There we go.
All right, let's call good old Don.
Hello, calls to this number are being screened by Smart Call Blocker. If you're a family member, friend, please wait.
What's up, Nike Fruit Cup CKM, how you doing, brother? Guys, my girlfriend says it's kind of cringe, like how guys will call each other bro or like brother. And I'm like, dude, you don't understand. Like, at all. Every other dude in the world is just my bro.
Like, those are just—
those are just all like 90% of the time, like, those are just my homies. Like, you know, like, bros are just so like— we just got this fucking this community. You know how like ants communicate via antennas? Like, bros just do the same thing, kind of, you know. We have our head nods and like, you know, like, she just doesn't get it. Boys, the cut is kicking my ass. I'm feeling so hungry. I'm like a little bit fucking shaky and shit.
Hello, calls to this number are being screened by Smart Call Blocker.
The bracelet is from David Yurman. My mom got it for me.
Please wait a moment while your call is connected.
What's up, Tristan? Don't forget to kiss your homies goodnight. Facts, Chris. I would never let my homies go to sleep without a kiss goodnight. Dude, the We Buy Homes Cash. We'll definitely have to get some merch rolling at some point. I don't know what all it's going to say, but Bumblebee, we're looking at like 10 to 15 new leads a day per acquisition rep.
You've reached 594-7117. Leave a message and we'll get back to you as soon as we can.
Hey Dawn, this is Tyson over with We Buy Homes Cash. Haven't heard from you recently. Just wanted to check in, let you know we're still interested in purchasing that property of yours over on Rockport. If you're still thinking about selling or not, please just give me a call back and let me know. But I hope you have a great day, Dawn. Bye-bye. We actually leave voice messages. Fucking first call. Very not on brand. But you know what? We do what we got to do. Who the fuck is Jesse? Who is this person? Oh, fuck this deal. I'm out. I'm out on that deal. All right, should we call Terrence again? Let's see if we can get Terrence on the phone.
See what's up with this guy.
Uh, no, the $250K a month would not be entirely profit. It would be revenue. However, the profit margin is still pretty substantial. Alex, day's been good, man. Guys, so last night—
Your call has been—
Last night, boys, 2:45 AM. Dog's barking like fucking crazy. My girlfriend's like freaking out. She's like fucking— she's got these cameras, right? My girlfriend's got these cameras all in our backyard. She's like, I just got this fucking notification that there's a person in our backyard. She's freaking out.
What's up?
Can you come up something with me?
This is like—
it's like 4 properties. 4. Yeah, what's the lead name?
Michael Riddle.
The Bartlesville, Oklahoma?
Yeah, and like, I don't know where to find them kind of ordeal.
Wow.
Two of the lots are commercial, one of them— or one of them's a house and one of them's a run-down workshop.
Okay, how much does he want for them?
$100,000 for all 4.
Okay, so they're all on this Kaw Avenue?
Yeah, they're 4 right next to each other, like he owns the street basically.
Pretty gangster. So Okay, all right, we just got to do this the hard way. We just got to find fucking Kaw Avenue manually.
Well, they all pull up on like Realtor, Redfin, but yeah, I want to see on Zillow though.
Dude, I'm so hungry, I'm like shaking. How fucked is that?
Okay, what the fuck?
Yeah, that's the commercial building.
That's the—
yeah, so if you go to the street view—
hold up, hold up.
Hensley. So it's on Hensley and Sunset. Hensley, Sunset, Kaw. Let's go.
All right, so it's from that on the bottom left side, that white building, all the way to Where those two, right beneath that one, like those two trees right there.
Yeah, like these.
No, the right next to those beneath them. These, the ones that are out in front. Those. All right, so it's a vacant lot, their house, the workshop, and then the commercial.
Okay, well, I can already say 100% junk. Junk.
Fuck.
