroll, my boy. I got a boy named Drew Carroll, he runs a marketing business or a marketing company out of Canada and we were talking about trying to figure out how the fuck we can start doing Ovation in Canada this morning. Alright, do you get your levels checked? What levels? Yo, Corey, thank you for subbing on YouTube, brother. How deep was knowledge in wholesaling when you made your first calls? Like nothing, bro. I didn't know shit about it. All I knew is how to buy houses for cheap and I can make a lot of money doing it. Testosterone? Yeah, man, I get my fucking blood work done every 3 months. Right now my test levels are shot. I'm living life on fucking hard mode, brothers. So if you guys don't know, I've been on TRT for the past year or so, but when you're on TRT as a young guy, if you want to have kids, you have to cycle off of it to remain— to retain your fertility. And since I cycled off, get my fertility right, my test levels are at 182, bro. I'm living life on hard mode, but it doesn't even matter. We're still grabbing life by the fucking balls and when we need to do. Blunt, bong, J, or pen? I like wax pens. We call those waxy peas. And I like joints. For somebody that's trying to move out alone, do you recommend renting or buying right now? Completely depends. Completely depends more. I would need to know more about the situation. All that gear to look like an average high school— all right, bro, gear I'm on TRT, dog, because I have naturally low testosterone. Not on gear. All right. Do you call Jerry from yesterday yet? No, we're about to. We're about to call Jerry. We'll call him, in fact, right now.
Hello?
Hello, Jerry? Yes, Jerry, this is Tyson Smith. We spoke on the phone yesterday about that plot of land you have just outside Chattanooga.
Yeah, I remember. How you doing?
I'm doing well. How are you, sir?
Okay, thanks for asking, sir. I'm at the drugstore right now getting this— trying to find the right toothpaste, if you know You know, but yeah, I was wondering if, uh, uh, you decided or anything.
Yeah, we were able to take a look at the property. Is this something you'd like to talk about now, or would you want me to call you when you get back from the store?
I can talk to you now, I think, as long as this phone don't die out on me in here. Yeah, uh, I mean, you know, would you like to, uh How would you like to do things?
So I just have a couple more questions I need to get confirmed about the property. And so long as everything looks good, we definitely do have an offer.
I can't hear you right now.
I just do have a couple questions about the property, and I think that it is going to qualify for an offer. I just need to get something answered. Okay. So when I pull the property up, it looks like there's two lots. Like, like it's divided into two parcels. Do you know what I'm talking about?
Yeah, I do, I do, I do, I do. It's a— it's like I told you last night, uh, see, Tyson, it, it could be, you know, two lots or it could be three lots. Depends on how small of a yard that you want, you know. If I was you, I— hell, I was gonna build one house. And not, not put nothing else up there. But I don't like neighbors myself, you know.
I'm with you.
Yeah, if you can, you know, it's 150 feet, 150 feet. The size of the lot is 150 feet, 147 feet.
It's 150 by 147.
Yes, sir. Yes, sir.
Okay, okay.
I give you plenty of room. Like I was saying, you can either build one house or two houses, or if you really wanted to push it, look, you can build three houses there, you know.
Yeah, okay.
Each lot is supposed to be 50 feet wide. About 147 feet deep.
Okay.
But it's, uh, yeah, sir. But they're, uh, you know, uh, I don't like to be that close to people myself, you know.
Yeah.
So, you know, that'd be your call, you know, but whatever you'd like to have. But you're in the area, Tyson, that, uh, man, the houses, you know, across the street And it's right there near their houses. See, they're on the river, they're on the Tennessee River and everything. And you see, my lot right now, sir, it's— see, there's a road like I told you last night. There's a road that goes down through there, and, uh, we're— my property is on the side where, uh, you know, like if it floods or something like that, it won't won't get up high enough to mess with you. You see what I mean?
Yeah, yeah, I see what you're saying. You don't have to worry about getting like flood insurance or anything like that.
That's right. And flood insurance is high, you know, because, you know, I don't know if you ever thought much about it or not, but flood insurance can be high.
Yeah.