Fuck it. I mean, look, dude, well, let's go back. Let's see just 6 months. Yeah, dude, I mean, who's going to buy already in this small town? Like If just the house, yeah, maybe, but all this other bullshit land and stuff, like, who the fuck's gonna buy all that? You know? Yeah, dude, it's not worth spending time on that. All right, still thinking about that lady yesterday. Yeah, dude, Chase, that was fucking brutal. That was brutal. Which site would you say closest accurate value? Zillow? None of them show close accurate value. You gotta comp. Landon, I'm stoked, bro. I'm stoked for you. Oh yeah, so last night my girlfriend's like, there's somebody in our backyard, and she gets a notification on her phone that says the camera, like, person detected in the backyard. So I fucking, I hop out of bed, I'm in my undies, I go grab the gun, and fucking I pull up the phone to look at the cameras and And it shows a recording and it was just a little spider. Little spider fucking spun its web down in front of the camera and the camera picked it up as a person. And I did not have to go shoot the spider. I just came through, fucking made sure all the doors were locked and it was good to go. But it was a— it was an event for sure. Oh my God, boys, we're fucking dying over here. I'm running on fucking empty or something right now because I'm telling you guys, I'm like fucking shaky and shit, like from just being so hungry or something. Did you and your dad get the deal in Hawaii? No, guys, we had to offer that guy like $100K less than what he was asking. Bumblebee, it completely depends, man. What's up, Griffin, how you doing? Don't drink energy drinks, they're bad for you. Dude, bro, that's cap. Who told you that, the internet? Yeah, okay. I need better camera in my apartment. Car's been broken 5 times. Damn, Dominique, that sucks. I'm sorry to hear that. When's the F-Type purchase coming? Guys, my, Mitchell drives an F-Type already. "What number are you at out of 250?" I've got no idea, guys. Not looking at it. Well, I do have an idea. I'm not going to tell you guys though. But what I can tell you is we have 15 deals and some of them are pretty big. "I'm coming to the USA in 7 days. Any advice?" No, I don't have any advice, to be honest with you. I don't really know what to tell you. "How's the new guy?" He's doing good. Got him doing some call tracing right now. He's learning. Working hard. All right. What were we doing?
Oh yeah.
Cleaning up my negotiating. What does the lead cost depend on? Depends on the marketing channel, bro. Also, like, I've got companies who will just send me leads for free because I I am a proven closer and we'll just pay them on the back end after we close deals. And I advertise their services. Yeah guys, I absolutely could use a haircut. I'll probably go get one today, but I'm going to grow my hair out again. I'm going to grow it long, so I'm just going to— I'm not even going to fade it or anything.
I'm just going to let it grow out, get cleaned up.
But yeah, we're definitely rocking We're definitely rocking a pretty bad cut right now. No, Dominique, I'm sorry to hear that. Can I try that deal you just passed on and I'll JV with you if it works out? No, I'm not going to allow you to waste your time like that, man. Deal sucks. Guy's asking fucking $100K for 4 pieces of property that are probably worth $30 grand. And there's like no, nowhere to find a buyer for it. Okay. Do you hold your team or yourself accountable to a certain amount of calls per week or conversations? Yes, Gabe. One contract a day. If you don't have a contract in that day, you better have 3 hours of talk time. If you don't have 3 hours of talk time, you better have, or no, I'm sorry. One contract a day. If you don't have a contract, you better have 4 offers that you've made. If you don't have 4 offers, you better have 3 hours of talk time. If you don't have 3 hours of talk time, you need to have 140 dials. When are you buying another LaFerrari? Well, I need to buy one LaFerrari first, but we're working on that. The Rockport, Maine property, I gave him a call. He didn't answer, so we don't know. Gabe, smartphone.io, dude. Uh, Kentrell, we're wholesaling real estate, brother. What marketing channels do you use? Google pay-per-click, Facebook, Instagram ads, YouTube ads, things of that nature. Digital inbound marketing.
Please leave your message.
What are the main legal things to watch out for gurus don't talk about? I don't know, dude. I'm not an attorney. Right on, Tristan. Let's go, bro. Came to the right place. Finance team, brother. Also, do we have any subs in the chat right now? Because I have some new— I made some new sub emotes and they're fucking sick and I haven't seen them yet. I'm pretty bummed about that. Bumblebee, some of it we run in-house, some of it we work with agencies. It just depends, man. Right now, all of our marketing though is being handled by agencies. We're not running any of it in-house.
Please leave your message.
Alright, no answer from Tony. Good thing we have 8 new leads to call through. Let's see what we got. First one, Harrisonburg, Virginia.
Hello?
Hello, Danielle?
Mm-hmm.
Hey Danielle, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property over in Harrisonburg.
No, the only property that we're thinking about selling is in Hampton.
Oh, gotcha. I've got, uh, let's see, 1909 Seward Drive. Is that not the right one?
No, that's it, but it's in Hampton, not Harrisonburg.
Oh, okay, awesome. Well, we do buy also in Hampton. Um, let me get the property pulled up real quick. Let's find it. You said it's in Hampton, uh, Virginia. All right, give me one moment. Oh, while I'm getting this property pulled up, can you kind of catch me up to speed on the situation? Uh, what's got you looking to sell this place?
We're just wanting to sell since my husband, um, is getting out of the military.
Okay. Very nice. When is he getting out?
Um, next year sometime.
Next year, okay. And when would you want to have this property sold by?
Um, we're not in like a certain particular time, just want to sell it.
Okay. So it's not something that like, like would you be cool in moving in 30 days or in 60 days? Like it doesn't really matter to you?
Yeah, any of that's fine because we'll be able to find like some else. As long as we can put down payment on something else, then we're cool with it.
Gotcha. So it looks like you, you very recently purchased this property, right? I'm seeing last year.
Yeah, it was like a year ago. And so we've done a lot of updating, and it was already updated like when we got it as well.
Okay, so what updates have you made since you purchased it?
So we did— I re— did my son's room, like I put new drywall up and like painted it and put accent wall. Um, we built a deck, we did the grass, we did, um, I remudded the, uh, the, uh, master, uh, bedroom and painted. Uh, what else do we do? Uh, the front yard, like, um We— and then we put like— have made like— we've dug out a bunch of like— we took a lot— a bunch of trees down that were in the back, uh, because it makes them more like the backyard more accessible and look bigger. And then what else do we do? Oh, new water heater. I'm trying to— that's it, or there's more? Oh, we have a water filtration system. Basically, we have zero hardness in the house.
Okay, very nice. So it sounds to me like the house doesn't need any work whatsoever.
No.
Okay. Let me ask you, why not list this property on the market with an agent?
So I have currently like a realtor that I talked to, but We haven't listed it yet because of like they were going to take photos and stuff of it. But during the time my husband was gone, so like I was the only one cleaning the house and it was chaos. So it was not ready for pictures.
Okay.
So I mean, I just want to keep it real with you, Danielle. We're an investor. We're looking to make money on property. And if there's nothing that we can do to like update the property or anything like that, and you're also like not in a situation where like you need to move fast.
The way to get the most amount of money is we would like to because of like we're actually doing bankruptcy, but we don't want to put the house in.
Oh, gotcha.
Yeah, so but on top of it, there's a little that still can be done. So, um, like the— we have that two— a two-story shed out back that we have not done anything to. Like, that could easily be rented as an Airbnb. Um, What else?
So let me, let me ask you, do you, do you have a mortgage on the property?
Yes, it's $1,769, but that's with, um, like taxes and our homeowner's insurance.
Okay, so the, the principal, interest, taxes, and insurance payment is $1,769 a month?
Yes.
Do you know what the total balance of the the debt is, like how much you currently owe on the mortgage?
Uh, I want to say it's $282,000.
Okay, so how much after having that paid off do you need to walk away with in your pocket?
Um, at least $3,500 because of, um, that's just enough for us to put on a new place, um, because we want to go into a mobile home.
Okay, so if I understand you correctly, if you can walk out of this property after all the fees, commissions are paid, after the property is sold with $3,500, $3,500 in the bank, that'll get you where you want to go.
Uh, let me double-check with my husband just to make sure. Hey babe, so if we were to sell the house for what is owed and we was able to walk away with $3,500, which is enough for us to put down on a mobile home, uh, would we walk away? Yeah, so the ones that, ones that I found in, um, Jacksonville, um, were like, like the prices, we only need to put 20% down and that's $3,500.
Yo Franklin, will you, will you send the new sub emotes? I want to look, I want to see what they look like.
Because we can rent what, like from a military spouse or somebody here?
Hey Jamie, good to see you. Wade, you got it bro, that's exactly what we're about to move into.