And, uh, but yes sir, there's— see, there's access to the boat dock, you got— there's a public boat dock within 2 or 3 minutes from my property. Yeah, and so you wouldn't have to worry about it if you want to put your boat in the water, you know, you just go out, take down to the boat dock and go down in, you know. But yeah, I'd like to— if you want to get together on We'll see what we can do.
Okay, so, um, it's definitely something we're gonna be interested in. Um, we ran our initial numbers on it, and I think we're definitely gonna be close here, Jerry. Uh, now yesterday you mentioned something about if we could act quick, you might be able to shave a little bit off that price for me.
Yeah, yeah, I'll do that for you if you give me cash. I prefer cash and, and, you know, serious inquiries only. You know, if you really want— if you want to do things quick, you know, I'm gonna touch about $5,000 off of it if it'll help you out much, you know. But it's just, man, I hope you can understand, see, Thompson, that is the area is, man, it's You know, there's people, there's, there's, that's where it's at. I mean, the location is, is really good to have, location. And you know, like, uh, you know, I'm sure you sound like you can understand that when you, when you got the location, you know, that's, that's where you start at. Is by getting the good location, you know. Definitely. Yes, sir. And it's like I said, sir, the houses across the street are, uh, man, every one of them big money houses. They really are. So, uh, you know, yeah, I'd love to meet you if you can figure the time a good time with it. This, you know, trying to get together on this.
Okay, so, uh, one thing I'd want to get out of the way is, you know, we had, uh, I had my underwriters look at it, and, uh, I think we're close to what you're asking. But, uh, we, we do have a cash offer for you. We'd be able to move quickly. We're serious. But I think we're still coming in under at what it— what you're asking.
What are you talking about?
So the, the offer that I'm prepared to give you for this, this piece of land would be for it as is, paying all cash. We cover the closing costs. There's no realtor fees or anything else like that, and we can close as soon as 30 days. But for that, we would need to be at $82,000.
Well, I was wanting to get, you know, man, see, don't get me wrong, but see, that's my retirement. I'm 65 years old and I've owned that property for 20 years. And, uh, you know, it's, it's going to be what me and my fiancée, what we, you know, use for towards our retirement. So if, um, you know, 82, see, sir, I actually did last week— a person offered me 85, and I told him I couldn't do that, you know, because I just— oh, if, uh, if you can see some way to give— probably go 90, I may work with you on that if you wanted to. I'm proud. Tyson, is that your name?
Yes, sir.
Okay. Well, now I would like to be able to move quick and you have all— I don't want a check at all. I want cash. I don't like checks. See, Joe Biden, I'm sure you've heard that buzzword before.
You know what? I have.
Yeah, yeah. Well, he, he has got it. They signed the damn bill that, you know, they want to send IRS on everything they can. So if we can avoid the IRS, you know, avoid them people, you know, and go cash much as we can, I'd be willing to, uh, and since he's been home, I've got— they know me at the courthouse. They know me real well. They know me good. I've bought and sold other properties there at the courthouse. But, uh, you know, I could go in there with you and, uh, you know, one way or the other, we could either sign the paper and get it done.
You know, I could sign it over into your name, or, you know, so, so the way, the way we have to do this is we, we have to go through a title company.
Um, well, well, if you'd rather, but I mean, I don't want— if possible, I'd like to stay away from the IRS. And I'd like to also fix it so that, uh, I don't want to sign any papers until I got my money in my hand. I hope you can understand that.
So, uh, unfortunately, Jerry, um, we wouldn't be able to make anything work like that. The, the only way that we can get this done is if we send you over our offer, which would be a purchase agreement for the property. And then from there, we have to go through a title company because we can't buy this property unless we can be guaranteed clear title.
Yeah, well, sir, you can have, uh, it checked and you'll see there's not one red cent owed on it. Not, not one red cent at all. So, uh, that wouldn't be no problem. But, uh, you know, as long as you don't want me to sign something before you pay me, I bet we could try to get along best way to— the best way we can, you know what I mean?