Or what would— what amount would make you comfortable? I have some things in my life that shifts if possible.
6?
Yeah.
Okay. So can— is that your husband you're talking to?
Yeah, he's sitting right here. You're on speaker.
Perfect. And what's his name?
Tyler.
Okay, Danielle and Tyler. Awesome. Hey Tyler, this is Tyson. Nice to meet you. So here's what I want to tell you about. I'm taking a look at your property right now, and I think that $280,000 in its current condition is probably what this property is going to sell for top dollar on the market. Is there a chance you could sell for $300,000? Maybe. If I'm a gambling man, I'm not making that bet. So if you were going to sell it all—
Yeah, so my— the realtor that bought us the house that we were going through to try to sell again, he was saying in order for us to break even— well, I guess that's because we don't have all the fees that we probably have to charge him, that he would charge us. He was saying that $315,000 would make us break even.
Right. And I agree with that. I mean, I think that after fees and commissions, yes. Now the problem is, is if I look around the market right now, there's one house for sale for $300K and it's fully renovated. It's not fully renovated, but it's got new flooring. It's been painted. The problem is, is it's 2,000 square feet and this property has been listed on the market for 48 days and has not closed yet.
Mm.
Now this is the bad news. I do have good news for you. As real estate investors, we specialize in figuring out out-of-the-box solutions to people who may need it. So if I'm taking a look at what you're telling me, I understand that we have a mortgage, we owe $282,000, we need to walk away with $600,000. What if there was a way where I could become responsible for making that mortgage payment? I buy the house from you, so you're no longer responsible for it. The mortgage stays in your name, but I'm responsible for making the payments, and it's all in writing saying that. Hey look, we're selling the house, I'm keeping the mortgage, Tyson is responsible for paying it, and for doing that, we'll give you a check of $6,000 after closing. Is that something you'd want to learn more about?
Yeah.
Okay, so what this is, what this is called is buying a property subject to the current mortgage. Is what this allows us to do is we become responsible for making your mortgage payments. Now I'm gonna let you know the good, the bad, and the ugly. The good is that we can— I think we'd be able to get you, like, we'd be able to do that where we pay all the closing costs, we pay everything. We make sure that you walk away with $6,000 in your pocket. You're no longer responsible for making this mortgage payment. You're free to move on.
Okay.
Now that's the good. The bad is that this mortgage stays in your name. So that would stay on your debt-to-income. So if you're looking to go buy another property, that can affect what you can buy, right? Because it's stays, it shows as still a liability even though we're making the payment. Does that make sense?
Okay. However, yeah, but I know if we was to tell them that like it's in our name but somebody else is doing it, that kind of changes it.
Yeah, so, and that's where I want to come in and say, right, so here's the thing is I'd never want to over-promise and under-deliver. I always want to under-promise and over-deliver. Now there are a lot of times when we're able to get that that amount severely reduced or even taken away. 'Cause we can show them a letter saying, hey look, this is actually being paid by somebody else. However, we can only do that once we have a proven track record that it's being paid by somebody else. So normally what people will do in this situation is they'll go rent for a year, then they'll see, then they can, when they wanna go buy a new place, they can show, hey look, this is being covered by somebody else. Does that make sense?
Yeah, like, that's perfectly fine for us because that's anyways what we were planning to do. We were going to sell this house and rent from somebody else because we have a lot of military, like, community. So a lot of people right now are renting their house out. So we can easily, with us going through the bankruptcy and our credit being trash, like, we could easily go through one of them and not have any issues functioning. Perfect. Um, until the remainder, because he doesn't leave for— we don't, not easily. But my bad.
Um, yeah, but you know, we would tell them that we're sold out.
Um, but, but anyways, uh, like, he gets out in about a year anyways.
Okay.
And that's when we're kind of planning to try to move Florida.
Okay, so if let's say that this works out and you guys want to move forward, do you know where you would move now?
Um, we would still have to stay in the area because of, um, him still being in. Yeah, but we could try to find something like in the area, um, to rent for until then.