So, so here's the thing is, I like— we, we can't pay you right when we buy the property because after the way, the way it needs to work, or the way that the only way you can buy property like legally is if it goes through and you get, you get the title transferred to you. And in order to do that, we have to have a title search ran on the property, and that doesn't happen immediately. So it's how it works is we send you over an agreement to purchase the property at an agreed-upon price And if we have on there, hey, we're paying cash, we're paying all the closing costs, and then there has to be a close of escrow date. And the soonest we would be able to do that is 30 days.
So, okay, well, you know, I didn't understand it completely, but I'm just saying, sir, uh, you know, whatever we gotta do, I'm not afraid of anything because I know my property is, it's clear.
Right.
Oh, it's good and clear and clean as can be, right? So there's no, uh, nothing wrong with my property at all.
Well, here, the reason we do this is because it protects you and it protects me. Now listen, I know you're a trustworthy Republican man and you wouldn't lie to me, but the title company is going to ensure, number one, that you can transfer the property to me And number 2, that you get paid every single cent you were promised.
Yeah, well, that's important, right? But, uh, but I was going to say, now, uh, I'm inside Walgreens. I'm inside Walgreens. Uh, now I didn't totally keep up with what you said. Uh, I'm sorry, I apologize, but I'm going to say that, uh, if you can figure out some way to— might be— how would you want to do it again?
So, so the way it works is we send you over an offer to purchase the property. It says, hey, our company is buying the property for X amount of money, whatever price we agree upon. Now I know we're at $82,000 and you'd like for us to come up at $90,000, and I got to see if I can even get that approved. But assuming we could We would send you over a piece of paper that says our company is going to purchase this property for $90,000 and not a cent less. And once we get that piece of paper signed, we send it to the title company. The title company then opens up an escrow account and then they run what's called a title search. So they make sure that, hey, Jerry here can transfer title to We Buy Homes Cash. And once they have that title search back, then we can go ahead and close escrow, which is where we are going to send the $90,000 to their escrow account. And on that day, they'll either give you a check or they'll wire the money to you.
I'd rather have cash, as I was saying, as much as possible. But, uh, now on that Praise God. Oh, that, um, you know, I, I, I need to think about all the things you're saying. You know, you're, you're actually wanting me to sign something. If I'm not mistaken, I believe you're saying you want me to sign something and I'm just saying I had a problem last week with a guy. These people, they wanted me to sign a purchase agreement paper with them, and I didn't. And I'm really glad I didn't because come to find out they was from New York. Oof. And You know, that's big. You know, there's all kinds of, all kinds of problems, right? You know, people up north, you know, right? So see, if you can figure out a way that we can do business, you know, without having to, you know, me, without me having to sign anything.
Jerry, there's, there's no way, there's no way for you to legally sell us the house without signing a purchase agreement.
Well, I do that. Could you do that on the very last of the arrangements? You know, like, uh, I have no problem about signing you whatever you want, man. I'll sign anything you want, but The thing of it is, if we arrange it so that it's at the end of the deal some way, you know, some ways you can, uh, you know.
So yeah, yeah, I see, I see what you're saying, Jerry. So, so here's, here's the thing is that when you sign the purchase agreement, the house or the, the land isn't sold yet. It's not sold because at the, at the day when you get paid, you have to sign the final closing agreement. And until that's signed, the property isn't transferred. But in order to get there, we have to have a purchase agreement laid out. But on that day, that the, the land isn't sold or anything. It's not sold till the money hits your bank account.
I understand that. I do understand that. But see, sir, there's so many games and tricks in this world that say— I hope you can really make sense out of what I'm saying there. I just, uh, I just, you know, I don't feel comfortable about signing anything without getting, you know, until I'm ready, you know. I mean, if you can figure out a way to talk to people or whatever, see if there's some way we could, uh, You know, uh, allow that to be the last part of the deal.
Jerry, the problem is there's no way for us to do that. I mean, the only other way is if we just gave you a briefcase full of cash, and at that point we have— there's nothing we can do. There's like, if you just decided, hey, no, I actually don't want to sell it to these people, then you wouldn't have to, and there's nothing anybody could do to stop you. Now, I know you're an honest man and I'm not saying you would do that, but there's no way for us to buy your house unless you're willing to sign an agreement that lays out the terms that says, hey, this company is buying it for this amount of money, they're taking care of the fees, and this is the day we're closing. That's the only way you can get this done.