Okay. All right, so is what I'm going to want to do now is make sure I can get your property approved for this, uh, that, you know, I need my underwriters to take a look and say, yep, this is a property we want to do this in. Because here's what's going to happen: we're going to take the property and we're going to rent it out to somebody else, right? And that person is going to be— right, we're going to use that rental money to pay the mortgage. Now, in the event that we can still cover it if it was not rented out or anything like that. It's nothing you have to worry about. But we have to make sure it makes sense on our end. And I have to get it approved to make sure that my company's cool with paying $6,000 over to make sure that you guys are able to get where you want to go.
Yeah.
So if that doesn't work like that, is there any way for you guys to take over it And then like, so basically I guess it goes to you all, but we pay you like rent-wise?
Well, no, because, because here's the thing is you'd have to pay more than what, what your mortgage is.
Very true, right?
So, so we don't want to put you in a situation where, right, we put you in a bad spot.
Uh, okay.
Yeah, on this mortgage, do you happen to know what your interest rate is?
It's like a 4. Hold on.
Yeah, I'll log in and tell you in a second.
Yeah, I thought it was pretty short. Oh, our loan balance is $278, um, and then it says $278,8 Well, then let's see where we would look at that. Oh, I didn't even look at the statement.
Guys, so look, I see some people in here saying some dumb shit.
4.875.
Okay, 4.875. And I just want to make sure that is a fixed rate, right? Like there's no adjustable rates on that? Is it a VA loan?
Yes. Who they moved it to is CMG Financial.
It's, you said CNB or CMB?
CMG. So Charlie, um, Mountain Girl.
All right, okay, CMG Financial. All right, yes, okay, is what I'm gonna do is let me go see if I can get this approved. I'll give you a callback. Before we do all that, do you have any questions right now about the process?
So if it is approved and we do agree to go through this, how long do we have to get out of here?
How long would you need? So that is what I'm saying is we would work with you on that. So if you're like, hey, I want to be out as soon as possible, then maybe we can get this done in like 20 days. But if you're like, hey, I want more time than that, then maybe we can give you a couple of months.
Okay.
Does that make sense?
Yeah.
All right, so let me get to work on this. Let me figure this out, and I'll give you a call back shortly, okay?
Okay, thanks.
All right, thank you, Daniel. We'll be in touch soon, and thank you as well, Tyler. Okay, all right, bye-bye. All right guys, let me explain the situation to some of you guys who don't understand what's going on here. Their house is worth what they owe on it, right? Like, their house— they owe $278,000. This house sells on the market for $280,000. They sell it on the market after they pay closing costs, realtor fees, everything else. They're gonna have to bring money to the closing table. The only way that they would be able to sell this house on the market and walk away without having to bring money is if they sold it for a price that's way over what everything else in the market's selling for. They don't have time. They're going through bankruptcy. So sure, if they need to sell it for $320K, they can put up on the market and wait fucking 365 days for the market to appreciate to that point or however long it is, but they don't have that time. So that option's out. So what I'm explaining to them is buying the property subject to. And here's what this allows us to do. They're able to get out of the property and put some money in their bank account I'm able to get into a rental property for $6,000 total for a mortgage I didn't have to qualify for. Now, here's the issue. I'm looking right now and it probably rents for $1,900 a month. Now, yes, that'll cover the mortgage payment, but it doesn't leave a great spread. However, this does not appear to be in an HOA. I'm not familiar with Hampton, Virginia, but I'm seeing some beaches and shit. So what I'm going to do is figure out what Airbnbs are going for in this area. I'm also going to look around. I'm going to see if there's any hospitals nearby. Can rent it out to nurses, traveling nurses, shit of that nature. Now Langley Air Force Base is right here. That's something to note as well. Another option is we could sell this property on a wrap to somebody else. There's a lot of different things we can do. Should be illegal. Rambo, why? We're literally— this is like the only option to prevent these guys from having to lose their house in the bankruptcy. But are they actually out of the mortgage? It's in their name. No, they're not out of the mortgage. I was very clear about that. They can do a short sale. They don't have time to do a short sale, bro. They got bankruptcy going on. How do I learn from you? Uh, guys, I have a program called Wholesaling 101. It's a program that will show you how to get your first wholesale deal. It's everything you