Okay, well, if you could— I'm gonna talk with my fiancée real well, and if you don't mind, man, If you don't mind, I appreciate you fax me over or text me, uh, you know, a copy of the agreement, and I'll read it real well. Yeah, and make sure— I'll make sure that I'm on the— I'm on the right, right page with you.
Okay, I think that's a great idea.
I'd have to have that, you know, money though, to The 90 mark goes, you know, there's 3 lots there. And within 3 lots, see, you know, that's a fair deal. And they've always— those lots, there's actually room for, you know, to buy more. You can buy more land. Around it if you decided to, you know.
Okay, so look, here's what I'm gonna go ahead and do, Jerry, is let me get your fax number. I'll fax you over the agreement so you can see that it's super simple, man. It says, hey, our company is buying the property, and then you can go through and read all of it and make sure that there's nothing in there that you don't understand. And then is what I will do is after you've had a chance to look at it and then you say, yep, Tyson, this looks good, then I'm going to go ahead and I'm going to do everything and I'm going to get us approved so we can pay you $90,000 for it. We're going to get you every penny you want.
Okay, that sounds good there. At least we got that going right. And, uh, what— email it to you. Will you be able to Is it a problem about emailing it?
No, no, I, I would actually prefer to email it. That would make— that would be easiest for me.
I've got a fax machine here, but whatever it is for you. Pam, my fiancée, says she says she can print it off. Yeah, yeah, let me email it.
Let's go ahead and do that. What's a good email address for you?
Okay, it's, uh, Yes.
All right, is what I'm gonna go do right now is I'm gonna send that— I'm gonna send that to your email. I'm gonna send you a copy of it. It's just gonna be blank. And then when do you think you'll be able to take a look and read it?
I'll look at the same thing, and, and I'm gonna go— I'm gonna actually— I'm gonna read it 2 or 3 times.
Yeah, make sure that No, hey, absolutely. I would encourage you to.
Yes, I'm gonna make sure there's no— you know, I understand it completely and anything. And, uh, you know, they say you said you're from Arkansas?
No, sir, I'm from Arizona.
I'm sorry. Hell yeah, my bad, my bad. Arizona. Yeah, okay. Yeah. Yeah, well, okay. And what I'll do is, well, we'll, we'll be looking forward to hearing from you. Okay. And everything. And see if we can put time to put on there the least as you can. I don't want anything about that that might make it, you know, complicated.
Of course. Of course.
Yep.
Look, we make it as simple as possible. It's, it's, hey, look, you're selling the property, I'm buying it. This is how much we're paying for it. It's real simple.
Yeah. Okay. Good deal. Okay. And I'll, I'll have a friend of mine, he's an attorney, have him to overlook it for me too.
That's a good idea.
I'll try to, you know, it'd be nice, you know, to just You know, make sure that I understand 100%. I understand everything real good, you know.
Absolutely. And if you'd like, Jerry, I'd be more than happy to get on the phone and we can both have it in front of us and walk through the entire thing together if you'd like.
Okay. Well, now, I did mention this to one person once and he was all on board with it. —giving me a deposit down on it so that, you know, you know, I could, you know, everything— money makes everything go by better, you know. So if you might want to think about if there's some way to— I'll talk to my attorney friend and just see what he says about it. But send me the, uh, The purpose, whatever you're going to do there, okay? And I'll, I'll read it and everything, but just keep it—
make sure it's, you know, simple as can be, okay? All right, sounds good. I'll have that sent over in the next 5 minutes.
Okay. And again, your name is Titus, right?
Tyson. T-Y-S-O-N.
Ah, fuck, I'll remember it one of these days. Okay, I'll remove money somehow, but, uh, okay, my friend, I appreciate it. And you know, just have a good one and we'll see you then, okay? All right, sounds good.