need to know. It includes video courses of every single part of the process. It has a weekly, uh, call with me where I will answer your questions. There's a community forum where you can go on, ask questions, and I can help you out, uh, when we don't have the calls. And I'm even giving every single person who joins 10,000 leads so that they get started on their wholesaling journey right away. And guess what? For the entire month of June, you can join that for just $69 a month. If you want to learn more, link is in my bio or go to www.wholesaling101.io. All right, uh, yo, I just saw Franklin, you subbed again. If you're still in here, will you send some of those sub emotes? I want to see what they look like. I haven't seen them yet. Or any other— is there any other subs? I don't know how to fucking check this shit. There's one watching. Somebody is. Do you do sub to guys? That's what we're talking about right now. Where do you get the $6K? I would just pay for the $6K out of pocket. I just happen to have $6 grand laying around that if this is a good investment, I would, uh, I I would sell. Okay, Frank Jones is here. Phone is acting right. All right, no worries. Guys, I need somebody else to subscribe and then send the sub emotes so I can see them. So I'm waiting. All right, do you pay her before she pays the mortgage since it remains in her name? How do you make sure she does pay off the lender every month or so? Rob Farrell, we set it up with a mortgage servicing provider. So we just set up with like WestStar or something like that. We make the payment to them, they give it the mortgage company, everything's good. Are inbound leads better than cold calling? Better is an interesting word, it's all relative. Are they typically hotter, takes less of them to get deals? Yes. Where do people buy your contracts? I market my contracts out to investors. I list them on the MLS and I reach directly out to investors and show them this. Alright. Let's do some more research on the rent in this area. What the fuck?
What the fuck?
Rentometer not working. Excellent.
Alright.
Advice on how to handle warm inbound PPC leads when I have a 9-to-5? Dude, here's the thing, man. The speed to lead is very important with those. The moment that comes in, you need to be getting on the phone talking to them.
Alright.
Where can I go to get inbound leads? There's tons of different places. I prefer LeadsConnect.io. You can find their information by clicking the link in my bio and click the thing that says get motivated inbound leads now. Let's see the Airbnb comps. That's what I'm trying to— fuck, do I have an AirDNA account? Nope.
Fuck.
I really wish Fucking Rentometer would work. Fuck's going on? Oh, is it because it doesn't know the address? Weird.
Okay.
Ooh, these numbers work out well. Uh, Eric, when I was pulling lists and cold calling, yes, I did use batch leads. Guys, if you want to learn exactly how I use batch leads, where I pulled markets, how I filtered them, which lists I pulled, I've got a video on YouTube called How to find motivated seller leads using batch leads. If you just go to my videos and sort them by popularity, that one's my most viewed video. Go check it out. Okay. Axel, dude, if I had the golden ticket on that, I probably wouldn't tell people. All right, what's up Connor? How you doing Connor? Can you try out the new sub emotes? I haven't seen them. I spent this time in Canva making these new fucking sub emotes and I thought they were so sick and I haven't been able to see them. Let's go! Okay, there they are. Oh, they look good, they look good. I like that. Yeah, yeah. See, we got a flexing one, we got a W one, we got a DocuSign complete one, we got a little brokey, little homeless guy, little brokey on there. I fuck with him. All right, all right, dude, I Fuckin'— I haven't locked up a sub-2 deal in so long. I normally try to avoid them, but this just looks like it's a good deal. You should do a challenge where we pick a city and you have to find a deal. I could be interested in doing some shit like that. That'd be fun. Oh, here we go. Is this a contract? Okay, I don't think I have all the paperwork. I don't know where it is and I don't want to fuck this up. All right. Oh, Connor, bro, I completely forgot about that. I do need to do that. What area are you in? I've got a house I need you to buy. I do this nationwide, Brian.
All right.
Hello?
Hello, Danielle.
Hey.
Hey. So I'm taking a look at the property and unfortunately our guy who does like these kinds of properties, like these properties that we're looking to buy and hold, He's actually out of the office until this afternoon. So what I can tell you right now is from what I'm looking at now, again, I'm not the guy who makes the final decision on this, but everything I'm seeing is showing me that this is a deal that we would be able to do.
Okay. Um, like, so if you are also looking for a renter for these, like, for, I guess, after, like, you guys take over, I know people like that's military has— that have been like looking for a rental, um, and like wanting to pay like $2,000 a month.
Okay, excellent. Well, yeah, that's definitely something we can get from you. From what I'm seeing on this though, uh, it's very likely that we would do like a short-term rental, like an Airbnb kind of thing.
Yeah, yeah.
But, uh, all right, so is what I want to do is I know he's going to be back around 3 o'clock my time, so that That's in like 3 and a half hours. Will you be around by then?
Yeah, that's fine.
Okay, so we'll go ahead, we'll give you a call back then and we can kind of go through it. We'll get the paperwork— well, first I guess I, I should say I need to get final approval on it, so I mean, I don't want to say anything too soon, but I'm like 90% sure it's something we can do. But at that time, we'll get all the paperwork drawn up and then we can kind of go through it so you can see that All right, all the ducks are in a row and your bases are covered and we can get you what you want.
Okay, cool.
All right, so I'll give you a call in about 3.5 hours. Will you be around then?
Yeah, that's fine.
All right, excellent. Well, thank you, Danielle. And if you have any questions, anything pops up between now and then, this is my direct line. Please don't hesitate to give me a call, okay?
Okay, cool, thanks.
All right, thank you. Bye-bye.
Bye-bye.
Alright boys, I could all of a sudden be the proud new owner of a new Airbnb in Harrisonburg, Virginia. Right on. How can I connect with you? Guys, send me a DM on Instagram, comment on my videos, I reply, I see them, everything like that. Daniel sounds hot. Nice. Do you only stream inbound leads? No, I done like actual full-blown cold calling and other kind of stuff as well. That area is real nice. I mean, from what I can see, it looks like a good area. I mean, I like it. So I'm there. I'm here for it. I'm interested in the deal.
Alright.
Would you keep this or wholesale? I'm not sure. So here's what I'd probably do. Here's what I'd probably do. Once we get this locked up, I'm gonna just pay for an AirDNA account so I can learn more about this. Spoiler alert, I don't own any Airbnbs, never have, but willing to give it a shot, see what that comes out to. And if it looks good, then I'll just fucking buy it. I'll I'll fucking pay $5,000, furnish the bitch, we'll get it listed on Airbnb, and I'll fucking send it out. Maybe one of you guys will stay in it. But if not, I'm gonna call around all the Airbnb investors and all the other fucking long-term holders in Virginia. I'm gonna say, I got this sub-2 deal, I'll sell it to you for fucking $30,000, depending on what the numbers are. Somewhere between $15,000 and $30,000. So they would pay, so they would pay, the $6K closing cost to pay the seller, plus a fee to me. So that's something we could do as well. Or I could find somebody on a lease option, where I basically go to somebody who wants to buy a house, can't get bank financing for whatever reason, and I'll say, you give me a $30,000 option fee, I'll sell this house to you for $320,000, you make me a monthly payment of $2,200, I make the difference of like $500, and then at a predetermined amount of time, let's say 5 years, if he's able to buy the property, then he can go ahead and exercise his option. That's another great thing as well. But we'll see. Oh, there's no garage in this property, is there? I didn't even ask. I don't think so. All right, what did she say? 278,000.
All right.