We'll talk later. All right, bye-bye, bro. This man is trying to break so many goddamn laws, bro. What the fuck? He's like, I'd like for this to be all cash. We don't need the IRS to know anything about this, bro. Nah, that's not how they roll. Yo, this is, this is probably right. This is probably a really good deal though. Uh, no, Camo, I'm not sure who that is. All right, okay, I need to go see— I— we have a real simple purchase agreement that I'm gonna use. Oh yeah, this is what we need. This is what the fuck I'm talking about. We're about to send him fucking this guy right here. Check this out. For those of you people watching on, on YouTube, look at this. Here we go. Super simple. On this day, the agreement is made between seller and buyer. Seller agrees to sell the property. Buyer agrees to purchase. The fucking address, the legal description, the price. This is an all-cash transaction. Buyer pays all closing costs. Needs to be signed by this day. This is where we're closing at. And then it has some shit. Let's see. Inspections. This contract is contingent upon the buyer and buyer's partner inspection approval of property. Yup. This assignment part might fucking scare him, but we need that. Oh yeah, this is what we're gonna send him. I'm gonna fill it out though, everything but the price. I'm gonna get this shit filled out. Where the fuck is my— I need— fuck. Oh man. All right, all right, one sec, boys. I got to piss. I'll be right back. All right, all right. All right, this fact that is landing on a house make it any more simple on your end? Yeah, Rowan, it does make it more simple. It does. All right, let's go, let's go here. Use Alright, I'm just gonna fill out this agreement real quick. All right, why can I see your ankles when you have jeans on? I don't get it. See, Costa, here, this is a little-known secret. This is a little-known secret. This right here, you see this? You see this, this little fucking 2 inches of space right here? That right there is 100% sex appeal, bro. That is male cleavage. This right here, bro, you see that? Dude, ask my girlfriend, bro. How the fuck— how did I wheel her? How did— how did— how was I able to rizz her up? It was this. It was this right here. Male cleavage. All right, on this day— what's today's date? May 4th, 2023. All right, you're welcome, you're welcome, bro. I got you. All right. How many offers you made today? Uh, I think I made one, but he was declined. Or I guess I made two because I also am offering this guy. Oh my God. All right. Alright, send this cat an email. All right, have you ever thought about AI automating your business? Yeah, I don't think AI is going to take over salespeople anytime soon, bro. All right, we sent him the offer. All right. Okay, all right, this will be— that'll be a good deal. All right, let's hop back on the dialer and make some more calls. Now call him back and go over it, bro. That guy's at the store. I'mma wait like at least an hour and call him. All right, still here lurking, right on. Austin Banner, glad to have you in here, dog. Also, I noticed we're at almost 15,000 likes. I appreciate you guys, we are rocking and rolling today, ladies and gentlemen. All right. What's the stuff in the green container? It is zins. All right, let's call homie from a different number real quick. How much will we make on that deal, Christina? It looks like 40 or 50 G's. Yeah, no, we— I tried to call him. Hello? Hello, James? Hey James, this is Tyson. I had sent you an offer for your property over on Eureka Road. No. All right, so I'm, uh, guessing he's not interested. He didn't say no or anything.
Please leave your message for I'm texting him.
I think our call got disconnected. Were you no longer interested in selling the property?
All right.
All right, back to the dialer. Where's the dialer at? Right here. Anthony, I use smartphone.io for my phone, my VoIP, and my dialer. He's gonna block that number too, bro. I got fucking Hello, this is Tyson.
Hi, you called me earlier.
I may have. Did you have a property you were looking to sell? No. Oh, gotcha. All right, well, sorry about that. Yeah, bro, you can block as many numbers as he wants, man. I got fucking Hello, John. I got fucking so many numbers, so many. What's up, Rommel? Hello? Hello, Elizabeth?
Yes, who is this?
Hey Elizabeth, this is Tyson. I was calling to see if you were still looking at selling that property of yours over on Woodlawn Avenue.
Uh, you're too late, it sold today. Oh, it sold today?
Yep, sure did. Oh, congratulations. Did you, did you maybe have any other properties you may want to sell?
Uh, no, I'm buying a house in West Virginia on the hill. All right. No, I don't want to say that.