Yeah, she moved to this property a year ago. The Zestimate, guys, just so we're clear here, the Zestimate is fucking $12,000 less than what they paid for it. All right guys, we're rocking with the Blackberry Lemonade Waterloo right now. Pretty dank. I bought my house, uh, traditional, Devin. I just Bought off the market. My girlfriend was the realtor. Got a traditional mortgage on it. Oh, let's go, Annalise. All right. Ty, you mentioned another video you dispo properties with flat rate realtors. Is this a nationwide agency you work with or local realtors in each market? Nationwide agency, Luke. It's called List With Freedom. All right. Cool. Let's make some more calls. Let's go, D! That's what I'm talking about, man. It's double time. Dude's on TikTok and YouTube. Also, for those guys watching on TikTok, I'm also live on YouTube. On YouTube, not only can you see my beautiful face and my haircut, but you can also see my entire screen. So you can see the properties I'm looking at, you can see what I'm comparing them to, you can see my calculators, all things of that nature. All right, who is this guy? Ramsey, Illinois. Where the fuck is that? Oh, oh, oh, oh, oh, that is what we like to call a dead fucking lead. All right, yo, let's go, Bryant! What is up, bro? Also, Bryant, dude, Speaking of focus playlists, my boy put me on to this guy on Spotify. His name is Akira the Dawn. That's A-K-I-R-A space the space Dawn. And he's— what he does is he takes like clips from like these motivational podcasts, shit like Jocko Willink and, and like shit like that, and he puts them to like these lo-fi beats. Ultimate studying slash workout slash getting in the zone shit to listen to. Listen to. Highly recommend. My, my boy just put me onto it yesterday and I'm obsessed. What's up, Jamie? Also on YouTube, let's go! You got some of his merch? Oh, no kidding. Oh, you're already familiar? Yeah, dude, Landon's definitely going to crush the fucking program. Okay. That's what I'm talking about, Brian. What's up, Taylor? Taylor, by the way, Taylor, I got your DM. My hiring manager Mitchell is out of the office until next week, but I've shot him an email. When he gets back, he's gonna be reviewing your application, giving you a call, okay? All right. Okay, when is the Closers Olympics, guys? Closers Olympics is next month. It's, uh, what is it, July 25th, something like that. Yo, I'm based out of Phoenix, Arizona, brother.
Hello?
Hello, Kenneth?
Uh, no.
Oh, gotcha.
Can I take a message?
Uh, yeah, my name is Tyson. Uh, looks like Ken has filled out some information on my website about selling a property in Earville.
About what?
About selling a property on, let's see, it's 159 Park Drive.
Oh, about selling his property?

Okay, I will give him your number and I'll let him know.
All right, well, I certainly do appreciate it. Thank you, ma'am.
Alright, thank you. Bye-bye.
Bye-bye. Nice. Alright, what do we got this? Mascot. M-A-S-C-O-T-T. What the fuck? All right, mascot. Mascoti. How many push-ups can I do in a row? I don't know. I think the most I've ever done is like 60. I bet I could get 75 in a row.
I'm sorry, but the person you called—
I'll tell you what, right now we're at 7 subs. To, uh, we're at 7 subs on TikTok. If I can get to 11 subs, we'll see how many push-ups I can do. Now I'm a little bit scared because like I said, I'm feeling fucking malnourished as a motherfucker right now. I'm fucking shaking. But either way, we'll give it a shot. So we're at 7, that's 4 more subs. If we can do that, we'll see how many push-ups I can do. It could be very embarrassing though. All right.
Muscody.
Ladonia. This is in the middle of fucking nowhere. Make that a dead deal. Arnold. Here we go. This is in a place.
All right.
Please leave your message for 4-1-0.
Dude, I've been getting zits in like the just most annoying places. I've got one behind my ear right now and also one like on my nose right there. So not chill. And I got this one right here. So not chill. Alright, my bad. How do I— I got a notification, somebody's at my front door. It's just the Amazon guy dropping off my creatine though. Hopping back on creatine. Creatine levels were down on last series of blood work. Everything else though, up. I'm gonna be making another video, guys, on an update of my HRT. We'll be hopping back on TRT next week, ladies and gentlemen. We are fucking fertile again. My natural test levels are pumping. My sperm, my fucking testicles are making sperm. Shit is going nice. So if you guys want to see an updated video on that, I'll be posting it on my burner account. Guys, I'm keeping this account just all real estate related stuff. But for those of you guys who are interested in my more personal life, I have another account called Tyson Smith Burner. You guys can go check out. 9, 8, 5.
What's up, Luxster? How you doing? Have you ever bought in Washington State? I don't think so. How important are caller ID numbers being local in the market? I mean, mine are— I'm calling from a 480 number in Arizona area code, and I'm calling fucking all over the place right now. So I think not that important. Would it be preferred to have local area codes to every single place you're calling? Probably.
What the fuck? Dude.
Honestly, I love lifting heavier weight, lower reps, much more than I do like doing high volume training. Amazing sloth. All right, it's 11:40, meaning I get to go home and fucking eat lunch because goddamn it, I am fucking starving, boys. But we will definitely be back making more calls this afternoon. So if you guys want to be there for that, make sure you hit the follow button to be notified. I believe it's like right here or something. To be notified when we go live next.