Okay, well, hey, congratulations.
Thank you. Good luck. Thank you. Have a good one.
Let's go ahead, mark her sold. All right. Do you make offers to homes with no comps in the area? No. If there are no comps in the area, it's gonna be a pain in the ass to sell that house. I'm out. Congratulations to her. Yeah, good for her. All right guys, we have, we have 20 more minutes to, to go find an offer real quick. Christopher, welcome bro! It's, it's not cold calling, but these are like older leads. I'm in almost every single market, bro. Yes, Christina, you absolutely can. No, it's not complicated. When are you getting off? Whenever I want, brother. Oh, getting off live. I'll be getting off in like 20 minutes. Austin, bro, I've been good. Hello? Hello, Mirna?
Who's this? Hey, this is Tyson.
I was calling to see if you were still looking at selling that property over on Clive Avenue. Uh, cash or what?
Yes, sir. How much you're trying to give me?
I'm not sure yet. I would just need to ask you some questions about the property and then I'd be able to let you know. I'm going to take that as not interested. Anyway, I'm sorry, I was saying I've been good. How have you been? How's the bulldog today, bro? He's so good. I went and saw him at lunch. I gave him a kiss before I left, bro. Guys, I love my dog, I think more than most people like love their dogs. You guys don't understand, man. I wake up, I fucking get him. He sleeps in my— he sleeps in the bed with me and Meredith. I fucking— I lay him up on my chest. I just— I fucking give him some kisses and shit. We fucking snuggle and he just fucking oinks and like— he's just the best, bro. You guys don't understand Gamble unless you met him. He is the shit. You leaving in 20? Yeah, I gotta hop on a sales call and then I have a call with some of my Novations mastermind people after that. Christina, can you explain a little bit on the process with foreclosures? Yeah, if the house is in pre-foreclosure, most states are going to have a foreclosure date set. They need to have it sold before then or somebody's going to come in from the sheriff's office and evict them. So we need to get their property sold before then. Some states will be able to provide the proof that we are buying the house and get that date extended. But that's pretty much how it goes. I love bulldogs. That's my childhood dog. I need another one. The name is perfect too. Yeah, bro. Once you— once you've had a bulldog, dude, like, dude, they're disgusting. They shed a lot. They fucking fart and burp and are gross. But dude, I love him more than anything. Where'd you get these jeans, guys? I got the fucking— all right, give me a sec. Give me a sec. I— because I gotta speak on this, so hold on. Let me wait for these dials, see if they come through. Hello? Hello, Nancy? Yeah. Hey Nancy, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Alta Loma Court.
If I'm doing what?
If you were still looking to sell that property over on Alta Loma Court.
I was never selling it. Sorry, that's a joke. Oh, gotcha.
Sorry, I guess I had a note that you'd spoke with one of my assistants that you might have been interested in getting a cash offer on it. Alright, share up. Alright, I have a huge life hack for you guys. These jeans right here and pretty much every single pair of jeans I have all were purchased at Old Navy. You go buy your jeans at Old Navy.
You want to know why?
Because they're fucking stretchy as shit. And if you are like me and you have fucking big-ass legs, you are constantly fucking like blowing out pants. Not anymore, because Old Navy's pants are stretchy. But here's the secret. You have to take them to a tailor. So you go buy fucking all the pants at Old Navy. They cost like fucking, I don't even know, like $10 or $20 or like $30 apiece. And then you take them to a tailor and then they make them look fucking sick and they're stretchy and comfortable and the best pants ever. I love them. Definitely got to speak with my chest when it comes to the jeans. Like, my girlfriend knows this. I fucking love pants. It's my favorite thing to buy. Huge into pants. I think they're very important. And I got— that is the jeans hack for the team. Listen, I've tried all the different jeans. I've spent wasted so much money on different, like, nice pairs of jeans. And all of, like, the nice pairs of jeans, like the shit that's like $200 a pop, they all fucking rip and, like, are horrible quality. They fit good, but they fucking are horrible quality. Like, they're really soft and shit, but you wash them the wrong way, all of a sudden they're fucked. Gotta go to Old Navy. And I also got another place for you: Target. You got to get to Target or the Old Navy jeans Take them to a tailor. You're gonna have the best pair of fucking pants you ever had. I swear to God, you guys got to try it. Where'd you get the polo? The polo is from Lululemon.
All right.
Old Navy jeans are baggy. That's why you take them to a tailor. You got to get them tailored, guys. Once you experience wearing tailored clothes, you can just never go back. Yeah, we answer that, Camo. How much did tailored jeans, um, I don't know.
Hello, you've reached Junior with—
I don't, I don't, I don't remember how much that shit costs. What time do you start cold calling? You guys, there's no perfect time to start or anything like that. I just, anytime I have available time, I cold call. You ever dealt with mobile home parks? Never wholesaled an entire park, but I have done several mobile homes. Made some—
is not available to take your call.
Made some good money on mobile homes over the years. I would love to hear your story.
Your call has been forwarded to an automatic voice message.
What's a good time to stop cold calling? You don't really want to be calling somebody after, like, too much after 8 PM their time. With that being said, I believe 6 to 8 PM are like, it's, it's one of the best times to get deals locked up. 32 park package off market, 3 different states, would have been $3.4 million.
Sheesh. Please leave your message for—
ended up only securing one park for commission of $18,000. Hello? Hello, Laura? Yes? Hey Laura, this is Tyson. I was just calling to see if you were still looking at selling that property over on Bird Street.
Oh no, sir. Okay. Thank you so much. Thank you.
Thank you, Laura. Have a good one. No, I like to have— I only like to do 2 lines on the dialer. If I'm calling cold data, I'll do 3. But I like to— $100K finder's fee through BiggerPockets got me started. I love that. I love that.
Hello, Tensei.
Okay. Hey, Tensei, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Charles Place. Yes, I am. It is for sale? It is. Gotcha. Do you have it listed on the market? About to. Okay. How much are you going to list it for?
$975,000.
Okay. And would you be willing to sell for any less if I were able to buy it from you cash and there were no realtor fees?
What you offer? I mean, I'm not sure yet.
I would need to ask you a few more questions about the property in order for me to get you my offer.
Okay.
I see here it's a 4-bedroom, 3-bath. Correct. And I've seen it's just over 1,700 square feet. Yep. Okay. What kind of condition is the inside of the property in? It's in perfect condition.
It's rented out right now. And, you know, they're month to month. So the house will be sold with or without the tenants.
How much are they paying in rent? Almost $500. Almost like 5,000. Okay. And when was the last time you were able to see the property?
Well, that's once I did the written offer. Okay. Okay.
But everything's working as far as like the plumbing, the electric, the roof is good.
Yeah, everything was upgraded about a year ago.
Oh, okay.
Electrical, plumbing, bathroom, floors, paint. Yep. Gotcha.
Does the property have an AC unit?
AC unit? Yeah. No, it's a window.
Okay. Okay. Okay. And how soon will you be looking to have the property sold? Yesterday. All right. Right on. Okay. Alright, Tensei, I believe that's everything I need right now. Let me take this information over to my underwriters and I'll give you a call back and I'll let you know what our offer would be.
Got it. Thanks so much. Thank you.
Talk soon. Alright. Normally I would have asked him way more questions, try to dive deeper in their motivation, everything like that, but I I've got to make this quick because I got to get on another call. There's my computer yelling at me to do it. All right, we have another 5.4 sold for $800K. Um, Goddamn, it's a pad. This is such a pad, bro. What the fuck? Oh, it's multiple pads. I'm dumb. Okay, I wish I could see some pictures of that. Uh. I can't remember how big this was. 4/3, 1,700 square feet. There's just no good comps, dude. There's just nothing that is anywhere near the same square footage. All right guys, I gotta hop on this call. We'll go ahead and give him a call back later. Um, but I got off on this call. I gotta do my coaching call. We'll be back running some more calls later this evening. Thank you guys all for watching. If you want to see— be there when I call for Jerry back and walk him through that contract and get that deal locked up. Make sure to follow so you'll be alerted when I go live again.
